Marybeth’s clients call her “a home selling hero” and “the best agent I have ever worked with” because she takes a different approach to buying and selling real estate. Prior to real estate, Marybeth served as an executive with Sprint and two wireless start-ups where she led sales, operations and program management teams. She also founded and led two consulting businesses where she advised executives on how to increase shareholder value and top line revenue by developing and executing powerful corporate, brand and marketing strategies. Serving the community and those in need is a deep seeded philosophy of Marybeth’s. As an Advisory Board Member of the Virginia Hospital Center Foundation (VHCF) Women’s Health Circle and a member of the VHC Galen Society, she works to bring outstanding health care services to the community and the under served. She also serves on Signature Theatre’s Emeritus Board, a Tony Award winning regional theatre. And she is actively involved with the Mothers of North Arlington (MONA) where she founded and co-chairs the Business Entrepreneurial Network Group whose mission is to help moms excel as entrepreneurs. She was recently selected to serve on the St. Ann Parish Council and is an Alumnae of the FBI Citizens Academy. In between community service projects, you will find Marybeth with her family traveling around the world, sitting in front of her computer trading stocks, Olympic lifting at the gym and working to perfect the ever challenging handstand and back bend walkover. Marybeth earned a BA from Smith College and an MBA with a concentration in Marketing from George Washington University. MEET LESLIE

Operations Director Leslie leads the coordination of the team’s daily operations in addition to contributing to the marketing strategy and staging of our clients’ listings. With 10 years of large-scale government contracting experience as a project manager, she devises systems and procedures to facilitate execution of a smooth buying and/or listing process for our clients. Leslie is a native Marylander and entreprenuer who founded a marketing and content creation consultancy. Previously, she held licensure as a Maryland Realtor®. Leslie earned a BA from Johns Hopkins University and an MBA from the University of Maryland University College. In her free time, she coaches an elite girls basketball team that has won two national championships. Her interests extend beyond sports to interior design, home improvement, baking, continuous learning and family activities.

MEET TAMARA

Marketing Director Tamara works with each client throughout the selling process to design digital and print marketing and promotional materials that showcase their magnificent manors. From photography to creating custom brochures and online ads she creates magic in presenting homes to buyers. Previously, Tamara gained real estate experience in her home state of Texas serving as the Marketing Manager for a brokerage in San Antonio. After moving to Virginia, she founded and led Alexandria Cake Pop Company providing sweet treats all over the country. She sold her company 3 years later. Tamara earned a BA in Advertising from Texas State University. In addition to her creative talents, Tamara is a health enthusiast who works out regularly, hangs out with friends and family and takes trips to paradise.

MEET JESSICA

Social Media Director Jessica leads all social media initiatives for the Magnificent Manors Team where she plans and executes innovative and effective strategies to promote and sell our clients’ listings. She is a researcher by trade, organized, high energy and creative by nature. Prior to joining the Magnificent Manors Team, Jessica worked for Harris Interactive with the consumer market research team and then transitioned to be the Executive Assistant to the National Guard Bureau, Logistics Directorate. Today, Jessica continues to serve as the financial officer for the Accord Group NY LLC. Originally from Long Island, Jessica earned a BA in Psychology from the University at Albany. Outside of work, she enjoys entertaining, cooking for her always hungry-family, traveling, running and photography.

MEET NICOLE

Realtor® | Licensed in MD Originally from Trinidad and Tobago, Nicole’s founded Final Touch Ltd, a home and building supply company. For 17 years, Nicole led the business and invested in real estate. After emigrating to the US, she joined KW Metro Center where she applies her marketing and construction expertise to fulfill her clients’ home ownership dreams. Her dedication to analyzing the numbers to gain maximum returns for her clients leads to friends forever. Nicole earned her Upper Level Certification (BA equivalent) in Business Management and Marketing from the School of Business and Computer Science. She also holds certificates in Blue Prints Reading, Building Construction Technology and Interior Design. When not serving clients, Nicole is working to improve the school systems as the VP, Fairmont Heights High School PTA and an active member of two other PTAs.

MEET KIM

Realtor® | Licensed in DC Kim serves her clients in Washington, DC finding buyers their magnificent manors and working with sellers to transform their homes into magnificent manors so they receive the highest return on their real estate investment. Her attention to detail, strong negotiations skills and management of the process in a streamlined and stress free fashion are greatly appreciated by her clients. She has a decade of experience managing transactions and listings in Washington, DC, Virginia and Maryland. She completed the RSTMM (Recruit/Selecttraining process with Corporate Consulting Management Consultants, several training courses related to the Millionaire Real Estate Agent (Red) book and other administrative courses through real estate brokerages in Northern Virginia furthering enhancing her expertise. TIPS FOR PREPARING YOUR HOUSE TO SELL

Our team is with you every step of the way as we prepare your house to list. We will bring in fresh linens, decorative pillows, new towels and other accessories to make your house shine - at not extra cost.

CLEAN. CLEAN. CLEAN.

ADD A FEW LITTLE TOUCHES.

A clean home is a loved home that makes a great impression with buyers. Wipe fingerprints and other smudges from glass, mirrors and other shiny surfaces.

Replace worn or outdated doorknobs, cabinet handles and light switches. We will bring fresh new towels for the bathrooms, but don’t use them (keep the towels you use out of sight in a cabinet or closet).

Clean your hardwood and tile floors and vacuum your carpets often. Keep your oven, stove and kitchen counters clean and free of extra items that can go in the cabinets. Make repairs ahead of time.

CLEAN UP YOUR YARD. Make sure you landscape is well maintained to increase curb appeal. A more conservative yard is often a better showcase for your home, so be generous with your trimming and pruning. Pare down bushes and trees that block windows. Pull weeds out of your flowerbeds, lawn and sidewalk cracks. Mulch and edge your garden beds.

Put flowers in places that are walked by often.

MAKE YOUR HOME ATTRACTIVE TO BUYERS. Once we’ve taken care of the prep work to get your house on the market, we’ll need to present your house to potential buyers. Even small cosmetic improvements will have a major impact on the sale of your home. The right touches can get a buyer excited about your home. Less desirable decisions may lose their interest completely.

OTHER LOW-COST WAYS TO UPDATE YOUR HOUSE.

Repair minor asphalt and walkway cracks if necessary. If your home has gutters on the roof, clean and clear them frequently

Install a new mailbox

Upgrade indoor and outdoor light fixtures

LET THERE BE LIGHT.

Replace old doormats

Natural light is the best light to cast your home in. Take down curtains and or install blinds. Opening the shades when showing your house will also make your home seem larger and brighter.

Plant flowers

New pillows for sofas

Display lightly scented potpourri or candles

Replace torn window screens

Replace fluorescent lights with high-wattage incandescent bulbs to give your home a warmer glow. Make sure all light bulbs are working inside and out and the darker rooms are well lit.

Polish or replace your old address plaque

Fix or replace leaky or outdated faucets

Re-caulk sinks and bathtubs

Place centerpieces on large counters and tables

Showing Instructions for Sellers Congratulations! Your home is listed! Agents will be calling me to schedule appointments to see your house. Below are some helpful tips and do’s and don’ts to make the process go smoothly.

Process All appointments will be scheduled on line through our Showing Time app. I will receive a text with a showing request from a Realtor. The request will be made according to the showing instructions in the MLS listing. Once I receive the notice, I will reach out to you via text to confirm the appointment. I know you will be timely in your response back so I can quickly confirm with the buyer’s agent.

Extra Security – Call Before Showing (CBS) Code For extra security, I have a call before showing code programmed into the Sentrilock box. This code means that an agent CANNOT get into your property without contacting me for access. This way you will always know who is coming to see your property and never have to be concerned about unconfirmed showings occurring.

Do   

Keep the house tidy and clean at all times. Appointments will happen throughout the day and we always want to show your house at its best. Put some lights on timers, especially at the entrance and in rooms without overhead lighting on switches, so buyers can walk into a welcoming home. Keep all of your valuables and medicines secure at all times.

Don’t 

While we hope it never happens, a buyer or agent may knock on your door without an appointment o If this happens, DO NOT allow him/her into your home. Give him/her my card or point them to the sign and ask him/her to call me. o I will work with the agent or the buyer to schedule a time for a showing that is convenient for you. o A buyer must always be accompanied by an agent when viewing your house. If the buyer does not have an agent, I will show them the house.

Follow-up I will be contacting each agent who has shown the property as well as those who come to open houses to follow-up on their feedback and level of interest. I will then share that information with you regularly.
