DEPARTMENT OF TOURISM AND COMMERCE MARKETING OFFICE DEVELOPMENT Dubai, UAE

Year: 2014 BUA: 25,000 m² Project Status: Tender

The DTCM office development is emblematic of the Dubai’s evolving and innovative architectural values where context, function, technology and design are intertwined. Occupying 2,850 square meters of strategically located land along Sheikh Zayed Road, the design is an abstraction of a pearl in a shell – symbolic of Dubai’s humble origins – embedded in an amorphous built form – an approach to optimize valuable urban space. Externally, the building reflects the pearl atrium’s shell-inspired shape – a sophisticated representation of Dubai’s emergence as a true global city. The design captures the advances of multi-media technology in promoting Dubai. Outgrowing the architectural function of the unique building facade, a media wall introduced in the glass surface opens up opportunities for the DTCM building to ‘communicate’ with the public. Upcoming events, important visits, public announcements, and event backdrops will ‘animate’ the DTCM building in the most engaging set-up. The design takes cognizance of the functional requirements and needs of public and office end-users in a myriad of ways. The inclusion of signage is fundamental to effective use of spaces and office functions and operations. Sustainable and construction features contribute to an exemplary public sector building. Responsibilities:

• Part of a team who handled the project from schematic to design development phase. • Produced a detailed site plan, floor plans, sections, wall sections and elevations. • Involved in authorities submission. • Coordinated the work with other disciplines & various sub-consultants.

DSOA OFFICE BUILDING - TECHNO HUB 2 Dubai, UAE

COURTYARD SHADING DEVICE

Year: 2014 BUA: 10,353 m² Project Status: Completed

A 1-hectare plot in Dubai Silicon Oasis is planned for a G+2 office building with basement parking. Using contemporary style as a design theme, a focus on shading skin as an environmental response in addition to creating an iconic architectural language defined the building character among other considerations. Different shading devices create interesting facade patterns that add to the urban character of the commercial building. As a design response to climate and culture, the design incorporated a courtyard layout with overhead shading that promoted an inward-looking plan. Respecting external connectivity of the larger business community, access points at the ground level were provided with a distinct main entrance that represents the building frontage. Vertical and horizontal looped connections create internal connectivity within the working spaces. The overall design of the commercial building highlights climatic responses as a universal and feasible design solution.

AKOYA GOLF RESIDENTIAL COMMUNITY Dubai, UAE

Year: 2012 BUA: 13,568 m² Project Status: Under Construction

Overlooking spectacular views of fairways and greens, Akoya’s elegant residences are furnished with golf-oriented amenities, including lockers, storage, and access to the grounds via individual golf carts. The facilities for both villas and apartments include a beautiful clubhouse featuring fine dining, a ‘19th Hole’ casual dining room, and a Pro Shop offering all the new equipment and lessons necessary for golfers at all skill levels. The apartment buildings are composed of overlapping slabs, with hanging gardens on every floor. This creates a vertical village that blurs the indoor with the outdoor and the privacy of a home with the exterior of the landscape. Responsibilities:

• Worked on the detailed design & construction doc. drawings for 1200 villas of 13 different types and G+7 Towers. • Coordinated the project with SMEP using BIM. • Helped in DM authority submissions & with issuing tender and IFC documents.

ANWA I - DUBAI MARITIME CITY OMNIYAT Dubai, UAE

Year: 2013 BUA: 49,532 m² Project Status: Under Construction

Located at the edge of the Dubai waterfront, the Maritime City Residential Development is a study in facade design for the Omniyat Company. Using the traditional construction as a stepping off point, the study worked to create a distinctly modern structure from the same skeleton. Using a “House of Cards” approach, the study mixes solids and voids, projected balconies and recesses to create a dynamic interplay of lightness. The mixing of projections and recesses reinforces the sense that the structure has been assembled with intersecting modular construction rather than a solid traditional form. Responsibilities:

• Replied to RFI’s and reviewed submittals: shop drawings, method statements and material submittals • Redeveloped the design of the facade in construction phase. • Helped in DM authority submissions & with issuing tender and IFC documents.

HIDD AL SAADIYAT

Abu Dhabi, UAE Year: 2013 BUA: 456,530 m² Project Status: Under Construction

The project is located on Saadiyat Island’s northwestern coast, a 9-kilometer arc of pristine white sand. The development is expected to feature five-star hotels and international resorts along with this residential community, all of which will take advantage of the surrounding natural beauty, while remaining sensitive to the island’s untouched ecosystem. The community caters to family living with high-end commercial and entertainment areas, and the villas have been designed with this setting in mind. A number of villa types have been presented to add variety to the project, combining contemporary, modern Arab, and Mediterranean styles. Inside the units, the layouts use open spaces to ensure the continuity of movement from formal to family areas. Sliding glass openings and large windows maximize sunlight and views. Taking full advantage of the beach front location, the villas feature a back garden directly onto the beach with a second façade to the sea. In keeping with Saadiyat Island’s bespoke lifestyle, material selection and detail finishes rise beyond standard. Responsibilities: • Helped with detailed design & construction documents. • Coordinated 2 villa types with SMEP. • Implemented value engineering techniques.

The exterior of the entire development is white plaster. The use of modern screens and canopies provides the required shade for the glass façade. The façade utilizes contemporary design elements consisting of large openings, horizontal louvers, ceramic tiles, and wood finishes that help define the residential character of the units. Responsibilities: • Worked with a team on master planning. • Produced from schematic up to tender submission for 5 and 6 bed unit. • Coordinated with SMEP using BIM. • Coordinated with precast contractors. • Involved in authorities submittals.

Although the buildings are compact, undulations on the façade create an illusion of a multitude of dynamic building forms, rather than a single conglomeration. Through the use of incidental and controlled access on the ground floor, the project fosters interconnectivity between the development and the surrounding community.

Sun Island is a cluster of man-made islands in Sharjah as residential neighborhoods. Residential typologies include stand-alone villas and duplexes for 3, 4, 5, and 6 bed units. The minimalist design of modern style employed in this project is based on the clean and simple lines that define the building forms. Large openings with horizontal louvers create a lasting impression of cosmopolitan lifestyle while the natural texture wall finishes add a residential taste to the façade.

VILLA FOR MR. AL ZAROUNI Dubai, UAE Year: 2013 BUA: 1,430 m² Project Status: Completed

The large villa in Dubai is designed on an ordered system of rectangular planes and facets, giving way some in places for recessed balconies and extruding outward in others to express expanded interior spaces and views. The villa is surrounded on all sides with private and ‘public’ water features and pools, creating a connection to the cool liquid medium from within. The interior space is remarkable in its ability to be expended by the clever use of articulated panels at the ground level, turning carefully segmented spaces into a grand hall for large gathering and entertainment. The first level is dedicated to private living and sleeping with the ‘wings’ connected by a overhead walkway, looking down into the magnificently appointed ground floor spaces. Responsibilities: • Assisted project manager in construction phase and site supervision. • Produced weekly reports and performed sub-contractor factory visits. • Replied to RFI’s and conducted site inspections. • Reviewed shop drawings, material submittals and method statements. • Attended meetings with client and sub-contractors.

The villa design evolves from positioning the axes of two buildings at right angles to each other to create four unequal quadrants of spaces; each with distinct use and character. The rectangular buildings intersect off-centered to form 4 wings that express the modern architectural design. Each quadrant features the interplay of surface depths that break the monotony of single plane façades. Extrusions are carefully selected to achieve variety, aesthetics, and functional design. The extruded parts as balconies, stairwells, room extensions, or sunshades frame external areas for landscaped zones. With profuse floor to ceiling glass windows and sunshade louvers, light sources diffuse into and out of the built forms in a variety of ways. Building fenestration allows the design to be visually integrated between indoors and outdoors.

VILLA FOR MR. GHOBASH Abu Dhabi, UAE Year: 2013 BUA: 1,225 m² Project Status: Under Construction

With narrow plot dimensions (27m x 75m), the modern villa was designed in a prominent linear layout. Aligned along a straight unobstructed hallway from entry to the rear garden, the villa brings the focal point of layout to the pristine waters around Saadiyat Island. At the first level, the master’s bedroom opens up with views of the expansive gardens with the beachfront as the background. Similarly, the side gardens consist of pathways that lead to the rear adding a sense of arrival as beachfront views become apparent. The interiors are designed with modern Arabic motif utilizing geometric patterns as accents and indirect lighting to create the distinct relaxed ambience of tradition-cum-modernism residential living. Walnut furniture, marble flooring, fabrics, and stone define the modern style. The exterior finishes of stone masonry, teak, and travertine limestone set in straight lines sets the modern yet rustic appeal of the beachfront villa. Responsibilities: • Helped with the design development submission.

VILLA FOR MR. KHOORY Abu Dhabi, UAE Year: 2013 BUA: 5,730 m² Project Status: Under Construction

Located in Saadiyat Island in Abu Dhabi, the villa is designed over four amalgamated plots to include a main villa, a majlis, and guest house. With an overall plot size of approximately over half a hectare, the overall design presents a villa integrating the three components in a unified plan where the distinctions between enclosed and open areas are blurred. The outcome is an open design where views of the beachfront are maintained through landscaped courtyards. Living spaces arranged in four parallel wings are connected to a central transverse wing that houses important gathering spaces such as the majlis, terrace, and formal dining with direct access to and views of the surrounding landscaped areas and the beachfront. Horizontal sun shades in a patterned design form part of the overall roofing system and vertical sun shade scheme. The interiors are richly designed in modern Arabic style utilizing stone, marble, wood, and metal to imbibe the modern and sophisticated look. Floor to ceiling glass partitions with sunshade allow daylight permeation that enliven interiors. Responsibilities: • Helped on the design development submission.

VILLA FOR SHK. TAHNOON Abu Dhabi, UAE Year: 2013 BUA: 3,640 m² Project Status: Completed

The residential compound sitting on a 5,000-square meter plot depicts the modern rendition of mashrabiya as a functional and decorative feature. The central staircase of the villa enveloped in white lattice is a focal point of interest in the elevation study with texture and geometric porosity defining its character. Glass and stone materials define the built form. Building forms are balanced by permeable fenestration that allow light, emanating from both internal and external, to radiate. Contrasting the light tones, dark wood veneers provide contrast and accents to the overall façade creating balance in the overall composition. Responsibilities: • Assisted project manager in construction phase and site supervision. • Reviewed shop drawings, material submittals and method statements. • Involved in authorities submittals.
