BUILDING & SITE

BUILDING Humber Center for Justice Leadership 3120 Lakeshore Blvd W This 18,000 sq ft. building was originally a car dealership which has now been transformed into a school for Humber students. The original concrete facade of the building has now been masked by aluminium screens that create dynamic shapes. In contrast to the sharp edges and hard materiality, a green living wall exists on the sides on the building. Located in a residential area with two parking lots located on the east and west side of the one storey building. The building is walking distance from open outdoor space and close to public transportation, such as bus stops and streetcars.

The building conditions were observed during a site visit on September 18,2019. The exterior fabric of the building is concrete construction. There is a small second storey that houses offices, storage and additional washrooms. The structure of the building is composed of concrete floors, concrete columns and a flat roof with a parapet around the perimeter. This building houses classrooms, lab rooms, offices, washrooms, storage rooms and a lounge. The original flooring is finished concrete. The existing walls are steel studs and finished in gypsum wallboard. The ceiling conditions were also well kept and had both gypsum wallboard and acoustical ceiling tiles. The ceiling heights vary between 9’-0” to 17-’0”, providing opportunities to create future ceiling designs. Skylights are also located throughout to allow light to enter the dark classrooms and hallways. The overall interior condition was good and provided potential for future changes of use.

ANALYSIS OF SITE SITE

RESIDENTIAL

The site of the proposed building location is situated in a residential area. Adjacent amenities of the site include views to retail shops, residential homes and an outdoor park. The park is located across the street of Lakeshore Blvd. W. and is a short walking distance to the lakefront. The close proximity to an outdoor space informed the location of Diabetes Canada’s educational facility as it can serve as a space for the client to host fundraisers, outdoor activities and promotes physical activity.

CIRCULATION The site has two parking lots located on the east and west side. Vehicle traffic flow throughout the day is mild. Streetcars and buses are often passing by the site. Pedestrian and vehicle traffic flow is fairly busy on Lakeshore Blvd., whereas pedestrian and vehicle traffic flow on Sixteenth and Fifteenth Street is fairly low. Close to public buses, streetcars routes, Go Train and subway stations. The multiple sustainable options to access the site is another key factor that informed the proposed location for Diabetes Canada.

NEIGHBOURHOOD The site is located in Etobicoke (Greater Toronto Area) and there are many future plans set in place to develop the neighbourhood. New developments include new road networks (Dundas, Bloor and Kipling), improved pedestrian facilities, new land use for more outdoor spaces, and widened sidewalks, street furniture, lights, trees and planters

CLIENT PROFILE DIABETES CANADA Diabetes Canada is a non-profit organization that helps Canadians of all ages living with diabetes. Their goal through the use of “... helpful resources, education, research, and more,” (Diabetes Canada, n.d.), is to help raise awareness and educate individuals about diabetes. They offer a lot of helpful information on their website and also organize learning opportunities, social events, and support programs. The organization works alongside specialists to research a cure for Type 1 and Type 2 diabetes. Diabetes Canada has offices located across Canada, where people who are seeking more information can go and talk to the workers.

These installations can be temporary or permanent ďŹ xtures that may or may not serve a purpose. The purpose and engagement with the artwork is dependent on the user, making every experience unique. Inspiration can be drawn from installation art due to its conceptual approach and openness to interpretation.

This flexible form allows for partial visual privacy while still remaining connected to nature and the surrounding elements. As the wind moves through the sculpture, the polymer material moves, creating a sense of fluidity. The sculpture is fairly large in scale and is in the form of a canopy. The form allows for an open escape zone that accommodates multiple users.

Escape Zone Experience:

This sculpture is situated within a busy space that is constantly occupied with users. This enclosure allows for people to escape the busy atmosphere and immerse themselves into a stark yet welcoming space. The sculpture is large in scale and can accommodate multiple users. In addition, the shape of the sculpture allows for multiple body postures such as sitting, leaning and standing. The sculpture provides visual and audio privacy, while still maintaining views to the surrounding space. The heavy steel construction in contrast to the flightless form, harmonize with one another giving the sense of freedom and stability.

Escape Zone Experience:

The contrast of the installation’s materiality and suspension gives the sense of movement within the space. The varying suspension heights create different visual opportunities to remain connected to the surrounding space. The form of the installation also allows for open and enclosed escape spaces. CONCEPTUAL APPROACH ESCAPE NICHES Escape niches are inhabitable structures or forms that allow users to escape the public and surrounding elements to enjoy time alone. These spaces can help reduce negative emotions that may be experienced when present in public areas. Depending on each individual's unique deďŹ nition of escape, the structure can vary in different levels of scale, form and privacy. Escape niches can be as simple as a park bench, which takes the user away from the public and provides a space that is their own for the time being.

CONCEPTUAL APPROACH

MODELS Based on the precedent research and investigation process, the elements of scale, form and privacy have been investigated through models. These models experiment with different designs for escape zones that can be featured on the exterior and interior of the proposed building

Exterior: Due to the site’s large exterior space, there are many opportunities to have escape zones. There are possibilities located around the existing parking lots and on blank exterior walls.

CONCEPTUAL APPROACH MODELS Interior: The form of the building allows for an open plan and offers many opportunities for a variety of escape zones. The escape zone can be freestanding, connected to the ceiling or walls. The existing columns can also be integrated into the escape zone design. The 17’-0� ceiling height also allows for room to drop or overscale the inhabitable escape niches.

The models act as a division between the two areas of the building. The models can be viewed as a partition that can either be inhabited by users or simply a passageway. The form and scale of the model is large and dynamic, which has the potential to bring excitement and emphasis within the space. The voids in the models can be escape spaces that create different levels of privacy depending on the materiality and design.
