Let’s take a moment to celebrate how far women have come in the real estate industry. Prior to 1974, women were not able to obtain any credit or purchase a property without her father, husband, brother, or son’s co-signature. Fran Flanagan, COMPASS Brentwood, shared some of her early experiences as a 22-year-old agent in 1972. “Lenders would not accept a woman’s income and married women’s income only counted as 50% of her actual earnings. One lender, actually asked for a letter from the doctor of my married, female buyer to confirm that she was on birth control, to qualify her salary at all.” With the passing of the 1974 Federal Credit Act, real estate doubled overnight. Today, single, female buyers account for 19% of home purchases compared to 11% for men. (NAR 2020 Profile of Home Buyers and Sellers).

What’s next for women in real estate? Women are still underrepresented in the lucrative commercial real estate sector. “So, put on a hat ladies, we have a lot more glass ceilings to break”, says our strong female real estate publisher, Tracy.

A NEW FUTURE I think many of us feel as though we have been released from the cocoon we have inhabited for the past year with COVID. We can’t see the smiles behind the masks we all wear just yet, but we know everyone is happy to be outside, see friends, sit in restaurants, and talk, and talk, and talk. It is wonderful! Yet as the speed in the world is once again accelerating, there is a flip side to the optimism. Our government has new ideas, new plans, and speaks of a rosy future. We desperately hope that both sides find a way to work together to adopt solutions that are collectively beneficial to us all. We and future generations depend on it. At a local level, things are equally in flux with a pending recall of our governor, growing threats of higher taxation, another drought year, and the increasing cost of housing. The housing world has boomed! Low interest rates are an invitation to buyers who are fearful that they will lose out if they don’t buy now. But at the same time, the pandemic has forced many wouldbe sellers to remain in place, choosing to improve or remodel their home rather than placing it on the market. This increased demand and lack of supply adds to the increased housing costs. This is compounded by the realities of working remotely, which creates a desire to embrace one’s home. There is another contributing factor: skyrocketing cost of construction. Lumber cost is three-to-five times higher than it was in early 2020, just 15 months ago! Additionally, builders, skilled carpenters, plumbers, and electricians are overwhelmed with demands placed on them. There is also extremely limited land for new development and an effort by local governing authorities to control urban sprawl. The result of all of this? Catapulting pricing and frenzied demand for the meager numbers of available properties for sale. Our agents are simply exasperated! They have loyal clientele desperately searching for housing and success is spotty. In many cases, one house for sale may have five or more competing bidders. Frustration, tears, and high blood pressure overwhelm our agents who have a true and sincere empathy for each and every buyer who loses out in a bidding war. Our job is to provide a lasting and professional support for our buyers. When they end up on the losing end of a bidding war, we feel the pain of that loss. You see, it is not the commission that drives us. Instead, it is our company and agents’ common goal to respond, react, and succeed in accomplishing our buyer’s goals. And our sellers are really no better off. Sure, they can be ecstatic as they ink a large sale price. But, where are they going to move when available inventory is minimal? Will they downsize? Leave the state? Rent? Even the rental market lacks possibilities. So what does all of this mean? One could argue this is our

“new normal.” But we believe that low mortgage rates and a continuing growing economy will create a more stable market. Many empty nesters will sell larger homes they no longer need, and the middle class will absorb these new offerings. Work life will return to a mix of time in the office and work-from-home, meaning we will not see the massive appreciation rates in the most popular parts of the country. Now that the pandemic appears to be behind us, we will change our priorities. I predict we will want more personal time, will continue to covet outdoor space, and will remain focused on health, nutrition, and happiness. This new future is right in front of us. And we at Willis Allen Real Estate are dedicated to listen to your wants, your needs, and to work with you to achieve your desire to make your life a happy one. buona forchetta After years of laudable success in San Diego’s South Park neighborhood, Italian native Matteo Cattaneo opened his Coronado location in March of 2020- just as the pandemic was shifting into full gear (as it happens, we also opened our new Coronado office just next door at around the same time). Garage Buona Forchetta operates in the 5,000 square-foot space that was formerly occupied by the historic El Cordova Garage, and it makes use of every inch. The front of the building is a miniature Italian grocery, where imported goods that would otherwise be hard to find are stocked for purchase (fresh gelato can also be found here- perfect for hot summer days). Deeper within, there is a bar with extensive selections that is directly adjacent to the dining area. Outside, under the shade of canopies that buoy loosely slung market lights, even more tables are available for those who wish to dine al fresco. We love the handmade gnocchi, though the delightfully crispy pizza is our go-to.
