Del Mar continues a strong 2014, crushing last year’s luxury sales numbers with 14 sales over the $4 million mark so far this year. Last year at this time there were only 5 sales at this level, with 2013 ending with only 9 sales over $4 million. (Brett Combs of P.S. Platinum Properties just represented the seller of a $6,000,000 sale in Olde Del Mar in August.) Rancho Santa Fe is also surpassing last year in luxury sales with 18 sales over $4 million, not including 2 of the biggest sales of the year (one of those over $19 million from Laura Barry & Jason Barry, Barry Estates, pending). Last year at this time there had been only 16 sales over $4 million. The Encinitas luxury market is booming, with 21 sales over $2 million so far this year vs only 20 in the whole of 2013. In addition, the 92024 high-end is getting even higher. 2013 had no sales over $6 million while 2014 has already seen 2, a $10,500,000 sale in March and a just closed $6,175,000 sale by Rande Turner of Rande Turner Real Estate in August.

The Emergency Economic Stabilization Act in 2008 extended the Solar Investment Tax Credit (ITC) through December 31, 2016. Most importantly, it also revised the previous $2,000 cap on the credit to 30% of the total system cost. The Solar ITC applies to solar systems on residential (under Section 25D) and commercial (under Section 48) properties and is available for both photovoltaics and solar water heating systems. 18

The Real Estate market beginning 2014 was hit with a calamity of issues. Interest rates ran up as did home price
appreciation throughout 2013, the QM rule came in to effect in January that limited credit to higher loan amounts and credit to the underserved remained restrained. These items combined with new economic concerns clearly slowed the momentum that had been building. Since then though, several new lending entrants have expressed interest in non-QM lending and those products are just now starting to get introduced, interest rates have retreated to 16 month lows and new FHFA
Director Mel Watt as well as the FHA, Fannie and Freddie all seem to be maneuvering to expand credit to the underserved. This combination should have a positive impact on momentum in the months ahead.

Coastal properties are always attractive, but there’s been a slight slowdown when it comes to buyers getting off of the fence and making the decision to purchase.
Seth O’Byrne, Realtor at Pacific Sotheby’s International Realty, spoke to Craig about marketing and real estate, and what makes him successful. “Home sellers are looking for an agent that can navigate them through transactions and go through the legal aspects, but most importantly, they want to get eyes on their property,” O’Byrne said. “They want people to feel more strongly about the property than if they were to sell it on their own. So we really need to bring the heat when it comes to advertising.” And this involved new-age marketing strategies.
“As the summer season tails off its typical for the number of home sales to drop off going into the fall and winter seasons – but we’re actually seeing home prices appreciating I believe from July to August,” Whissel said. Craig had the opportunity to tour Kyle Whissel’s new North Park office. The office, the highest elevation for office buildings in the city of San Diego, features furniture made out of recycled wood and a vintage Coca Cola machine from Whissel’s fatherin-law. “Kyle is the most authentic professional in the real estate space. There are no guessing games with this guy. Why did home buying slow in San Diego during the peak buying season?
There are many factors that weigh into the market easing back a bit. Even though the appreciation levels slowed, appreciation still existed, so letâ&#x20AC;&#x2122;s not overreact. Personally, I believe the marketplace does not yet fear the rise of interest rates, which offsets the typical rush in a low-rate environment. When they start to rise, there might be a bit more urgency from first-time home buyers and move-up buyers. First-time homebuyers are being squeezed a bit by tighter lending guidelines. The biggest reason for things slowing a bit is the investor who, for the most part, has exited the marketplace. There had been a significantly higher return on investment in real estate in the recent past. With margins tightening, that player has been taken out of the game. Letâ&#x20AC;&#x2122;s remember, a normal market is an OK thing.

San Diego’s foreclosure rates continue to decline. What effect has this trend had on the local real estate markets?
A
Let’s start by celebrating what that statistic means. It means fewer families are being forced out of their homes and destroying their financial livelihoods. My parents still live in the home I was raised in – I could not have imagined what a foreclosure would have felt like as a child. Foreclosures weigh the market down. The more that ugly marketplace distances itself in the rear view mirror, the better.

What reports do you use when researching local markets?
Reports bore me. I read them all; I can recite them and sound smart, but they are just reports measuring what’s already happened. You don’t invest in stocks by looking at where they’ve been; you look at where they might go. When it comes to the real estate market, the best information I receive is from the ELITE in the real estate profession who are in the trenches every day. There are 17,000 licenses in San Diego, I could count on the digits on my hands and toes which ones I would rely on if I were a consumer for real reporting. How might San Diego Mayor Kevin Faulconer’s Climate Action Plan – which requires property sellers to disclose energy and water usage, and outline savings from efficiency upgrades – affect future home sales?
Probably not much, but it might put some things in perspective to the marketplace as people buy and sell homes. Time will tell on this one. If it’s another disclosure, most homeowners don’t even read this stuff anyway. There are a ridiculous amount of disclosures in a mortgage loan that nobody reads; they are simply there because we live in a litigious

society. I try not to get into politics – it’s hard to tell if they are doing things for real action, or just to impress a lobby, get votes, or all of the above.

What do you believe to be the future of interest rates, and how will this affect the market?
Interest rates move with the bond market, which at this point is anybody’s guess. You may have thought rates would have already risen in the absence of quantitative easing, the bond buying program. The free market place still finds bonds to be a safe place to park its money, keeping their yields, and your mortgage rates, down. In the spirit of offering a prediction, I anticipate mortgage rates will rise in 2015, which will put downward pressure on housing. Rates typically move up in an improving economy. So despite rising mortgage rates, you might see an improvement in the jobs market, incomes, equities, etc. If we focus on just today, mortgage rates are low. This creates opportunities to refinance, get out of PMI, and potentially buy a house for less than you would pay in rent. David Reyes, founder and chief financial architect of Reyes Financial Architecture, Inc., and Craig discussed the Federal Reserve and the difference between inflation and deflation. Reyes explained how deflation is bad for the economy, and how the U.S. aims for about 2 percent inflation and less than 6 percent unemployment.

Eran Sinai, CEO of ID Theft Recovery, and Craig discussed recent breaches in credit, including Home Depot and Target, and how the thieves are becoming more and more sophisticated. “People are scared. People are calling; people are subscribing to the identity theft protection programs we have more and more now. I think there’s much more awareness,” Sinai said.
Attorney Greg Garrison discussed the legalities and judicial process of the Ferguson situation as well as the unintended consequences of the minimum wage with Craig on The American Dream. He talked about how there are two sides to every story. “[Minimum wage is] not a lot different from what we’re talking about in the Ferguson situation. In other words, you have two different political spectrums,” Garrison said. “You have the people that say, ‘What I’ve heard is that it costs as much as $13.50 per hour for a single parent to raise a child and live in San Diego in the minimum standards of poverty to avoid being considered poor – they’re not being paid that right now in these retail, restauranttype jobs. By the same token, the city of San Diego is a small part of San Diego County. If you make it more expensive to do business here as opposed to El Cajon, people are going to leave and then the jobs go away.”
