Boat Slip Lease Agreements are Due January 1, 2021

Boat Slip Lease Agreements were mailed out mid-November. They are due and payable by January 1, 2021, with a grace period until January 15, 2021. Payment made between January 16 – 31, 2021, will be assessed a late fee. After January 31, the Boat Slip Lease Agreement is null and void. Policy effective 12/31/06 – All boat slips are to be occupied by a boat that is titled to the Primary Lessee or Co-Lessee, by the proper state agency or division. All Lessees must be named as an insured on the insurance policy for the boat docked in a boat slip. 2021 boat stickers will only be mailed to those Lessees who have boat title and proof of insurance on file in the LPOA office. *Effective 7/13/18, no new co-lease agreement or inheriting slips will be allowed. See LPOA Policy 5 for Grandfather Clause prior to this date.

From the Boardroom Kathleen Heydon, Board President Lakewood made it through 2020! It was not easy and came with frustrations, anger, disappointments and changes. In many cases, we had to step out of our comfort zones into unknown areas. It was all handled in an atmosphere of class. The Board of Directors would like to express thanks to our staff and Mark Reid for getting us through this “one of a kind” year. It was not stress-free, but they accepted all the challenges along the way, kept us moving forward and were always open to the many adjustments required. None of us know what 2021 will bring but I do know this, In A World Where You Can Be Anything... Be Kind! The Board of Directors sincerely wishes you and your family good health, love, prosperity and success for 2021. Merry Christmas and Happy New Year.

2020 Lake Water Irrigation Fees Residents who irrigate from the lake should have received their bill in October for lake water irrigation fees in the amount of $196. The fee is not for use of the lake water, but rather for access to the lake water. Access means you have an irrigation pump and intake lines installed. If you have one or both of these items, you are considered to have access to lake water and must pay the lake water irrigation fee. If you choose to not pay the lake water irrigation fee for 2020, you will need to remove the pump and intake lines before December 31, 2020, and notify the LPOA office that you’ve done so by calling 816.373.4326.

Notice of Pending Amendment to LPOA Rules and Regulations - Signage In accordance with the LPOA By-laws, notice is hereby given to the LPOA members of pending amendment to LPOA Rules and Regulations. The following language was introduced for consideration and accepted at the 11/12/2020 Board of Directors meeting. At their meeting on 12/10/2020, the Board will again consider this language and voted on adoption. You can view the Pending Amendments by visiting www.lpoa.com.

Watch Out for Porch Pirates!

During the holidays, and since COVID-19 hit, online shopping is at its peak. Your LPOA would like to remind residents to prevent becoming a victim of package thief crimes committed by “Porch Pirates.” Porch Pirates are people who drive residential streets and steal delivered packages from a porch or front door area. Here are some ways to prevent Porch Pirates from stealing your holiday gifts. • Have your packages delivered to a secure location (FedEx office, Amazon pick up location, etc.) or to your work/office, if okay with your employer. • Schedule delivery for weekends or after hours when you are more likely to be home. • Ask a neighbor to pick up your delivery from your porch. • Send packages to family/friends who are home during the day. • Install a doorbell camera. Finally, report thefts to the Lee’s Summit Police Department, 816.969.7390.

Did You Know? Snow Removal Policy Snow removal in Lakewood starts as soon as snow accumulation reach two inches. The goal of the maintenance crew is to have all streets plowed and treated by 6:00 a.m. for the residents’ morning commute to work and school. Storms are unpredictable and come with many variables, therefore, please keep in mind that each storm and its circumstances dictate the policy of snow removal. The LPOA is responsible for snow removal on all streets within Lakewood with the exception of: Lakewood Boulevard, Lake Drive, Gregory Drive, Channel Drive, Dick Howser Drive, Fairway Homes, Drive Northgate Crossing and Beechwood. Those streets are the responsibility of the City of Lee’s Summit. Here are some tips that will ensure each street gets treated properly. • If there are any vehicles that can be parked in the driveway, please do so. If a street is crowded with vehicles, it cannot be plowed or treated property. Piles of snow are left up and down the street when maintenance vehicles have to dodge parked cars, making it impossible to clean the road all the way to the curb. • Removing trash cans and basketball goals from the curb during snow plowing season can help prevent delays and improve the snow control process. • When using snow blowers or shoveling snow from your driveway, please try to direct output to the yard and not into the street. Nothing is more frustrating for your neighbors than having a freshly cleaned street filled with snow from several driveways. • If possible, clear snow from around fire hydrants so they can be easily located during emergencies. • Do not make snow tunnels on or near the street and driveways. Snow plows and other drivers may not see these and could accidently injure someone playing inside of them. • Please be patient. If you feel the job was not done properly, you are welcome to contact the administrative office. We will happily assist you, but keep in mind that staff ’s first priority after a snow storm it to open up the roadways. We then return to each area for more detailed clean up. Lakewood is comprised of more than 2,000 acres, and our crew works as quickly and safely as possible to ensure that everyone makes it in and out.

Nancy Sykes Retiring

After 14 years of service to the LPOA, first as Receptionist and currently as Staff Assistant, Nancy Sykes will walk out the door of the Clubhouse on December 31 into retirement. What that means to her is enjoying her counted cross stitch, jigsaw puzzles and working in her yard. Nancy also will have more time for her three sons, eight grandchildren, and two great-grandchildren. She is looking forward to this. Some of her best memories at LPOA are working with the office staff. They have become good friends, and this will be an adjustment not seeing them every day. We wish Nancy the best and thank her for being an important part of the LPOA.

2021 MAXIMUM ANNUAL ASSESSMENT In accordance with the stipulations set out in documents governing the LPOA, the Board of Directors each year must approve a “Maximum Annual Assessment”, prior to approving the “Actual Annual Assessment”. Following those guidelines, at their November 12, 2020 meeting, the Board voted to set the Maximum Annual Assessment for 2021 at $1,766.83 annually ($147.24 per month), for a basic single family home and 80% of that amount or $1,413.47 annually ($117.79 per month) for multi-family units.

Lakewood Clubs Lakewood Sail & Paddle Club

Lakewood Tennis

During the COVID-19 pandemic, the club is reducing the membership fee to $50 a family (instead of $75) and $30 for single membership (instead of $50) to help offset any additional costs required for personal protection gear.

We will be observing social distancing prior to and during actual play. Please wear a mask prior to getting onto the court.

Have fun sailing, kayaking and stand-up paddle boarding on Lakewood lakes! The COVID-19 pandemic crisis is impacting the daily lives of all of us. The Lakewood Sail & Paddle Club’s priority remains the health and wellbeing of our community. If we all adhere to the CDC, Federal, State and local guidelines, together we will get through this.

The club is recommending as an added level of protection against the virus – use of gloves while paddling; use your own paddle; practice social distancing of 6’ while using equipment; wipe down paddles before and after use; and if you are sick or at high risk, please stay home. The Lakewood Stitchers Club meets the second Thursday of each month in a residential home, from 1:00 - 4:00 p.m. Feel free to bring your knitting, crocheting, needlework, or other portable craft. Join us for some adult recreational tennis. We call our program, “Drop In Tennis”. All you have to do is show up. There are no registration or fee requirements. We meet at the Lakewood Aquatics Center tennis courts on Lake Drive, from 6:00 p.m. till…. We will have pickup matches, drills and instruction (if requested). This is an opportunity to get out and enjoy a safe recreational activity.

NOVEMBER Maintenance Update John Thomas, Maintenance Manager Winter has sent us a sign of what’s to come. Snow in October is actually a good thing. The old farmer’s almanac calls snow “the poor man’s fertilizer”. Did you know that nitrogen attaches to snowflakes as it falls through the atmosphere?
