70TH AT GRANVILLE “Our most beautiful buildings must be in our poorest areas.” Pocket parks and lush groves are woven throughout the development at Granville at 70th, which is punctuated by expansive rooftop gardens. Targeting LEED gold equivalent, the development will employ rainwater collectors and efficient mechanical systems. Granville at 70th is comprised of a 19-storey residential tower with a mix of rental units and market condominiums, a 14-storey residential tower, and a 7-storey podium with rental housing and townhouses at street level. A new Safeway replaces the current aging store and large parking lot, which was a void in the urban fabric. The façade of the new Safeway creates a strong streetwall, while paying homage to its 1960s predecessor. The gull-wing shape of the new store canopy is a modern interpretation of the previous Safeway’s classic design. The development brings responsible density to a transit-oriented area while creating an intimate neighbourhood scale. The townhouses, which are situated across the street from single-family dwellings, are set

Tower has been designed to maximise privacy and minimise out look. Balconies have been eliminated to minimise the outlook. Townhouses maintain an urban edge on Hornby street. 3 storey townhouses are set 3 meters back from property line and are 1.5 meter above ground with terraced planing to maintain privacy for residents. A planted courtyard in the intervening space between the two buildings enhance the view from units above.

MURRAY HOTEL

Murray Hotel project is a contemporary reinterpretation of West Coast Modernism in the heart of Downtown Vancouver. There is a vacant site located on the west side of existing Maurray hotel on Horneby street. The challenge is to honour the hotel as an heritage and instead of demolishing it, redevelop the existing hotel and build a tower in a lot next to it and take advantage of 10% bonus FSR.

Sometimes the structure is designed to reinforce another idea. The structure assumes a secondary, supporting role. In other words it is pure background. Can the structure be the central thematic of a building’s design? It will not necessarily be legible in the expression of the building. Instead, it will be operative in shaping the experience of the building. It will created to mold the volume and space. It will be design for a chosen quality of experience rather than for its tectonic load bearing obligating.
