How does the inventory going into Spring 2019 compare to the last few years and what effect has that had on pricing?

Homes are not selling as quickly. We are in a more normalized market which in our opinion is great. There is more of an equilibrium between buyers and sellers.”

This year, there is an under supply of homes in Rancho Santa Fe in the sub $2.5m price range and an oversupply of inventory above $3m. Our observation is that the values in the under $3m range have had a stronger rate of appreciation. In general, over this range, sellers need to be very careful with their pricing. It doesn’t matter how much they paid for their home or how much they put into it. The truth is that we are in a buyer’s market in the higher range. All said, it is a great time to buy in Rancho Santa Fe.”

The average price of a home on the market in Coronado is now about $3 million while the average price of a condo is $1.7 million.”

Home prices do appear to be leveling, although interest rates have moved down, and San Diego is always a great place to call home!”
