Welcome to Your Worcester Park Life Congratulations to all of you who have successfully completed Dry January, or who have yet to break their New Years’ resolutions. My decluttering is continuing at a slow yet steady pace, and each week more treasures are excavated and corners reappear. Kitchen clutter drawers for me today. Bliss! February of course is the month associated with romance and roses, but in our house it’s all about the rugby. Yes, the Six Nations starts on the 6th, and weekends will be punctuated by afternoons shouting at the TV! Anyway, remember that Worcester Park Life is YOUR magazine so if you are helping to organise an event in the coming months and would like some FREE publicity then please do email details. Likewise, if you are part of an organisation that could benefit from attracting new local members then why not send in an article. You may or not know that in order to deliver the magazine to most of Worcester Park, we split the distribution over a two month period. So if you have had this edition delivered you probably won’t get the March one. There are a limited number of copies available from Waitrose, the libraries, Manor Drive surgery, St Marys and also Christ Church with St Philip but don’t forget that it is also published online - you can get the link from our website. So, until next month, best wishes,

Jenny

Worcester Park History

The people behind the names in Cheam Common Road by David Rymill

This month we investigate some of the people commemorated in the names of the roads built to the north-east of Cheam Common Road in the 1920s-30s, on the fields of Lower Farm. The farmhouse and buildings stood on the site now occupied by Macmillan House, and by the early 19th century the farm’s land extended from the North Cheam crossroads over most of the area now bounded by Ruskin Drive, Mayflower Park, Buckland Way and Burnham Drive. This farm was owned by successive generations of the Northey family, lords of the manors of East and West Cheam, Cuddington and Ewell. It was let to a series of tenants, the last of whom, from 1896, was Arthur Lavender. The Lavender family’s arrival had a profound effect on the area because of the entrepreneurial skill of Arthur’s son William James. ‘W J’ Lavender worked on the farm before the First World War and then, after service in the RAF, founded a haulage business. He saw the benefits of combining sand and gravel extraction and transport, with building development. He bought pits in the Thames valley and became a major supplier of materials, and also began to use them in housing development on the family farm, thus explaining the names Farm Way and Lavender Avenue. Mr Lavender bought the freehold of the farm from the Northeys in stages, presumably financed by the development. He paid £7,000 in 1925 for the portion from the crossroads to the junction of Colborne Way and Grandison Road, and in 1928 he bought, for £7,400, another 37 acres, including most of the land now occupied by Glyn Road, Hill Crescent, Burnham Drive and Ebbisham Road. He built some houses himself, and some blocks of land were sold to other builders. By 1933 the development of the farmland was largely complete, as shown on the Ordnance Survey map reproduced here. Lloyd Road and Bedford Road are both named after predecessors of the Northey family as owners of the manors: Henry VIII obtained Cuddington manor as the location for Nonsuch Palace, and also acquired the two Cheam manors; they all passed to his son Edward VI and daughter Mary I. She sold the Palace to the Earl of Arundel, who eventually acquired all three manors, and they passed to his son-in-law Lord Lumley. Curiously,

6

when Lumley transferred the Palace to Elizabeth I, the manors were not included; on his death in 1609 they passed to his nephew Splandian Lloyd, whose father Humphrey had been Lumley’s brother-in-law, household physician and fellow bibliophile. The manors remained in the Lloyd family until Dr Robert Lumley Lloyd, Rector of St. Paul’s, Covent Garden and owner of Cheam School, died in 1730. He bequeathed the manors to Lord John Russell, who inherited the title of Duke of Bedford, and the accompanying seat of Woburn Abbey, on his brother’s death a year later. The bequest was made in recognition of the favours shown him by Lord John’s father, the 2nd Duke, and his “noble and honourable family.” The Duke retained the estate until 1755 when he sold it to Edward Northey. Meanwhile Nonsuch Palace and the Little Park in which it stood (including the present Nonsuch Park) were passed down through different owners. Grandison Road commemorates Barbara Villiers, who sold the Palace for demolition in the 1680s, and was the daughter of Viscount Grandison. In 1799 the Little Park was bought by Samuel Farmer MP, who had the present Mansion House built. On the death of Captain William Robert Gamul Farmer in 1910 it passed to his daughter Alice, wife of Col the Hon. Francis Colborne, a veteran of several campaigns and equerry to Queen Victoria’s youngest daughter Beatrice. Whereas many of the names were suggested by Mr Lavender or the other builders, the name of Colborne Way appears to have resulted from a suggestion in 1926, by Epsom Rural District Council, the local authority at the time; they consulted Mrs Colborne who replied that she would be “very pleased for one of the new roads in Worcester Park to be called after her husband [Colonel Colborne, who had died in 1924], who took such a keen interest in that part, on the District Council and Parish Council.” Glyn Road commemorates the Ewell-based line of Baronets, and their support for the local church and schools: Sir Arthur Glyn performed the opening ceremonies for the St Philip’s Church hall in 1932, and the first of the Stoneleigh East schools, in Chadacre Road (now Nonsuch Primary School), in 1934. Courtenay Road is more tricky; possibly it was chosen because in the Lumley Chapel in Cheam there is a memorial brass, perhaps dating from the late 15th century, bearing a coat of arms which may be that of the Courtney family.

To the west of Colborne Way, Morningside Road may have been named as a result of H G Wells having used Worcester Park, under the name Morningside Park, as the setting for Ann Veronica. Ebbisham is an old form of the name Epsom, and the selection of the name Ebbisham Road may commemorate Sir Rowland Blades, MP for Epsom from 1918 to 1928, who took the title of Lord Ebbisham on becoming a peer in 1928. Sir Rowland and Lady Blades presented a cup to the Worcester Park Horticultural Society to be awarded for a display of roses.

I am having more trouble with Burnham Drive and Ruskin Drive. Burnham Drive could possibly, like Trafalgar Avenue and Hamilton Avenue, commemorate Lord Nelson, who was born at Burnham Thorpe, Norfolk. However, this road is much further from the Lord Nelson pub than the other two roads with Nelson connections, so perhaps there is another explanation: for instance, Viscount Burnham, owner of The Daily Telegraph until 1928, and an MP for much of the period 1885-1916, had attended Cheam School. I’d be grateful for any suggestions about that, or about Ruskin Drive, for which the best I can come up with is that the mother of the art writer John Ruskin was born in Croydon, and Ruskin had links with the pre-Raphaelite artists William Holman Hunt and John Everett Millais who lodged and painted in Worcester Park in 1851. Ruth Jemmett Writes February - a time of promise and proposals Ruth Jemmett Looks At The Most Romantic Month Of The Year The writer Stanley Crawford once wrote: “Winter is a time of promise, because there is so little to do, or because you can now and then permit yourself the luxury of thinking so.” This is a time of year when we feel decidedly lacklustre. Although we have passed the shortest day, our urge to venture outdoors is stifled by the thought of having to bother to don layers of clothes, and the idea of snuggling up in front of the telly seems very seductive. That list of New Year resolutions has either been thrown out with the Xmas decorations on Twelfth Night, or has been lost forever in a pile of filing that you will sort out ’one day’. Many of us simply lose our mojo at this time of the year. In case you were wondering, the month of February takes its name from the Latin word ’februa’, an ancient feast of expiation and purification. For many, the only bright spot on the horizon is the thought of Valentine’s Day. We tend to assume that this is a time when men worldwide declare their love for their other half, but sadly statistics reveal that 85% of the billion Valentine Cards that are purchased by women! We girls (I am stretching a point here, as I will be seventy this year!) do love a bit of sloppiness, and I recently came across a lovely poem by Joanna Fuchs, which you romantics might want to write inside the card that you send to your beloved: So I’ll give you this Valentine But I want to let you know It’s not just today, but always That I will love you so. This year will be a Leap Year, when on 29th of the month, tradition dictates that a lady can propose to her man. It was once referred to as ‘The Ladies’ Privilege’, and in former times if a man refused such a proposal, he had to give a gift to the lady, by way of compensation, such as a silk gown or gloves. A canny lass could have perhaps made herself look particularly unappealing, and then could have worked her way around her locality gathering a stack of lingerie!

it was a time of revelry It was traditionally a time to use up various foodstuffs forbidden during Lent, and nowadays it is more commonly known as Pancake Day. When I attended St. Andrew’s Convent during my teen years we would have lessons known as Domestic Science - cooking and housework to you! (Goodness knows why such classes aren’t compulsory for both boys and girls in every school now, as our nation, which is the fattest in Europe, is badly in need of knowledge about nutrition!). During one particular lesson, the teacher was called from the room, right in the middle of us learning how to toss pancakes. One of my friends managed to toss her pancake right up to the ceiling where it stuck. The teacher returned to the room, and stood directly under the offending article for what seemed to be a heart-stopping age. Luckily she moved away just before it dropped to the floor, without ever knowing how very close she came to having her dignity compromised! Ash Wednesday, the first day of Lent, falls on 10th February this year, is an important day in the Christian calendar. Its name comes from the tradition of marking a cross of ashes on the foreheads of churchgoers. As

a young child, when I attended St. Joseph’s Primary School in nearby Epsom, I would of course be part of this ritual, and can remember getting strange looks from people on the bus on my homeward journey! (The days preceding Lent are known as Shrovetide - a time for confession and absolution). Lent is traditionally a time when Christians give up things for the 40 days preceding Easter. As the shops gradually get filled with Easter Eggs, going without sweet things can be particularly difficult! It has been a strange time weather-wise. In this country we had had one of the mildest winters ever recorded, and then the rain set in. Luckily, here in Salisbury Road, although our gardens have been waterlogged, we haven’t suffered flooding as we did a few years ago, when we all sported mini-lakes! Foxes haven’t been as prevalent in our gardens lately, but the other morning I saw a rather portly one wandering around my lawn (See Pix). Foxes have their young in the winter. When I first lived here thirty-six years ago, I was awoken one morning by what I thought was the sound of a banshee. It was a sound I would soon get used to, as Mr Fox and his family are firmly in residence in this area. (I love them, but they have a nasty habit of chewing through the aerator tube in my pond!). They were here for hundreds of years before us, and those who complain

14

about them should realise that we moved into THEIR territory. We are truly lucky to live in such a beautiful place that is so full of wildlife. We are fortunate enough to regularly see ring-necked parakeets, and our gardens are often visited by squirrels and herons. In the summer it is not unusual to see a kestrel hovering overhead, and very occasionally a hedgehog makes an appearance. If people didn’t keep on cutting down trees it would be idyllic! Those of you who have been following the story of Ruth’s Pond, will be pleased to learn that my fish are surviving these chilly days very well. I stopped feeding them once the temperature dipped (as per the instructions in my book on fish!), and now that the nippy weather has killed of a lot of plant-life in the pond, the water is crystal clear, and my scaly friends sometimes venture out from their hidey-hole at the bottom of the pond to say hello. A toad, who lurks around the pond has wandered into my greenhouse a couple of times, which necessitated me putting him in a flower pot, and taking him outside - after giving him a stern talking to! My long awaited snowdrops are thrusting skywards now, and despite falling temperatures, daffodils, tulips and narcissi are showing off their leaves. Shakespeare said “Why, what’s the matter, that you have such a

February face, so full of frost, of storm, and cloudiness.?” Yes, it might look murky out there, but pull your February face into a smile, and if things really depress you, cheer yourself up by following an American tradition on the 6th, when it is “Eat Ice Cream For Breakfast Day”! A Challenge YMCA LSW’s fundraising event Sleep Easy to return on Friday 26 February

Have you ever thought what it would be like not have a safe house and a comfy bed to go to when night-time comes? How would you keep warm? Where would you go, and what would you eat? On Friday 26 February 2016 you can experience how this feels when we invite you to sleep out at the Sleep Easy fundraising challenge which returns to the Memorial Gardens in Kingston and the Holy Trinity Church in Wimbledon. This will be the seventh year that YMCA London South West in partnership with the local churches invites people to ‘sleep rough so others don’t have to’. In 2016, we hope to have the biggest gathering of ‘rough sleepers’ in the history of the Sleep Easy event, with up to 250 people turning up to show they care for vulnerable people in their community. We are giving you the option to choose between Malden’s

taking part in the ‘classic’ Sleep Easy event or to go for a new and tougher ‘extreme’ version where you will really get to feel how challenging a night of sleeping rough can be… Also added, is a third option of ‘Sleep Easy sofa surf’ for the children, where you can take part by organising a sleep over in your own home or at a friend’s house. All three versions will start at 7pm and finish with breakfast at 6am the next morning. The entry fee is only £12 for Sleep Easy Classic (£6 for 12-17 year olds), and £17 for the Sleep Easy Extreme (over 17s only). Sleep Easy Sofa Surf is free. For this entry fee, participants in both the ‘classic’ and ‘extreme’ version get a Sleep Easy beanie hat, hot drinks, soup and breakfast. Last year, 160 people turned up to show they cared for vulnerable people in their community in Kingston and Wimbledon. One of them, Matthew Campbell (25), is a former resident at a YMCA hostel in south west London. Some years ago, he became homeless and had to sleep rough. He said: “When school ended I didn’t really know what to do. I kind of just drifted, and found myself without anywhere to go or anything to do. Becoming homeless was an eye opener, that’s when I realised I needed to get myself sorted out.” With the help of YMCA London South West, Matthew got himself back on track. He is now studying for a degree in Youth Work at university. For over three years, Matthew has been housed through the YMCA LSW Young People’s Supported Lodgings Scheme which places young people aged 16-25 with a host family with a spare room to rent out. Matthew said: “The YMCA has helped me a great deal. It has given me the stability I need to complete my studies and has helped me progress in life. My host family is wonderful and has been very supportive.”

Mr Bowie will be remembered, of course, for his astounding musical output. Then to that we can add his acting expertise, as well as his live art display, fashion and design. From timeless anthems, to artistic embarrassments, he certainly covered the piste – I don’t think the “Laughing Gnome” was ever going to be a classic Bowie track in the traditional sense. Released in 1967, this novelty single rarely saw the light of day and certainly not the spotlight of the best sellers, however it is worth recalling that it was only two years later that we saw the launch of Major Tom in the iconic ‘Space Oddity’. However, to this varied musical folio perhaps we can also add his reputation as a financial innovator. He was responsible for the original Bowie Bonds. In 1997 he found a new way to fund his career by selling the rights to future royalties from his already extensive body of work. These were the albums released between 1969 and 1990: 25 of them including Ziggy Stardust and Let’s Dance. The original idea was arranged by US banker David Pullman, who went on to develop the idea with the likes of James Brown, Marvin Gaye and Iron Maiden. Rod Stewart did a similar move the following year and raised $15m. For Bowie though, the move was a huge success and raised $55m (£37.8m) when the bonds, which had a yield of 7.9%, were bought by Prudential Financial. It was never confirmed but it was reported that some of the funds were used to buy back other songs owned by his former manager. All went well until the rise of online music sharing which effectively destroyed the model as the copyright legislation protecting the songs was taken apart. Consequently the Bowie Bonds plunged in value and in 2004 the ratings agency, Moody’s, cut their rating to BBB+ which is one notch above junk bond status. The bonds themselves expired in 2007.

What to do in nervous markets: ignore RBS’ thoroughly irresponsible statements. I value professional and considered views, no matter how controversial they may seem, however public companies also have to be aware of what their officers are saying and what potential impact it may have. The last few days have seen some interesting examples of corporate rhetoric, some of which, I think, has bordered on being thoroughly irresponsible. There is, of course, just one word that runs an economy, and that is confidence. Without confidence nothing happens and, in fact, the lack of it shrinks trading values, as well as any new investment – whether in stocks and shares or widgets and bricks. This is the key word that all politicians have to try to engender in their policies and speeches, no matter how bad the news may be. Even if the medicine is unpleasant, it will be the right thing to do. However, if you just put out a statement forecasting general doom and disaster, you will not necessarily be forecasting the disaster but potentially ensuring that it will happen. Equally one does not want sugar coated statements in moments of crisis, but careful tempering of the language is both crucial and responsible. Thus the statements last week from the RBS credit team when they wrote “sell everything except high quality bonds” and “this is about

return of capital, not return on capital. In a crowded hall, exit doors are small”, smacks of emotional reactions without considering their potential effect. Such frightening and inflammatory comments are thoroughly irresponsible when put into the popular press where valid arguments are open to very significant misinterpretation. Comparing investors with potentially being in a conflagration similar to one of those terrifying dance hall disasters is wholly inappropriate. I hope RBS will be more circumspect in the future. Of course that is not to say that there are no risks, and certainly the level of household debt to income ratio is on a rising trajectory. The Bank of England has said that the UK recovery is not being driven just on debt and that we are not seeing a repeat of 2008. However, if unchecked then such figures could be more concerning. The markets are very nervous at the moment and although in my view oversold in many cases, the negative newsflow has meant that it has been the momentum of selling that has driven prices lower, even though the newsflow has not substantially changed. In such moments, now is the time to let the negative attitudes flow over you and focus on the underlying valuations. In markets at the moment, with the global economy not in such bad shape, the valuations have become really quite attractive. However, in the face

of this negative momentum I can see why investors can be nervous. My advice is to hold hard and wait for the sentiment to change. That could take sometime or just some minutes – none of us know. Thus there is no need to be frightened out of the market, in fact that is one of the most dangerous things you can do. The statistics show quite clearly that if you miss out on some of the key days of gains over a period you will substantially limit your returns. As the S&P showed us between 1st January 1995 and 31st December 2014, some 5,036 days, if you had missed out just the best 5 days during that time you would have lost out on just under 40% of your gain had you stayed invested. Thus it is after such days of falls we are likely to see such positive days of bounce back, so if you are not in it you are not going to get it! Finance Is Buy-to-Let Still a Good Investment?

With no sign of improved interest rates for savers, and pension changes that offer more freedom, is buy-to-let still a good option for those wanting to invest? At first glance, the increase in stamp duty and reduction in some tax reliefs for landlords may cast doubt on whether investing in bricks-and-mortar is a good idea, but success depends on many factors, not least of which is your commitment to maximising returns. We take a look at what you need to consider when thinking about property investment. One of the first items on the list should be to clarify your motivation for this type of investment, as it will directly impact on the areas and type of property that you choose. Do you want rental yield or long-term capital growth? Are you considering a long-term investment to take advantage of capital growth, or focusing on the potential rental yield of a property? Between 15 and 20 years is a common timescale for property ownership with capital growth in mind, which might fit in nicely with your plans for retirement.

means abandoning any personal preferences with regard to choosing your property. If you decide to hire a letting agent, they will take a percentage of the rent by way of payment. This may seem like a needless expense when you’re willing to do the work yourself, but when you consider how much time and energy is saved in not having to deal with tenant issues it may be money well spent, particularly if you have more than one property. Financial benefits of buy-to-let The beneficial tax reliefs enjoyed on buy-to-let mortgage interest payments are now being limited to the basic rate of income tax. This was previously an attractive part of buy-to-let investing, but they can still be enjoyed if you form a limited company for your property investments. As rates of corporation tax are being reduced to 18% by 2020, for owners of multiple properties at least, this could help to reduce costs. But as always, you need to seek the advice of a professional advisor to maximise the investment returns and minimise your tax bill. moneyfacts.co.uk/guides/buy-to-let/btl-have-youconsidered-the-investment-risks/

On the other hand, investing in a multiple-occupancy student let, for example, could bring in much-needed monthly income. You may be able to make a rental yield of between 5% and 10% if you find a suitable property in a good location, and buy it for the right price. Focusing on the figures Buy-to-let can still be a good investment if you’re prepared to put in the time and effort to make it work. This begins with meticulous research to make sure you get the best mortgage deal, find suitable locations and the right style of property for your target market. In other words, you need to make sure as far as possible that the numbers add up. Lending restrictions have made it difficult to find a good mortgage deal in recent years, when compared with the pre-credit crunch era, but even when you’ve got a mortgage offer that you’re happy with, you should be constantly looking for ways to improve returns by switching suppliers and cutting costs. Will you manage the property yourself? Many professional landlords concentrate purely on managing their business. They don’t get involved in the month-to-month management of the property, or dealing with tenant issues – in fact, many landlords never even meet their tenants. It’s purely a numbers game, and taking this approach

For the dumplings 75g self-raising flour 40g shredded suet 1 tsp grated horseradish 1tbsp freshly chopped parsley 1 Preheat the oven to 170C, 325F, Gas 3. Place the meat and seasoned flour in a large plastic freezer bag. Seal the bag and shake well, until the meat is coated in the flour. 2 Heat half the oil in a large frying pan and brown the meat in small batches, over a high heat. Add more oil if necessary. Transfer the meat to a large casserole dish. 3 Add the remaining oil to the pan and fry the onions for 5 minutes. Pour in the Guinness, stock and Worcestershire sauce and bring to the boil. Pour the liquid and onions over the meat and add the carrots, thyme sprigs and bay leaves. Cover and cook for about 3 hours until the meat is tender, stirring once. 4 To make the dumplings, place the flour, suet, horseradish and parsley in a large bowl. Season with ½ tsp salt and plenty of freshly ground black pepper, then stir in enough cold water to mix to a soft dough. Using lightly floured hands, divide and shape into 8 dumplings. 5 Uncover the stew and gently sit the dumplings on top of the meat. Cover and cook for a further 20 minutes until the dumplings are fluffy and risen. Serve sprinkled with extra freshly ground black pepper. TIP If you don’t want to serve this stew with dumplings, try topping with sliced potatoes instead. Arrange 3 large peeled and thinly sliced potatoes in concentric circles on top of the stew after 2 hours cooking time. Season well and dot with butter. Return to the oven, uncovered, and cook for a further 1- 1¼ hours until both meat and potatoes are tender.

Gardening Feathered friends Pippa Greenwood

Watching wild birds in your garden is a real delight, and the fact that many of them also help to keep pests at bay for much of the year means that it makes sense to do everything you can to encourage them in. Gardens which are very regimented and sparse are much less likely to prove a haven for wild birds, but if you have a fair number of potential hiding places such as a few good sized shrubs or trees, then so much the better. Obviously trees which provide berries or other fruits are always going to be welcome and, although it means that the display of autumnal berries you looked forward to is slightly foreshortened, you can be sure that the birds eating them will have put them to good use! But what else can you do to encourage your feathered friends into the garden? There is no doubt about it that a source of water really is one of the best features you can have. There are many ornamental birdbaths available, or you can create something cheap and just as effective using a shallow dish with sloping sides. The water should be no deeper than 2” (5 cm) if it is to be safely used by a wide range of birds, and if you do have a deeper container then you should fill the lower depths of it with good sized stones, so that the water is not too deep. Ideally the water should be changed every other day, but at this time of year when freezing temperatures prevail, it is essential to make sure that the water does not become frozen over for long periods of time. Don’t forget that other garden water features, including ponds with shallow sloping sides, are perfect for many birds to feed and bathe in. Providing birds with additional food materials is also well worthwhile, but do remember that you need to maintain a constant supply of food or else they may come to rely on something that is not there when they need it most. If you have a problem with squirrels, then feeding the birds can be a real nightmare – but on the whole, the heavily armoured looking wire structures which rather resemble bird cages and hold a central cylinder of peanuts seem to work well. Admittedly these will set you back anything up to £40, but they do seem to do the job. If squirrels are not a problem, you can use many of the cheaper nut feeders with great success, but of course wherever you position the feeder you should ensure that it is well out of range of the local cat population. Site the feeder in an area where a cat cannot leap up at it, or where there are no other plants nearby from which it can make its ambush.

40

Save household scraps for the birds too; there are lots of things they enjoy eating including apples which have lost their appeal to the household, cooked rice, cheese, old breakfast cereal, raisins and sultanas and, of course, bread. You can also buy fat balls which contain large quantities of mixed seeds, and these can be hung from trees or large shrubs where they will provide a fantastic meal for many birds and, provided you position them in a suitable spot, means that you can also enjoy watching them as they feed. Having once found a blue-tit caught by the foot in a fat ball’s net, I now only buy the net-free fat balls. Luckily I happened to pass the feeder soon after the bird had been trapped, so was able to cut it free, but the outcome could have been tragic!

If you wish, and if you have a strong enough stomach, you can buy numerous grubs and larvae which you can feed to the birds. These high protein bird snacks are particularly useful for birds once they start feeding their young in the spring and are best distributed on a bird table or even on a garage roof. They are available by mail order from various companies as well as in garden centres and pet shops. If you feel like making or buying a bird table on which to set out the feasts you are supplying, then so much the better. Remember to choose one which is not easily accessible by cats, and position it in a place where you can sit indoors or on a garden seat and watch the birds as they feed and drink. I mainly feed the birds on top of an old, established hedge. It is just tall enough for me to reach its flat clipped top surface and I put out bird food on flat wooden trays – perfect for me to view and impossible for cats to get the wrong idea about who is meant to be eating! OUT OF THE BLOCKS As we write we are just one week into the New Year and already buyers are out in force. The first viewing Saturday of the year was busy, to put it mildly. Our diary was booked solid with double figure viewings on a number properties. Meanwhile the office was taking calls and filling the diary for the next week. On the Monday we received offers on all the properties we showed with 5 offers on one and multiple offers on the others. 2016 is out of the blocks and has started at a pace. MODERN METHODS Last year we sold or let property in Surbiton, Banstead, Purley, Lower Kingswood, Cheam, Chessington and, of course, all areas closer to mission control. The internet has enabled that having transformed the way we all do business. There are services that need multiple local presences, for example you can’t get a virtual haircut, and therefore we need the high street shops. There are also instances where internet stores have all but eradicated that need, bookshops come to mind, but there are many services that can combine the best of both environments. TRADITIONAL SERVICE Buyers and tenants almost exclusively use the internet, predominantly Rightmove and Zoopla, to browse the market quickly and efficiently. However it has never been the case that you could walk into an Agent’s office and walk out with a home, there has always been the need to meet at a property of interest and view. Where the agent

travels from is, of course, less important. What matters is that buyers, tenants, vendors and landlord’s receive the help and advice they require to understand the property and area and have ready access to an experienced guide through the buying or renting process. Our greatest asset is our staff and our second is working together in one location. Legislation, finance requirements and guidelines continue to change making the world of property ever more complicated and difficult for any one person to master everything. Our team members have complimentary areas of interest and experience that pull together ensuring we have it all covered to give our clients the real advantage easy access to all the advice they need all under one roof. The person who knows the answer to your question is only ever a desk or two away.

ALWAYS LEARNING We all live locally so we already have a very good understanding of the area, its facilities, schools etc, but shortly we will be broadening that knowledge. We would like to thank the many landlords, tenants, buyers, sellers and contractors who very kindly gave us Christmas presents. We don’t expect anything but they were hugely appreciated. Unfortunately quite a few of us feel we may have overindulged just a tiny bit over the festive period, though it has to be said we thoroughly enjoyed it, and now that January has arrived a little reality check and calorie counting is required. We are therefore about to add slimming groups and affordable exercise facilities to our knowledge bank. Oops!

Voice for Wildlife by Carol Williams

As I type, it is pouring with rain. I am wondering when some real Wintery weather is going to arrive, as we emerge from the mildest December in decades, my geraniums still in flower on my patio pots and daffodils already appearing.

The water level in Shadbolt Park is very high and many parts of the country have been affected by severe flooding. Studies have shown that the re-introduction of beavers would be beneficial in preventing a lot of this, as would reforestation, because beavers are waterway engineers par excellence and can do the job better than we can and trees stabilise soil and soak up excess water. Putting hard surfaces in so many places and draining wetlands are bad ideas, but we carry on doing both. The effect on wildlife all over the world, not just here in the UK, is of great concern to me. Plants, and the insects which pollinate them are so important to the health of every larger living animal on earth. People seem to either forget or to not understand how connected we all are - it is a truism that every action we take impacts on everyone else, the ripples from everything we do are far reaching. To ignore this is to be the cause of immense harm to Nature. The journey of a single plastic bag, carelessly discarded, can illustrate this perfectly. Blown on the wind, carried on the waves, ingested by a turtle in mistake for a jelly fish. Mulitply this by the million and you can understand the point. The link between litter and dead wild animals is self-evident. Yesterday I went on a short walk around the local roads and parks. I returned home with a bag load of discarded cans, glass and plastic, all of which I washed and put into my recycling. I have been doing this for years, and still, everywhere I go, there is litter. I am sure that most people do not throw rubbish onto the streets and mess up local woodlands and streams with it, but most people, also, do NOT pick up any that they see. If they did, I believe our environment would be cleaner and our wildlife safer from injury or death through getting tangled up in or mistakenly eating litter. Why should you pick it up? Because you are a responsible citizen of earth who cares about the environment and our wildlife. Sometimes the state of the world and the vanishing wilderness, the news of another species driven to the brink of extinction, the endless wars that destroy so much and create such ugliness, the impacts of so many of our activites on fragile ecosystems, become overwhelmingly depressing. It’s one reason I wanted to restore the pond in Shadbolt Park - it is tiny and local, but it represents hope. Re-creating wilderness in the place where we are, and believing in the ripple effect for good, as well as understanding its larger scale opposite. Perhaps we can be like the proverbial boy with his

finger in the dam, who held back a flood. The alternative seems to be to just give up and let it all drown us, to say ‘what difference can I make? It all seems hopeless’. This isn’t me. I write these articles to stir you all up to some action and in my own small way, do the little I can do. I believe in ‘together we can’ and Margaret Mead’s words: “ Never doubt that a small group of concerned, committed citizens can change the world; indeed, it is the only thing that ever has”. Many people put their faith in new technology to get us out of the mess we are in with climate change cleaner fuels, renewables, ingenious ways to get rid of plastic and use rubbish to create energy, and believe that somehow these things alone can tip the balance. That is a kind of hope, but also a lazy one that takes responsibility out of the hands of ordinary folk. We need both. Lost habitat needs to be restored, woodland needs to be saved, new forests need planting, species need to be protected, poaching needs to be tackled seriously, marine conservation zones need to be established - all of these can be campaigned for and funded by individuals who care. And then there are the small scale actions - gardens, parks and school grounds managed for wildlife, streets cleared of litter and planted with trees, roadside verges turned into meadow strips mown only once a year, ponds built wherever there is space, roof gardens created, much more use of walls for vertical planting there are so many small actions that can improve a local area for wildlife. Ideas spread, good actions get copied. It all helps. “ Be the change you want to see in the world” is something Ghandi is supposed to have said. I like that. It’s a simple philosophy. I want to see more green spaces and abundant wildlife, so, in my own small way I try to help that happen. Since I seem to be in the mood for passing on inspirational quotes, here is another of my favourites! “ I am only one, but still I am one. I cannot do everything, but still I can do something. And because I cannot do everything, I will not refuse to do the something I can do” Edward Everett Hale. So, in 2016, what will you do for wildlife and the wider environment in which wildlife either thrives or is lost forever? You could always go vegan, of course, since animal farming is the second largest contributor to climate change - a bigger impact on the environment than the transport sector, and I think we are all aware that climate change is the biggest threat facing wildlife. Live gently on this earth.

Safer Neighbourhoods Farewell

It is with a heavy heart that I write my last article for this terrific little magazine. After 12 years with Sutton Police and the Worcester Park Safer Neighbourhood Team I am hanging up my PCSO hat and moving on to pastures new. But, not only do I leave the team as friends, I leave for a position locally where my new role will enable me to stay in contact with the team and continue to help them in any way I can. However, this is not the end of this regular article and I am very pleased that my replacement in the Worcester Park Team (and this magazine) is someone I have known for a long time. He joined the police at around the same time as me in 2004 and came to Sutton around 10 years ago. He has worked in Sutton town centre and in other wards on the Borough patrolling, attending meetings, working with the community, talking in schools, in fact doing all the things that I have done. Indeed there is just one thing that sets us apart.... He

HEATING OR PLUMBING PROBLEMS? E x B r i t i s h G a s E n g i n e e r

has yet to acquire that certain dash and panache of yours truly, but I am confident this will come with time.... But seriously, his name is Steve Higgins and you may well bump into him in the street or catch sight of him cycling around the ward. He is a very competent PCSO and he will, I know, be a valued addition to the team. Steve will keep you up to date with the latest crime prevention information, good news stories, Police meetings and events. I’m sure you will join me in welcoming Steve to Worcester Park and wishing him, Sgt Andy De’Voreaux and all the officers of The Worcester Park & Nonsuch Safer Neighbourhood Team every success in the future. As for me, I start my new role as Security Manager for The Hamptons, here in Worcester Park, on the 1st of February. I will miss writing for you all and serving you as a PCSO but, I won’t be far away and I’ll still be doing my bit for the ward. I would just like to finish by saying a massive THANK YOU to Editor Jenny Stewart for her continued support for the Worcester Park Safer Neighbourhood Team, it is very much appreciated. On that note I will leave you all with my warmest wishes for the coming year and in the future. Bye for now and thank you. Gary X
