From our By-laws, the 1982-1984 = 100 U.S city average Consumer Price Index for all urban consumers rose in July to 296.276 from the preceding July reading of 273.003. This represents an 8.52% year over year inflationary increase. In terms of understanding the impact of inflation in regard to the CPI, what one could purchase for $1.00 in 1984 would now cost $3.00 ($2.96 to be exact) in 2022. The 8.52% will be the baseline for our 2023 dues calculation this fall. The Lakewood Declarations of Covenants, Conditions and Restrictions gives the Board of Directors the fiduciary duty to keep up with inflation as well as increase dues an additional 1/2 of the year over year increase (4.26%) to provide the community with funds for improvement. We were pleased that the CPI actually decreased fractionally from June to July. We hope this trend will continue. However, we are aware that the small decline was a result of fuel costs declining but the cost of food is still climbing. These are major expenditure items that affect all of us. We are now beginning our 2023 budget development process. You will get much more information as we communicate the recommendations from our committees and parcels during this transparent process in the months of October and November. A big thank you to all of our members who took the time to send us their Lakewood Improvements Program (LIP) request(s). This is a great way for Staff, Committees and Board to hear what our members want for their community. Looking forward to a beautiful fall season in Lakewood.

As summer winds down and the Lakewood children back much needed summertime help Your services are much appreciated and a vital part of how accommodate members during the busy summer season. We wish you a fantastic and successful school year.

LPOA sends information through email e-blasts, which can be weekly or any time necessary. If you are not receiving emails, it might mean the staff does not have an email address for you. Again, contact cariann@lpoa.com and let her know. OR, visit the Website and scroll to the bottom of the Home Page; where there is a “Subscribe” button and you can sign up that way. The e-blasts are effective for getting up to the minute information. You must take the initiative to be sure LPOA has your email address. I feel this is an important tool to connect to LPOA and encourage you to reach out. We do not distribute these email addresses outside of this platform.

LPOA/LHC BOARD MEETINGS Lakewood Property Owners Association Board of Directors’ Meeting From the Boardroom Terry White, Board President Communication can be giving or sending out information. It can be getting or receiving information. It can be sharing information. Your Lakewood Property Owners Association utilizes various ways of sending out information. Most recognizable is likely our monthly publication, The Ripples magazine. When you come to the office as a new resident and register to get your Welcome packet, the office will have your address to send you a printed version of The Ripples. If you prefer, you can receive an electronic version of The Ripples instead. If you prefer the electronic version, simply email cariann@lpoa.com and let her know.

Lakewood Property Owners Association has a Facebook page and a LinkedIn account. Your board is currently in the process of analyzing how these platforms should best be used. If you have an account on either, “follow” us.

Another avenue of communication and one that falls more under LPOA receiving information, especially if you have a reason you might want a more immediate response, is the old fashioned phone. Members of our staff receive calls throughout the week during office hours. If they do not have an answer, they can direct you to someone who does. Staff can also receive emails, which they do all weekdays during office hours. Board members also have lpoa email addresses you can find in the Ripples and on the website. Please be sure the staff has a way to contact you via phone in case of a serious issue with your home when you are not there or an emergency. Staff will not call you for any other reason and will not distribute your numbers. If you have given up your land line, please update your phone contact information with LPOA.

Someone once said, “Communication is key.” I hope you all can utilize all LPOA avenues for communication with the Lakewood community.

LPOA has a website that is full of information about our community, clubs, committees, and documents, such as Rules and Regulations and By-Laws. The first time you visit the web site you will be asked to create a log in to view the Members Only areas. Visit it at lpoa.com.

CAROLE GRAY Carole Gray is well known in Lakewood for her fine portraits and paintings. She and her husband Mike have lived in Lakewood since 1978. Carole started drawing and painting when she was a child and has continued to experiment with new methods of expressing her art over the years. She believes that her portrait drawings are representational, but her paintings are rarely representational. They might start out with an “idea” for a subject, rather than a landscape or still

This summer, Carole began experimenting with paint pouring, monoprints, and other works she calls “remains of the day,” made with paint drippings. Carole is very active in Lakewood and the art community, and the person who coordinates and schedules artists for the Argyle exhibits.

Recently, Marsha’s muse led her to paint favorite scenes on the lake in Lakewood. She also is painting works that capture the power of clouds and storms. See if you recognize familiar places in her exhibit.

All artists featured in the gallery are Lakewood Residents. If you are an artist, or know someone in Lakewood who might be interested in showing their artistic talent to the community, get in touch with Carole Gray, cjegray@gmail.com; or Sharon Stackelhouse, s.stackelhouse@icloud.com. We are never surprised and always delighted to find new talent in Lakewood.

Marsha Alexander is also a well-known artist in Lakewood and has been featured in several Argyle exhibits and local shows. In the past, she shared that her grandmother was a huge influence on her becoming an artist. Continuing on with that tradition, Marsha is giving art lessons to her three grandchildren (ages 6, 9 and 10). They recently returned from a beach trip in Florida and are working on art that reflects what they saw on their trip. Marsha’s advice to her grandchildren is that “Nothing in art is a mistake, just wait and see where it leads you.”

Though the last days of the summer season in Lakewood are bittersweet, there is nothing better to end it with than spending a night on the water, dancing and singing along to the music. The Crossroad Sound hit the stage and put on a spectacular performance for everyone in attendance even through the heat! As always, these events would not be possible without the Activities Committee and its volunteers, whose diligent planning, hard work, and love for this community make Lakewood the place that it is.

A Lunker Pulled Out Of Lakewood Lake Kyle Weeks, a Lee’s Summit resident, while visiting his in-laws Dave and Kathy True, decided to “throw a line” in the lake and try his fishing luck. A period of time passed without much success. Then he hooked a largemouth bass and Kyle knew it was a big fish. After a bit of struggle, he pulled the bass on the dock: a 23-inch, 7.5-pound largemouth. He was able to take a picture holding the bass and then released it in the water. He described this as the biggest bass he has ever caught in his long fishing experience. Kyle Weeks is married to Lauren True Weeks, a former Lakewood resident. They have two children, Maddie 6 and Kate 2.
