B. CONCEPTUAL DESIGN SERVICES / MASTER PLAN
PROJECT UNDERSTANDING The following includes professional services for the master planning and implementation of improve‐ ments at Dolphin Lake as outlined in the RFQ provided by the Homewood Flossmoor Park District. These improvements include but are not limited to Walking trails, site lighting, proposed pavilions, ex‐ isting clubhouse renovation, new play structure, new drainage infrastructure, re‐grading for proper drainage, signage, landscaping, and pond edge improvements. We understand the intent to submit these improvements in part to be financed by the OSLAD Grant Program and will follow all required regulations and guidelines for municipal reimbursements.
CONCEPTUAL MASTER PLAN PREPARATION ILLUSTRATING THE CONCEPTUAL SITE LAYOUT FOR RENOVATED AND UPGRADED IM‐ PROVEMENTS FOR THE PARK PROPERTY. THE CONCEPT PLANS WILL EXPLORE AND ILLUSTRATE, VIA GRAPHICS AND TEXT, THE SUG‐ GESTED CHANGES FOR EACH TOPIC ITEMIZED AS PRE‐DETERMINED SUBJECTS/ISSUES UNDER THE PREVIOUSLY SATED MASTER
PLAN OBJECTIVES, SUCH AS PARK PROGRAMS, LANDSCAPING, CIRCULATION, ACTIVE & PASSIVE USES, UTILITIES INCLUDING LIGHTING, SITE FURNISHINGS, SIGNAGE, PLAYGROUNDS, SPORTS FIELDS, ETC. THIS WILL ENCOMPASS INPUT FROM ALL THE TEAM DISCIPLINES (PLANNING, ARCHITECTURE, LANDSCAPE ARCHITECTURE, CIVIL ENGINEERING) AS FOLLOWS: PLANNING (ANALYSIS AND SUGGESTED IMPROVEMENTS)

PROJECT WORK SCOPE The Linden Group will provide the following architectural, engineering, and landscape design services defining future improvements for Dolphin Lake located off of 183rd Street in Homewood, IL. The first Phase of work will include Master Plan Services that will provide a frame work for planning improve‐ ments as funds become available. The second phase of work will include Construction Document Ser‐ vices that will facilitate a funded portion of the project for bidding and construction. These professional services are defined below.
A. PRELIMINARY SERVICES
REVIEW, GATHER AND COMPILE ALL EXISTING SITE DATA ‐ COORDINATE WITH VILLAGE ENGINEERING REVIEWING CURRENT IN‐ FRASTRUCTURE & DRAINAGE PATTERNS.
CREATE COMPOSITE AUTOCAD SITE PLAN SHOWING DATA COLLECTED AS DESCRIBED ABOVE INCLUDING: PARK AMENITIES, STRUCTURES, & PAVEMENT AREAS FOR USE IN THE MASTER PLANNING PROCESSES
PROJECT STAKE HOLDER KICK OFF MEETING ATTENDANCE BY THE DESIGN TEAM REPRESENTATIVES WITH THE APPROPRIATE PARK DISTRICT OFFICIALS AND/OR STAFF. THIS MEETING WILL SERVE AS AN INITIAL KICK‐OFF MEETING WHERE THE KEY INDIVIDUALS PARTICIPATING ON THE PROJECT CAN BECOME PERSONALLY ACQUAINTED, EXCHANGE INPUT AND DISCUSS INITIAL EXPECTATIONS, IDEAS AND THOUGHTS.
PUBLIC MEETING #1 ‐ INITIAL PUBLIC MEETING TO SOLICIT PUBLIC COMMENT PROJECT TEAM LEAD BY MICHAEL MATTHYS WILL FACILITATE PUBLIC DISCUSSION RELATED TO CURRENT USES AND FOR FUTURE NEEDS / DESIRES OF THE ATTENDEES REGARDING IMPROVEMENTS AT DOLPHIN LAKE. MEETING FORMATTED TO ENCOURAGE AC‐ TIVE PARTICIPATION IN LARGE GROUP BRAIN STORMING SESSIONS AND SMALL BREAK OUT DISCUSSION GROUPS. THIS MEETING WILL INVITE PROJECT STAKEHOLDERS, NEIGHBORS, HOMEWOOD RESIDENTS, CLUBS, & GROUPS.
CIVIL ENGINEERING (INFRASTRUCTURE REQUIREMENTS, DRAINAGE, & GRADING ISSUES)
THIS PLAN WILL INCLUDE SUGGESTED PHASING (BASED ON AVAILABLE DOLLARS & FUTURE ANNUAL BUDGETING WHICH CAN BE IM‐ PLEMENTED OVER TIME AS FUNDS BECOME AVAILABLE) COST ESTIMATION (PROVIDE ITEMIZED CONSTRUCTION COSTS ESTIMATE BASED ON PROPOSED IMPROVEMENTS)
C. CONSTRUCTION DOCUMENT SERVICES THE CONSTRUCTION DOCUMENT PHASE WILL INCORPORATE ALL OF THE DESIGN INFORMATION, BASED ON APPROVED MASTER PLAN AND AVAILABLE FUNDING, INTO DOCUMENTS FOR WHICH YOUR PROJECT WILL BE BID AND BUILT. THIS WILL INCLUDE DETAILED PRODUCT SPECIFICATIONS AND GENERAL CONDITIONS TAILORED TO STATE LAW REQUIREMENTS AND YOUR SPECIFIC NEEDS. CAREFUL ATTENTION TO DETAIL AND QUALITY WILL BE APPLIED TO TRANSLATE THE COM‐ PLETED VISION FOR YOUR PARK ELEMENTS & AMENITIES INTO REALITY. PRIOR TO AND DURING THIS PHASE, OUR TEAM OF ARCHITECTS AND CONSULTANTS WILL WORK CLOSELY WITH YOUR STAFF & STAKEHOLDERS AND COORDINATE WITH THE VILLAGE CIVIL ENGINEER TO ENSURE ALL YOUR NEEDS ARE MET.
BIDDINGADMINISTRATION THE ARCHITECT WILL ISSUE BID INVITATIONS AS DIRECTED BY THE OWNER. THE ARCHITECT WILL ISSUE CONSTRUCTION DOCUMENTS FOR BIDDING AND ANSWER QUESTIONS PERTAINING TO THE DOCUMENTS DURING THE BIDDING PROCESS. THE ARCHITECT WILL CONDUCT A PRE‐BID MEETING FOR GENERAL CONTRACTORS AT THE PROJECT SITE.
CONSTRUCTIONADMINISTRATION THE ARCHITECT WILL REVIEW AND RESPOND TO FIELD QUESTIONS, SUBMITTALS AND CONTRACTOR REQUESTS FOR INFORMATION, PAYOUT APPLICATIONS AND CHANGE ORDER REQUESTS. VISIT THE SITE AT INTERVALS APPROPRIATE TO THE STAGE OF THE CONTRACTOR’S OPERATIONS AND KEEP THE OWNER INFORMED ABOUT THE PROGRESS AND QUALITY OF THE PORTION OF THE WORK COMPLETED. THE ARCHI‐ TECT SHALL REPORT TO THE OWNER ANY KNOWN DEVIATIONS FROM THE CONTRACT DOCUMENTS AND FROM THE MOST RECENT CONSTRUCTION SCHEDULE SUBMITTED BY THE CONTRACTOR. ASSIST THE OWNER IN CLOSE OUT PROCEDURES INCLUDING SUBSTANTIAL COMPLETION, PUNCH LISTS, AND FINAL PAYOUT.

PROJECT UNDERSTANDING
The collaborative tree mural pictured was a series of 24 individually painted canvases by Homewood‐Flossmoor 3rd grade girls at a Dolphin Lake Clubhouse rental. Titled “A Place to Grow” the combined painting makes a single tree inhabited by various ani‐ mals. LINDENGROUP architects believes in a col‐ laborative process that collectively gathers individual goals and composes them into solutions that best fit each individual project. This collaborative process will provide a sense of ownership to all involved with re‐ sults that will exceed expectations.
