From the General Manager, Mark Reid As a member of the Community Associations Institute, I read a lot of information monthly regarding best practices and current issues that affect the lives of over 73 million Americans living in condominiums, homeowners’ associations, and housing co-operatives. Nothing hits the industry and our conscience harder than a life ending event like the Champlain Towers South in Surfside, FL tragedy that occurred on June 24, 2021. It truly shocks the conscience that this can happen in America. It could be years of analysis and litigation before we get a final report on the root cause of the building failure and the actions and inactions that led up to the collapse. But in the meantime, media photographs and reporting points to deferred maintenance, a lack of reserve funding to correct the issues and a very large assessment which no one would ultimately approve. In June, our hearts broke for the loss of these Americans and the seemingly unending grief that the surviving family members and friends are enduring. In the Lakewood Community we have no high-rise condominium buildings. But we do have 6.6 square miles of land, lakes, ponds, and numerous recreational and community facilities. Every year, through our everyday operations and our annual budget planning, we commit to member safety being our highest priority. We also commit to amending, when necessary, the rules and regulations and enforcing such regulations such as the idle speed on our lakes to help prevent injury or loss of life. Deferred Maintenance are words that are no longer used in Lakewood when planning our budgets. We continue to update our Professional Reserve Study on a timely basis, and we continue to

adequately fund the Reserves as well as spend the funds at the appropriate time. The Association also works diligently with our Multi-Family communities and Single-Family Parcels to help assure that their reserves are current as it is all too common knowledge that no one likes a special assessment that is required to catch up on deferred maintenance or because of underfunding. The longer hard decisions are put off the more expensive it becomes and the consequences more severe. The other side of the coin is improvements to the Association. Items like a new pickle ball facility or another synthetic turf play park for our children are amenity improvements that are always an enhancement to the community and well appreciated by members. These are the type of improvements that keep us relevant and support home values.

On Thursday, November 4, 2021, beginning at 7:00 pm at the Lakewood Oaks Country Club Clubhouse, we will hold a Public Meeting to provide transparency on the 2022 Operations Budget and 2022 Improvements Budget for both Lakewood and the Lakewood Oaks Country Club. These will be submitted to the Board of Directors on behalf of Staff, the Finance Committee, and the Golf Committee. The Board will then perform their fiduciary duty in their November 11th meeting and set the budgets and annual assessment for the following year. It is in keeping with everything discussed in this article that makes the Board of Directors job difficult with an overwhelming burden to not only get things right, but to always do the right thing. I truly hope that all in our community support them and take an appropriate moment to thank them for their dutiful service.

Board of Directors’ Meeting Actions taken September 9, 2021

It’s October, it just doesn’t seem possible. By now the air is beginning to feel crisper in the morning but warmer in the afternoons. It is such a challenge to figure out what to wear. I always feel like the air smells different, we have more morning dew and those big ole garden spiders that make those giant webs you walk into in the yard....eek, and thousands of leaves start falling from the trees. This is a beautiful time of the year but for me, it’s a bittersweet time because I know what is coming, winter! I also know it’s budget time and numerous meetings are coming for our board, staff, and committees, FDC (Facilities and Development), and Finance. Both of these committees are comprised of Lakewood residents. Everyone involved will work on a budget that consists of our estimated revenue and expenses, as well as reserve fund contributions. This process starts during the summer when staff and residents are asked to submit their needs and wants. Those are gathered by August 2, 2021, reviewed, discussed, and fine-tuned several times. Both committees are working behind the scenes gathering information, reviewing numbers, and meeting with staff. After everyone has done their due diligence, a meeting is scheduled with staff, committees, and board, to fine-tune more. It culminates on Thursday, November 4 at 7:00 p.m. at the annual public budget meeting. You are able to review and ask questions on the budget prior to the board voting on it, November 11. Last year, 2020, 1 resident attended! Everyone enjoy your pumpkin spice candles, hot chocolates, cozy fires, sweatshirts, and cuddly throws, and enjoy nature’s beauty this month before we get into the onslaught of holiday planning.

Nick Erker Lakewood Artist Exhibit Welcome to another talented Lakewood artist, Nick Erker, who will display his art during the months of September and October in the Argyle Gallery. Nick grew up in a small Kansas town listening to his elders tell stories at large family gatherings. His uncles, aunts, grandparents, etc., were the inspiration for Nick’s narrative art. Early in his creative life, Nick was influenced by American realist artists, Andrew Wyeth, Edward Hopper, and European artists such as Eugene Delacroix and Sir Anthony van Dyke. He was inspired by their ability to compose works that transpose the viewer into the story and has developed that vision into his own art with watercolor on wood panels.

educating others in art and design and currently teaches art at Fort Osage High School. Nick and his wife J’Nan have lived in three different homes in Lakewood over the past 10 years. They enjoy the lake and living close to J’Nan’s family. Nick gives loving credit to his wife and family for encouraging him to share his art in solo exhibits and group art shows. Nick’s art depicts the stories of his childhood through vivid images of family members’ expressions and mannerisms as he remembers them. His subjects are larger than life. Please come up to the Argyle, enjoy a drink or dinner with your neighbors, and take the time to enjoy the stories that Nick Erker wants you to remember with him through his works of art.

The Lakewood Sail & Paddle Club is celebrating its 20th year of providing “On The Water” access for Lakewood residents. Lakewood Yoga

Yoga will meet live in the Augusta Room in the Lakewood Clubhouse. Please bring your own mat and props. You will be asked to sign a waiver on the first visit. Consult your health care provider for approval before starting a new activity such as yoga and follow any restrictions recommended. All levels of experience including beginners are welcome. Monday 5:30 - 6:30 p.m. medium level class Wednesday 5:30-6:30 p.m. all levels Saturday 9:00 -10:15 a.m. active level class While the weather is nice, Saturdays will meet at the East Lake Pool shelter since we are experiencing this COVID peak. Once it gets cooler, probably mid to late October, we will resume meeting in the Augusta room. Please do not attend if not immunized for COVID. Masks required while Jackson County mandate in place.

Lakewood Bass Fishing Club Lakewood Bass Fishing Club upcoming tournament dates and times: September 18: 7:00 a.m. – 1:00 p.m. October 23: 7:00 a.m. – 1:00 p.m. November 26: 7:00 a.m. – 1:00 p.m. December 11: 8:00 a.m. – 2:00 p.m. All tournaments will be $50/boat and will launch from West Lake Marina.
