Del Mar continues a strong 2014, crushing last year’s luxury sales numbers with 14 sales over the $4 million mark so far this year. 5 HOME STAGING TIPS FROM MERIDITH BAER HOME 1 Paint the walls the perfect shade of white, one that flatters every skin tone. If you want to paint your walls a bold color, paint the ceiling white or cream. It makes the room look bigger.

2 To give the appearance of larger windows or a higher ceiling, hang curtains as high as possible.

3 To make a small room look larger, pay attention to the SIZE of the furniture you put in the room. Scale it. If the room is small, try lower backed seating and thinner arms. The number of active listings on the Multiple Listing Service (MLS) in San Diego County remained stable at about 8,400, with just over 3 months of inventory. (Six months of housing stock is generaly considered a healthy inventory level.) Homes that sold in August were only on the market for an average of 40 days.

It’s encouraging to see that property priced homes sell quickly. The market, overall, is stabilizing, but the impact of low inventory levels at key price points is present. REAL ESTATE NEWS Real Estate a Driving Force in California Economic Growth

CCORDING TO THE MOST RECENT ECONOMY & JOBS REPORT BY BEACON ECONOMICS & CITY NATIONAL BANK California’s economy grew at a 4.0%

annual rate in the second quarter, a sharp reversal from the -2.5% revised growth estimate for the first quarter.

Most interesting is that the real estate and rental leasing industry is a major driver of California’s output growth and contributed 0.7 percentage points (almost onequarter) of the second quarter’s 4.0% increase in output. Both the state’s residential and commercial real estate sectors showed improvements over the previous quarter with existing home sales up 6.9% as prices continued to grow. In addition business expansion has led to increased demand for commercial space, which has played a key role in boosting growth. The construction industry also made a solid contribution to California’s expansion and was one of the fastest-growing industries in the state. From the first to second quarter of 2014, the construction industry grew at a 12.6% annual rate and contributed 0.4 percentage points to total growth. Employment in this industry grew at an annual rate of 7.6% in the second quarter. Moreover, permitting activity in the first half of the year points to continued gains in the sector in the second half. Second-quarter estimates from Beacon Economics put total real gross state product at $2.1 trillion. By this measure, California’s economy represents 13.1% of the total U.S. economy, and the state would rank as the tenth-largest economy in the world.

The Luxury Market is Moving Fast In data analyzed by Stefanos Chen for the Wall Street Journal, homes listed over $30 million were spending less time on the market than their even slightly less expensive counterparts.

BUILDER CONFIDENCE HITS HIGHEST LEVEL SINCE NOVEMBER OF 2005 Builder confidence in the market for newly built, single-family homes rose for a fourth consecutive month in September to a level of 59 on the National Association of Home Builders/Wells Fargo Housing Market Index (HMI). This latest four-point gain brings the index to its highest reading since November of 2005. All three HMI components posted gains in September. The indices gauging current sales conditions and traffic of prospective buyers each rose five points to 63 and 47, respectively. The index gauging expectations for future sales increased two points to 67. Builder confidence also rose across every region of the country in September. Looking at the three-month moving average for each region, the Midwest registered a five-point gain to 59, the South posted a four-point increase to 56, the Northeast recorded a three-point gain to 41 and the West posted a twopoint increase to 58.

Citing housing data from Realtor.com through July 2014, Chen found the median number of days on the market was 80 for homes less than $1 million, 160 for homes from $9-$9.9 million, 180 for homes $25-$29.9 million, and only 139 days for homes over $30 million. Factors such as pre-marketing these ultra luxury homes before they hit the mls and the engagement of buyers at that level should be considered but it does speak to the health of the luxury market as we move into fall.

Q A

What indicators do you look for that may predict a change in San Diego’s housing market?

What’s interesting about the market is it’s all about the psychology, especially now in a 24/7 media cycle, and with the advancement of social media. The best place that I go is to the ELITE within the industry, to simply talk about the behavior of their clients. This might sound simple, but when you are talking to the best in the industry, an accumulation of this data is invaluable. On more of an economic level, I think it’s very important to pay attention to the guidelines and programs available in lending, which are tight right now squeezing out some very qualified buyers. I also look to interest rates. Interest rates are determined by the 30-year mortgage-backed security market, which has actually been on a nice run this year. Mortgage rates remain at historic levels, creating opportunities to refinance or buy a new home. It is impossible to provide blanketed advice on anything. Every person’s situation is different, and nothing is more important than understanding one’s goals when approaching their biggest investment, as well as their biggest debt, in their mortgage.

Q

How would a spike in interest rates affect the housing market? Do you expect this to happen within the next six months?

A

I absolutely hate making predictions because there are too many variables and unknowns. That being said, people rely on me for advice, so in the absence of a crystal ball, here’s what I THINK. First, yes, I expect interest rates to rise. With quantitative easing being tapered by the Federal Reserve, you have one less player in the market driving demand on bond buying. This will cause bond prices to move down and their yields to move up. Expect higher mortgage rates. As for the effect on housing, clearly higher interest rates do not help the housing market. However, the helicopter view reminds you that rates are low because the economy has been bad. Rates will rise in an improving economy. Despite the rates being higher, an improving economy typically means rising values in stocks, growths in investments, improving employment numbers, etc. So it’s somewhat of a Rubik’s cube. The one factor you can always count on is that San Diego will always be one of the best cities on the planet to ever live. You can only invent so much dirt, and in our case sand. Sand and that ocean breeze will always be attractive.

Does the high-end home market react differently to economic changes?

It certainly can, and does. It also tends to be where smart money is, so it’s a good sector to keep an eye on. Many do not realize that these high-end homes are being bought by all-cash buyers, many of which are also from foreign investors. Interest rates do not tend to matter as much at these levels, but the overall health of the economy does, as well as the global economy.

Who’s buying luxury homes in San Diego and how do they find the listings? How do agents attract high-end buyers?

The simple answer is people with money. I realize that’s a blinding flash of the obvious, but there’s no reason to overcomplicate the answer. Despite what you see on the news, there is still a lot of money in circulation. How can agents attract these buyers? Well, I’m not a Realtor, but I can tell you this. The best marketers win. Period. Real estate is a marketing game. Sticking signs in the yard and having an open house is yesterday’s Realtor. Today’s ELITE Realtor has a marketing edge. It involves video production, having an online presence, understanding social media, attracting foreign buyers, impressive staging, and really knowing how to make the real estate an emotional purchase. On a high-end home, a story needs to be told, and a potential buyer needs to be able to see themselves in that lifestyle. Once that connection is made, the rest is history.

Is there opportunity in the luxury home market for home flippers?

High risk, high reward. It exists, but if you play in that space, you better not get upset stomachs easily. Often you’ll find groups of investors in this space, not just individuals, and most are pros at it.

What is the benefit to owning a property versus renting in San Diego?

Do you prefer paying down your landlord’s mortgage or your own? That’s a little cliché, so I’ll break it down. The most you accomplish with rent is a roof over your head. While buying a house may not make sense for everyone, here’s why it can make sense for many. Your mortgage payment, even if it’s higher than a rent payment, applies money toward the principal balance. In other words, you save money with each payment. The interest is tax deductible, and that needs to be factored back in to what the net cost truly is. You gain equity if that home goes up in value. What kills me is that people get so caught up in fear-based thinking. When you can lock into a historically-low rate, in a payment similar to rent, you have very little to lose. If something were to happen, you could sell the house, or rent it. If for some reason the market were to crash, which I do not anticipate, there are solutions. Low risk, high reward. This does not mean everyone should buy a house, but everyone should at least give it a look. In a low interest rate environment, the numbers can be pretty attractive. Work with pros, not just someone parading around with a license pretending to be one. There are 17,000 real estate licenses in San Diego. Do your homework and work with a pro who you trust. KURT WANNEBO Kurt Wannebo, CEO and broker for San Diego Real Estate & Investments, spoke with Craig and analyzed the current shift in inventory, and how to best position going into the fall season. “Buyers have no sense of urgency. They’re out there. They’re looking,” Wannebo said. “There’s more inventory than there was earlier in the year, so they’re kind of just seeing what the market does and what’s going on until they find that right property.” The supply of housing inventory is up about 10 percent from last year, Wannebo said, causing homes to take a little bit longer to sell and bringing prices down slightly. “It’s simple with Kurt,” Sewing said. “No matter what anyone can say about this guy, he’s a wealth of knowledge. He can help you understand what’s happening in the marketplace.”

MELISSA TUCCI Melissa Tucci, the official Realtor of the San Diego Padres, discussed San Diego’s housing inventory on The American Dream with Craig. “There seems to be a lot more inventory on the market and buyers are taking longer to put in offers,” Tucci said. “There’s not as much competition between certain properties. It just really depends – some areas we’re seeing multiple offers, some we’re seeing traditional times of over 90 days.” Tucci said San Diego’s market has normalized. “Melissa is the exclusive Realtor for the San Diego Padres. She closes more than 100 deals annually, is in the top 1 percent nationwide and is No. 4 on the planet for Century 21. Her credentials more than qualify her to provide her perspective on the San Diego market,” Sewing said. “As a side note, I also consider her a friend and think she has one of the best work ethics in the business.”

SHANNON KEATLEY Shannon Keatley, broker and founder of Alliance Group Real Estate, spoke to Craig about the Silver Hair Tsunami, an event in September that provided real estate and financial information and resources to Baby Boomers. Shannon discussed how to properly plan for putting a property on the market and what to do when it comes to heirs.
