Independence Day is a wonderful time to take pride in our Country. It’s also a great time to look around and take pride in all the events and activities that are coming up this month as well as the next several month. After all, some of the perks of association living are getting an invite to exclusive events and forming deep relationships with your neighbors. Independence Day is a great time to do just that. When you read this issue of the Ripples, I hope you notice how much work has been put into creating some very fun and exclusive events for the Lakewood Community including the 4th, Nine and Wine, and into August with Concert on the Rock and our 70’s themed Birthday Party. I take pride in knowing that very talented and caring Lakewood volunteers on the Activities Committee and the special 50th Anniversary Committee have created something very special this year. I also want to give a shout out to LPOA’s Cariann Dureka who has done a fantastic job of researching Lakewood’s history and creating the unique graphics for these events and associated merchandise. Enjoy summer and be proud of your beautiful community.

The Argyle is thriving this summer and May and June have been fantastic months. We have listened. We have planned. We are now a more streamlined operation that is offering some wonderful Lakewood favorites at fair prices. You will love Chef Eber and Esmerelda’s creations. If you seek the best area chicken wings, delicious summer salads, the best gourmet pizza in Lees Summit or other culinary delights, look no further than the Argyle at the Lakewood Oaks Country Club. The St. Andrews Pub is thriving and many people are stopping in for lunch to enjoy the daily specials. Even with the Clubhouse still in repair mode and our offices still temporarily located in the west end of the banquet room, our banquet business has been restyled and continues to improve.

In regard to the Clubhouse, we have now re-opened the Augusta Room and it is very nice. Pilates and Yoga classes are now enjoying being back in the space that looks brand new. We were also able to move back into our records room and food and beverage dry storage room. The Locker rooms are scheduled to be finished and reopened by the time you read this article.

The main floor is slowly being repaired and remodeled. Our Architect has been busy trying to obtain a building permit from the City of Lee’s Summit. Trying to design building modifications on the fly after an emergency damage event is definitely the hardest way to do a project. We should be able to accelerate our pace of completion once we receive the permit. We are still hoping to be back in our offices by September 15th.

Enjoy summer and be proud of your beautiful community and lets all look forward to next month when Lakewood turns 50 years young.

Hello Summer.

This is my first Ripples article, so I wanted to start off with the LPOA Mission Statement:

As members of this association, we are all stakeholders in achieving this mission.

Last month, Terry White highlighted the amazing “resort like” amenities available to our community. For this article, I would like to focus on some of the benefits that our LPOA provides.

Community Maintenance and Aesthetics – One of the primary benefits of an HOA is the shared responsibility for maintaining the community’s appearance. The association sets and enforces regulations regarding landscaping, property upkeep and architectural standards.

Amenities and Services - The LPOA allows access to lakes, golf, swimming pools, outdoor recreational facilities, walking trails, the Argyle restaurant and St Andrews Pub as well as membership to over ten special interest clubs. This fosters a sense of community and provides opportunities for residents to socialize and engage in recreational activities.

Conflict Resolution and Mediation – The LPOA acts as mediators in resolving disputes. Whether it’s addressing noise complaints, parking issues or property disputes, the association provides a fair and impartial resolution process.

Neighborhood Security - The LPOA manages seven surveillance networks, four gate access systems (marinas

and pools), and nine alarm systems. The association has field staff which patrol our common grounds and amenities.

In summary, Our LPOA provides numerous benefits – professionally managed association, community maintenance and aesthetics, amenities and services, conflict resolution and mediation, and neighborhood patrol. This results in increased property values by making Lakewood a desirable place to live. By working together as a collective, residents can experience an improved quality of life and foster a strong sense of community.

I hope you’ll get out and enjoy the great amenities that Lakewood has to offer and take pride in being a part of our LPOA. The Lakewood Activities Committee has planned some fun-filled activities this month including the July 4th festivities and the Front Nine & Wine later in the month. Detailed festivities are highlighted elsewhere in the Ripples. Have a fun and safe July!

In accordance with LPOA By-laws, notice is hereby given to LPOA membership of amendment to LPOA By-laws. The following language was accepted at the June 8, 2023 Board of Directors meeting, and is effective immediately. Current language is struck through and amended language is underlined.

Fall Ball Field Lottery Blurb

The Fall 2023 Ball Field & Soccer Field Lottery will be held Tuesday, August 8 at 5:30 p.m. It will take place at the Lakewood Oaks Country Club in Banquet Room 3. Reservations will be needed for this meeting and only one representative from each team will be allowed to attend. You can reserve your spot by emailing Ann Bellinghausen at ann@lpoa.com. For those who will be unable to attend, you can contact Ann via phone at 816.541.2426 the day after and they will help find you an available field.

Clubhouse Construction Update

We are pleased to have re-opened the Augusta Room downstairs. Club gatherings such as Yoga and Pilates will now transition back to this room for their usage. If in doubt, contact your Club representative or contact to check where you will be meeting. Additionally, we have regained use of the Dry Goods Storage Room, Maintenance, Records Room, as well as the Ice/ Liquor Room.

Guest Pool punch cards are available at the LPOA office, Aquatic Center Pool, or East Village Gate Office Guard Shack, $15 for a 5 punch card or $30 for a 10 punch card, and punch cards do not expire.

We would like to inform residents of the opportunity to suggest projects/ improvements around Lakewood with the Lakewood Improvement Proposal form. This form can be found at https:// lpoa.com/members/ downloadable-forms, and is labeled as “Improvements Proposal Form 2024”. These can also be picked up at the LPOA office.

ARB/ARC deadlines are the 1st and 3rd Monday of every month. The meetings are the 2nd and 4th Tuesday at 6:00 pm. All meetings will take place at the Community Service Office, 735 NE Lakewood Blvd.

Friday PIYO does not use chairs and is walk in. For all classes multiple modifications are cued so everybody from beginners to advanced benefit. The Lakewood Sail & Paddle Club is celebrating its 21st year of providing “On The Water” access for Lakewood residents. Family – $75/yr includes personal use for your family and your guests with you.

The Lakewood Stitchers Club meets the second Thursday of each month in a residential home, from 1:00 - 4:00 p.m. Feel free to bring your knitting, crocheting, needlework, or other portable craft. Drop in Tennis is an adult program that meets every Thursday evening at the main courts on Lake Drive. The time is 6:00 pm. We will have pickup matches and instruction (if requested). So, dust off that racquet and come on down.

Water aerobics takes place at the Oaks pool, Monday–Saturday. Sessions at 7:15 a.m. and 8:15 a.m. Note: Water aerobics will move to The Aquatic Center (Cove) in mid July. Sessions will still be at 7:15 am and 8:15 am. Please join us.

Yoga will now return to the Augusta Room for meetings. Please bring your own mat and props. You will be asked to sign a waiver on the first visit. Pontoon Rentals Notice

Lakewood’s two pontoon boats are accessible for residents to rent. They are available for 2-hour blocks on the weekdays and 4-hour blocks on the weekends and holidays. All-day rentals are available on the weekdays only (excluding holidays). Pontoons can only be rented a month in advance at the earliest. Rental Fees will be charged to your account. Additionally, a $250 damage deposit will be placed on your account and removed once the boat is returned in good condition.

• Weekdays (Mon – Thurs) $27.50/hour

• Weekends (Fri – Sun) $48.50/hour

• Holidays - $60.00/hour

• All-day rentals: (8:00 a.m. - 10:00 p.m. and 9:00 a.m. - 11:00 p.m. for each available boat.)

To reserve a pontoon, call 816-373-4326. Pontoons are not considered reserved until Rental Agreement is signed.

As the summer kicks off we’d like to remind our residents that we have available a work request form to address common grounds issues or repairs. These forms help our maintenance team address issues in a timely manner and keep track of them for future resident inquiries. These can be downloaded by going to lpoa.com/maintenance and clicking “Work Request Form”, or give the LPOA Office a call and we can submit one for you. We appreciate your understanding and cooperation!
