There are so many things to be proud about when it comes to the Lakewood Community. The true beauty of the community is reflected almost every day in posts on social media. Our new $925,000 Clubhouse renovation is amazing and something to be proud of when visiting or bringing guest to the Clubhouse. The amount of social activities sponsored by various clubs and committees is something to be very proud about. Socializing, recreation and hospitality are core to our mission.

These days, I am particularly proud of our website and communications enhancements. I have looked at many H.O.A’s websites around the country, both large scale and small scale Associations, and I cannot find any Association that has a more informative and transparent website than the Lakewood Property Owners Association. We don’t just give you this year’s information, we archive many years of information on the site for your review. We give you lots of historical information so, whether a long term owner or just moved in, you can know where Lakewood has been as well as know where we are heading. It’s a large annual effort to keep this site current and constantly improving and it is not without costs. But these days, through so many outlets for communication, it is important the we continue to build our reliable information system within the website framework so our members can have a verified and trusted and source for information about the Association and the Lakewood Community.

Spring has sprung! Our community is beautiful this time of year as things start to green up and trees and flowers start to bud. The longer days allow for more time outside to enjoy all that Lakewood has to offer. Just as Spring symbolizes a time of renewal and change, it’s also election season when three new board members will be voted in. Voting will open on April 2nd and close on April 8. I encourage you to vote. Voting is crucial as it empowers you to shape the future of our community and ensure that your voice is represented in the decision-making process.

April is also National Volunteer Month! Volunteers play a pivotal role in shaping our community. In addition to the nine-member board of directors (volunteers), we have ten committees (volunteers); twenty parcel chairs/committees (volunteers) and eleven social clubs (run by volunteers). The benefits of this volunteer base are immeasurable. Our Administrative & Advisory committees bring diverse perspectives, expertise and skills to the table that enrich discussions and assist the board in the decision-making process. Their dedication and passion lead to increased productivity and efficiency in implementing various initiatives, whether it’s organizing events, managing finances, or addressing community concerns. Social clubs in our community offer something for everyone, whether it’s card games, gardening, exercise classes,

lake activities or sports, ensuring there’s always an opportunity for residents to connect and enjoy shared interests. Volunteers foster a sense of camaraderie within the neighborhood, strengthening social bonds and promoting a shared sense of responsibility for the well-being of our community.

I want to acknowledge the exceptional commitment of our community volunteers and express my sincere appreciation for their dedication to enhancing our neighborhood. 5. Describe any training, education and/or experiences that you can bring to the Board.

• Bachelors of Science in Communications with a Minor in Interpersonal Communications.

• Non-profit fund raising and management: For 15 years, I worked with and managed many Boards of Directors at the local, regional and national level. While different in goals and structure, each worked together for the good of the organization driving each one forward to meet their goals. I have a vast knowledge of working with volunteers and understand the balance it takes to drive change while honoring the work of the past.

• I have been a full time licensed Real Estate Agent for the past 4 years. This experience lends me a view of the many different neighborhoods throughout the metro; making my perspective, approach, and outlook different from others in the neighborhood. The knowledge and perspective of a real estate agent is not something we have had on the board in recent years, and I believe this knowledge can help ensure that we are continuing to build a future for Lakewood with a focus on helping and protecting our properties and amenities.

6. What was your motivation for becoming a candidate for the Board of Directors?

I truly love Lakewood. Choosing to move here almost 11 years ago was hands down the best decision my husband Chris and I have made. I have a heart for volunteering and leadership and feel like it is my duty to volunteer where I can, when I can. I would love to serve on the Board to represent the homeowners on critical decisions for the future of our community. I am excited to help build Lakewood’s future.

7. What impression would you like potential homeowners to receive when visiting Lakewood, and what are your suggestions to achieve those goals?

I want all visitors to see Lakewood for the exceptional community that it is. I want potential homeowners to feel the amazing community connections, take in the high-quality amenities, and know that it is a great place for people of all ages to live. To do this, we need to continue to protect our amenities, build upon the progress that has been made towards transparency and communications, and continue to evolve our policies, procedures, and practices.

8. What do you hope to accomplish over your 3 year term?

I would like to see a Strategic Plan implemented. President Stalnaker started this work in 2023, and I would like to see the BOD build upon that work ensuring there is a plan and a vision for both the LPOA and the LHC for 3, 5 and 1 O+ years from now; ensuring financial stability for both entities.

9. Please tell anything else about yourself that you would like your neighbors to know.

The friendships my family and I have made during our time in Lakewood have truly enriched our lives. We feel extremely lucky to know and to be connected with so many. My hometown is roughly the same size as Lakewood; and, while I always knew I wanted to raise my family in a city larger than Higginsville, I also wanted my son to have the community, safety, and life-long relationships that are a result of growing up in a close-knit community. Lakewood is more than we could have ever imagined, and my family and I feel so incredibly blessed we get to live here. I am invested in this community, and believe serving on the BOD is the best way for me to do my part.

I have attended several board meetings. We’ve participated in several Club events, most associated with golf.

5. Describe any training, education and/or experiences that you can bring to the Board.

I graduated from the University of Nebraska, Omaha with a degree in secondary science education. I attended two Disney Institute training classes, one on customer satisfaction and the other on employee relations. I started my zoo career at the Henry Dooly Zoo part time in 1977, I was promoted to Assistant Zoo Director in 1987. In November of 2003 I accepted the position as CEO/Executive Director of the Kansas City Zoo. The Friends of the Zoo(501C3) contracted with the city of Kansas City on January 1, 2002, to take over management of the zoo. During my 18-year tenure as CEO we doubled the attendance, doubled the operating budget, and doubled the number of full-time employees. We initiated a Visitor Satisfaction Survey in 2006. As a total team effort, we were able to raise our score from 31 % highly satisfied to 74% highly satisfied visitors. The zoo manages the entire operation from animal care to operations including food service, gifts and rides and we balanced the budget every year. Over $100M in capital improvements were made during that same time. I have lobbied for the Zoo in Washington DC, Jefferson City, Jackson and Clay County and at City Hall in Kansas City. I have served on many boards in my career, serving over 15 years on the Visit KC board. I have been active with the Chambers of Commerce; Greater Kansas City, Blue Springs and Lee’s Summit. I’ve also worked closely with the Blue Springs School District on developing a strong zoo/school partnership.

6. What was your motivation for becoming a candidate for the Board of Directors?

Lakewood is an incredible community in which to reside. The number and diversity of activities is outstanding. There is something for everyone. We have loved our first 5 years living here. It is a community in which I’d like to become more involved and assist in ensuring the future of Lakewood carries on the legacy of the first 50 years. I have a true passion for Lakewood and would like to utilize my years of experience to help Lakewood maintain its excellence and prepare and develop for the future.

7. What impression would you like potential homeowners to receive when visiting Lakewood, and what are your suggestions to achieve those goals?

Potential homeowners should experience a feeling of excitement as they enter our community. They will notice the great homes, the manicured lawns and boulevards, people out walking, jogging and biking, kids and families swimming in our pools and playing in the waterpark, golfers enjoying the course, boaters cruising the lakes and anglers trying to make a big catch, kids enjoying the playgrounds and tennis players and pickle ballers enjoying the courts. What a great place to live! Maintaining what we have and looking ahead to what’s needed is paramount. Board members must be active in committee work, supporting a strong staff, and maintaining adherence to the rules and regulations of the policies is important. It’s of utmost importance for creating and balancing annual budgets and making sure HOA’s are judiciously monitored.

8. What do you hope to accomplish over your 3 year term?

I do want to keep the momentum going in this great community. It will be vital to create, approve and follow a detailed strategic plan. We should stive to create a succession plan to make sure we’re training our staff for the future with seamless transitions. I would like to engage the Lakewood residents in a satisfaction survey to identify areas where we need to put more energy. We do need to hold as tight a reign on our HOA’s as possible. The excellent reputation of our community and the value of our homes are great indicators that we are a great place to live. We need to ensure we keep it that way. I would also work to ensure transparency between the board and homeowners.

9. Please tell anything else about yourself that you would like your neighbors to know.

I recently fully retired from the KC Zoo. I have developed a great passion for the Lakewood community. I’d like to utilize my 46 years of experience in the zoo world to continue the great work that has been done in Lakewood since its inception over 50 years ago. Barb and I love to play golf and utilize the walking paths. We’ve seen so many other residents using and enjoying all the other amenities that of Lakewood. Everything we have here is important to the community we all enjoy. As a board member I will work to make sure we support what we have. I will also encourage developing short- and long-range plans, looking for improvements we can make. We always need to be budget conscious and always control HOA increases.

I am currently serving as the President of the LPOA/LHC. I previously served as Secretary. have also been a board liaison to the Facilities & Development, ARB/ARC and Appeals committees. I have served on the board for 3 years.

5. Describe any training, education and/or experiences that you can bring to the Board.

I retired f rom American Century Investments, a local Investment Management Firm, in 2020, after 27 years. I served as the Vice President of Operations for 8 years, managing a department of 50. Being in a corporate environment, I had the opportunity to participate in various training programs over the years— Executive Leadership development, Human Resource training, Diversity training, Conflict resolution, to name a few. I also had responsibility for providing quarterly operational summaries to two Fund Boards.

6. What was your motivation for becoming a candidate for the Board of Directors?

Initially, I was inspired to become a board candidate by my passion to learn more about my community, driving positive change, and contributing to the well-being of Lakewood. I am committed to continuing my service on the board to ensure that the many good things we’ve started this past year are carried through to completion. i.e. the Communication Plan, Ad hoc Security committee, Lake Drive traffic control at Cove Pool, and the proposed Strategic Vision for the future.

7. What impression would you like potential homeowners to receive when visiting Lakewood, and what are your suggestions to achieve those goals?

I would want potential homeowners to sense pride of ownership in Lakewood - a place that is welcoming with a strong sense of community, beautiful surroundings, great amenities, and a great place to live and raise families. I believe that the continued maintenance of our current amenities as well as maintaining our reserve funds will help us achieve that goal.

8. What do you hope to accomplish over your 3 year term?

To maintain and enhance property values; to foster better communication and engagement among residents, board members, and staff; to create a Strategic Vision, which includes resident surveys, and will allow for better decision making to ensure that community development efforts are aligned with the long-term goals of residents.

9. Please tell anything else about yourself that you would like your neighbors to know.

I hope that my current service on the board has met and exceeded the expectations of the community. I am committed to utilizing my experience to foster collaboration, and work towards positive change to ensure a vibrant, thriving place we can all be proud to call home.

I have had the pleasure of experiencing board meetings and finance committee meetings over the last year. I have also met with many past board members to gain perspective and experience. Over the years, I have attended many activities in the neighborhood from 4th of July activities, Concert on the Rock Lakewood BBQ, The Summer Classic member guest golf tournament and the Santa Parade, just to name a few.

5. Describe any training, education and/or experiences that you can bring to the Board.

I was born and raised in Lakewood and it has a very special place in my heart. There is no better place to live and raise a family. My father, Rick Reynolds, was the Head Golf Professional from the early 1980s to the mid 2000s and I got a first hand look into how the golf course and community have evolved. I have seen the politics over the years and have a very unique experience to help our community to navigate through. I received a Bachelor’s Degree in Communications with an emphasis in Psychology from the University of Nebraska - Lincoln. I was a 3-year Men’s Golf team captain and 3 year Student Athlete Advisory Committee member. I am an active member in the LS Chamber of Commerce and currently serve on their Board of Directors. I have been the Governmental Relations Committee Chair and the Legislative Committee Chair over the last few years for the Chamber. I also have been the Chambers Golf Tournament director for the last 4 years. I serve on the Land Clearance for Rediscovery Authority Board for the City of Lee’s Summit. I am a Financial Advisor with Edward Jones Investments. I am no stranger to being on boards and committees and enjoy the leadership that comes with it. However, none are closer to my heart than Lakewood.

6. What was your motivation for becoming a candidate for the Board of Directors?

7. What impression would you like potential homeowners to receive when visiting Lakewood, and what are your suggestions to achieve those goals?

How wonderful it is when you pull into Lakewood and you see the golf course filled with people, you drive over the dam and see boats on the lake, then into the homes and kids are playing in the streets and driveways with the occasional golf cart toot-tooting around, by this time you’ve seen dozens of people out walking with their dogs or getting in a run and you realize Lakewood really has it all. However, we need to keep it that way and find ways to improve the inadequacies that develop over time. We need to emphasize safety in our community, and I believe that has been challenged recently. We need to maintain our great amenities and enhance where needed. We also need to be innovative with our community opportunities which are seemingly endless.

8. What do you hope to accomplish over your 3 year term?

I am going to go into this with a very open mind. I’m not going to list a bunch of hot button topics and tell you we can fix everything. However, I will provide my opinions, use my experience, and help my fellow board members come to reasonable decisions on any topic that comes our way making sure we do what is in the best interest of our community at large.

9. Please tell anything else about yourself that you would like your neighbors to know.

I grew up here, it’s part of my DNA and I feel a responsibility to serve. My spouse Kelsey and our 3 dogs feel so lucky to have moved back here. Kelsey also grew up in Lakewood and we always wanted to move back. We cherish this neighborhood and everything that it has to offer. We want a community that will hold those values close. My goal is to preserve a sense of togetherness among us that I know we all felt, that may have been challenged recently.

I’ve attended more than 25 board meetings to voice my support and advocate for several key initiatives, including the establishment of a Security Committee, ensuring financial equity for all members, reducing dues, strict adherence to purchasing policies, complete financial transparency, and broadcasting of board meetings. It’s alarming to note that we will have paid $3.5 million in rent to the golf course, whereas our New Activities Center was budgeted at $2.3 million and was promised to be completed by June 2018.

5. Describe any training, education and/or experiences that you can bring to the Board.

I’ve actively participated in Board, Budget, Security and Finance meetings, where I’ve meticulously gathered historical financial statements for both the LPOA and LHC. My extensive familiarity with our crucial policies enables me to discern which ones are not being adhered to and pinpoint opportunities for significant cost savings through potential enhancements.

6. What was your motivation for becoming a candidate for the Board of Directors?

It’s imperative that we honor the commitments made over the past decade and take concrete steps to reduce our operating expenses by at least 10%. This approach will alleviate the need for yearly maximum dues hikes. Redirecting funds and savings towards the completion of the promised Activities Center will provide increased home values and all-season health and fitness opportunities. Argyle has to be fixed—“No Excuses”.

7. What impression would you like potential homeowners to receive when visiting Lakewood, and what are your suggestions to achieve those goals?

It’s crucial that prospective homeowners and all members of our community witness the fulfillment of the promises made to them. We all deserve to have our voices heard and to see improved oversight of our financial affairs. We owe it to ourselves and future residents to ensure transparent decision-making and responsible and equitable allocation of resources.

8. What do you hope to accomplish over your 3 year term?

• Keep Promises - Community Center with Fitness and Pickle Ball

• Create permanent security committee to make Lakewood the safest place to live in the Kansas City area

• Broadcast Board Meetings

• Reduce Operating expenses by 10% and fix budgeting process

• Financial Equity- Golf Course should become self-sustaining

• Purchasing Policy Adherence and competitive bidding

Almost four years - we moved into Lakewood from Liberty, MO, in July of 2020.

5. Describe any training, education and/or experiences that you can bring to the Board.

I have 25 years of broad and deep finance experience with 10 years of that being a corporate Chief Financial Officer (CFO) along with Treasurer. My current role is CFO of a roughly $1 billion (annual combined revenue) Not-forProfit (NFP). Previous experience includes CFO of Sporting KC, the professional soccer team, and also 15 years at Sprint in various operational finance roles including several business unit CFOs. This deep finance and treasury experience across Not-forProfit, public and private companies includes growing revenue, managing expenses, debt management and debt issuance, tax filing/issues, navigating complex organization structures, working with attorneys to resolve legal issues, financial reporting and then extensive experience presenting and reporting to Boards and Board committees. Additionally, and for the most part overlapping my operational experience, I have over 10 years effectively serving on Not-for-Profit boards across all areas of board and committee governance including Board Chairman, Finance Committee chair, Audit Committee chair, Governance chair and Treasurer of a Foundation. For example, I currently serve as the Chairman of the Board for the National World War I Museum and Memorial (NWWIMM) located in Kansas City. Other board experience includes a Trustee of the Command & General Staff College Foundation (Ft Leavenworth) and representative on the KCK Chamber of Commerce. Regarding recognition for my effective partnership that advanced organizations financially, I have been awarded the Kansas City Business Journal’s CFO of the Year twice. The first was in 2017 in the “Private Company” category and the second was in 2021 in the “Not-for-Profit” category.

6. What was your motivation for becoming a candidate for the Board of Directors?

I have always had an interest in serving my community as shown by my track record of taking the next step and volunteering to serve on Not-For-Profit boards and foundations. Additionally, because I live in Lakewood, I desire to use my finance and governance skills and experiences for the benefit of my neighbors and the wider Lakewood community and its residents all the while continuing to advance the mission of the Lakewood Property Owners Association (LPOA).

7. What impression would you like potential homeowners to receive when visiting Lakewood, and what are your suggestions to achieve those goals?

The stated Mission of the LPOA is “to maintain and enhance the property values of its members and promote the development of a desirable residential community through projects, programs and services”. I believe that prospective homeowners must believe this Mission is “real” if they are going to invest into a home in our lake and golf course community. Outward examples of how this is manifested should be obvious to a potential homeowner in well-kept, clean lake area and common areas, modern amenities common to a housing community of our size and stature, a reputation of a safe environment for kids and the entire family and a history of home value sustainment and (hopefully) increases. If these happen, then the homeowner will believe that the dues, which are a reality and must be carefully managed, are being spent prudently and cost effectively in that advancement of the mission. My suggestion towards achieving this goal is to always maintain a focus on the mission and ensure all spending of Lakewood resident treasure has alignment to this with the greatest of transparency and clarity as outlined in the LPOA’s policies and procedures. This is not to say that these examples of an impression to a potential homeowner or suggestions are not present now. This is my view of what is necessary to keep attracting new homeowners.

8. What do you hope to accomplish over your 3 year term?

My hope and aspiration would be that over the term, the mission of the LPOA is further advanced and I can be thought of as a person that brought good ideas to the table, contributed to good board governance, earned respect f rom the residents, and departed the board leaving the LPOA and its entities in improved financial shape. Overall, I want to avoid a term where I was thought as just being “present”.

9. Please tell anything else about yourself that you would like your neighbors to know.

I am a United States Marine Corps veteran with four years active duty experience and another seven years in both inactive and drilling reserves experience. Finally, our family really enjoys fishing and you will see me often fishing f rom the shore or fishing all around the lake f rom a Hobie fishing kayak.

Container Gardening: Tips from Two Katies

Katie Shappard and Katie Langdon, both Garden Club Members, will offer some hard-learned tips for planting and maintaining outdoor pots and containers. They will demonstrate the planting of three containers: one each for sun, shade, and succulents. They will provide information on some of their favorite annuals and provide design advice appropriate for plantings in our area. Katie Shappard joined the LGC 23 years ago. With help from fellow members, she has designed, planted and maintained the beautiful flower pots at the Lakewood pools for the past 11 years. Katie Langdon is a newer member of the Lakewood Garden Club and is the 2023-2024 Club Secretary. She is a lifelong gardener and a Master Gardener of Greater Kansas City.
