01 Affordable Housing in Sunset Park

Academic Project| Urban Strategy, Illustrations, Live Project with Beyond Care Project: Affordable Housing in Sunset Park Year: 2018 Team: Maanasa Sivashankar, Callan Hajosy, Regis Hej Project Type: Urban Strategy and Solutions As a part of MS Design and Urban Ecologies Sem 1 Studio Project, my team and I worked on finding a feasible affordable housing solution in Sunset Park for the worker co-op members of Beyond Care. The idea was to find a solution that would be viable of a low income immigrant families settled in sunset park for over 35 years and who call it their home and are now facing severe gentrification. This proposal provides a framework for acquiring 1-2 unit, multifamily properties which are tax delinquent or abandoned and have potential for expansion to increase the building’s overall capacity in order to establish a limited equity housing co-op suitable for the partner entity, Beyond Care.

The framework is presented as a step-by-step guide while also working through the process to identify a potential property within Sunset Park for acquisition. Targeting tax delinquent or abandoned properties can offer a potential solution to low-income populations who have limited access to home-ownership, while also providing benefits to the local community and the city of New York. Acquiring a tax delinquent or abandoned property is a process that will ultimately be unique to the desired property and will require diligent support from various entities. Throughout this proposal, Beyond Care will represent the entity seeking an affordable housing solution.

We formulated a plan by which we could strike a negotiation with the property owner in tax debt to enable the community to acquire the property at a low price.

To maximise the loan available from HPD, a expansion on the existing floor plan was proposed. This expansion is as per the current permisible landuse zoning of the plot.

02 Karnataka Healthcare Infrastructure Project

Karnataka Health System Development and Reform Project (KHSDRP) had commissioned the Indian Institute for Human Settlements (IIHS) to develop Guidelines for the Development of Healthcare Infrastructure, namely, Sub-Centres, Primary Heath Centres (PHC) and Community Health Centres (CHC) for the state of Karnataka. The guidelines cover new sites and buildings that are to be developed by the KHSDRP and the Department of Health and Family Welfare (DOH&FW), Government of Karnataka (GOK).

Final copies of the Guideline Book: The guidelines were printed and distributed across all primary healthcenters, Sub centers and Community Health centers in Karnataka.

Primary Analysis Sample Sheet: This is a foldable documentation sheet of one PHC. Over 30 such PHCs across different climatic zones were documented and analysed.

04 Cunningham Road Redevelopment

Professional- Built| 1.4km | Illustrations, Tender Drawings, Execution Project: Cunningham Road Year: 2016, Completed Team: (drawn by:) Maanasa Sivashankar, (as a part of) Jana Urban Space Foundation Urban Design Team Project Type: Urban Planning, Design and Execution Tender S.U.R.E is a road redevlopment project in the heart of Bangalore, India. Working along with the civic bodies in the Government of Karnataka, this project aims at resolving problems faced by Indian Roads with a long term design solution. The phase I of this project overlooks the redevelopment of 7 roads in Bangalore. Cunnigham road, the road I was responsible for, is part residential and part commercial in its landuse. While the project’s core is simple and widely done in other parts of the world, its the first of its kind in india.

This 8.30m by 4.40m layout of the structure is divided into two portions accessible from either ends. The store room is 1/3rds of MS I Section (ISJB 150) the structure and opens on to an existing vegetable garden as it will be used to store agricultural tools and produce. The informal meeting area located behind this is a semi-open space with partial walls and a full roof which can accommodate MS I Section (ISJB 150) 6-8 people. 06 Addressing Informality: An insert in urur olcott Professional-Workshop| Illustrations, Prototyping, Design Strategies Project: Addressing Informality Year: 2013, Proposed Team: 5 member Team in collaboaration with MOAD Project Type: Urban Intervention for Change Orur Olcott Kuppam is a urban fishing slum located along Elliots beach in Besant Nagar, Chennai.This urban insert is aimed at addressing the main objectives established by the TNSCB (Tamil Nadu Slum Clearance Board) in a way that would be minimal and non intrusive for the slum dwellers. The proposal seeks to resolve the identified problems through temporary interventions that will make the slum inclusive in nature and help it gradually become a part of its neighborhood. Currently the seetlement is physically locked in and inaccessible. The interventions aims at promoting self initiated change as opposed to prescribed change in the settlements structure.

STEP STEP Parts of this proposal was carried out in phases by designers in the city and activists. The music season in 2014 saw a series of performances and have continued to be an event every music season since then. Every year the intervention is modified and the area has seen tremendous change. The change in level of inclusion is dificult to visibly identify but there is definite change in people attitude towards their neighbourhood.


07 General Disruption: Reimagining Monument Avenue Academic | Design Competiton, illustration, Design Strategy Project: Reimagining Monument Avenue Year: 2018, Conceptual Team: DUE Batch 2020 Project Type: Urban Public Space Design Competition Monument Avenue is a landscape of world historical significance, capturing in its statuary and design the legacy of white supremacy, state violence and anti-black racism. In response we offer this toolkit for its phased transformation. Physical redesign, public programs, and increased accessibility-each commissioned by African-American artists and design practitioners-are proposed across different themes and shapes. The designs below are not conclusive; rather, these interventions suggest values to be represented in the future of the avenue. Below we propose a set of values to guide the redesign of the Monuments, and the streetscape, along the avenue. For all six statues, we propose one main theme: the removal of two fifths of each statue. This will embodythe constitutional compromise

Proposed programming aims to support work by local artists through communal activities in the public space along Monument Avenue that open conversations to new experiences and unpack the untold narrative: • Marches and Protests • Street Performances • Art Exhibits • Educational tours • Concert and Films • Maker Space • Recreational Activities

For the redesign of the public spaces (grassy medians and area around the statues), our guiding principle is to convert these areas into a public park. The park will increase space for pedestrians, cyclists, play, recreation, and public and political gatherings, as forms of public usage that are being denied in the avenue’s current design. We envision a sustainable space design in which material and layout will prioritize the needs of the local community while respecting the global significance of this historic urban landscape.

Integrating to create a brave space; invoking varied emotions to flow between interventions and disrupt systemic white supremacy that has been reinforced by violence and propaganda. Addressing the collective trauma that marginalized populations have suffered over time, and making space for contemplation and collective healing.


STONEWALL JACKSON MONUMENT VALUES: Visibility, Rejection, Remembrance This statue reveals the ways in which white supremacy has long been implemented through the U.S. School system. For example, textbooks and other teaching materials have systemically disenfranchised Black and Brown children, often depicting slavery as a benign institution, portraying Southern secession as a ‘noble cause,’ and glossing over histories of lynching, discrimination, and state terror along the color line. We imagine this statue as a temporary-interactive dumping ground, where Black-identified folks can drop off books that dehumanize and erase their history and identity.

J.E.B. STUART MONUMENT VALUES: Materiality, Growth, Nature Opposing traditional materials ‘anchoring’ imposed narratives across time into collective identities, the J.E.B. Stuart Monument will become a garden in which native plants overgrow the statue, demanding continuous maintenance and ever-changing forms and interpretations.
