LETTER FROM THE EDITORS
Julie Wuellner
Holly Bieler
It’s hard to believe that this issue wraps up an entire year of our new Malibu Magazine, and it’s equally hard to believe that once again the holidays are upon us. From family get-togethers to holiday parties, baking and Christmas tree lots, this truly is the merriest season. It’s also a time to reflect on the year that has almost come and gone, and with that we look back on our first year as well. We could not be more thankful for the support and positive feedback we have received from the community. This year was a tremendous success for Malibu Magazine, much better than we could have ever dreamed, and we are far from finished. With every issue, we strive to grow and give you, our readers, a stronger magazine brimming with topics close to the hearts of our fellow Malibuites. We have been working hard on our editorial content to bring you articles like this issue’s “How Safe is Malibu?” report that delves a little deeper into crime in our hometown and explores residents’ inspiring and unrelenting belief in a safe Malibu (Page 50). We also take a look at what is behind Malibu’s frequent power outages this time of year (Page 58). On a lighter note, to round out the year, our editors put together the ultimate list of “Must Try Dishes” from of our favorite restaurants around town, both new and old (Page 86). And of course, we can’t forget about the upcoming holidays! To help you celebrate the season and have the best winter yet, we put together a festive winter bucket list, filled with activities like ice skating, local Hanukkah celebrations, meet & greets with Santa and holiday baking classes (Page 113). Speaking of food, local chef Monica Castillo took the time to share her favorite winter squash soup recipe with us and trust me, it was delicious! We wholeheartedly recommend adding this one to your list of holiday recipes (Page 116). This issue, director and builder extraordinaire Scott Gillen graces our cover. Over the years, he has made quite a name for himself in Malibu, most recently undertaking the impressive task of building the new Malibu Castle. With that project under his belt, Gillen now moves on to his next and arguably even grander project: a record-breaking five home development on prime Malibu real estate named The Case. We were fortunate enough to sit down with Gillen and speak to him about the project and the incredible mindset behind his luxurious undertakings (Page 122). From a digital standpoint, we are excited to announce our new Malibu Magazine app with which we hope to bring Malibu Magazine to even more readers. On the app, you will be able to read the current and all past issues so that you can catch up on any stories you may have missed. Look out for it in the apple and android app stores, available now! Lastly, if you would like to get involved with Malibu Magazine, we’d love to have you join our team! Whether you’re a writer, editor, photographer, sales person or a Malibuite with pitches and ideas, we are looking for more contributors. You can email us directly at julie@malibumag.com 2018 was an incredible year for Malibu Magazine and we have no doubt 2019 will be even better. Happy Holidays and we wish you a fantastic new year!

Police Raid Cher‘s Malibu Home Ventura County Sheriff Deputies raided the Malibu home of superstar Cher on September 28 executing a search warrant after arresting the son of one of Cher’s employees on suspicion of possession for sale of a controlled substance. Authorities took Donovan Ruiz, 23, into custody in connection with a two-week narcotics investigation that began when someone died after overdosing on fentanyl in Thousand Oaks, Ventura County sheriff’s MM Capt. Garo Kuredjian said.

Survivalist Arrested in Possible Connection with Beaudette Shooting Los Angeles County Sheriff’s deputies arrested Anthony Rauda, 42, in Malibu Creek State Park on October 10. Rauda, was taken into custody on a warrant relating to probation violations. He is suspected in a series of burglaries over the past two years in and around the park. LASD Sheriff Jim McDonnell announced the arrest at a press conference on October 10, stating officers will investigate whether Rauda possibly committed as many as eight break-ins and several unsolved shootings, including the shocking murder of Tristan Beaudette who was shot in the presence of his two young daughters at Malibu Creek State Park on June 22. Rauda was apprehended without incident after detectives searched an area in the Santa Monica Mountains near the Agoura Hills/Calabasas Community Center, which was broken into the day before. McDonnell explained that Rauda was found after detectives observed fresh boot prints leading up a steep ravine. “Detectives followed the boot prints approximately 50 yards,” McDonnell said. “Shortly after that, they heard movement amongst the brush, followed by observing a male adult wearing black clothing, walking quickly, who resembled the suspects in the burglaries.” McDonnell also stated that officials seized Rauda’s firearm for ballistics testing. He emphasized that it is unclear whether Rauda was involved in a series of shootings in the area MM that began one month after the burglary incidents, including Beaudette’s murder.

The Los Angeles County Sheriff’s Department needs citizens to serve as Volunteers on Patrol (“VOP’s”). The volunteers actively patrol the City of Malibu acting as “eyes and ears” for deputies advising them of suspicious activities, accidents, and other safety hazards. VOP’s also help maintain public safety by providing services such as traffic control, parking enforcement and otherwise assisting deputies and civilians. The VOP’s receive specialized training from the Sheriff’s Department in traffic control, disaster response, first aid and CPR, parking enforcement and assisting with special events such as bicycle races, parades and other crowd-attracting events in Malibu. Volunteers must commit to working a minimum of 16 on-duty hours per month, pass an oral interview and background check, and pass minimum driving standards. Residents can MM email malibuvop@gmail.com

Inmate Escaped from Sherriff‘s Station Edis Gonzales-Lopez, 19, an inmate assigned to work duty at the Malibu/Lost Hills Sheriff’s Station, escaped on October 16 and, as of press time, has not been apprehended. According to a Los Angeles County Sheriff Department alert, Gonzales-Lopez “is described as a 19-year-old male Hispanic, 5’08”, 150 lbs, brown hair and brown eyes. He was last seen wearing a white t-shirt and an unknown color of pants.” He was arrested on Sept. 17 for burglary and is known to frequent Pacoima in the San Fernando area, according to officials. Anyone with information is advised to call the LASD Major Crimes Bureau, Metro Detail, at 562-946-7893 or submit information anonymously through Crime Stoppers (800-222-8477). MM
Dark Sky Ordinace Takes Effect
Caitlyn Jenner Attacks President Trump‘s views on LBGQT Rights
Malibu’s Dark Sky Ordinance became effective on October 15. The policy, unanimously adopted by the City Council in April, 2018, is aimed at conserving energy and natural resources and reducing light to protect wildlife and habitats from light pollution, preserve citizens’ enjoyment of the night sky, and to preserve “Malibu’s rural coastal village character.” The City’s Planning Department holds special public counter hours at Malibu City Hall on Thursdays from 9:00 a.m. to 11 a.m. to provide outdoor lighting information to businesses and residents and to help ensure that necessary changes are made to MM meet the new requirements.
Malibuite, transgender rights activist and author, Caitlyn Jenner, a Republican, wrote an opinion column in the Washington Post on October 25 expressing extreme disappointment about President Trump’s position regarding the rights of LBGQT citizens. Her piece, reacting to the White House’s announced new plan to eliminate all federal civil rights protections for transgender persons, notes Jenner thought Donald Trump was a gay rights champion, but now, Jenner states “Sadly, I was wrong. The reality is that the trans-community is being relentlessly attacked by this president. The leader of our nation has shown no regard for an already marginalized and struggling community. He has ignored our humanity. He has insulted our dignity. He has made Trans people into political pawns as he whips up animus against us in an attempt to energize the most right-wing segment of his party, claiming his anti-transgender policies are meant to protect the country. This is politics at its worst. It is unacceptable, it is upsetting, and it has deeply, personally hurt me.” She ends her column writing, “The world needs to hear us. The world needs to know us. We will MM not be erased.”
38 Restaurants Make Malibu‘s 2018 Clean Bay List Thirty-eight restaurant establishments in Malibu were recognized by the Bay Foundation and the City of Malibu as 2018 Clean Bay Certified Restaurants, a certification that honors food establishments that integrate sustainability and ocean-mindedness in their business practices by properly labeling storm drains and prevented polluted runoff to storm drains, maintaining a recycling program, properly maintaining grease traps and keeping properties trash-free utilizing trash bins that are properly closed and do not leak. “I am proud of Malibu’s local restaurants whose management and staff have shown how much
18
they care about the environment and the community by making the Clean Bay Restaurant list,” said Mayor Rick Mullen in a City-issued Press Release on October 26. “This great program rewards those restaurants by giving them a stamp of approval, and lets customers know which restaurants they can support for being green.” More than half (62%) of the food service establishments in Malibu met all Clean Bay Certified criteria. Malibu has participated in the program since 2008. Certified establishments receive a window decal to let customers know they are supporting a busiMM ness that protects the environment.

City Offers Advice On How to Address Homeless Encampments

Biancaniello opened Mon Li in Malibu, a true Omakase sipping and dining experience, on October 11. Luscious libations made from locally sourced ingredients delight the palate and make this innovative eating experience exciting as customers enjoy a two-hour journey through a Mediterranean medley of drinks supplemented by five sustainable bite courses. MM
A pre-dawn brush fire that started on Malibu Canyon Road near HRL Laboratories on October 19 has been confirmed by the Los Angeles County Fire Department to have been started by a cooking fire used by a trespasser on private property. The fire, which covered approximately three acres before being extinguished, happened during dangerous fire conditions. Noting that the fire “underscores the very real wildfire threat that homeless encampments present,” the City of Malibu On October 24, the City issued a press release offering guidance to residents about how to respond to homeless encampments. The City urges property owners to submit a form to allow Sheriff’s deputies to quickly remove reported trespassers on private property. The press release noted that the City and the Los Angeles County Sheriff’s Deputies at Malibu/ Lost Hills Station urge property owners in Malibu to file “Letters of Agency” that will enable Deputies to remove trespassers on private property more quickly in order to reduce the wildfire threat that warming or cooking fires pose. The release stated “a Letter of Agency empowers Deputies to remove trespassers on private property when reported by a third party and Deputies are unable to con-
tact the property owner.” Property owners can download or print out, fill in, and submit a form to the Malibu Lost Hills Sheriff’s Station in person, by mail, or by email. Once submitted, a Letter of Agency has to be renewed each year. “Filing a Letter of Agency is especially important for properties that are vacant or are not used regularly,” The Press Release noted, adding. “It is also important for property owners to post signs that read “Private Property, No Trespassing” to help Deputies enforce trespassing laws.” The City’s press release stated “Wildfires are the number one public safety threat to the Malibu community. The City of Malibu and the Sheriff’s Department are actively working to remove illegal encampments because of the very real possibility that fires used for warmth or cooking in encampments could start wildfires that threaten homes, lives, infrastructure and public safety.” Citizens may wonder why the press release was issued. Officials cited the recent Ninth Circuit Court of Appeals opinion of Martin v. City of Boise, which held that if a person experiencing homelessness has no option for sleeping indoors, a city cannot cite him or her for violating an ordinance disallowing MM sleeping outside in a public space.
Local Kids Bake for 29th Annual Malibu Pie Festival On October 13, one of the Malibu’s sweetest traditions drew record crowds. The 29th annual Malibu pie festival, hosted by Malibu Methodist Church, once again launched Fall’s festivities and featured a panoply of pies. Attendees sampled dreamy, creamy pies, mouth-watering meringues, crunchy cobblers, and flavorful fruit pies. Some of Malibu’s youngest cooks through their hat in the ring with impressive, indulgent creations. Judges pondered and paused but, after much deliberation, chose winners Molly and Sadie Reagan’s Crocker Crumble in the Aged 8 and Under category, Lucas Doyle, Bennet Shugot and Martin Kurial in the Aged 9 – 13, and Ara Bradley’s Coconut Cream Pie in the 14-18 category. PEOPLE WE LOVE
EDUARDO ENRIQUEZ
A Beloved Malibu Figure Says Good-Bye This January, Malibu will lose one of its most beloved faces when USPS’s Eduardo Enriquez will transfer his route. Enriquez will be leaving the community just short of his 20th year in Malibu, which he would be celebrating in March.“This is like my second home,” said Enriquez. “I’m going to be sad to leave. I’ve seen these people everyday. I have one family who I knew when they just got married. Now, they have three kids.” This wasn’t the plan. When Enriquez first volunteered for his current Malibu route, which covers the Civic Center, City Hall, Malibu Colony, Serra Retreat and parts of PCH, it was a last-minute-decision. The route’s previous mail carrier had had an accident, and in taking the vacant route, Enriquez thought he might set himself up to be placed on a route closer to home. However, things didn’t exactly go as planned. “After 18 months I was stuck,” he said. “I love the place.” His new route will take Enriquez closer to his home in Long Beach, where he loves to go kayaking and spend time with his two daughters, ages 19 and 29. Still, saying goodbye to Malibu won’t be easy. “It’s hard, getting ready to say bye to people,” Enriquez said. “That’s why I’m not going to say bye. I’m just going to come back and visit.” MALIBU MAGAZINE loves Eduardo Enriquez for being a valued member of the community for two decades, and for his great sense of humor.
CHRIS WIZNER
Creating Entrepreneurial Success in Malibu Chris Wizner was born to be an entrepreneur. Growing up in Malibou Lake with his single mother, Wizner dreamed of building his future. “I knew I wasn’t going to be able to afford college, I was dirt poor with holes in my shoes,” he says. His entrepreneurial streak started early with him selling tadpoles to his classmates and later learning to build and fix computers for neighbors at $25.00 an hour. By the age of 12, Wizner began teaching himself to code HTML and at just 16 years old Wizner founded his digital agency Vivid Candi. Now almost 20 years later, Wizner walks to his Malibu office that overlooks the Pacific. He starts his morning routine with coffee and analytics, managing campaigns nationwide and representing the majority of local advertising in Malibu. He is most excited about rebranding the company into a digital tech agency and is happy to say, “We have a leg up on every startup out there in Silicon Valley, being able to incubate and accelerate our ideas faster than anyone.” Wizner was recently brought onto a Bravo TV show as a marketing expert but when asked about his proudest moment, he stepped away from talking business and highlighted a moment in his personal life, “When I proposed to the most beautiful love of my life, Natalie Camacho.” MALIBU MAGAZINE loves Chris Wizner for his ambitious character and his belief in finding success by focusing on health and having fun.

JIM ROBERTSON
Bringing Aboriginal Skills to Life Naturalist and aboriginal skills expert, Jim Robertson, has been serving the Malibu community through his teachings of nature appreciation for nearly two decades. Robertson, at 79 years old, frequently takes visits out in the Santa Monica Mountains accompanied by small groups of people yearning to discover the parts of themselves that Robertson believes to be innate. Up to 35 people join him per class to learn aboriginal skills and fascinating tidbits about the local environment. He says, “We are nature, literally, we’re a part of it.” Robertson continues, “It’s pretty much - with a lot of people - been lost, but it’s never gone.” Like a walking encyclopedia, packed full of wisdom and knowledge, Robertson offers a gentle nudge to city-dwellers to become in tune with their instinctive, personal connection to the earth. “Ultimately, what it gets down to is coming from the heart...coming from the deepest, most honest, compassionate place we can possibly come from, that’s the intention. Doing that is, I’d say, call it a primary gift that we all have to give to one another, just being ourselves.” One person at a time, Robertson is changing the perspective in which Malibu lives. MALIBU MAGAZINE loves Jim Robertson for his teachings and appreciation of nature.

ERICA MACVITTIE
Organizing a Better Malibu Marathon When Erica MacVittie took over as the Race Director for the Malibu Marathon, the first task she took on was partnering up with the Boys and Girls Club of Malibu. “I wanted to organize an event that inspires a positive message but more than anything supports the club,” she says. Thanks to MacVittie, the Malibu Marathon has become one of the main avenues to sponsor the Boys and Girls Club in Malibu and is an annual opportunity to bring the community together. MacVittie came to Malibu from Italy in 2011 and our community quickly became a second home to her. “I really felt like I belonged to Malibu after starting to organize the Malibu Marathon.” Organizing the race is a huge production and MacVittie makes it clear that it truly takes a village. “I wouldn’t be able to do what I do without the support of our volunteers.” Every year, over 300 volunteers come out for the event to celebrate the community and give participants the opportunity to live the Malibu experience for a day, running the Pacific Coast Highway without having to fight traffic. One of her favorite moments of the event, “The positive tension at the starting line with the sun coming up and the National Anthem playing is absolutely incredible.” MALIBU MAGAZINE loves Erica MacVittie for her dedication to bringing the community together to share experiences that celebrate Malibu and its beauty.

PEOPLE WE LOVE OSCAR MONDRAGÓN
A Career in Helping Others Oscar Mondragón’s work in Malibu is based on building personal relationships with people who are seeking help. “The passion is simple. How can you help people?” he says. Before coming to Malibu, Mondragón worked with the United Farm Workers alongside American civil rights activist Cesar Chavez for over 20 years. Mondragón has been the Center Director for the Malibu Community Labor Exchange (MCLE) since its inception in 1993. He has helped over 20,000 people from all over the world to find work in Malibu. When asked about his role as the Center Director, he says there are many phases, “On the surface, we are a center that helps people find jobs, but we are also a human type of organization. People are coming from stressful situations and they need someone to talk to.” One of the biggest differences between the MCLE and other hiring sites in the area is Mondragón himself. Mondragón feels truly satisfied when he is able to look at the person sitting across from him and know he can offer help, whether it be job placement, providing resources, or lending an ear. He is on a first name basis with the people who come through the center and defines the center as “A place where hope becomes a reality.” MALIBU MAGAZINE loves Oscar Mondragón for making a career out of helping others by providing work to the men and women seeking aid in the Malibu community.
GERALDINE GILLILAND
Putting a Stop to Animal Cruelty Renowned chef and animal-lover, Geraldine Gilliland, moved to Malibu in the 1980s. She has since run a successful non-profit organization called Chiquita’s Friends, “a coalition to stop cruelty to animals.” In addition to finding new homes for these canines, Gilliland set up her own property to serve as a sanctuary for dogs that have been saved from laboratory testing or neglected by society. “You have to realize they’re totally helpless,” she states, “they cannot speak for themselves, it’s up to us.” Gilliland wakes at 5:00 a.m. each morning to feed the rescue dogs before having even a sip of water herself. When she’s not taking them for walks or on trips to the veterinarian, she can be found maintaining her two restaurants in Santa Monica, immersing some time in the California Wildlife Center, or serving in position as Class Client for the Marketing and Advertising Agency of Pepperdine University; all of which she considers to be a great honor. Gilliland’s caring spirit and generosity was a compelling factor in the institute of Chiquita’s Friends and all her other community endeavors. MALIBU MAGAZINE loves Geraldine Gilliland for her involvment in animal rescue efforts and the community.

PEOPLE WE LOVE JADE & LANA KING
Spreading Awareness Like many other high schoolers, Malibu High juniors, Jade & Lana King, are looking forward to getting their driver’s license and enjoying their time spent with friends. What sets Jade and Lana apart is their passion for bringing awareness to their fellow classmates. During their freshmen year, the sisters started the club, “Stop the Traffic”. Now in its third year, “Stop the Traffic” focuses on bringing awareness to human trafficking, an important topic that Jade and Lana realized many of their classmates were entirely uneducated on. This year, they are most excited about bringing an exhibit to Malibu High titled The Apathy Effect. The exhibit aims to educate students on international stories featuring resilient young human trafficking survivors with the objective to empower classmates to empathize and respond to the issue. In the future, Jade and Lana hope to attend one of the UC schools studying Engineering. But for now, a full schedule of club soccer, karate, three musical instruments, and taking online mandarin courses all while maintaining straight A’s keep the twins busy. How do they balance it all? “Scheduling the week in advance, prioritizing and thinking ahead” Jade says. MALIBU MAGAZINE loves Jade and Lana King for promoting community awareness in their fellow classmates.
ANDY LOPEZ
The Invisible Gardener Speaks for the Trees Since 1985, Andy Lopez has been known as the Invisible Gardener here in Malibu. He began his terrain expertise in college, he says, “I did my gardening stuff at night, under the light of the full moon. Nobody ever sees me, they get up in the morning and there it is.” He continues, “The name is really perfect because I really work with nature and nature is what’s invisible.” His business, Invisible Gardener, tends to give the impression that Lopez is a gardener, when, in fact, he considers himself something else entirely: nature’s helper. “I’m doing a radio show soon to try and explain to people more about what I do,” he states. “It’s still difficult to explain to them what it is that I do because what I do is so radically different than anyone else on the planet.” Being an arborist first, and later becoming an expert on soil, Lopez helps people in Malibu with their properties. “I work with trees...but a long time ago I discovered the truth, I looked into the soil.” His business primarily practices soil treatment, but Lopez dedicates a great deal of his time educating people through his online column and radio show. He says, “What I do, a lot of it is education... I try to work with the gardeners.” His online presence serves as a valuable resource in regards to organic and safe gardening practices. MALIBU MAGAZINE loves Andy Lopez for his commitment to bettering the soil our community stands on.

MURDER, BODY DUMPS & BURGLARIES
HOW SAFE IS MALIBU? A recent spate of tragic, high-profile crimes in Malibu has spurred new questions about public safety in the community. ✎ written by Holly Bieler photographed by Julie Wuellner
T
he murder of Irvine scientist Tristan Beaudette shook Malibu to its core. Hardly ever in the city’s history had the facts of a homicide committed within its jurisdiction proved so heinous; murdered in cold-blood on a well-traversed stretch of Malibu Creek State Park, as his two young daughters, aged 2 and 4, slept just feet away in the family’s tent. What’s followed in the months since the June murder, however, is entirely without parallel for Malibu; revelations from The Local that at least 7 shootings had occurred near the park grounds prior to Beaudette’s murder, one only days before. Soon thereafter, the discovery of a mutilated body just miles from Malibu Creek State Park, initial reports hinting at a link to the Beaudette murder before infamous L.A. gang MS-13 was ultimately deemed culpable. In
August, the mysterious disappearance of a young Simi Valley man, Matthew Weaver, who drove to Las Rosas outlook before sunrise, sent a distressed text message to his friend later that afternoon, and hasn’t been seen or heard from since. And then, in late September, the almost hallucinatory image of SWAT teams descending on Malibu Creek State Park, massive tankers lumbering towards the grounds’ modest, craggy hills like a bank in the midst of a standup, in search of an ex-military survivalist thought to have been living in the park for years, and wanted in questioning with Beaudette’s murder. This stunning spate of tragedy has not gone unnoticed by the rest of the world. Outlets from People to the UK’s Independent have run stories on the unparalleled bizarreness that has been life in Malibu since July. Central to much of this coverrage is the question Malibu-ites have been
asking themselves since July: How does an idyllic, sleepy hamlet where almost nothing ever happens, overnight become the location of a string of horrors? And what, if anything, does it mean for our future? As is true of most questions relating to public safety in Malibu, there are no easy answers. In a city boasting crime rates far below the national average, where residents are constantly talking about how they feel so safe they don’t lock their doors at night, crime might not sound like an especially important or harried issue. The opposite is true. The topic of public safety is a significant and complex one in Malibu, and one in which the city’s thorny relationship with insularity is laid particularly bare. Long endemic to the discussion of public safety in Malibu has been the more complex discussion of how Malibu is changing, and how we should deal with those changes. “The internet and social media has real-

In the early morning hours of June 22, sheriffs deputies responded to reports of shots fired in Malibu Creek State Park anddiscovered Beaudette, an Irvine scientist and father of two, dead by a gunshot to the head. His two daughters, aged 2 and 4, were still in the the family’s tent just feet away. Immediately the story gained international headlines, especially in light of revelations that 7 shootings had been reported in the area prior to Beaudette’s murder, one just days before. Incidents ranged from a couple being shot at while sleeping on the campgrounds in their car, to someone trying to shoot out the wheels of a Tesla driving through Malibu Canyon. In the weeks following Beaudette’s murder, police discovered few leads. However on October 10, a survivalist named Anthony

Roger Eli Chavez-Barahona body discovered On July 27, officers from the Malibu/ Lost Hills Sheriff’s Station received calls that a body had been seen on an embankment to the side of the road on the 12000 block of Piuma Canyon Road in the Santa Monica Mountains. There, officers discovered the body of 19 year-old Honduran immigrant Roger Eli Chavez-Barahona, whom they later determined had been killed by multiple gunshot wounds. Eventually the sheriffs department deemed gang violence culpable, although no suspects have been named in the case. Chavez-Barahona had only immigrated to the U.S. two months prior.

Matthew Weaver disappears Just after midnight on June 11, Lost Hills Sheriffs Deputies received calls of cries for help near Stunt and Shueren Roads. When they arrived, deputies reportedly heard cries for help as well, however after an extensive search, found no one. The
next morning they located a silver BMW on a remote trail, which they traced back to 21 year-old Simi Valley man Matthew Weaver. After speaking with family, deputies learned Weaver had been missing since the day before, when he dropped off a friend in the early morning hours of August 10 in Chatsworth. Based on cell phone and Snapchat records, authorities ultimately placed Weaver’s last known location at Stunt and Saddle Peak Roads. Weaver’s last-known communication was with a friend, to whom he sent a series of texts to in the afternoon of August 11, indicating he was in distress. Weaver has not been seen since, despite widespread law enforcement and volunteer searches in the months since he disappeared, included expansive air and canine rescue teams. Weaver’s family is currently offering a $50,000 reward for any information on his disappearance
For the second night in a row, Western Malibu residents found themselves targeted by thieves. Just one night after the Calpine Dr. break-ins, homes on Horizon Dr. and the surrounding area were burglarized in the early-morning hours. On Nextdoor, one woman described prized possessions having been swiped from a Moving Pod on her property.

Marlene Matlow, a decades-long Point Dume resident, said that while she fears recent increases in tourist traffic has led to an increase in crime in Malibu, it’s important to remain inclusive of visitors. “The internet and social media has really put a face on Big Dume beach,” she said. “The public knows about it now and they’re certainly entitled to use it. But we’ve become more visible. And as a result, I think [crime] will continue to get worse. [With that] visibility, comes a responsibility to protect it.” Matlow’s sentiments are not rare; numerous residents interviewed for this article said they had sensed an up-tick in crime in Malibu in recent years. Interestingly, statistics don’t bear out this perception. Recent numbers indicate
54
that annual rates of reported larceny, robbery and grand theft vehicle in Malibu have remained relatively unchanged over the past decade. The average number of larcenies over the past decade has remained around the mid-200s, with an average of 0 homicides annually and robberies in the high one digits. Compared to other cities in L.A., Malibu’s numbers are low. To compare— Malibu sees approximately 247 reported incidents of larceny annually. Just an hour away in West Hollywood, that number balloons to 6,255. However when compared to neighboring areas, the image of crime in Malibu becomes a little more complicated. If the city’s annual number of reported larcenies looks like nothing compared to West Hollywood, it is still relatively high for the
area, on average 25% more so than the next highest city under the Lost Hills Sherrifs Department jurisdiction, Calabasas. More cars are also stolen in Malibu on average, about 7 more annually than Agoura and Calabasas, and 15 more than in Westlake Village. According to law enforcement and elected officials, one reason for these increases is indeed the high number of visitors to Malibu each year, approximately 13 million annually. “Overall, crime [has been] relatively stable in Malibu over the past decade or so,” said Malibu Mayor Rick Mullen. “And when you look at the fact that the amount of visitors [in that time] has increased dramatically, even the small increases [in crime] we’ve experienced, although they’re cer-

MALIBU CREEK STATE PARK The numerous mysterious crimes around Malibu Creek State Park in recent months has prompted resident concerns and widespread media attention. In the weeks after Tristan Beaudette’s murder, revelations followed of numerous shootings in near the park. Six weeks later, a young Simi Valley man disappeared in the area.

tainly cause for concern, are not that bad.” Lost Hills Sheriffs Department Captain Joshua Thai echoed this sentiment, although he said there was always room for improvement. “I’d like to see thefts and larceny go down [in Malibu],” Captain Thai said. “Something that frustrates me is reading reports and seeing: ‘car left unlocked’ or ‘keys left on the front wheel.’ Things that we can avoid. Back in the day, when I was a kid, you could just leave your keys in the ignition. You didn’t have to worry about it. But you can’t do that anymore, anywhere. Malibu isn’t immune to anything.” While this might sound like an obvious statement, if you live in Malibu you’ll know it feels somewhat antithetical to the way of life here, which often can seem immune to the ills that befall larger cities.
56
“I was never fearful in this neighborhood,” said Lilla Freijea, 13-year Trancas Highlands resident. “We were always lax about keeping our doors locked, all of that.” This changed in the early morning hours of September 20, when Freije awoke to a flashlight beam through her bedroom window. Peering outside, she immediately saw a dark, hooded figure creeping around the inner parameter of her gate, who bolted for her gate as soon as Freije confronted them. Later, as Freije and her husband surveyed their property while waiting for sheriffs, they discovered that their front door had been broken into and their cars ransacked, though the intruder hadn’t taken anything. The next morning the couple learned some of their neighbors had fallen victim to the same intrudor. Theirs had been just
the latest Western Malibu neighborhood to be targeted by robbers, just a month after nearby Calpine and Horizon Drives had been victimized in a two-night string of burglaries, thieves making out with valuables from multiple homes, and one car. Freije said the incident has had a lasting impact. “I think we’re just a little bit freaked out,” she said. “We set up motion lights, now we always lock all our doors. It’s kind of a different way of living now, for us.” Point Dume resident Pamela Comely-Ulich knows this feeling well. While at home one afternoon in December of 2016, she noticed an unknown man entering her property, and when she confronted him he became verbally aggressive. Although he eventually left without incident, Comely-Ulich had been at home alone with her

teenage daughter at the time, and the experience immediately made her reassess her surroundings. “Never, never, never had anything like that happened,” she said. “It was scary.” Comely-Ulich began researching safety measures other nearby neighborhoods had adopted, and eventually founded a Neighborhood Watch in Point Dume. Ever since, the program has worked to spread awareness about public safety throughout the community, encouraging residents to speak up if they see suspicious behavior, and providing integral information about the state of crime in the city during group meetings with local law enforcement. “We’re educating the community to be aware,” she said. “I think information is power.”
Source: Los Angeles Sherriff’s Department
Captain Thai said programs like Comely-Ulich’s were one of the most helpful ways local communities could be of aid to law enforcement, and help combat the proliferation of crime themselves. “It’s a crucial factor in solving crimes,” he said. “Let’s say in Malibu right now, we have four to 5 cars. Just picking one small community, like Malibu Colony, if all those people are keeping an eye out, our force just multiplies. That’s how powerful it is to get the community involved.” For many residents, just as important is not allowing the realities of a changing Malibu and fear over the threats this might pose, to change too drastically those things which makes the city special. “I think its unfortunate people want to live behind their 30 foot high fichus hedges and security gates,” said Malibu resident
Pete Anthony. “Our new neighbors live behind a locked gate with no doorbell. We have a batch of cookies in our kitchen we can’t give them.” Anthony can understand this urge—after two laptops were stolen from his home office last year, he was quick to install a security system and cameras throughout his home, his doors-unlocked Malibu household overnight transforming into a locked one. For a while, he says, he looked at people in the community a little differently, wondering if one might be the culprit. But then he stopped himself. “The thing about Point Dume that we loved from the beginning is we walked everywhere, we knew everybody, the kids could go in and out of yards,” he said. “So I’m wanting to resist the descent into living MM behind barbed wire.”

COMMUNITY
WHY DO WE HAVE SO MANY POWER OUTAGES? When the Santa Ana winds pick up, many parts of Malibu are often left experiencing hours-long power outages, a fact that has led to vociferous complaints by community members in recent months. ✎ written by Barbara Burke
O
n October 22, 2018, the Malibu city council took members of Southern California Edison, Malibu’s electricity provider, to task in light of the lengthy and extensive October 15 blackouts that left many areas of the city, ranging from western Malibu to Rambla Pacifico and to many other areas in between, without electricity until well into the evening. According to Diane Forte, Government Relations Manager for SCE, at its peak, the outage affected 5,500 Malibu residents – slightly less than one-half of the City’s population. When the power outages occurred, consternation and fury were rampant as residents struggled to carry on daily activities, tried to drive on roads devoid of operative street lights, and dealt with the fact that area businesses were closed. Power Line Outages Seem to Be the Primary Cause for Power Outages. At the city council meeting, John Abbott, Operations Supervisor for SCE’s Thousand Oaks District which encompasses Malibu, stated that outages were caused by power lines going down due to winds or because trees fell down. Councilpersons and community members strongly criticized SCE for failing to prepare for Santa Ana winds. “What really gets me . . . is the fact that we lose power so easily,” Councilmember Laura Rosenthal said. “This was not even in the top 30
Santa Ana events that I’ve certainly lived through in my many years in Malibu.” Councilmember Rick Mullen, a seasoned firefighter, simply stated that “in 2018, power lines should not go down.” He strongly admonished SCE for not adequately clearing trees. “SCE should probably implement a robust system built to withstand Santa Ana winds,” he said. “Maybe we need to implement a system where trees are not pushing on wires.” SCE Planned Power Outage Policy Puzzles and Infuriates Citizens In addition to pervasive and vocal crit-
icism by both citizens and community leaders regarding recurrent power outages when the Santa Ana winds kick up in late autumn and early spring, there are widespread complaints about SCE’s policy to implement preemptive “de-energization of power,” or, in layperson’s terms, planned power outages, when the utility deems that a “Public Safety Power Shutoff (PSPS) event,” has occurred. SCE’s guidelines state a PCPS will occur only “as a last resort,” and “in high fire risk areas to reduce fire risk during extreme and potentially dangerous weather conditions.” The October 15 power outage closely followed

a highly charged public forum at Gillette Ranch sponsored by SCE on October 9 at which citizens strongly criticized the PCPS policy. “At the October 22 city council meeting, SCE denied that the October 15 power outages were due to the utility implementing a PSPS power outage,” said Scott Dittrich, a Public Works Commissioner for the City of Malibu and the Vice President of the Rambla Pacifico Homeowners Association. “Rather, trees fell on the wires and it viewed that as a security issue.” Many Malibuites found it particularly irritating that SCE changed its story about whether it implemented a PSPS event. First, city officials were told by SCE that a power outage was contemplated in one region of Malibu because the utility determined there was a PSPS event, a fact that Forte acknowledged at the city council meeting. However, before the PSPS could be implemented, power outages due to electric line complications and downed trees occurred, according to Abbott. Without electricity, Malibu’s citizens and public services cannot function properly, which does not merely involve citizens having their activities disrupted. Rather, if a PSPS is implemented and there is a fire or other emergency, Dittrich and members of the city council fear that a tragedy could ensue because citizens would not be able to be informed about emergency details. Electrical outages can compromise cell phone towers and water systems and citizens with medical needs can experience complications. “What happened on October 15 is a dress rehearsal for SCE’s unbelievably ill-conceived disastrous PSPS plan,” Councilmember Lou LaMonte stated. Therefore, Mullen noted city officials are highly interested in exploring the idea of putting electrical wires underground wherever possible, an approach Dittrich and others advocate. Rosenthal noted that all members of the area Council on Governments oppose PSPS. Concerned Malibuites can contact their city council representatives. One thing is for sure - the Santa Ana winds are forthMM coming.

VERONICA SKIN & BODY CARE
PREMIERE WELLNESS Winter is around the corner, and so to is the threat of dry, flaky and irritated skin. Malibu Magazine sat down with Veronica Barton Schwartz, owner of Veronica Skin & Body Care Center, for her tips on keeping skin glowing as the temperatures drop.

older temperatures can wreak havoc on your skin, both face, and body. It gets flaky, dry, and can be painful and itchy. In order to alleviate these problems, I put together my top tips on keeping your body’s largest organ hydrated and healthy during the winter months.
water inside of your body. When it’s cold and dry, water evaporates off the surface of our skin faster. Use a humidifier to prevent dryness and drink extra water. Humidifiers are a good way to add moisture back into your home, especially if you use a fireplace and heater.
1. Use products that are gentle on your
mally, your skin barrier is going to be compromised because of the cold air and dryness. Twice a week is enough during the winter months. Avoid taking hot baths and showers, turn the water temperature down. In the winter months, taking showers and not moisturizing can dry out and age your skin. If the skin is not moisturized immediately, the skin surface gets exposed to air, resulting in ‘winter itch’.
3. Exfoliate less than you would nor-
face and body during this time. Without cleansing, your products can’t do their job. It’s important to use a cleanser that softens water and gently rids the skin of impurities without stripping the skin of its normal pH.
2. Keep your environment from being too dry. Our skin is the barrier that keeps

WELLNESS
VERONICA MALIBU One of Veronica’s
favorite products is Epicuren’s Body Lotion.
VERONICA MALIBU The new line of products developed by Veronica Skin &
Body Care Center are created to keep your skin hydrated and healthy for that gorgeous glow.
4. Hot water dehydrates our skin, so after you pat dry, moisturize your face and body. Use products that contain hyaluronic acid to keep the barrier of your skin from using a lot of water. Don’t go outside in the cold with damp skin. If your skin is damp and you go out in the cold, it’s going to chap more. It’s the same as when you lick your lips, it makes the problem worse. 5. Use your moisturizer often. Using a good moisturizer is crucial for keeping skin hydrated throughout the winter.
6. Naturally occurring compounds from plants, phytoestrogens function similar to estrogen in the body. They are used in skin care to combat the effects dry skin, a con-

tributor that accelerates signs of skin aging. Plant-based products are much more widely used in skin regimens now than in previous years thanks to more research and development using today’s standards. These products have been proven to promote skin cells to hold onto water, as well as stimulate collagen production in the dermis. Benefits include fewer superficial wrinkles and dark spots caused by sun damage and improved overall texture of the skin. I like Epicuren’s Body Lotions to combat dry winter skin. Epicuren After Bath Body Moisturizers are precisely blended with plant-based oils and natural emollients and have an exquisitely light feel. My favorite is the French Lavender. We use it in all of our body treatments at our spas.
7. Using a good hyaluronic acid (HA) is important to add to your facial creams and serums during the winter months. HA pulls moisture from the atmosphere and traps it in the skin to hydrate it, giving it a plumper look. Our bodies are constantly in a battle to stay hydrated, so a hyaluronic acid-rich skin-care regimen is really beneficial. Skin care isn’t one-size-fits-all, but these tips all share the same happy ending of healthier, hydrated, glowing skin. MM VERONICA SKIN & BODY CARE CENTER

STEAMED MAINE LOBSTER AT GEOFFREY’S Bearing a steamed lobster at the weight of one and three-quarters of a pound, Geoffrey’s Steamed Maine Lobster proves equally as impressive in taste as it does in presentation. From the center outward, the exhibit of flavor begins with a buttery puff pastry basket, topped with seared vegetable ribbons and a slew of Madeira butter. Each bite, coated in a creamy vanilla lobster sauce, holds a simple, yet elegant introduction to the curious mouths it encounters.

CROSS CREEK TO TRANCAS
MUST-TRY’S IN MALIBU RESTAURANTS From classic favorites to secret gems and exciting new eats, Malibu Magazine put together the ultimate list of dishes to try around town. photographed by Julie Wuellner
While Malibu may seem like a small town in many respects, our quaint, beach-side home has an abundance of restaurants that rivals cities much larger in size and population. From Malibu institutions like Taverna Tony’s that serves hungry tourists and locals with some of the best Mediterranean food in the area and Sunlife Organics with its wide array of brightly colored smoothies to new-comer Caffee Luxxe which supplies locals with not just a killer cup of coffee, but also that laid-back coffee shop vibe, it can be hard to choose where to go, let alone what to order. Truly, there are few bad choices when it comes to Malibu’s flourishing restaurant scene, but some are, undoubtedly, better than others. For this issue, Malibu Magazine ed-

itors set out to put together the ultimate list of “Must-Try” dishes from our favorite Malibu restaurants. We included some long-time favorites such as the sumptuous skirt steak with chimichurro from V’s restaurant simply because these can’t be missed, but we didn’t stop there. At Bui Sushi, we skipped the classic rolls and instead found the seafood carpaccio to be the real hero, and for dessert, we tracked down Tra Di Noi’s rumored Strawberry Crostada, made from a recipe handed down to the restaurant’s owner by his Italian grandmother. From breakfast to appetizers, seafood, steak, numerous desserts and even coffee, we compiled a list of Malibu’s “Must Try Dishes” guaranteed to have something for everyone.

SEAFOOD CARPACCIO AT BUI From extraordinarily fresh sashimi to delightful miso butterfish and expertly crafted special rolls, there are few poor options on Bui Sushi’s menu. However, head chef, Francesco Valesco’s take on classic seafood Carpaccio outshines the rest. The dish is as beautifully presented as it is expertly garnished. The plate of carefully sliced sashimi is glazed in citrus yuzu sauce that balances exquisitely with the raw density of each fish. Although the array of fish presented in this dish is not found on the menu and must be custom ordered, the variety is highly recommended as it offers a different sensation in each bite and allows room for accommodation. Featuring fresh and top-quality yellowtail, salmon, red snapper, tuna and albacore, the Seafood Carpaccio excites the taste buds in a rich yet light demeanor. To finish off the plate, crispy onion chips and feather-like garnishes are sprinkled over the top. Altogether, the subtly-detailed dish serves an ornate experience for sushi-lovers of all kinds.

FLAMING SAGANAKI CHEESE AT TAVERNA TONY’S For an appetizer that is equal parts a show-stopper and a delicious treat to share, try Taverna Tony’s Flaming Saganaki Cheese. Traditional Greek sautéed kefalograyere cheese is flamed with cognac to create a cheese experience that is crispy on the outside and perfectly melty on the inside. The cheese can be eaten with bread or even on its own. Don’t let this one sit though as the cheese is the best when it is freshly flamed and will quickly harden up again.

ust steps from the rushing road behind me, I find myself immersed in bushels of green. Each step I take interrupts the essence of quiet that lies before me. It feels exotic. For a moment I am swept away by the immense size of the mountains ahead. I take a deep breath, a swig of water, and start on my way to my final destination: Malibou Lake. Malibou Lake is one of the many inland allures that is often overlooked by both locals and tourists due to the sheer unmistakable presence of the Pacific Ocean throughout Malibu. It seems any worthy hike in coastal, Southern California will offer an unprecedented vista overlooking the endless sea of blue, but our featured Hike of the Month offers Malibuites a break from the expected by taking them to one of Malibu’s best-kept secrets, Malibou Lake, and on the way reminding them of the wonders that are held deep inside the mystical Santa Monica Mountains
that surround us. This day hike begins at the Cistern Trailhead, along Mulholland highway. Although the trail is difficult to find, the marvelous Malibou Lake views make the journey well worth it. This hike takes explorers into the heart of a historical parkland that serves as an oasis for anyone seeking a minute getaway. Within the surrounding area of this hike, there are miles of unexpected trails that, if followed, may lead to an experience that’s entirely unplanned. This makes the Cistern Trail the ultimate outing for any nature-loving extraordinaire. Harboring geological terrain millions of years in the making, one can explore the meadows, woodlands, and canyons that the expanse has to offer. The sign posted at the Cistern Trailhead lingers just tucked away from the road, making it tough to spot. Once found, this sign acts as a gateway to four miles of unparalleled beauty. The Cistern Trail hike is a two-mile journey to a mesmerizing over-

look of Malibou Lake, with bountiful opportunities to break off and visit historical Hollywood sites, rock pools, and even Century Lake. Cistern Trail begins by delving into a wilderness that, although lying just moments away from an active highway, will make you feel as if you’ve found your own exclusive paradise. The trail takes a quarter-of-a-mile long downhill slope to the intersection of Lookout Trail. After a right turn here, the hike continues deeper into the foothills of the astonishing Santa Monica Mountains. After a short climb, the hike remains mostly on a downward slope. This offers a forgiving introduction to a somewhat demanding, but well-worth-it, hike. Throughout these first few stretches, the cordial bird-chirping and relaxing gusts of wind reveal quite a welcoming sentiment. Continuing along, you will find that there are several junction points along the path. To remain on your way, simply stay to the right past the top of Cage Creek Trail - about three-quarters of a mile in - and turn left to hike upward along Deer Leg Trail shortly after. Be sure to carry a map and plenty of water, as these turns can prove to be exhilaratOUR SPECIAL TIP ing, and equally exhaustive. The remarkable view of Malibou Lake throughout history has served as a renowned Hollywood filming backdrop featured in creations such as: M*A*S*H*, The Planet of the Apes, and The Seven Year Itch. When admiring the reservoir, hikers and history buffs can relish in the historic and esteemed beauty it holds. The wondrous journey to Malibou Lake offers many adventureful pleasures throughout the miles of mountains and woods that surround it. In addition to the overlook of immensely scenic Malibou Lake, you’ll find that this wilderness exploration is home to plenty of exceptional sights that continue to captivate any curious visitors that wander there. he holidays are coming, and we all know what that means: parties, food, social events, food, a lot less time for ourselves, and yes, more food! While many of us love the holidays and the spirit of giving that comes along with them, some of us don’t always welcome the level of unwanted stress. The sad truth is that many of us get out of rhythm, lose our commitment to well being, and skip our workouts. Here are my top 6 tips to help you stay in shape during the holidays. 1. During meals choose more veggies, less sugar and less fried foods. We’re all going to eat a bit more during this holiday season, but believe it or not you can make healthier choices. A great example from WebMD is to eat more anti-inflammatory foods. They recommend more fruits, veggies, plant based proteins like beans and nuts, and fatty fish. I concur. You may have to sift through some of the main dishes, but with a little effort, you can find some healthy choices.

TIPS FOR HEALTHY HOLIDAYS
The year is nearing an end and the holidays are once again around the corner. Staying healthy during the season can seem almost impossible, but with these 6 simple tips and tricks you can stay in shape and make this your strongest, healthiest season yet.
2. Going for a walk after dinner. This is a great way to socialize and burn a few calories. We all know about the L-tryptophan in turkey and how it’s the reason we all fall asleep after our Thanksgiving meal. According to a study done in Germany, if you can get up and go for a walk, even for just 15 minutes, you’ll actually burn a few calories, help your digestion, and your blood sugar control. 3. Schedule some activities or workouts along with the holiday parties. The sooner we commit to something physical the less likely we are to stay stagnant. And if you schedule it with a friend you’re much more likely to show up. Having a friend or trainer as an accountability partner will help you show up for yourself. I know that I’ve been guilty of hitting the snooze button in the morning when I’m answering to myself. When I have a friend meeting

me, there’s about a 95% greater chance I make it to the workout. I totally made that number up, but it’s very unlikely I’m going to cancel on my friend. 4. Getting a good night sleep is one of the most important things you can do for your overall well being. Avoid caffeine and alcohol four to six hours before bed when possible. Later evening antics can negatively affect not just our sacred night time, but our entire day after. Harvard’s Healthy Sleep website, a division of their Sleep Medicine department, notes that while alcohol will sometimes put people to sleep, it later becomes a stimulant and advises against drinking alcohol before bed. 5. Meditate. Wait, what? How is that going to help me be healthier? For many of us the holidays can be a time of stress. We run around to the grocery stores, malls, Costco, Trader Joe’s, Whole Foods, ugh! I’m getting stressed out just writing about it. A little meditation goes a long way to having a healthier holiday season. A consistent meditation practice will put you more at peace and most likely even more present. When you’re more present you’ll make better choices and possibly avoid that second yummy dessert. You can start a basic meditation practice by sitting upright, closing your eyes,
MM_Column_Ted McDonald_FINAL.indd 111
and simply noting your inhales and exhales. Time yourself for 1-3 minutes to start and see if you can build to 5-20 minutes for each session. There are loads of free meditation apps to help such as Calm and Insight Timer. 6. Try skipping a meal when you know you have a big holiday meal or party. Calorie restriction has long been shown to help with longevity. There is more and more science showing you can avoid some of the major life threatening diseases like heart disease, cancer, and diabetes if you limit your caloric intake to 8-10 hours each day. While there have been limited studies on humans, there is a very famous study by Dr. Satchin Panda at the Salk Institute. He had 2 groups of mice, both eating a high fat, high sugar diet. One group was given access to food 24 hours everyday. The other group was given access to the food for just 8 hours. The 8 hour group avoided many of the common ailments like diabetes, obesity, high blood pressure and more. That can be challenging during social events and the holiday season, but if you skip breakfast knowing you have a big dinner or skip the dinner buffet by eating a healthy meal before you go out you will increase your chances of making unhealthy choices. to blissful holiday baking classes and entertaining local plays, Malibu and surrounding areas are bursting with fun, festive activities to partake in. Christmas Ranch Tree Farm 1586 Pederson Rd., Thousand Oaks (818) 584-6651
If you are looking for a more traditional and hands-on way to pick out your Christmas tree this year, Christmas Ranch Tree Farm is the place to go. The farm has been around since 1971 and allows you not only pick out your own tree, but also cut it down yourself. For convenience, the farm offers bow saws (sorry, no chainsaws allowed) and carts to transport trees back in from the field, as well as Jeep rides, hot chocolate and hand-made holiday wreaths and garlands. As full service tree farm they also offer freshly cut trees for customers not interested in cutting down a tree themselves. Committed to giving back, Christmas Ranch is proud to participate in Trees for Troops. The ranch has two locations, one in Thousand Oaks and one in Simi Valley.

Los Angeles might not get a lot of snow and ice, but that doesn’t mean you can’t
grab your friends and family and head to an ice rink for a frosty holiday experience. For Malibuites closer to LA, we suggest heading to ICE in downtown Santa Monica which features a 8,000 sq. ft., full service ice rink. If you’re headed into the Valley, we suggest checking out the Holiday Ice Rink at The Lakes in Thousand Oaks. For a truly stunning skating experience head to the Pershing Square Holiday Ice Skating Rink, located amidst the city’s skyscrapers in the heart of Downtown LA. All three ice rinks allow customers to rent ice skates for an additional fee and serve hot beverages such as hot chocolate.

WINTER SQUASH SOUP Having grown up on a farm, I know what real food should look and taste like. My main focus when creating a recipe is always to source good quality ingredients. Having perfect technique won’t matter if you are not cooking with quality products. Buying organic and local when possible is the only way to ensure that you are giving your body maximum nutrition while also supporting your local farmers! A perfect example is The Hersel Project family farm, here in Malibu, who provided me with organic sweet potato for this dish. I also know that the holidays can be overwhelming! This heart warming, silky vegan soup will make your life a whole lot easier by keeping it simple, yet wonderfully delicious. Winter is butternut squash season so you will be able to find them everywhere! If you want to impress your friends and family, serve it as a starter for a holiday dinner, or if you are like me, have it for lunch with a grilled cheese!

10/31/18 12:46
Malibu local Scott Gillen, the founder of design and building firm UNVARNISHED, isn’t a stranger to making seemingly untenable dreams come true. With his latest project, The Case, he’s testing those limits like never before.

alibu is a city of design nerds. A drive down almost any street in this small city provides a veritable master class in modern California architecture at its highest level, from Carbon Beach Richard Meiers to Broad Beach’s glassy Ed Niles behemoths. Of the 7,200 homes which fall within the city’s jurisdiction, no less than 215 can lay claim to an Architectural Digest feature. And if you’re looking to buy designer home decor you will find more places to do so in this city than you will cartons of milk. And yet, even here, Scott Gillen stands out. The founder of UNVARNISHED, the Malibu design and bespoke home Design/Building firm behind some of the most jaw-dropping homes built in Malibu in recent years, Gillen takes design-wonkiness to a new level. He is the kind of design-obsessive who waxes poetic about the most aesthetically pleasing angle at which an ajar door can rest. “Do you let it fall back a little bit, or does it open at a 90-degree angle?” Gillen says, his eyes engaged and sparkling. “For me, it shouldn’t fall back a little bit. That’s lazy. People don’t realize that at the right distance,
doorstops are made to have the door open at 90 degrees. [A door] should be built so that when it’s open, it’s at a perfect 90 degrees.” Lest you imagine Gillen’s a normal guy who just happens to be deeply obsessed with door angles: he is not. He is, in fact, as deeply obsessed with many other things that are contemplated by the general public just as seldom. Staircase rises, for example, (“They should be 6 ¼ inches maximum. 6 3/8—that would be crazy.”), or which finishing process will yield the most beautiful yet organic grooves from raw teak (“We never sand, always scrape.”), or how to make the process of drawing a shower less physically-taxing (“I don’t make you reach in to turn the water on because then you arch your back. And you shouldn’t have to arch your back.”)
GILLEN IS INFAMOUSLY OBSESSIVE ABOUT THE DESIGN DETAILS OF HIS HOMES.
Everything, Gillen obsesses over, down to the hundreds of small tiles that line his bathrooms. Pausing at the entranceway of one of his homes’ master bathrooms on a recent tour, Gillen walks us through how each is produced: first custom-hued, then custom-designed with his tile maker, and then hand-fired out of clay, never porcelain, because clay looks more refined. If this is starting to sound a little crazy— how special can a white tile be?—what’s more crazy is that Scott Gillen’s white tiles actually are. In the harsh Malibu sun the bathroom’s tile floor refracts a spectacular light throughout the space, dazzling but soft, in keeping with the organic feel of the home. They’re perfect. “Not perfect,” Gillen corrects. “We have them handmade. They’re specifically not perfect.” That every tile in Gillen’s properties receives this level of painstaking thought and investment, one might glean that UNVARNISHED’s homes measure about 100 square feet. They do not. Gillen’s homes, and most notably his latest, The New Castle, a spectacular 15,500 square foot stunner perched high above Malibu Creek that boasts five bedrooms, a 450-bottle wine cellar, humidor, and a record-breaking $85 million price tag, are about as ambitious and stunning as homes get. And that’s Gillen’s trade-

“I’VE ALWAYS LIKED TRUE CRAFT, AND THERE ARE VERY FEW TRUE CRAFTSMEN THESE DAYS.” mark— every inch of his properties display an obsessive dedication to perfect aesthetic, functionality and an almost extinct level of old-world craftsmanship. If you’ve recently built or renovated a home, you’ll know that finding someone who ticks all these boxes is basically unattainable. Finding someone that can tick all those boxes at 15,500 square feet? Well, that’s impossible. Unless you’re working with Scott Gillen. Gillen knows this. Walking through The New Castle one recent afternoon, Gillen’s pride in his work is palpable. He designs for himself, he says, homes that he would want to live in. As a result, each of his properties are deeply personal. A home built by UNVARNISHED is a window not just into the purest form of Scott’s unique design or his deep capabilities as a builder, but what gets him excited, what makes him tick. For instance: the synthesis of aesthetic and function at the highest level, a remnant of his yearsago career as a top commercial director. Or his obsession with hand craftsmanship, a deep-seated disdain for cutting corners, that goes back to his childhood. “I liked when building was building,” he said. “Like Frank Lloyd Wright. I wasn’t even born then, but I’ve always liked true craft, and there are very few true craftsmen these days. Really good carpenters, really good painters, are a dying breed.” That his building team is populated by these kinds of people almost exclusively makes all the difference, he says. As Scott walks the property he exuberantly launches into a laundry list of intricate details with the same fever as a kid showing

you their latest toy: the teak bathtub that was hand-sanded for many weeks, the fourteen different shades of white paint he mixed to achieve the color for his walls, the customized system by which Gillen installs all the insulation in his home, a process which produces an airtight quality to his homes, a palpable density which I can only describe as expensive. Expensive air. Achieving the perfect air density might sound ridiculous to some builders. To Gillen, it’s a necessity at this level. “The insulation gives the home a richer,
more solid, sound proof feel.” This meticulous attention to detail extends, of course, to Gillen’s larger design considerations as well. Huge as his great rooms, which in The Castle is over 6,000 square feet, Gillen’s design ensures that two people at either end can easily hold a conversation, while someone just above them in the master bedroom can enjoy a book in complete silence. And how the Malibu sky’s brilliant light seems to travel with you as you go about your day—luminous in the great room and kitchen as you enjoy your morning

coffee, then brilliant and golden yet never straining your eyes as you eat dinner—that’s not an accident. “Life is about ergonomics” Gillen says. His designs have been meticulously choreographed to compliment the rhythms of daily existence—amplifying the good parts while methodically simplifying the arduous ones. Not that you would know this. Exquisite as the details of Gillen’s homes are, they’re not meant to jump out at you. Instead each element, tiny and large, from the bathroom’s hand-crafted tiles to the overall flow
of space, is treated as a part of a whole, the culmination of which is an incredibly good feeling-that everything makes sense, that everything is where it should be-when you walk in the door. “I think the magic of the house is that it doesn’t feel forced,” Gillen says of The New Castle. “This house was extremely complex to build, and proportions are a massively important piece of the puzzle. If something stands out, then I’ve missed the boat. It just feels good when you walk in.”
JACK OF ALL TRADES Gillen had a long and esteemed career in directing before transitioning into building, directing car commercials for auto industry titans from Audi and Toyota to NASCAR. Gillen says the overlap between directing and building are great. “Proportion is so important [in both],” he said “It’s either great or it’s dramatically wrong. [Both should have] seamless transitions. [In film] you’re walking with me and we’re flowing through a shot and you’re watching the story evolve. If it’s too cut-y, too frenetic, you can’t track the story. You want a seamless transition, like I want you to walk through the house seamlessly.”

And how does one go about learning to build extremely complex, 15,500 square foot homes that somehow feel preternaturally homey? Do not ask Scott Gillen. If there are countless topics on the intricacies of building about which he can soliloquize uninterrupted for a half hour, how exactly he learned to do any of them is not one. Ask him how he’s building these homes never having gone to architecture school, never having worked on a construction site before his first project, never, for that matter, having cracked open an architecture book, and Gillen looks about as flummoxed as anyone. “It comes very easy to me and I just do it,” he says. “I’ve been very lucky to be where I am today and have found an incredible team of craftsmen to work with me at UNVARNISHED. Many who’ve been here since the beginning of my first home on Abbot Kinney.” However, if common sense informs much of Gillen’s aesthetic sensibility, it’s clear that his life experiences, notably his long and diverse career path before he started building in 2003, have been just as integral in his evolution as a designer. His projects display an array of talents and experiences, of highs and lows, the kind of confidence and tenacity of someone who’s spent their entire life making seemingly unattainable dreams come true. Born in Laguna Beach, growing up in Sherman Oaks, many of Gillen’s early years were dedicated to an enduring fascination with cars. At a young age Gillen had already taught himself complex repairs, and by 17 he had landed a part time gig as a tire buster at Supershocks, a Van Nuys Blvd. hot rod shop frequented by some of L.A.’s biggest power brokers. While working there Gillen caught the eye of Paul Picard, a famed Hollywood producer who was immediately impressed by the teenage Gillen’s advanced facility with cars. If the car-obsessed Gillen hadn’t considered a career in entertainment before, when Picard offered him a job as a technical advisor on his newest show, Cruisin, a halfhour drama about speed racing and cruising on Van Nuys Blvd., Gillen jumped at the chance. A few weeks later Gillen was on staff, checking dialogue and all plot points involving cars for accuracy. While Gillen loved his new job, his enthu-
“TO ME IT’S COMMON SENSE. I TRY TO DO THINGS THE WAY I THINK EVERYBODY SHOULD HAVE.” siasm was short-lived: only a few episodes in, rumors began to swirl that Cruising was already headed for cancellation. With his plum new gig on the chopping block and his prior one at Supershocks already filled, Gillen began to mull his next move when he got a call from Picard that the show would indeed be cancelled. “So,” Picard asked him. “What do you want to do?” As the producer on a slate of successful shows, Picard was in a position to place Gillen on a new set immediately, in virtually any role he desired, he said. Gillen didn’t hesitate before he answered. “I said, ‘I want to be a stunt man,’” Gillen recalled. “And Picard said, ‘Great. How about Dukes of Hazard?” By the next Monday Gillen found himself on-set with Catherine Bach ,Tom Wopat and John Schneider performing Dukes of Hazards’ array of trademark stunts behind the wheel of the world-famous General Lee with an aptitude that was soon earning him a name in the industry. Gillen would work on Dukes of Hazards for four years before setting off on other projects, working as a stunt driver on films and TV shows such as Hooper, The Blues Brothers, The Fall Guy and Enos, during the ensuing six years. However during filming Gillen injured himself, and his doctor sidelined him from stunts for 6 months as he healed. In the interim Gillen began picking up odd jobs on set, mounting cameras or configuring rigs, eventually taking up second

One day on the set of a commercial, as Gillen and the producer paused to review a couple of Gillen’s takes. “He looked at me and said, ‘This is really good,’” Gillen recalls. “So we did a spec reel, and even though everyone said you can’t just become a Director, I did it anyway.” Almost immediately Gillen began booking commercials, his comfort and experience with cars and burgeoning reputation for an exacting eye and beautifully composed shots winning him work with some of the biggest car companies. By 2000, Gillen was at the top of his game. A highly successful director of automobile commercials, Gillen’s schedule was packed with back-to-back projects for some of the industry’s most high-profile clients, from Audi and Toyota to Nascar and Mercedes. In 2001, Gillen purchased an old artist’s loft in Venice’s up-and-coming Abbot Kinney neighborhood. However everything came to a screeching halt just a year later in 2002, when a contractual dispute suddenly left him unable to work for a year. Only recently gazing upon a jam packed calendar, almost overnight Gillen found himself with the next 365 calendar days completely wide open. If he didn’t have the slightest idea what he wanted to do with that time, there was one thing that he knew he had to do: renovate his new loft. The property was beautiful and light-filled but a textbook fixer-upper, with cold floors and an industrial bungalow feel. When he bought the property Gillen had entertained fantasies of transforming it into a truly unique old-meets-new space,

MID-CENTURY IN MALIBU “You know I learned in my directing career that you are constantly reinventing yourself,” Gillen says of his departure into mid-century design for his latest project, The Case. “If you don’t, you go stale.”Gillen says his design inspiration for his latest project is Palm Springs in the 1960s.

envisioned a one-of-a-kind property unlike anything he’d seen on the market. Until then his vision had been just that, a fantasy. Now, though, Gillen suddenly found himself with more free time on his hands than he ever had. And so, he got to work designing a spectacular loft. Gillen decided early on that he would oversee the design and construction of his remodel entirely by himself. Soon he was engrossed in the study of his new craft, researching building materials like he used to brand guidelines, obsessing over room placement like he once had over plot points. Almost immediately he recognized the overlap between his profession and new obsession. “Proportion is so important [in both film and design],” he said “It’s either great or it’s dramatically wrong. [In film] you’re walking with me and we’re flowing through a shot and you’re watching the story evolve. If it’s too cutty, too frenetic, you can’t track the sto-
ry. You want a seamless transition. The same is true for a home-I want you to walk through the house seamlessly. I want you to see what you see when I want you to see it...the story will evolve.” Now the end of 2003 and the year-long dispute resolved, Gillen deep into renovations, had fallen in love with design and building, he says, the way it flexed his muscles as a creator in entirely new ways. “When you get a storyboard for a commercial, it’s just a board,” he said. “It’ll have six or ten shots in it, and as a director it’s your job to take that and to evolve that board into a story that has a beginning, middle and end. You’re always striving to tell the complete story. I think with the houses, I try to build a blank box, and then as I build it I let it evolve by itself so it becomes its own animal.” By 2004 the Abbot Kinney project was completed, and Gillen was over the moon about the final result. His finished loft was unlike anything that had been built in L.A.,
featured an elegant contemporary studio layout increasingly in-vogue for the area, but with a dramatic architectural twist: smack in the middle, Gillen had suspended a historic 1928 bungalow as the second floor, So in essence the old bungalow was the new master bedroom. “It was pretty cool,” Gillen said. There was only one problem. During those unworkable 365 days of 2003, which had once loomed so empty and objective-less, had actually turned out to be some pretty eventful ones for Gillen, who during that time met, proposed to and married his wife Teri. Now Teri was pregnant, and the Venice bachelor pad, with its levitating 1928 bungalow, wasn’t exactly what either had in mind as a place to raise a child. The Gillen’s decided to list the property, picking up and moving back to Malibu, where Scott had previously resided for almost fifteen years. Listed at 1 p.m., the house had sold by 2
NEW PROJECT Always on the move, Gillen had already purchased the land where he would construct his new project, The Case, before the New Castle had even been completed. Now Gillen is hard at work on the new project will finalize in 2020.

p.m., at the time fetching the highest price for a home in Abbot Kinney’s history. It was then that Gillen realized his newfound passion for design could also be a lucrative one. “I was pretty shocked. It was one of those rare ah-ha moments you have in life that literally changes your course” Gillen said. Bolstered by the sale, as the Gillen’s settled into their new Malibu home on Beckledge Terrace and he began transitioning his efforts and time from directing to building, and as owner, designer and builder was soon working on projects from Malibu to Venice, Santa Monica and Pacific Palisades. Establishing UNVARNISHED in 2005 from the Cross Creek office where his company is still headquartered to this day, Gillen’s aesthetic and meticulous designs had soon gained him a reputation throughout the city. One thing Malibu residents especially appreciated was his distinctly local eye. Gillen, now a thirty-year resident of Malibu, soon became known for homes that served as perfect complements to the city’s beauty; from his eye for rare, organic materials to his trademark exposed beams and great rooms and openair layouts, where his directors’ intuition for framing and light were on full display. “I love it here” Gillen says of his hometown.. “I very rarely leave the ‘bu. In the city it’s like a pressure cooker. Here, it’s a different world.” By 2015 Gillen’s name had earned a considerable amount of local cache, having built homes across the city for big names like Matthew Perry to David Duchovny. Never fulfilled, however, it was in this year Gillen decided to embark on his most daunting project to date, a house so ambitious it would go on to earn him headlines around the world. This home would serve as something of a reinvention for both UNVARNISHED and for Malibu, set to sit in the footstep of oil heiress Lily Lawrence’s famous Cross Creek mansion, the Castle Kashan. Fashioned after a 17th century style Scottish castle but made almost entirely of wood (and paper mache), the manor’s imposing faux-stone walls had sat like an abandoned film set in the hills above Malibu Creek for decades. If opinion had long been divided in Malibu over whether Castle Kashan was a gaudy eyesore or a delightful local novelty, the
“I TRY TO BUILD A BLANK BOX, AND THEN LET IT EVOLVE BY ITSELF SO IT BECOMES ITS OWN ANIMAL.”
debate ended when it burnt to the ground during a 2007 fire and was ready to be reincarnated. The lot would sit vacant for nearly a decade when Gillen finally purchased it in 2015, spending the next three years erecting his Magnum Opus, which he calls The New Castle. When he finally listed it in 2018, the home was one of the most luxurious ever to hit the Malibu market. It was also the most expensive, listed at a record-breaking $85 million. “I’m always striving to set my bar so high that I will never reach it.” Gillen said. “For me it’s about evolving and building lasting architecturally significant homes that will add to this beautiful city for generations.” I want to look back and say “I did that.” So what’s the next rung on Scott Gillen’s ladder after the record-breaking New Castle? Turns out he’s already hard at work on it, has been, for a year now. While putting finishing touches on The New Castle, Gillen made headlines when he paid $50 million for a 24-acre parcel of land on the Bluffs, the highest amount ever paid for land in Los Angeles. Gillen says he had long had his eye on the property, eventually closing on the deal in 2017. Today he’s already hard at work on his next project, The Case. You can already see the foundation poured in place when driving down PCH. The Case is a 24-acre luxury guard gated development that will feature 5 homes ranging from 10,500-square-feet to 12,500-square feet, and lot sizes from 2.45 to 5.78 acres, slated for completion by 2020. This newest project represents a contin-
uation of Gillen’s luxury sensibility, if, once again, a complete reinvention of his talents. Known primarily for his timeless sophisticated beach aesthetic, with The Case, named after Case Study Houses, Gillen is venturing into unknown territory, designing each home with an intentional and conscience reference to a mid-century modern aesthetic. And while Gillen concedes his record-breaking initial investment in the land for the project was a “gross amount of money” and a foray into mid-century design presents a big departure from what he’s done in the past, his experience has taught him that it would be a bigger gamble not to. “You know as a director you are constantly reinventing yourself,” he said. “If you don’t, you’re done. As a builder and designer I feel it’s the same creative challenge just a different medium. There’s also the fact that no matter the style, a Scott Gillen home is always a Scott Gillen home. If The Case homes present a bit of a design departure for Gillen—his style inspiration is in part Palm Springs in the 1960s, he says— his eye and inherent sensibilities will still guide the way, as they have for nearly two decades. Details will still be exquisite, materials will be rare and world-class, his trademark great rooms will feature stunning ocean and coastline views, yet remain intimate. “You’ll see a lot of the features of The New Castle and my other homes, but I’m making The Case very, very specific,” Gillen says. “It’s driven architecturally, versus my past projects, which were good architecture, but not necessarily driven to be architectural. It will be very different.” If he doesn’t sound the least bit worried about this latest gambit, it’s because he’s not. Experience has taught Gillen to believe in certain things; the strength of the Malibu market, his ability to build structures that seem unfeasible on paper, and his eye. “People want to experience this life,” he says one day at the New Castle, reclining in a modern leather club chair abutting its central glass wall, taking in the awe-inspiring view of the Pacific. Eventually his gaze turns back to the great room. MM “Also— I’ve got great fucking taste.”

7 MISTAKES WHEN SELLING A MALIBU HOME Earlier this year a house on Carbon Beach sold for $110 million, breaking records as the most expensive house sale in Los Angeles. However, selling houses can still be problematic as people continue making these 7 mistakes. ✎ written by Lucy Robertson
1.
Overpricing the Property Despite record-breaking sale prices, it is still possible to overprice a home in Malibu. Across the country, years of rising prices is taking its toll and in California showing activity was down 6.5% in July 2018 compared to the year before. Without sales and market data to back up a home’s perceived quality, vendors will fail to convince buyers of a property’s great value, and other similar but lower priced properties will be seen as a bargain and quickly snapped up.
2.
Taking a Blinkered View These days, there are many options to show a house without potential buyers even stepping over the threshold. Technology is no doubt making an impact on the home buying process; virtual reality and 360° photographs can offer a great opportunity to view a home thoroughly and at leisure. Although Malibu is only a small community of 13,000 inhabitants, it is a global destination that welcomes potential residents from all over the world. This technology is especially useful for buyers from out of the area, and, if a vendor fails to use it, they could missing out on a potential offer.
3.
Making A Poor Choice of Realtor It can be difficult to move property in higher priced markets and 63% of listings fail to sell in Malibu during the
itive market. If apparent issues don’t put buyers off at first, failure to disclose them only causes problems later at the home inspection stage of the sale.
6.
course of a year. This makes choosing a highly competent, professional realtor all the more essential. Real estate transactions require attention to detail, and even though a realtor with low, flat fees might seem an attractive option, their level service is likely to be diminished.
4.
Narrow Marketing Strategies A good realtor will also ensure that your property is presented and marketed in the best way possible and not simply rely on a traditional marketing approach. Much house buying activity, like bookings and viewings, takes place outside of the conventional working day, so a strong online presence with high quality pictures, video and content is important.
5.
Neglecting Home Improvements Of course, even the best realtor will struggle to promote and sell a neglected home. One of the biggest mistakes sellers make is not presenting their homes in the best way possible for a compet-
Overlooking the For Sale Sign Whether selling through an agent or privately, a For Sale sign is still a powerful tool in any property marketing plan. Many people take their vacation in Malibu or simply drive through it for pleasure and, even though extensive advertising might be available on the internet, seeing a sign in front of a desirable property will immediately draw the attention of passers by.
7.
Limited Sales Methods If, however, the For Sale sign is in danger of becoming a permanent fixture, it might be time to consider other methods of selling. An auction creates a sense of urgency and excitement around a property that has been on the market for some time, and can reach out to a wider range of potential buyers. This is especially useful for unique properties that are harder to price and that will appeal to a niche market. Despite the obvious attractions of Malibu, there’s still no room for complacency when selling a house here. However, by avoiding a few simple mistakes and offering a home to match the beauty of the area and the quality of life it promises, the chances of a successful sale are MM greatly increased.

ANI DERMENJIAN
SELLING A LIFESTYLE
Malibu Magazine sat down with local agent and architectural specialist, Ani Dermenjian, to learn more about her passion for making client’s dreams come true ✎ written by Malcolm McLellan photographed by Julie Wuellner
W
ith more than 20 years of industry experience, Ani Dermenjian is one of Malibu’s most respected and successful real estate brokers. Having immediately fallen in love with Malibu’s natural beauty and community of stunning homes, Dermenjian has been working in the city for years, and currently serves as the Board Director for the Malibu Association of Realtors. Her honesty, integrity and dedication to building long-term relationships is why close to 80 percent of her business comes from repeat clients and referrals. Dermenjian prides herself on selling Malibu’s lifestyle, not just a home.
How long have you been representing properties in Malibu? Going on 25 beautiful years and it never gets old! There is no transaction that is ever the same and I love the sense of fulfillment in closing a deal each time.
There’s never a dull moment in real estate. Was Real Estate your first career choice? Originally I worked in banking while I finished my degree in psychology. Banking was the perfect transition to my career in real estate. I was taught the discipline and work ethic that is needed to excel in real estate by interfacing with clients through honesty and attention to detail. What kind of properties do you specialize in? I’m known as the Queen of La Costa to my colleagues but I’ve specialized selling in Big Rock and all over Malibu from hills to ocean front to architectural masterpieces. I focus on the lifestyle of the individual area that I am selling. Representing Architectural properties is like showcasing a unique piece of art that creates such a thrill for me. As an architectural specialist, I market these properties as fine art to capture target audience’s imagination and enhance the value.
How do you describe your relationship with your clients? I am always trying to exceed their expectations. My clients are my number one focus and I also have been blessed with amazing assistants that know and encompass my motto so even if I am out of town, my office continues to run smoothly. My goal is to earn my clients trust through honesty and confidentiality, building a long-term relationship and partnership. How do you like to spend your free time? Every Friday night is date night with my college sweetheart and husband of 28 beautiful years. We have two amazing boys and love traveling and enjoying quality time together. My passion is running. I run the LA marathon every year along with a handful of other half marathons. Its a magical feeling, it allows me to set my mind free and just dream one mile at a time. What is your favorite place in Malibu? My favorite place in Malibu is the La Costa Beach Club. It’s home away from home

and where my children were raised. I host the Malibu Armenian Picnic there every year. It’s a wonderful place to bring people together. Who has been the most influential person in your life? My mother, she always has been and always will be. Although I lost her over eight years ago, I feel her legacy lives through me. She has made such strong footprints in my heart that I know during times of stress all I need to do is ask myself, “What would my Mother do?” My mom lived and led by example every day. Her strength and persistence has taught me to never give up on my dreams.
FAMILY IS EVERYTHING When not at work, Dermenjian enjoys spending quality time with her husband Raffi and their two children Christopher and Alexander.
What excites you about the future of Malibu? The upcoming new luxury development projects that are currently under construction and selling prior to completion. Since I love new and architectural, I am ecstatic to announce my upcoming ultra-exclusive Carbon Beach Terrance MM estates. Stay tuned.
