Advice on Choosing a Home Inspector
Buying a home may the biggest investment you will ever make, and you’ve worked hard to make it happen. Don’t make the mistake of skipping a home inspection — it can be devastating. You deserve the best home inspection money can buy.
So, how do you go about finding the best home inspector? Well, in California there currently is no requirement for home inspectors to carry a specialized license, and the state sets no standard of practice. That means just about anyone can call themselves a “Home Inspector” in California. That can make it tough on home buyers, especially first-time home buyers, to find a competent home inspector. What should you look for to help determine if you’ve got a “good” home Inspector? What questions should I ask? First, make sure any home inspector you’re considering is credentialed through an established and reputable professional association like InterNACHI (www.nachi.org). InterNACHI is the largest professional association in the nation, and their school is the only home inspector training program accredited by the U.S. Department of Education — the same government agency that provides colleges and universities their accreditation. InterNACHI school courses and curriculum is unrivaled in the United States. So, while other professional organizations offer membership certifications, an InterNACHI certified professional inspector is the best. If an inspector you’re considering says they are “InterNACHI certified” always verify that by going to www.nachi.org/certified-inspectors and entering the name. You will be able to verify and see what level certification they have earned. To go a step further, you may look for a Certified Master Inspector (CMI). Currently, CMI is the highest pro-
fessional designation in the nation a home inspector can obtain. It’s not easy to obtain a CMI designation, as any home inspector seeking this designation must pass a background check, have been in business at least three years, conducted at least 1,000 inspections, and additional criteria. Go to https://certifiedmasterinspector.org/ membersCredentials to find a CMI. A Certified Master Inspector must adhere to the strictest standard of practice in the nation. Be sure to ask any home inspector you’re considering about their credentials, certifications, and experience. Also, don’t forget to ask if a home inspector is insured. Another important thing to determine is if a home inspector is going to stand behind their inspection. What this means is, what business policy, products, or programs they have in place to ensure they are going to back their services. Ask about warranties or other programs that will ensure you’re covered if something goes wrong with your home inspection.
