Market studies clearly show that the buying/selling habits in various regions of the county are not homogeneous from season to season. Fall is an especially good time for buyers, because closing before January 1st provides tax benefits attributable to the year of sale. Finally, business relocation sales continue throughout the year and houses show better during the festive holiday season.”

The trick is to use an effective pricing strategy that offers the seller opportunity yet still looks attractive to develop maximum interest early on and sells quickly to beat the declining market, ultimately securing a higher price than what most likely would occur late in the Fall.”

But that is not to say that San Diego homeownership is only attainable for the wealthy sect. Middle-class families have many neighborhoods in which to raise their family that are affordable and desirable. Certainly the problem of travel and transportation for work commutes can add many minutes to one’s workday. Even though it can be frustrating at times, the San Diego transportation situation is far, far better than it is in Los Angeles and San Francisco. San Diego is also fast becoming a great city for burgeoning companies in the high tech, bio medical and communication industries. We recently met a company of 50 employees relocating from the Silicon Valley. The young entrepreneurs were astonished with what they could rent or buy here! The word “bargain” was even used by them in discussing our real estate prices. In San Diego, we are so fortunate to have great universities with committed students. Many come from other parts of our country and the world. They come for education, lifestyle and weather and end up staying after graduation!

In the next five years I believe we will see a tremendous amount of excitement for our county. The new trolley to the UCSD area should be complete and our economy will continue to improve. And, guess what! Our real estate values will increase, as well. This should encourage buyers to enter the market – today. Our prices are stable, low interest rates are inviting, and our city government is working diligently to improve our roads, transportation and ultimately the comfort of living in one of America’s Finest Cities. Consider this. Individuals who committed hard-earned dollars to buy real estate 25 years ago are now quite pleased with the growth in value of their properties. This will continue! My advice? Invest wisely now, and you will congratulate yourself five, 10 and 15 years from now.
