Bea is wonderful with everyone including kids, cats, and dogs of all sizes. She enjoys giving kisses, snoozing with those she loves, and snacks! She is sweet and calm, and doesn’t ever seem to bark. She’s easy going and very loving and would fit in to almost any home. How does the inventory going into Spring 2019 compare to the last few years and what effect has that had on pricing?

Homes are not selling as quickly. We are in a more normalized market which in our opinion is great. There is more of an equilibrium between buyers and sellers.”

This year, there is an under supply of homes in Rancho Santa Fe in the sub $2.5m price range and an oversupply of inventory above $3m. Our observation is that the values in the under $3m range have had a stronger rate of appreciation. In general, over this range, sellers need to be very careful with their pricing. It doesn’t matter how much they paid for their home or how much they put into it. The truth is that we are in a buyer’s market in the higher range. All said, it is a great time to buy in Rancho Santa Fe.”

Currently the list prices of detached homes and condos is about 25% higher this year than last year reflecting a significant rise in home pricing. Some of this is due to the increased cost of construction improvements. The average price of a home on the market in Coronado is now about $3 million while the average price of a condo is $1.7 million.”

With this increase, we are having fewer multiple offers and buyers having more choices. Currently, it is a healthy market for buyers and sellers. Home prices do appear to be leveling, although interest rates have moved down, and San Diego is always a great place to call home!”
