Predicting Trends in the Housing Market

Wouldn’t it be great if we knew that home values were going to go up, go down, or stay the same? We would always be in a position to make the best financial decision; no one would ever pay too much for a home or sell a home for too little. Unfortunately, there isn’t a fool-proof way to make sure that happens. All we can do is to read what the industry “experts” are predicting, consider the national economic drivers that can influence real estate purchases, and then add to the mix our own local market experiences. In this short article, I’m going to try to supply you with that information, and hopefully it will help to form an opinion of what to expect of the real estate market in 2019. Generally speaking, the single biggest drivers behind real estate sales volumes are the cost of money (the interest rate), and the health of the economy. Low interest rates and a healthy economy combine to form a combination of high consumer confidence, maximum housing affordability, and therefore maximum demand. This is what we’ve been experiencing for the past several years, and the market has responded with high sales volumes and increasing values, with many homeowners recovering much of the equity that they lost during the housing crisis of 2008. What are the “experts” saying? While the details of predictions from California Association of Realtors, Zillow and Realtor.com vary somewhat (they predict the 30-year fixed mortgage rate will increase to 5.2-5.8% by the end of 2019), they all agree that these rising rates will have a negative impact on affordability (the average cost of a mortgage may rise by 8%), and that this is going to reduce housing demand. With a reduction in demand, home appreciation rates can be expected to flatten out. It’s impossible to predict how much they’ll reduce, but the experts mentioned say that in 2018, the national average rate of appreciation was 7%, and that it’s expected to drop off in 2019 to 3%. They also predict that reduced demand will increase rental demand, should a larger number of buyers be kicked out of the purchase arena by rising prices. But what does this mean for values in our area? Siskiyou County poses challenges for anyone trying to predict real estate trends because our low population density limits the amount of data that we have available to analyze. When you’ve got fewer data points to look at, small changes can be inordinately magnified. It also makes it extremely difficult to determine individual home appreciate rates. Instead, we tend to look at median or average home prices. This is what the raw data looks like: Median Siskiyou County home prices increased 15% between 2013-2014, 6.8% between 2014-2015, 9.9% between 2015-2016, 8% between 2016-2017, but only 1.6% between 2017-2018. Another explanation is that buyers may have simply shied away from the higher priced homes. This may be driven by reduced affordability due to the interest rate increases that we’ve already seen, or simply a feeling by buyers that home values have peaked, and they might be better off waiting to see if they come down.
