“From March 2014 to March 2015 Foreign Buyers purchased 4% of all US residential real estate. Canada slipped to 2nd behind China. This was the result of the exchange rate dropping nearly 20%. China’s Yuan devaluation will likely have the same effect. There was a spike in homes purchased in 2013 by Chinese buyers as many anticipated the Chinese Government’s crackdown on certain types of corruption and concluded the currency would be devalued. Hopefully this would not discourage Chinese buyers from purchasing luxury real estate here in San Diego but this may be a consideration. There could be a shift towards purchasing properties in other countries with higher yields if projected returns were viewed as more positive or stable in other market areas. The La Jolla luxury market continues its hot summer with two ultra-luxury home sales, one at $17,000,000 (see Notable Sales below) and one at $9,000,000. Additionally there are three home sales pending over $6,000,000. Overall sales in La Jolla are up 13% over last year at this time. For the 7 luxury communities analyzed here sales are up overall 11% over this time last year, with inventory down 10%. Sales over the $3 million mark are up even more at 14% and sales over $5 million are up a whopping 83%.

Canada slipped to 2nd behind China. This was the result of the exchange rate dropping nearly 20%. China’s Yuan devaluation will likely have the same effect. There was a spike in homes purchased in 2013 by Chinese buyers as many anticipated the Chinese Government’s crackdown on certain types of corruption and concluded the currency would be devalued. “The bottom line is that if the Chinese Yuan were to continue on a devaluation trend then US real estate becomes more expensive to Chinese investors. Hopefully this would not discourage Chinese buyers from purchasing luxury real estate here in San Diego but this may be a consideration. There could be a shift towards purchasing properties in other countries with higher yields if projected returns were viewed as more positive or stable in other market areas. The idea behind CSR is that businesses should take responsibility for their company’s effects on the environment and social wellbeing, beyond what is required by law. Long before CSR was a business buzzword, Willis Allen Real Estate was putting its principles into practice. Giving back to the community is a core value at Willis Allen Real Estate, and it has been since our company was founded more than 100 years ago. Over the course of many decades, Willis Allen Real Estate leaders and sales staff have committed themselves to supporting the communities in which we live and work by volunteering our time, talents and treasures to hundreds of local nonprofit groups across San Diego County.
