We have all turned the page on a difficult year. The Association begins 2021 with a great outlook for a productive and fun new year. Without a doubt, there will be some of the same challenges that we have already adapted to in store for the first two quarters of the year. Yet, we have fantastic tail winds that will project us past these challenges and return us to normalcy or better. It is our continuing mission to be the best we can be as an Association. Our 2021 budgets allow for us to continue to improve the community and our services to the community throughout the year. As we turn the final corner on the pandemic with all of our Midwest resolve and the excellence of the Operation Warp Speed program, we will accelerate our approved improvement programs in conjunction with our contractors and suppliers. It was incredibly difficult to operate in this manner during 2020 so some of the projects and procurements planned for 2020 have rolled over to 2021. The silver lining in 2020 was that many Lakewood residents, due to government guidelines and restrictions, remained local to Lakewood throughout the year. What better place, during a pandemic, is there to “work at home” or have a “staycation” than your community of Lakewood. This resulted in record usage of the amenities including the lakes, pools, boat rentals and golf. This will result in better than expected financial results for 2020, which makes our community stronger. Though we may still face some restrictions and guidelines for the first half of the year, we know how to make the best of it. We will continue to work as a successful Community Association, along with a great Board of Directors and our fabulous Lakewood Committees, to adapt and excel as we get better and stronger and emerge in the second half of 2021 with a new found joy and respect for our fundamental liberties and an enhanced quality of life. On behalf of all of the Staff at Lakewood Property Owners Association and the Lakewood Oaks Country Club, we wish you all a joyous and prosperous new year.

Many residents volunteered their time, money and ideas. They made Lakewood “the” place to live in 2020. You should be proud of how you cared for each other and worked through the many challenges. I look at 2021 and think, we have 365 new days with 365 new chances to make the year marvelous. Winter might be hard during the pandemic. But if we get creative, take care of ourselves, each other and stay connected, we will survive till the spring weather is upon us. As President of this Association, I would like to thank each and every one of you for caring, doing, making a difference and keeping us all connected.

Ice...A Slippery Subject The LPOA’s policy regarding ice safety states that, “The LPOA is not responsible for any accidents causing injury, death or property damage due to ice skating, ice boating, persons chopping holes in the ice surface, ice fishing or any other activity on or around the ice. Such activities are undertaken at your own risk.”

Boat Slip Lease Agreements

Boat Slip Lease Agreements were mailed out midNovember, due and payable January 1, 2021, with a grace period until January 15, 2021. Payment made between January 16 – 31, 2021, will be assessed a late fee. After January 31, the Boat Slip Lease Agreement is null and void. Policy effective 12/31/06 – All boat slips are to be occupied by a boat that is titled to the Primary Lessee or Co-Lessee, by the proper state agency or division. All Lessees must be named as an insured on the insurance policy for the boat docked in a boat slip. 2021 boat stickers will only be mailed to those Lessees who have boat title and proof of insurance on file in the LPOA office. *Effective 7/13/18, no new co-lease agreement or inheriting slips will be allowed. See LPOA Policy 5 for Grandfather Clause prior to this date.

Lakewood ID Renewal Information All residents that are 6-20 years of age need to renew their Lakewood picture ID cards because those ID cards had an expiration date of December 31, 2020. Please note that renewal cards are $5 each and require the owner or co-owner of the property to fill out an updated Resident Information Form on site at the LPOA Administrative Office. Owners and co-owners DO NOT have to renew their cards. All owner-occupants, any occupant 21 and older living in a resident they don’t own, will need to prove residency by showing that the address on their driver’s license matches the property address of the Lakewood property and renew their Lakewood ID. Renewals for ID cards take place the LPOA Administrative Office. Hours are Monday – Friday, 8:30 – a.m. – 5:00 p.m.

Did You Know? 2020 LPOA Lake Use Committee Activity Report The year 2020 has been an active one for the Lake Use Committee. Through the funding provided by the Lakewood Improvement Program and the dedicated effort by committee members, long lasting improvements have been made to our aquatic environment. This past summer 60 new artificial fish structures were installed in the East and West Lakes to provide habitat for our aquatic creatures. A recent stocking of 600 hybrid striped bass was performed and this fall an additional 2000 walleye were stocked. The fall stocking saw outstanding member assistance where some of our up and coming young anglers helped to release the fish. A fun time was had by all! Through the combined contributions of Lakewood’s Lake Use Committee and the Association’s resources, our lakes are all set up to see an outstanding 2021 fishing season, so get out there and experience the fun!

Attention Graduating High School Seniors! Scholarship Opportunity This year the Lakewood Garden Club is proud to offer two $500

scholarships to graduating high

seniors with an expressed interest in the life and environmental sciences. These scholarships are open to all students living in Lee’s Summit, including Lakewood students

attending Blue Springs High School or any other private institution.

Interested students can pick up an application from their respective

high schools or from the front desk at the LPOA Administration Office. Applications must be completed

Returning Lakewood Artists Exhibit Two of our talented Lakewood artists will be exhibiting their recent works during the months of January and February. Both have exhibited in the Argyle Room gallery before, and both continue to evolve and progress with each exhibit.

Jennylynne Gragg Jennylynne Gragg has adapted her painting practices to deal with the pandemic. Her favorite way of painting en plein air is essentially a way of social-distancing outside in all times. However, this year’s cancellation of exhibits and plein air events, has kept the artists from the camaraderie of painting in the same locations at the same time. This summer, Jennylynne and her husband, Michael, purchased a travel trailer so they could still visit the places where events had been cancelled.

“The campgrounds were still open, so we just booked a campsite and painted in the scheduled places anyway.�

Trips this fall have included painting locations such in Augusta and Bennett Springs, Missouri, as well as Kansas and Oklahoma prairies. Jennylynne has added acrylics to her medium, which is less toxic and dries more quickly, helping her to plan her paintings ahead. She is currently focusing on portraits of people and animals, but a future goal is to paint a landscape in every county in Missouri. Welcome our returning artists and see how their creativity has evolved and adjusted to the challenges of the past year. Thomasine Weber Thomasine Weber is a professional photographer who specializes in contemporary black and white portraits. Many of her works capture clients in intimate poses, highlighting tenderness and spontaneity. Her art has evolved through the years, coming into the digital age, eventually moving away from color to black and white for a more defined, crisp image.

"My love of black and white has always been about the depth and emotion it provokes." Thomasine’s photography journey began in middle school and continued through undergrad not realizing that this would turn into her career. Her first 35mm camera belonged to her boyfriend, Bob, who later became her husband. After their son, Zach, was born in 1990, Thomasine enrolled in community college to pursue her love of photography. There, the head of the Fine Arts Department encouraged her to start her own business. The demand in the early 90’s was still color, and Thomasine adapted her work with outdoor settings, rather than conventional background studio settings. With her love of black and white and people, and outdoor photography being so seasonal, she earned a degree in radiography and worked in mammography, trauma and orthopedics. After leaving the medical field, she opened Thomasine Weber Photography. Thomasine and her husband, Bob, have lived in Lakewood for 12 years. Their son, Zach, and his wife, Whitney, have given them three “awesome” grandsons. Thomasine has sponsored the Lakewood Swim Team and other community activities.

2021 MAXIMUM ANNUAL ASSESSMENT In accordance with the stipulations set out in documents governing the LPOA, the Board of Directors each year must approve a “Maximum Annual Assessment”, prior to approving the “Actual Annual Assessment”. Following those guidelines, at their November 12, 2020 meeting, the Board voted to set the Maximum Annual Assessment for 2021 at $1,766.83 annually ($147.24 per month), for a basic single family home and 80% of that amount or $1,413.47 annually ($117.79 per month) for multi-family units.

Lakewood Clubs Lakewood Sail & Paddle Club

Have fun sailing, kayaking and stand-up paddle boarding on Lakewood lakes! The COVID-19 pandemic crisis is impacting the daily lives of all of us. The Lakewood Sail & Paddle Club’s priority remains the health and wellbeing of our community. If we all adhere to the CDC, Federal, State and local guidelines, together we will get through this. During the COVID-19 pandemic, the club is reducing the membership fee to $50 a family (instead of $75) and $30 for single membership (instead of $50) to help offset any additional costs required for personal protection gear. The club is recommending as an added level of protection against the virus – use of gloves while paddling; use your own paddle; practice social distancing of 6’ while using equipment; wipe down paddles before and after use; and if you are sick or at high risk, please stay home.
