From the General Manager, Mark Reid A very happy New Year to you, Lakewood! As we start off 2024, we all have an opportunity to start fresh, and we are certainly doing just that in our repaired and renovated offices and clubhouse spaces. It has been a long and at times challenging journey—and LPOA & LHC Staff have had to work flexibly and efficiently during all the times we moved spaces. We are all looking forward to finally settling in our offices and reopening the clubhouse facilities including the lobby. The water damage from the burst fire suppression lines back on Christmas Eve of 2022 ended up giving us an opportunity to modernize and bring a new level of sophistication to the building—and the cost of said repairs and renovations directly translates into an investment to both the LHC and LPOA. We look forward to serving the Lakewood community another year!

Board of Directors’ Meeting Actions taken December 14, 2023

Happy New Year! Welcoming the new year is a time for reflection and anticipation. As I look forward to the new year, I would like to share some thoughts on creating a strategic vision for both the LPOA and LHC. This is a topic that was under discussion last year by the board and one of the first steps was the implementation of a “communications plan”. Communication is the foundational step in creating a vision because if fosters a shared understanding, aligns diverse perspectives, and ensures all stakeholders are informed and engaged, laying the groundwork for a cohesive and collectively embraced vision. A strategic vision serves as a roadmap for the future and offers many benefits. Creating a vision involves careful consideration of several key factors. First, understanding the community’s values and priorities is crucial. Conducting surveys or meetings to gather residents’ input helps in shaping a vision that resonates with the majority. Additionally, considering long-term goals and aspirations ensures the vision if forwardthinking and sustainable. Incorporating flexibility is important to accommodate changing circumstances and evolving community needs. Collaboration with residents, board members, staff and professionals can provide diverse perspectives, enriching the vision-making process. Furthermore, aligning the vision with legal and regulatory requirements ensures a realistic and feasible roadmap. Regular reviews and updates are essential to keeping the vision relevant and responsive to evolving community dynamics. A well-crafted vision should inspire unity, reflect the community’s identity, and guide the LPOA/LHC towards a vibrant and harmonious future. Ultimately, the vision should support the LPOA Mission Statement – “The goal of the Lakewood Property Owners Association is to maintain and enhance the property values of its members and promote the development of a desirable residential community through projects, programs and services.” Now, let’s take the next step together, creating a strategic vision that guides us into the future, providing a roadmap for informed decisions and collective actions that propel our community towards growth, resilience, and lasting prosperity.

Home Watch

2024 Actual Annual Assessment

The Lee’s Summit Police Department offers a House Watch to be used when you are out of town. If you wish to be added to their House Watch List, please contact LSPD at 816-969-1700. Don’t forget to contact the LPOA Office at 816-373-4326 so they can notify Community Services to keep an extra eye on your property as well.

In accordance with the stipulations set out in documents governing the LPOA, the Board must set the “Actual Annual Assessment” after they have set the “Maximum Annual Assessment”. At their regular meeting on November 9, 2023 the LPOA Board of Directors voted to set the “Actual Annual Assessment” for 2024 at $2,237.72 annually ($186.06 per month) for single family homes and 80% of that amount or $1786.16 annually ($148.85 per month) for multi-family homes.

ARB/ARC Information

2024 Base Dues $186.06/per month

ARB/ARC deadlines are the 1st and 3rd Monday of every month. The meetings are the 2nd and 4th Tuesday at 6:00 pm. All meetings will take place at the Community Service Office, 735 NE Lakewood Blvd.

Lakewood ID Renewal All residents that are 6-20 years of age need to renew their Lakewood Picture ID cards—as those cards have expired as of December 31, 2023. Please note that renewal cards are $5 each, and require the owner or co-owner of the property to fill out an updated Resident Information Form on site at the LPOA Main Office between the hours of 8:30 a.m. and 5:00 p.m., Monday thru Friday. Owners and Co-Owners DO NOT have to renew their cards. All owner-occupants, any occupant 21 and older living in a residence they do not own, will need to provide proof of residency by showing the address on their driver’s license that matches the property address of the Lakewood property and renew their Lakewood ID.

We are no longer attaching boat stickers to boat slip lease agreements. Boat Stickers must be picked up and signed for at the time of purchase. Boat Stickers must be purchased and on boat by May 1, 2024. At time of purchase or after, you may opt to have Community Services place your boat stickers on for you for a $25 fee. Please bring your signed boat slip lease agreement with your payment in by January 15, 2024 to avoid the late fee!

Pilates Club

Pilates has returned to the Augusta Room for meetings. Tuesdays 5:30 - 6:30 p.m. Barre Pilates/mat Pilates Wednesdays 8:00 - 9:00 a.m. Barre Pilates/mat Pilates Barre class size and space is limited because we use chairs for stability which take up a lot of room so check with Cathy prior to attending to confirm availability. While Barre requires reservations, spots are often open but please first check by calling or texting 816-305-0632 or email lakewoodpilatesclub3@gmail.com. Friday PIYO does not use chairs and is walk in. For all classes multiple modifications are cued so everybody from beginners to advanced benefit. Signed waivers are required prior to attending first session.

Stitchers Club

The Lakewood Stitchers Club meets the second Thursday of each month in a residential home, from 1:00 - 4:00 p.m. Feel free to bring your knitting, crocheting, needlework, or other portable craft. Join us in a neighborly chat, while seeing all the creative ideas. If you would like to learn to knit, crochet, or learn any other needleart, we are happy to provide personal instruction as well. Tennis Club

The Lakewood Tennis Club has concluded this year’s activities. See you in the spring. Occasionally, we will play on Thursday evenings at the main courts weather permitting. (50 degrees or warmer).
