Welcome,

I am very proud of the company Lyon Living has become and excited for the road ahead. Our people are our greatest asset, and we are committed to maintaining a company culture that encourages creativity, rewards teamwork, and fosters professional development for all employees.

This culture book is intended to paint a clear picture of our history, what we do, who we are as a company, and what differentiates us from others. My hope is that after reading this book, you too will understand how special this place is.

Building and maintaining the unique culture described in this book is not something that can be accomplished from the top down. The task is shared by all of us. We started as a property management company in 1989, and since then, we’ve grown into a pioneering real estate enterprise with an extensive portfolio including multi-family & mixeduse developments, hotels, resorts, retail, corporate housing, custom homes, and golf course developments. With an integrated value chain in design, construction management, asset/ property management, and building material supplies, we strive to challenge industry standards with bold and innovative ideas. HOTELS

Our journey into developing, renovating, and constructing hotels began in 2017. Lyon Living is known for creatively elevating brand standards for well-known hotel operators and producing best-in-class projects in the hospitality space. Our first hotel, VEA Newport Beach, was completely reimagined and transformed in 2022 and is now a luxury resort destination.

In 2021, Lyon Living acquired and renovated a luxury golf club and resort in Coeur d’Alene, ID, demonstrating our prowess in expanding our portfolio offerings. Club members enjoy curated dining experiences in our new 20,000+ sq ft clubhouse and exclusive access to our stunning Lakehouse, hillside hunt club, and expansive wellness center, complete with a two-story fitness center, pool, spa, tennis and pickleball courts. Rebranded as CDA National Reserve, the club also boasts a new private hangar for its members, located at the StanCraft Jet Center in Coeur d’Alene.

The Palmer Residences, formerly known as Capistrano Pointe, becomes the first property purchased.

Doors open at the first lifestyle property, The Marke, located in Santa Ana, CA.

Lyon Communities rebrands to Lyon Living, driving focus towards an experience-based philosophy.

Lyon Living and NCA Real Estate form a partnership and create Lyon Living Development Company. In the same year, we introduce our first rooftop beer garden at The George in Anaheim, CA.

MEET OUR FOUNDERS

Over 60 years ago, General William Lyon started building homes for returning military personnel and grew his company into one of the largest home building companies in the nation. After constructing over 75,000 homes in Arizona, California, Colorado, Nevada, Oregon, and Washington, William Lyon Homes sold in 2020 for $2.5 billion.

In 1989, General Lyon partnered with Frank T. Suryan, Jr. to establish a multi-family real estate company, now known as Lyon Living. While General Lyon passed in May 2020 at the age of 97, we proudly carry on our founder’s legacy by bearing the Lyon name.

FRANK T. SURYAN, JR.

Frank T. Suryan, Jr. is Chairman and Chief Executive Officer of Lyon Living and Lyon Living Development Company. Under Frank’s leadership, Lyon has acquired properties in California, Colorado, Florida, Georgia, Idaho, Montana, and Nevada with $5 billion in assets. The companies have developed more than 15,000 units and currently have various projects in the pipeline, including mixed-use developments with high-end retail, boutique hotels and resorts, single-family homes, luxury high-rise condominiums, and corporate housing. Lyon continues to push the envelope with unparalleled design, innovation, and unique guest experiences.

Frank’s community and philanthropic involvement includes a commitment to education and working with underprivileged children. He is an emeritus board member with Orangewood Foundation and President of the recently formed General William Lyon Workforce Academy. He serves on the board of National Realty Trust, Inc., and is a board member with the Boys and Girls Club of Los Angeles Harbor, where he is actively involved with their capital/endowment campaign. He is also Chairman of the Mater Dei Monarch Foundation as well as a Board member at Mater Dei High School, where he plays a major role in the school’s long-range planning and capital campaign. He has been inducted into the Mater Dei Ring of Honor.

Prior to his partnership in 1989 with General William Lyon and the formation of what is now known as Lyon Living, Frank began his career as a Certified Public Accountant. He is a former Chairman of the Board of Directors for the California Housing Council, and was actively involved in the formation of the South Coast Apartment Association, where he also served on the Board of Directors. He is a graduate of the Marshall School of Business at the University of Southern California, where he serves on the Board of Leaders. He is a recipient of the prestigious USC Leventhal School of Accounting Distinguished Alumnus Award.

KASEY SURYAN MANAGING PARTNER

Kasey Suryan serves as Managing Partner at Lyon Living and oversees Asset Management, Investor Relations, Capital & Renovations, and Property Management. Additionally, Kasey introduced a new net-leased retail business line into Lyon Living, which he also manages.

Prior to joining Lyon, Kasey owned and operated numerous quick-service restaurants and netleased retail businesses. He also spent several years in debt and equity lending with Lehman Brothers, followed by a brief career in office/industrial development and acquisitions. Kasey received a Bachelor of Science in Business Administration with an emphasis in Accounting and Valuation from the University of Southern California, and has earned an MBA with an emphasis in Finance and Entrepreneurship from the University of Notre Dame. He is a graduate of the Young Professionals Group through the National Association of Industrial and Office Properties (NAIOP) and is on the board of both Orangewood Foundation and axeALS Foundation.

KYLE SURYAN MANAGING PARTNER

Kyle Suryan serves as Managing Partner and oversees all internal Corporate Operations, as well as Retail, Office, and Hospitality efforts for Lyon Living. Additionally, Kyle works closely with the Asset Management team to review acquisition opportunities as well as evaluate disposition strategies for Lyon’s existing portfolio.

Prior to joining Lyon, Kyle worked as Vice President for ARA in their Northern California office. While at ARA, Kyle was involved in the sale of over $2 billion in multi-family assets. He specialized in the sale of large institutional multi-family assets as well as land for development of new multi-family projects. The Bay Area, Sacramento, and the Central Valley comprised his geographic market expertise. Kyle received a Bachelor of Science in Business Administration with an emphasis in Accounting and Finance from the University of Southern California, and has earned an MBA in Real Estate and Finance from the University of San Francisco. He is a member of the Urban Land Institute (ULI) and is a licensed Real Estate Salesperson (CA BRE #01924167) in the state of California.

DAVID ZAK MANAGING PARTNER

David Zak has over 35 years of real estate experience in the areas of real estate development, finance and acquisitions, asset and portfolio management and project and corporate operations. He is currently a partner and a member of the executive team at Lyon Living providing support to various disciplines within the organization.

In October of 2002, David formed Newport Capital Advisors and in 2003-2004 he directed the company’s efforts in the $70MM acquisition and repositioning of State Farm’s office portfolio in the State of California– approximately 45 assets all of which have now been sold or developed. Beginning in 2005, David negotiated the purchase of four major properties in Hollywood, CA, one of them containing the world-famous Hollywood Palladium where he directed the efforts of a $20MM historic restoration of the Palladium’s exterior and re-established its iconic 1940’s facade. The redevelopment was done in coordination with LiveNation (the Palladium’s tenant) which revitalized and updated the building’s interior space. All four properties were planned mixed-use developments incorporating multifamily and hotel elements.

In 2016 under David leadership, NCA completed the entitlement of a 110,000sf medical office building in Mission Viejo, CA where it had previously negotiated and executed a 75yr ground lease with Simon Property Group– owner of The Shops at Mission Viejo, a super regional mall. The new building is fully leased to Mission Hospital and construction was completed in 2019. NCA leased the property and sold a ½ interest to Mission Hospital. NCA capitalized and sold its remaining interest in the project to Welltower, the nation’s largest healthcare REIT. Prior to forming NCA and its related entities, David was COO of Koll Bren Schreiber Realty Advisors (“KBS”) in Newport Beach, California having helped form the company in June of 1993.

PETER ZAK MANAGING PARTNER

Peter Zak is a Managing Partner of Lyon Living. Prior to his current role, Peter was the President and COO of Lyon Development Company, where he formed partnerships with Rockwood Construction Group and created a new home building company with New Edge Living.

Throughout his career, Peter has held executive positions with Lyon and Newport Capital Advisors where he managed entitlement, development and acquisitions groups, in addition to providing key contributions in the areas of project capitalization. Prior to joining Lyon, Peter was Director of Development with the Irvine Company, responsible for several projects for the Irvine Community Development Company. He was involved with masterplan design, entitlements, and builder land sales in land and infrastructure developments for some of The Irvine Ranch’s most prestigious communities including Shady Canyon, Quail Hill, Pacific Ridge, and Woodbury.

During his career, Peter has overseen the design, entitlement, construction, and renovation of nearly 25,000 multi-family and single family residential units, over 500,000 sq. ft. of retail, various hotels, Shady Canyon’s 18-hole private golf course and club facilities, and special purpose projects such as an advanced petroleum field assessment and recovery in Long Beach, CA. Peter began his career as an auditor for Ernst & Young Kenneth Levanthal, where he provided audit and financial services to a number of real estate companies including Irvine Apartment Communities, William Lyon Homes, Sunstone Hotels, and Institutional Housing Partners. Peter was previously Chairman of the Newport Beach Planning Commission where he served for four years. He is a graduate of Villanova University.

The following pages will give you an overview of the various roles at Lyon Living.

ACCOUNTING

Accounting manages accounts payable, vendor relations, financial statement preparation, lender reporting, cash management, and payroll, as well as tax reporting for the Lyon Living entities and properties.

ASSET MANAGEMENT

The Asset Management team has the responsibility of managing and optimizing the performance of the existing Lyon Living portfolio with the goal of maximizing returns to our investors. By working to implement each individual asset’s nuanced business plan, the Asset Management team must navigate an economic climate and market conditions that are continuously changing.

CULTURE & ENGAGEMENT

The Culture and Engagement team is made up of passionate team members who focus on making Lyon Living a great place to work. As culture champions, they solicit employee feedback, partner with the Leadership team, and implement initiatives & programs to continuously nurture our culture.

DEVELOPMENT & CONSTRUCTION

Development is the growth engine of the company. With a focus on entitlements, design, deal structure, city coordination, construction management, and execution, this team works closely with all other groups at Lyon Living to ensure a collaborative process leads to a successful project.

INVESTMENTS

The Investments team is responsible for all capital markets transactions, new development and acquisition underwriting, and disposition analysis. They are also responsible for maintaining relationships with lenders, preferred equity providers, and any other third parties involved in the closing process.

INVESTOR RELATIONS

The Investor Relations team is responsible for communication with Lyon Living investors, which includes reporting, distribution notifications, upcoming sales, and pending acquisitions. Lyon Living has a robust pipeline of new development and potential new acquisitions, and a major role of the Investor Relations team is to raise equity for these various projects.

IT

The IT team is primarily responsible for, but not limited to, answering all technical inquiries ranging from simple password resets and building laptops, to maintaining and securing our infrastructure systems to ensure our systems are functioning efficiently.

LEGAL

The Legal team is responsible for all legal matters such as litigation, compliance, contracts, financing, and acquisitions. They are tasked with protecting the company from potential risk and should always be consulted when legal issues arise.

The Marketing and Design team at XQ is responsible for all creative requests from our new development projects and properties. Services include interior design, digital marketing and reporting, graphic design, branding, and signage creation.

NEW EDGE LIVING

New Edge Living is an affiliate company of Lyon Living that specializes in land development and home building. New Edge Living has expertise in acquisition, entitlement, design, development, sales, and customer service. The company’s goal is to design and build innovative projects that provide customers with an exceptional experience.

PEOPLE OPERATIONS

The People Operations team is responsible for all human resources-related initiatives at Lyon Living. Functions include recruiting, new hire onboarding and orientation, employee engagement and retention, benefits, performance evaluations, and disciplinary action.

PROPERTY OPERATIONS

The Property Operations team is dedicated to directly supporting the on-site team and overseeing the overall success of the properties. They manage operational finances, vendor relations, renovation projects, and most importantly, the overall experience of our residents and guests.

RISK MANAGEMENT

The Risk Management team reduces, prevents, and mitigates risk to our organization and its assets. To accomplish this, they manage company insurance policies, negotiate settlements, obtain releases, verify internal procedures are followed, review legislative changes, manage evictions, oversee debt collection, and resolve resident issues. They work hand in hand with the Property Operations team.

SERVICE TEAM

The Service Team Department at XQ is responsible for the overall success of on-site Service Teams and oversees annual budgets and renovations. They also ensure proper systems and processes are in place, ongoing compliance training is fulfilled, and support team members with day-to-day maintenance operations to help ensure residents are provided with exceptional customer service.

ONE OF THE LARGEST DIVISIONS AT LYON LIVING IS OUR PROPERTY OPERATIONS TEAM (OPS), WHICH IS RESPONSIBLE FOR OPERATING OUR COMMUNITIES ON A DAYTO-DAY BASIS. THESE SITE TEAMS ARE CRITICAL TO THE SUCCESS OF LYON LIVING, AND XQ TEAM MEMBERS ARE THERE TO SUPPORT THEM IN ANY WAY POSSIBLE.

LEASING TEAM

Not only are they everyone’s first impression of the community, but they are also responsible for all aspects of community operations, including leasing apartment units, collecting rent, budgeting, and maintaining records for corporate and governmental compliance, inspections, and recertification. From the moment a guest or resident enters the Leasing Center, we count on the Ops Team to create an environment that is unique and memorable. By hosting community events, building strong relationships, and always being a reliable resource for residents, the Ops Team has the ability to transform a property into a true community that is rooted in connectivity and fellowship.

LEASING POSITIONS INCLUDE: REGIONAL DIRECTOR, REGIONAL ACCOUNT MANAGER (BASED AT XQ), PROPERTY DIRECTOR, ASSISTANT MANAGER, LEASING MANAGER, LEASING ASSOCIATE, RESIDENT EXPERIENCE SPECIALIST.

SERVICE TEAM

Led by the Service Team Supervisor, members of the Service Team are considered our Brand Ambassadors because they interact with our residents and guests on a daily basis—they are truly on the front line every day! Service Team members have the power to create memorable experiences for our residents and leave lasting impressions. Equipped with contagious smiles and technical expertise to fix anything, Service Team members reinforce the brand at all our properties and ensure our product is always in pristine condition. Typical projects include coordinating service providers and repairing or replacing appliances, HVAC, plumbing, and electrical equipment. They are also responsible for conducting apartment turnovers, managing and executing resident service requests, and orchestrating inspections.

SERVICE TEAM POSITIONS INCLUDE: DIRECTOR OF SERVICE TEAM (BASED AT XQ), SERVICE TEAM SUPERVISOR, SERVICE TEAM TECHNICIAN, HOUSEKEEPER, AND GROUNDSKEEPER.

One of our key communication platforms at XQ is Lyon Share, our own version of a town hall meeting. While typically used to update corporate employees on portfoliowide happenings, Lyon Shares are sometimes streamed to all properties. Participation is encouraged, and all questions are welcome.

THOUGHTFUL ENGAGEMENT

Making an effort to be thoughtful towards your teammates builds camaraderie and is a fundamental principle we practice every day at Lyon Living. We believe that thoughtful gestures are contagious and that one act of kindness can have a ripple effect on others. We encourage teams to warmly acknowledge work anniversaries, new team members, and other special occasions.

TEAM HUDDLES

At Lyon Living, many managers choose to hold short 10-15 minute huddle-ups to catch up with their team. Team members typically share what’s on their plate that day to keep the whole team in the loop. Non-work related conversation is encouraged so team members can get to know one another.

Our people are our greatest asset and we acknowledge their commitment to Lyon Living. Our Blueboard Anniversary Award Program awards team members with unique experiences when they reach an anniversary milestone. These awards allow team members to indulge in their passions and explore something new. Recognized milestones include 1, 3, and 5 year anniversaries, and all 5-year increments thereafter.

SHOUT-OUT RECOGNITION PROGRAM

Recognizing team members for all that they do drives motivation and engagement. Our ShoutOut Recognition Program allows team members to give virtual shoutouts to those who are reaching performance goals and displaying behaviors of a Lyon Living role model. Branding isn’t just about colors and logos on products. Great brands have set brand behaviors that apply to employees as well. These brand behaviors are important to maintain so we can provide consistent and reliable services to our clients, but also so we can sustain an intentional, positive culture internally. In order to reinforce our commitment to creating a positive culture, all employees, regardless of their position, are encouraged to be mindful of the following tips when working at Lyon Living. Some of these suggestions are common sense, while others are common pet peeves we’ve heard around the office. Regardless, they are good reminders on how to keep the peace in an office environment.

First impressions count. Always maintain a warm and welcoming demeanor. If you’re hosting a scheduled meeting, prepare ahead of time to ensure you have everything you need. If applicable, ensure all technical requirements are handled beforehand.

ALWAYS BE PRESENT

Stay off your phone or laptop during meetings so you can make eye contact with other attendees. No one likes to feel ignored, so try your best to be engaged and to look engaged as well.

BE THE BRAND

There are many set standards that contribute to the success of our brand. From in-person interactions in the Leasing Center or XQ, to after hours social media postings, Lyon Living team members should consider themselves Brand Ambassadors and act accordingly.

COMMUNICATE WITH CLASS

Use appropriate language and consider your audience when communicating. Avoid gossip and do not share sensitive or confidential information with others.

Set the perfect professional tone with a good handshake. Be sure to make eye contact, smile, and use a firm grip. Avoid offering a limp “fish hand” or a sweaty hand.

Always clean up after yourself. If you see something out of place, take it upon yourself to help out and clean up.

BEST FOOT FORWARD

When visiting a Lyon property, always keep an eye out for ways to help. Even our CEO has been known to pick up litter while on walks. It is everyone’s job to help put our best foot forward.

RESPECT PEOPLE’S TIME

If you need to reschedule a meeting, don’t wait until the last minute. It is polite to free up your teammates’ calendars as soon as possible so they can manage their time better. Don’t be late to meetings, especially if you’re the host. Send an email to notify attendees when you’re running late or to ask them to start without you.

If there is one thing Lyon is known for, it is our resort-style amenities and luxury pool decks. Starting with The Marke in 2014 with one of the first rooftop amenity decks in Orange County, CA, Lyon Living has since led the industry in pool deck design. Our signature feature is a jumbo LED screen, perfect for movie nights and larger-than-life sports.

PUBLIC ART

Many of our new developments feature commissioned sculptures or murals by local artists. Most recently, we installed two Burning Man sculptures in RED Park in Reno, NV, and commissioned a custom playground set by local artist Michael Christian as well. At The Marke and The George, we commissioned murals to add pops of color to our amenity decks.

PET FRIENDLY

All of our Lyon Living properties are pet friendly, and we make sure our furry friends are comfortable. Many of our properties feature dog parks, pet washing stations, and water bowls and treats in our leasing offices. We also participate in adoption events and pet supply drives throughout the year.

PHILANTHROPY

All full-time employees at Lyon Living receive 8 hours of Volunteer Time Off (VTO) to encourage community outreach and engagement. We also arrange food and clothing drives, pet adoption events, blood drives, and other events throughout the year. In recent years, we have also offered our expertise in renovation and interior design to help makeover teachers’ lounges in schools and local recreation centers.
