Dear All,
Last week I received an email from Jeremy Linton-Mann who is trying to find some information about Vera and Joe’s Dance Academy for an autobiography that he is writing. Jeremy writes ‘Back in the early 60’s it was a very popular meeting and dancing place for teenagers. V & J taught us to waltz and quickstep as well as jive, and for those of us attending all boys schools like Beverley (Coombe) it was the only chance to meet girls. Could you advise where I may find archive info on V & J’s please, it was very well known at the time, occupying premises the other side of the road to WP station. History
Tilling the earth at Tolworth Court This month we travel to the western tip of the Worcester Park postal district, to the Old Kingston Road. This is now a quiet backwater, lying to the right of the A240 as one goes from Worcester Park and Ewell Court towards Tolworth. The land on both sides of the Old Kingston Road, now including Kingston University’s sports ground, was part of Tolworth Court Farm. Until about 1990 a complex of farm buildings stood between the River Hogsmill, the A240 and the Old Kingston Road. They were eventually abandoned, but this was by no means the end of this farmland’s connection with growing things, as we shall see. Within living memory, the road was part of the main route from Epsom to Kingston: after crossing the Hogsmill, traffic had to bear right around the farm buildings, and then pass the two pairs of cottages on the left, before bearing sharp left to return to the main alignment of the road.
Until the 16th century, the farm site had been a place of much higher status, with a moated house at the centre of a manor. This was probably one of the two Tolworth manors mentioned in the Domesday Book. It may have been the manor centred on Tolworth Court that Henry Gerard of Guildford held in 1290, and it may have been his daughter Joan who brought the property to her three successive husbands, including the Constable of Guildford Castle, in the early 14th century. By 1327 the moated complex included two halls, a chapel, six chambers, a kitchen with a chamber, a bakehouse and a brewhouse, with a gate and drawbridge. Buildings beyond the moat included

cowsheds, a stable and piggery, and there was a garden and a watermill. For more than 150 years the manor passed through a succession of royal and noble owners, tossed from hand to hand on the waves of dynastic struggle. In 1564 it passed to the Evelyn family, who held it until 1692 and are credited with building the first gunpowder mills on the Hogsmill. Excavations by members of the Kingston-upon-Thames Archaeological Society and the Surrey University group UniSearch in 2000 and 2002 suggested that the moat may have been constructed shortly before 1200; the buildings on the island were apparently levelled, perhaps in the 19th century when a farm building, possibly a slaughterhouse, was built there re-using 17th and 18th-century bricks and tiles. Away from the island, postholes, animal bones and pottery from the 8th/9th century suggest that an Anglo-Saxon settlement existed close by, and beyond the A240 there was evidence that people passed this way in Bronze Age, Iron Age and Romano-British times. Later there was a farmhouse to the west of the moated site, which was eventually left isolated from the other farm buildings by the construction of the new straighter route for the A240. What had been a settlement of some significance now has a very different role as an important strategic gap between Worcester Park/Ewell and Tolworth. The
fields to the left of the A240, behind the farmhouse site and between the river, Cox Lane and Jubilee Way, are now Tolworth Court Farm Fields Nature Reserve, a habitat for butterflies, grasshoppers, kestrels and sparrowhawks. Human visitors are also welcome: a leaflet and copies of the site’s information boards can be seen at: www.kingston.gov.uk/browse/environment/natural_ resources/the_natural_environment_and_biodiversity. htm At the far end of the Old Kingston Road, reached from the junction opposite Jubilee Way, is Court Farm Garden Centre. In 1983 this site, previously used as a plant nursery by Kingston Borough, became the home of Garden Care, established as a garden maintenance company by Bart Patrick in 1966. Marc Patrick joined the company as a gardening assistant in 1986, and in 2003 he became Managing Director. Garden maintenance and landscape gardening are still offered by Garden Care Contracting Ltd, while the garden centre was renamed as Court Farm Garden Centre in 2011, reflecting the history of the site; it offers trees, shrubs and bedding plants, garden supplies, and practical courses and demonstrations (more information at www.courtfarm.uk.com). The garden centre is also home to two specialist companies: The Bonsai Centre, run by Clive and Ann McIntyre, supplies bonsai trees for indoors and

outdoors, plus equipment, advice and demonstrations; Koi Water Garden was established in 1992 by Andrew Richards and John Caress on the Sutton/Morden borders, and opened a branch at Court Farm in 2011; the company undertakes pond construction and maintenance services, and specialises in directly importing Japanese Koi. After choosing plants here, or walking in the nature reserve, a visit to the Garden Centre’s recently-opened café may be an attractive option. This offers a wide range of teas and coffees, cakes, breakfasts and lunches, and they plan to include on the menu eggs from their hens and honey from the bees on site. The
café has some delightfully quirky touches, including an incredibly diverse range of vintage patterned side plates, and plants growing in floral teacups on the tables, as well as an honesty library and a buggy park. You may have noticed that gremlins got at last month’s article, about Worcester Park’s Coronation celebrations in 1953. Here are the paragraphs that disappeared: Local uniformed organisations were also involved: ten 1st Cuddington Guides went to a pageant in Central Hall, Westminster; a member of 1st Cuddington Sea Scouts took part in a march past the Queen at Windsor on St George’s Sunday; and the Worcester Park Sea Rangers undertook jobs such as knitting and gardening to raise funds to give an elderly couple a seaside holiday as their ‘coronation tribute’, as well as arranging a ‘Coronation Cruise’ variety concert in Green Lane School. The most prominent permanent local reminder of the coronation is a (sessile?) oak tree on Malden Green, in front of The Worcester Park pub. It was paid for by pennies contributed by local Girl Guides, and representatives of the Brownies, Guides and Rangers each added a shovelful of earth. As the Surrey Comet recorded, the County Commissioner, Mrs DennistounSword, ‘said she hoped that as the tree increased in size and strength, so would the goodwill and friendship between men and nations.’ The tree has certainly done its part.

The coronation theme was also linked to events later that summer. Cuddington’s ‘Coronation Year Summer Fete’ was arranged for 4th July, in Parker’s Field, Royal Avenue, beginning with an hour-long procession led by a cadet band from Surbiton, followed by the Rose Queen ceremony. In response to last month’s article, Bob Dolman has kindly provided some photographs of Longfellow Road’s 1953 celebrations, organised by his father Charles Dolman, two of which are reproduced here. In the outdoor photograph, Bob can be seen as a drummer boy, with his mother Connie, at the front of the procession, while Charles Dolman is at the left-hand edge (with rosette). The indoor photograph, showing the tea in the Co-op Hall, includes a number of longterm residents of Longfellow Road, such as Bill Deadman who lived in the road all his life until his death in 2011 (standing near the middle, with armband). And finally, on Sunday 14th July, at St Mary’s Church at the top of The Avenue, you can enjoy a cream tea at 5pm (£5), followed by a summer concert at 6.30pm of light music, including songs from the shows and classical items, plus a few hymns, performed by the St Mary’s choir, with a chance to join in (please note change in date and time from last month’s announcement). The Changing Face of Salisbury Road Life is full of hellos and goodbyes. This is the month that the Americans celebrate their goodbye from Great Britain in 1776. On July 4th they commemorate the fact that they spread their wings as a nation, and freed themselves from our huge influence over them. Separating ourselves from people, things and lifestyles is one of life’s great challenges. Humanity has always had an urge to experience new things, but in opening new doors we often find it difficult to close the ones behind us - The War of Independence being the ’difficulty’ in the case of our cousins across the Atlantic! Here in Salisbury Road we have had to get used to all sorts of comings and goings over the years - albeit on a much lesser scale! Many of us have become good friends, so we were rather sad to bid farewell to long-time residents Irene and Tony, recently. Even though they aren’t moving very far away, we will miss them. Just before they left the road they held a farewell party, and as I stood there reminiscing with other familiar faces who live locally, I reflected on the fact that from the moment we are separated from our mothers at birth, life is, in essence, one long series of goodbyes. Thankfully, we are prepared for most of them, and learn to adapt to new circumstances, but sometimes it can be a sharp learning curve. Like most people, my first real personal loss was when, as a child, I experienced the death of a pet. My tortoise, Daisy, had a badly infected leg, and the vet was forced to dispatch her to tortoise heaven. I remember asking him why she couldn’t survive with three legs, and he went to great pains to explain to me why it wouldn’t be a good - or practical look. Even at my tender young age I realised that a tiny crutch or mini-wheelchair really wasn’t on! I bought another tortoise, who I named Daisy Two. ( As you might gather, my imagination hadn’t developed very much regarding naming pets when I was seven ….!). However, nothing filled that hole in my heart like my original lettuce-munching chum. As we go through life we have to accept that, as Shakespeare said “parting is such sweet sorrow”, and look forward to new experiences. The loss of a pet when we are young can prepare us for a variety of bereavements
later in life - although, in truth, we are never ready for losing a loved one, however much we think we are. We each have to try and find our own path through such sadness. Our country is renowned for having a ‘stiff upper lip’ in the face of such things, which can often lead to repressed emotions, which in turn can turn into mental or physical, or social problems. Saying goodbye, whether it be to a beloved pet or a cherished member of a family is something that we just aren’t taught to deal with. Most violent criminals have abandonment issues - usually regarding an absent father - or they have often had major losses in their lives regarding other people close to them, which often haven’t been adequately acknowledged. Perhaps our stiff upper lips need to soften more, in order for us to create a more emotionally balanced society. We are often told that ‘big boys don’t cry’. Perhaps they should do so - and in the process, become calmer people, who aren’t prone to vent the bottled-up anger caused by their grief, on others. Real friendships - either with people (or even beloved pets) can take time to build, so we are always

hoping that when we meet new neighbours we will bond happily with them. We have been extremely fortunate in this road in finding ourselves living alongside many really lovely people, with whom we have shared a great social life. We have come from a variety of backgrounds, and have inevitably sometimes varied in ages, but we have had the common bond of loving where we live, and wanting to reach out the hand of friendship. We have all had our share of crises over the years, and it has been comforting to know that whether we have had to deal with burst water tanks, burglaries or illness, people have rallied round to help each other. When one of our number moves away or dies, we find comfort in helping each other cope with the emotions. In what appears to be an increasingly heartless world we consider ourselves to be very fortunate. In the bigger world we have to learn from an early age that things such as moving schools or changing jobs will involve lots of goodbyes and hellos, with all the stress they involve. When I was a girl I was fortunate enough to attend both junior and senior schools with an older sister who paved the way for me. Leaving a junior school to attend a larger senior one can be quite overwhelming for some youngsters. Saying goodbye to their friends who they have known since they were five years old can be quite traumatic. Suddenly finding oneself surrounded by hulking teenagers who appear to be confident can be quite scary to an eleven year old who is feeling very UNconfident in a blazer that is too big for them - and that their mother said they would grow into! These days, when education authorities seem to operate weird allocation systems that frequently send siblings to different schools, I feel sorry for such children - and also for their parents, who have to deal with sorting out all the travel arrangements! When, for a variety of reasons, we have to say goodbye to people, we often exchange promises, such as “we must keep in touch” but, in truth, how often do we sustain those bonds? When I recall my school days I often wonder what happened to some of my former classmates. Did that noisy boy ever grow up to be a belligerent man? Did he channel that aggressive energy into becoming a professional boxer, or a fiercely ambitious head of a corporation? Did that girl who was good at athletics ever make it to The Olympic Games, or is she now just running a local fitness centre? When I left school at eighteen years of age I had every intention of becoming a writer, and have managed to entwine my girlish dreams with a busy family and social life. On the day I left my convent I had every intention of keeping in contact with school friends, but in reality there was only one - called Barbara - with whom I have had a genuine friendship for what is now an astonishing fifty-six years. Our lives took very different paths, with mine caring

for my disabled son, and hers in pursuing her career and travelling all over the world. Nevertheless, even though she still lives in Ireland, we have never broken those links. In the time that I have lived in Salisbury Road there has been much change. Some older people have wanted to ‘downsize’ as their gardens eventually become too much like hard work. Others have sadly passed away, but they live on in our memories of happier times. Mark Antony in Julius Caesar told us that when people die “the good is oft interred with their bones”, but happily in this road we have a habit of giving each other cuttings from plants, which means that those who have gone often leave us a legacy of beautiful living things. Tony and Irene are still very much of this world I am glad to say, and before they moved to their new home Tony, a talented artist, gave us a lovely picture he had painted, which now hangs proudly on our hall wall. Three new families have recently moved into the road, and we look forward to making new memories with them. Apparently two of the families have children. Sage and Pancetta Roast Chicken Ready in 2 hours 30 minutes Serves 4
Give classic roast chicken a tasty makeover with a handful of fresh sage and some delicious smoky flavoured Italian bacon called pancetta. Look out for thin rashers of pancetta in the deli section of your supermarket or buy freshly sliced from an Italian deli. Serve with roasted baby new potatoes and lightly steamed vegetables for a wonderful summer Sunday lunch. 1.3kg oven-ready chicken (preferably free range) • 55g butter, softened • Few fresh sage leaves • Salt and freshly ground black pepper • 1 onion, peeled and finely chopped • 85g smoked pancetta slices • 115g fresh white breadcrumbs • 1 medium egg, beaten • Fresh sage leaves, to garnish
Tip:
To make light gravy to serve with the roast chicken, drain off any excess fat from the roasting tin then heat the pan juices until sizzling. Add a splash of dry white wine or sherry then stir in a little plain flour and 1 tsp wholegrain mustard. Cook for 1 minute then gradually pour in 400ml hot chicken or vegetable stock and slowly bring to the boil, stirring all the time. Simmer for 3-4 minutes until

SPECIAL just thickened. Season to taste with freshly ground black pepper. Preheat the oven to READER 190C, 375F, Gas Mark 5. Place the chicken in a OFFER! foil-lined roasting tin. Smear half the softened butter over the chicken breast, legs and wings and scatter over the sage leaves. Season lightly with salt and freshly ground black pepper. Cover the chicken loosely with foil and roast in the preheated oven for 1 hour 10 minutes. Uncover and baste the chicken with any juices twice during cooking. Meanwhile, melt the rest of the butter in a frying pan, add the chopped onion and fry gently for 5 minutes. Chop half the pancetta and add to the pan, frying for a further 5 minutes until the onion is softened and golden. Remove from the heat. Finely chop the rest of the sage and add to the pan with the breadcrumbs and seasoning. Leave to cool then stir in the beaten egg. Press the stuffing mixture into a greased 18cm round shallow cake tin. Uncover the chicken and top with the rest of the pancetta slices. Return to the oven and roast, uncovered, for a further 25-35 minutes until the chicken is golden brown and cooked through – the juices should run clear with no sign of pinkness when the thickest part of the thigh is pierced. Cook the stuffing in the oven at the same time until set and pale golden. Remove the chicken from the oven, cover and leave to rest for 10-15 minutes. Cut the stuffing into wedges and serve on a platter with the roast chicken, garnished with the fresh sage leaves. WPLife

View from the City An alternative way to privatise? by Justin Urquhart Stewart The concept of privatisation I don’t have a problem with, but it has to be at the right time and carried out in the right way. What we can learn from the previous privatisations and demutualisations was that wider share ownership does not necessarily lead to deeper share ownership and the fostering of private portfolios. The method of flotation certainly did little for the companies themselves, especially as it left them with sometimes shareholder bases of hundreds of thousands, which were both unwieldy and expensive to maintain. Many were in fact delighted to see their shareholder register whittled down to more manageable levels, and a few were even able to actually consider addressing their shareholder base as their own advocate and supporter base. Companies can make designs to get the shareholder base they need; what they don’t need is to have numbers foisted on them just to satisfy political dogma. In fact companies seem very rarely to make use of their shareholder base as a marketing arm in its own right. At Barclays I remember trying long and hard to get them to appreciate that most of their shareholders were either staff or ex-staff and, very often, customers - that is to say potentially a great advocacy base for the company if properly martialled. But all to no avail. There are some key issues here. Firstly the economy needs properly functioning utility banks and this needs to be accelerated to help the recovery; pushing Lloyds and RBS back to the market whilst still in recovery seems somewhat odd. Secondly why should we as taxpayers and shareholders (albeit indirectly) not expect to have, not just our money back, but a significant profit as well, and if that will take some years yet, then so be it. However, the government is missing an opportunity here. With the glorious benefit of fully focused 20:20

hindsight, it would have been far better if we had packaged up, or at least partially done so, the flotation issues into a bundled unit trust fund of state assets which citizens could have applied for. This would have introduced investment to many for the first time, not in the form of small holdings of one off stock issues, but rather a spread of different assets and companies in a range to provide an immediately more diversified investment portfolio or fund. Again with the benefit of history this would have proved a jolly nice ‘little earner’ for Sid instead of exposing him as an innocent to the vagaries of the stock market, individual holdings and their risks. So, too late now? Well not necessarily so. In fact the government in its desperation to try and find assets to close the deficit and pay down debt has been scouring the cupboards to see what’s left of the ‘family silver’. Whilst the Georgian tea set and furniture has already gone, it seems that we might now be down to the teaspoons. However, before you write those off, they certainly have some combined value. As well as RBS and Lloyds, there is the uranium operator Urenco, the Student Loan Book, something called Plasma Rescources, The Royal Mail, the Met Office and the UK Hydrographic Office. Add to that an interesting

portfolio of property from Law Courts to MoD areas and you could have the making of quite a significant FTSE 100 company made up of a compendium of assets and companies. Now asking investors to buy into this bundle of investments as a fund might be a far more sensible and sound investment especially for the smaller investor. The receipts of course would go back to the government for debt reduction, but maybe here they could also use this as a base point for the UK Sovereign Wealth fund and have a national investment vehicle to invest the proceeds in good projects for the nation’s and its citizens’ futures? So in my view here is a great opportunity for the re-introduction of popular capitalism through a responsible structure, and hopefully we can avoid the political dogma of populist capitalism - which would seem to have the whiff of political advantage being taken prior to an election. Home Grown Herbs by Pippa Greenwood There’s a really reliable, easy, low-cost and low-effort way to add some zing to your meals; home-grown herbs. Many herbs are simple to raise from seed and if you start sowing now you should be able to have a plentiful supply of fresh, tasty herbs to add to salads, sandwiches, stews and stir-fries for months to come. All you need to is a sunny window sill or balcony, or a welldrained, sunny spot in your garden. First, find some good quality multi-purpose compost, your chosen herb seeds and some pots. Good-quality compost is well worth the little bit extra you need to pay. The style of pot is up to you – you may want to choose a classic Mediterranean one, or perhaps a goodlooking plastic planter for longevity and light-weight characteristics. Remember that plenty of drainage is essential, and that the smaller herbs do not need a deep root run, so there’s no need for a very tall planter or pot. It’s best to grow each type of herb in its own individual pot, so buy a selection of pots with a minimum diameter of 8cm. Once you have your pot to hand, put a broken flower pot or other drainage material in the base and then fill with good quality compost to within 1cm of the rim of the pot and firm it down, not too aggressively, but enough to ensure that there’s no subsidence later on. With large seeds such as coriander, position the seeds evenly on the compost surface. Sprinkle smaller seed thinly. The seeds need to be covered with compost so use your finger or a dibber to gently press the seed in to the very surface of the compost and then drizzle more compost on top to the depth stated on the packet of seed. Water the compost thoroughly either from above using a watering can with rose attached, or by standing the pot in a saucer of water for a few minutes until the compost surface is just moist. The seeds generally germinate quite quickly and often within just a week or two you’ll have lots of tiny herbs. Once the herbs are up and growing strongly you can start to harvest them. Use sharp scissors or a sharp knife to cut off what you need; this way you’ll minimise damage to the growing plants and so help to keep them cropping for longer. As long as you keep the pots adequately watered, ideally by watering from the base, they should last for several weeks or months but make sure that the compost is not too wet or else your herb pots won’t last long. If you find that you’re not eating them fast enough, store some for later use. Ice cubes give you a really great fresh-herb taste off-season. Just half fill ice-cube tray sections with water. Add chopped fresh herbs to each section and top up with water. Label the tray as they can be difficult to identify. You can then

simply pop them whole into stews and casseroles as and when you need them. Top herbs that grow well from seed: There are lots of herbs which do very well in pots when sown from seed. Some of my favourites include Italian or Genovese basil, lemon basil, chervil, Coriander ‘Cilantro’ for leaves, flat-leaved parsley, Ainse, Thai basil, chervil, chives, fennel, garlic chives. My story
Oliver Webber
Worcester Park resident Oliver Webber, a 25 year old Architecture student explains why he is raising money for the Queen Elizabeth’s Foundation for Disabled People In February 2012, my girlfriend Kiwi and I booked onto our own little adventure – 3 months of travelling through South America - through Peru, Columbia and finishing in Mexico. Beginning on June 29th, we travelled south along the west coast of Peru, where we made a slight alteration and headed into Bolivia, La Paz. After taking in many more incredible sites and activities, we again made another change to our trip. On the evening of July 13th, we began a nine-hour, slightly detoured night journey through the deserts of Bolivia, heading south for the Salt Flats in Uyuni. However, our journey took a turn for the worst after our change of drivers - our new drunk driver (after being asked to stop), managed to topple the bus onto its side, skidding along the desert track. Due to our lack of seatbelts, we were thrown out of our seats and onto our torso/head area - for me, the impact had created some serious damage to the left side of my head. The impact shattered the front left area of my skull and I suffered internal bleeding, pushing
my brain off of the centre line. Luckily, I was bought back together again by a Bolivian surgeon at the rather dated hospital in Oruro. A week later, after being transferred up to a La Paz (Bolivia’s capital) hospital with my brother and Kiwi’s mum, I spent the next 5 weeks slowly recovering from the accident, both mentally and physically - due to this crash, I managed to put my family and friends through unbelievable stress and worry that I would not wish upon anyone. On August 29th, my brother and I returned home where I happily relaxed in front of the television! However, I realized I would need to continue my rehabilitation at Queen Elizabeth’s Foundation, with the Neuro

Rehabilitation team in Banstead. In all honesty, this was one of the best things that could have happened to me. I have openly admitted that before last summer, while I have been considerate and aware of people with brain injuries and disabilities, I have never considered this issue in depth. teeming with life, as I write this in mid May. By the time you read it, some small froglets will have left the pond and hidden themselves in the vegetation around and beyond it. Frogs do not spend most of their lives in water, but in shady, damp places on land. If you see a frog in a patch of long grass, please do NOT pick it up and take it to water. If you find injured wildlife, you should consult a wildlife rescue organisation for advice. Around the pond area in Shadbolt Park we are creating small habitats to increase biodiversity. This includes patches of rough grass, nettles, brambles, ivy, hedges, dead wood piles and compost heaps. We will leave all the native plants in the wilderness area to set seed for the birds in late Summer and Autumn. One regular job is the unglamourous one of picking up litter, which can be dangerous to many small animals, who get trapped and entangled in plastic
and twisted wire or cans. Hedgehogs are regularly and seriously injured by litter every year, all over the UK. As they are in steep decline, this is a tragic extra and totally unnecessary pressure on them. The Wider Environment Our work in Shadbolt Park reminds us contiunually of the need to make space for wildlife alongside us in towns and suburbs. PEople have moved into their territories and, all too often, destroyed or depleted them. Our gardens could be a kind of linear woodland, if we made them so, by planting hedges and trees along the boundaries. Schools, churchyards and parks, with more space, could create copses and meadows, if the landowners could be persuaded to do so. And we need many more ponds, anywhere they can be created, small and large. Ponds are simply the best habitat you can offer to wildlife. Where there is water, there will be abundant life. Kew Gardens has recently launched a Breathing Planet Campaign. Its aims are: to bank and share the

“National media focus on the Tudors/local interest in Tudor history on our doorstep in Nonsuch Park. BBC2 has a season on Tudor history; the V & A has an exhibition of Tudor Art and Buckingham Palace is showing portraits exploring Tudor fashion. The local resident, however, does not need to travel to London to appreciate some of Tudor history. An amazing model of the original Nonsuch Palace, built by Henry VIII to celebrate the birth of his son Edward – so important to the Tudor dynasty – is on view every Sunday 2 – 5 p.m. in the Gallery of the Mansion, Service Wing entrance, Nonsuch Park. The site is marked on the Northern side of the Park by three tall pillars which now stand as the only
physical evidence of this amazing building. They are as three sentries guarding a bygone age. In addition, a unique and important collection of stained glass amassed by Samuel Farmer, owner of the present Mansion in the early 1800’s, features one particular panel commemorating the marriage of Jane Seymour to Henry VIII – only 11 days after the execution of Anne Boleyn! JUNE 2013 UPDATE At last the sunshine is here, or at least it is at the time of writing, and throughout Britain plenty of fingers and toes are crossed in the hope it stays that way. Gardens are blooming, growing very quickly. We really notice as we go about our viewings that just a few days make an enormous difference. Lawns that were immaculate for weekend viewings can already look a little dishevelled by midweek while gardens that lacked zing become positive riots of colour almost overnight. Meanwhile our evening viewings are accompanied by the delicious aroma of barbequed suppers wafting over fences. All in all it’s a rather pleasant time to be busy out there selling homes. We do however spare a thought for those stuck behind a desk and we know there are certain people who are going to find it very difficult to enjoy the sunshine, particularly conveyancers. A Bottleneck In last month’s report we mentioned the hard work was just beginning for us, the phase between sale and completion, but of course it’s not just us involved in that process. Once a sale has been agreed there will be at least two firms of solicitors, a mortgage company and a surveyor even when there is no onward chain and the buyer has nothing to sell. Most often, as you can imagine, there are many many more people involved, all working on various aspects of the sale up and down the chain, and herein there is a developing bottleneck. In March surveys were generally booked and done within the week. By the beginning of June the situation had changed significantly with most surveyors having a 4 week waiting list before they could book clients in. That’s just the beginning of the process. It’s a real sign of the increase in market activity that surveyors, solicitors and other professionals are reporting they are snowed under with work, and this will inevitably result in the period between sale and completion being prolonged. Our most recent exchanges have taken approximately 6 weeks from the date an offer was accepted, sometimes less, but that’s unlikely to be the case over the coming months and it’s going to be increasingly frustrating for those that want to move quickly. We will of course continue to make sure that our clients are, as far as possible, at the top of the pile by chasing all aspects of the process at the right time. The last thing we want is for our files to slip to one side on somebodies desk and be labelled ‘quiet’ cases. There is an art to making sure that all the professionals involved remain on our side to get everybody moving as quickly as possible. Good working relationships really are worth their weight in gold at a time like this as calling in the occasional favour has already been necessary no doubt will be required again over the coming months. Our progressor, Tamsin, is busy working her magic in that area and we are all constantly monitoring where the hold-ups are and how best to overcome them. The Market We remain very busy indeed. May sales again outstripped supply, some properties were very keenly fought over, and prices locally have consequently edged upwards for many types of property. Sought after property is selling very quickly indeed, sometimes attracting multiple offers before the property has been advertised, and we have an ever growing list of potential buyers who are both keen to move to the local area and are in strong positions to make serious offers.

This month I will be sharing with you ways to make your property less attractive to burglars. 99.9 % of burglars are not professional safe crackers, international jewel thieves or latter day Robin Hood’s. They are just people who want to make a fast buck as easily as they can and the easier we make it for them, the more bucks they make. Burglary victims often wonder why the burglar picked on their house. To find out you need to consider: How does a burglar’s mind work? Burglary, on the whole, is an opportunist crime. A burglar will select his target because it offers him the best opportunity to carry out his crime undetected and with the fewest number of obstacles in his way. A building that presents itself as unoccupied and insecure is far more likely to be targeted than one which is properly secured: • Side gates open • Accessible windows open • Ladders left out, allowing access to otherwise inaccessible windows • Garden tools available to force entry • Untrimmed hedges or high fences preventing natural surveillance Each of the above points make access to the building far simpler and is an indication to the prospective burglar that it’s worth a second look. Residents of multi occupancy dwellings or flats should be mindful not to grant entry to people via an entry phone system, if they do not know them, and to be cautious of people seeking to ‘tailgate’ them into buildings. The question is, are the occupants in? • milk bottles or parcels on the doorstep • newspapers and mail in the letter box • unlit houses after dark These are signs telling the burglar that he is unlikely to be disturbed in the course of his work. Naturally, circumstances may arise when such situations may be unavoidable. If we can take measures that tell the burglar that this building is too difficult or too risky a target, he will hopefully move on. TO STOP A BURGLAR, YOU NEED TO THINK LIKE ONE. To a burglar, a stuffed letter box is a dead giveaway when you’re not at home. Ask a neighbour to remove your post while you are away. To a burglar, a dark doorway is an opportunity to hide. Fit a security light over your front door to deter burglars. To a burglar, a dark house is an empty house. Attaching a timer to a lamp will make your home appear occupied even when it isn’t. If you are away for extended periods. • Cancel the delivery of milk and newspapers • Try not to make it obvious that the house will be empty. For example, if a cab is taking you to the airport perhaps you could arrange for another family member or neighbour to wave you off from your front door.
• Disconnect the telephone answering machine, or reword your greeting message to give the impression that you are only temporarily unable to answer. • Enlist the help of a neighbour, friend or relative to keep a regular eye on your property and keep the front door clear of deliveries. • If you are prepared to leave a key with a willing neighbour/relative, ask for curtains to be drawn and lights to be put on at night. • Check your insurance policy. Some insurance policies for contents don’t cover you if you are away for more than 30 days. • Set your burglar alarm. • If you do not have an alarm, consider investing a few pounds in a dummy alarm box. It may well deter the opportunist thief. None of the above measures will guarantee that you won’t be burgled. But they will go a long way to ensuring that your property will be of less interest to opportunist burglars. REMEMBER: REMOVE THE OPPORTUNITY - DETER THE BURGLAR See you next month. WPLife

22nd Carshalton Environmental Fair The Environmental Fair returns to Carshalton Park, Ruskin Road, Carshalton on Bank Holiday Monday 26th August from 10.30 am to 8.00pm. This very popular event attracts about 10,000 visitors every year. It is one of South London’s best days out. There will be over 100 stalls including local craft, farmers’ market stalls, interactive demonstrations, voluntary groups and local sustainability initiatives. We also have a healing area which demonstrates therapies and offers treatments. Children’s activities include: cycle obstacle courses; face painting; t-shirt painting, circus skills; crafts and other games. The Fair offers a range of local artistic talent including; the Main Stage which showcases local rock, pop and young bands; the Music Café with acoustic folk, blues, country and more; and The Performing Arts Marquee which entertains with an eclectic selection of local artists and speakers.
The fair boasts a great range of tasty catering from Spanish paella, French crepes and Caribbean food, to organic curry, Thai noodles and fair trade coffee. The bar will be back with a range of real ales. Or relax at the Music Café with a cup of tea and slice of home made cake baked by the Women’s Institute. It’s a really affordable day out.
