As 2023 comes to a close this month we have a lot of big things to reflect on. The Association’s 50th anniversary gave us a look back at where the HOA began, what goals and vision for the future were set for the resident body, and gave us a better idea of the amount of change and growth Lakewood has undergone in those 50 years. The Communications Plan was initiated to bolster our staff-resident communication pathways, and our budget for 2024 has been finalized and can be viewed in this month’s newsletter. We are looking forward to closing out this challenging year with the offices, lobby and balance of 1st floor, open, organized and impressive for our members and their guests. It’s been a long project, but the final results are well worth the wait. Let’s all generate lots of positive energy into our Lakewood universe this holiday season and see what a wonderful difference it makes.

LAKEWOOD GARDEN CLUB

CELEBRATING NATURE AT ITS BEST Article written by Barb Burns in collaboration with LGC

Fall brought fun ghosts, pumpkins, and turkeys to Lakewood. And as Christmas approaches, we are enjoying holiday lights, wreaths, bows, and trees. We decorate the walls of our homes and businesses with lovely paintings and photographs, and our favorite knick-knacks adorn our tables and shelves.

Art turns ordinary places into extraordinary points of focus. Why bother? Because art draws us in, connects us to family, nature, and favorite memories. Art turns ordinary places into extraordinary points of focus. We all enjoy the WOW! that artwork brings us. Lakewood is, by all measures, a lovely community. Golfers and non-golfers alike savor the undulating grassy berms of our beautiful golf course. Our lakes reflect the colors of the sky and provide a peaceful escape from the craziness of the world. Neighbors take

pride in maintaining and landscaping their properties. In 2008, Lakewood Garden Club members decided to help bring Lakewood an extra pop of “WOW!” And with LPOA support, the Lakewood Garden Club Beautification Committee was formed. Their goal was to bring outdoor art to Lakewood. For over fifteen years, these garden club volunteers have annually organized successful fundraisers, selected and worked with nationally-recognized artists, and worked cooperatively with LPOA staff to plant and maintain landscaping to frame each sculpture. Fast forward to today. Members and visitors alike are taken by the striking wind sculptures and life-size bronze creations located in the median on Lakewood Blvd and near the marinas. Each installation enhances Lakewood’s overall design plan to appreciate nature at its best. Few people, however, stop to think about the time, work, expense, and volunteer commitment it took to make Lakewood’s community art a reality. Our


outdoor art collection and enhanced landscaping and lighting have been an exemplary example of community engagement, cooperation, and support. Thanks to all who organized and supported LGC fundraising events, including the annual pontoon tours, Black Dress & Bling galas, and the Snazzy Jazzy party. And a big thumbs up to club members who continue to maintain the landscaping around the art installations. A special thanks to Mark Reid and his engineering and maintenance staff for sharing their time and expertise. The art collection did not happen overnight. Following is a timeline of the seven installations: 2002 ~ San Antonio artist Bob Guerlich created the bronze sculpture of two Great Blue Herons, called, Dawn Sentinels, which sits proudly near the East Lake marina. His work can be seen at the KC Zoo, Notre Dame University campus, and Mayo Clinic Foundation in Rochester, MN. Our original artwork cost $16,000, plus landscaping by LPOA. By 2008, the installation was valued at $31,000. 2010 ~ Touching Earth, a large bronze female eagle, also sculpted by Bob Guerlich, takes flight from the West Lake Marina. Standing 6’8” with a wing span of 8 feet and weighing 575 lbs, Touching Earth cost $25,000. It is now valued at over $50,000.

2013 ~ Helix Sail, Double Spinner, and Twisted Oval are original wind sculptures designed for Lakewood by artist Lyman Whitaker. These eye-catchers are located at the West Lake Rock. Garden Club gifted Lakewood with this $13,800 kinetic art installation. 2014 ~ Two additional wind sculptures extended the wind forest on the Rock when Double Dancer was installed. Garden Club paid for and continues to maintain the landscaping, designed by Rose Hill Nursery in 2016. 2019 ~ Located in the median on Lakewood Blvd and Fairway Homes, Majestic Encounter, a 7-foot, 10-point buck, again by artist Bob Guerlich, welcomes residents and visitors to Lakewood. Garden Club’s fundraising events gifted the $25,000 exquisite sculpture to Lakewood. In 2020, Natural Serenity—a 6-ft doe and 5-ft yearling—joined Majestic Encounter. This installation was funded by generous donations from club members and residents of Lakewood, and LPOA provided lighting and the donor plaque. As always, ‘better together.’ Stay tuned as this energetic club continues to learn about and implement ways to enhance and preserve Lakewood’s environment, sustainability, and natural beauty.

Lakewood Property Owners Association 2024 Budget From David Stackelhouse, Finance Committee The budget process for Lakewood begins midsummer with the issuance of a timetable for all major planning activities necessary to get both the 2024 Operating Budget and 2024 Lakewood Improvement Program (LIP). The process requires that both Plans be worked on simultaneously, with the 2024 Operating Budget surplus providing revenue for the LIP activity 2024. Both committees meet as needed in the fall and then on Monday October 16th both committees met to approve a joint Budget first and then to present the 2024 Operating Budget and 2024 Lakewood Improvement Program. At the conclusion of the October 16th meeting, the Lakewood Board of Directors was invited in to review the two Budgets, ask questions, and provide guidance. Following the meeting of October 16th, necessary changes and updates were made if any, and the Budget material was presented in a Lakewood public meeting held on November 2nd at the Oaks Clubhouse at 7:00 PM. The guiding principle of the planning work done this year was like that of last year, to protect Lakewood both present and future. Over the past several years Lakewood has made many improvements greatly enhancing our amenities both on the water and off, and

in the process incurred bank debt written for a five-year period, has a yearend 2023 balance of $1.86 million. The bank note has a very favorable interest rate of 3.65% but is due on May 1, 2025. The Budget calls for paying an addition $500 thousand over the normal amortization payment of $332 thousand, leaving the note balance at the end of 2024 of about $1.0 million. If Lakewood needs to renew any portion of this note, the interest rate will almost assuredly be 7 to 8 percent or higher. To meet the additional principal payment of $500 thousand in 2024, all spending has been reviewed and improvements have been deferred that do not affect safety and normal amenities. Starting in 2015, Lakewood began the process of setting a certain amount of Reserve money to protect, maintain and if needed, replace amenities and key structures. The 2024 Budget maintains the appropriate required reserves. The 2024 Operating Budget as approved by the Board on November 9th has dues increase of 3.7%, or an increase of $6.64 per month. This increase will allow Lakewood to maintain the operations of Lakewood as expected and continue the process of paying additional debt principal.

Pilates has returned to the Augusta Room for meetings. Tuesdays 5:30 - 6:30 p.m. Barre Pilates/mat Pilates Wednesdays 8:00 - 9:00 a.m. Barre Pilates/mat Pilates Barre class size and space is limited because we use chairs for stability which take up a lot of room so check with Cathy prior to attending to confirm availability. While Barre requires reservations, spots are often open but please first check by calling or texting 816-305-0632 or email lakewoodpilatesclub3@gmail.com. Friday PIYO does not use chairs and is walk in. For all classes multiple modifications are cued so everybody from beginners to advanced benefit. Signed waivers are required prior to attending first session.
