The down payment was thirtyeight percent of the purchase price. The pre-approval letter was with a reputable bank. The seller was allowed to select the escrow and title services. My first broker told me 35 years ago, ‘treat the other agent like your client. Let them know the intentions of your buyer’. Look at all conditions and terms that your buyer can accept and that will also be beneficial to the seller, not just price. When representing buyers in a multiple offer situation, I always suggest submitting an offer that’s over the full asking price to ensure it stands out. In addition, I often suggest that my buyers allow the seller to remain in possession of the property for a few days after closing at no expense to sweeten the pot and alleviate any anxiety the seller may have about packing & moving out.”
