As Mayor of Canby, now in my sixth term, I can state with confidence that Canby is a special place to call home.
What sets Canby apart from larger metropolitan cities is its commitment to its small-town feel inspired by supportive residents and local business owners.
The City of Canby hosts several community events, including Independence Day, our annual Christmas Tree Lighting, Canby’s Big Weekend and Street Dance, Halloween Spooktacular, and monthly First Thursday Markets. These community events are just a few ways our city works with our community to come together in celebration and connection.
Canby has a rich history, and a deep sense of community rooted in its agricultural heritage with multigenerational family farms that are still working to this day. One only needs to visit our local Farmers Market or grocers to experience the real meaning of “Farm to Table!”
Canby is also a leading grower and exporter of hazelnuts (locally known as “Filberts”), and farm fresh produce is abundant during our seasonal Farmers Market. Local farmers produce apples, beets, cherries, corn, dairy products, grapes, hemp, honey, hops, lavender, onions, pears, pumpkins, rhubarb, squash, turnips, and so much more! Many of Canby’s agricultural products are
shipped worldwide and we are home to a sophisticated nursery industry including perennials, shrubs, and trees (including Christmas trees) that are sold and distributed nationwide and used in the landscaping industry.
Canby is known as “Oregon’s Garden Spot” and the home of Swan Island Dahlias – the largest and leading dahlia grower in the United States, and a worldwide supplier of stunning dahlias with their own annual festival attracting visitors from all over the world. TMK Creamery, the world’s only creamery + distillery, not only produces tasty dairy and beef products, but developed a way to make a sipping vodka from whey resulting in “Cowcohol” – one of the world’s 30 top shelf premium vodkas… and they’ve just added IPA to their list!
We also have a growing manufacturing and distribution core where Oregon-made products are supplied nationally and exported overseas.
The City of Canby has made thoughtful and intentioned investments in our downtown core. New streetscapes and parking have made our downtown more walkable and accessible to local businesses. Through our efforts and collaboration building public and private partnerships, our downtown
has added a movie theater, new apartments, new restaurants, modernized retail spaces, and grant funded façade improvements.
Restore Oregon, a non-profit organization for historic preservation, awarding its coveted DeMuro Award to celebrate outstanding rehabilitation projects like the historic preservation and restoration of our old City Hall and Police and Fire Stations, which now serve as commercial businesses. Our new City Hall now resides in the Canby Civic Building, co-located with our public library which was built in 2016.
Although housing has expanded in recent years, that neighborhood feel has been maintained. And thanks to our police and fire departments’ commitment to public safety, Canby has ranked one of the Top 10 safest cities in Oregon for the past nine years. We are also working to attract a hotel.
We hope you will see Canby as the perfect place to visit, relocate, live, or bring your business to grow and look forward to building lasting memories and thriving business ventures right here in Canby!

About Canby
With a population of just over 18,000, Canby is a growing and inclusive community that has seen positive growth and stability in our local economy. We continue to see new housing developments for seniors and families in our housing market and as our business sector continues to add greater capacity and new jobs.
With Canby’s strong agricultural roots, small town feel, and close-knit ties, there is a sense of caring for one another. We are resilient, and our ability to expand our capacity for events, business relationships, and broad community partnerships continues to thrive.
If you are considering Canby as your new home, we invite you to peruse these pages and learn more about some of the great features that make
Canby a great place to live, retire, raise a family, or just visit and spend an afternoon or weekend.
Canby is defined by its relationship to its rural country roots even though we are located on a high plateau between the Willamette and Molalla Rivers in Clackamas County, about 25 miles south of the city of Portland’s metropolitan region. We believe Canby will be one of the last bastions of small-town life left in the ever-growing Northern Willamette Valley. As is the tradition of small towns across our country, we invite you to get to know us.
Canby is uniquely positioned geographically for both residents and businesses. Bisected by State Highway 99 E, Canby has easy access to I-5 and I-205, making it a quick
drive into the larger urban centers of Portland and Salem. Because we are not a “freeway” community, Canby has been able to retain its small town feel with quiet suburban streets, local retail markets, and long-standing agricultural ties surrounded by fertile farmlands and rivers.
Canby is a full-service city. We have many of the amenities that larger cities provide while still maintaining our identity as a suburban/rural community.
Whether you are looking to escape the density of the Metro region, seeking a quiet place to retire, or just wanting to telecommute from a small town community that can feed your soul, you’ve found the right spot. Canby has it all!
A Rich History
The area surrounding Canby has always been an agricultural hub of sorts and still has some of the best soils in the state. At one time, it was the seasonal meeting place for local Native Americans and was well-known for its annual crop of wild strawberries. The various Kalapuya bands were hunter-gatherers, with men sourcing food by fishing and hunting, and gathering nuts, berries, other fruits and roots by the women, children, and extended family members. Today we are surrounded by vineyards!
In the early 1830s, James Baker, the first non-native pioneer to settle here, was one of the most colorful figures of the old Frontier West. He was a trapper, hunter, fur trader, explorer, army scout, interpreter, rancher, mine owner, toll keeper, and mountain man. Upon making his way north from California with a herd of cattle in tow, he settled on a parcel of land to farm and ranch, naming it “Baker Prairie.” He then married a woman from the local Kalapuya tribe. Together, Baker and his native wife operated a large farm in what is now north Canby. 2
After Baker came Philander and Anna Green Lee, who crossed the Oregon Trail in 1847. In the fall of 1848, the Lees finally arrived in Baker’s Prairie claiming squatters’ rights to some land beside a spring-fed stream that eventually became Highway 99 E.
By 1850, the Lees had amassed 647 acres through the Donation Land Claim Act, and when the Oregon & California Railroad began building its rails through the Willamette Valley in 1870, Lee seized the opportunity to sell 111 acres to the railroad for a 24-block city. Lee received $2,960 in the deal; however, he had one condition of the sale related to his dislike of the narrow
thoroughfares he had to traverse on his market trips at Oregon City. The deal struck included that the Railroad make 80-foot-wide streets a condition of the sale for the 24-block grid that would become the heart of downtown Canby. 3
As time progressed, the fledgling city grew and it was formally incorporated in 1893, named after Major General Edward R.S. Canby, a Civil War general and Commander of the U.S. Army’s Department of the Columbia. 1
As people came to live and do business in Canby, so followed the concept of businesses joining together in a mutual effort to increase commerce which began with a group of local merchants in New York in 1768. Seeing that historical success through strength in numbers, the Canby Area Chamber of Commerce formed and began supporting the growing local business community on March 22, 1911.
In order not to lose sight of its history, Canby has taken steps to preserve its past by identifying over 500 historically relevant and important buildings, objects, sites, and structures in the Canby area. Some historic locations include the Canby Masonic Building, Canby Ferry Landing, Old City Hall (which won Restore Oregon’s DeMuro Award for Historic Preservation), Pioneer Chapel, Blair House, Mack House, Canby Depot Museum, and the Mark Prairie School.
The Canby Historical Society and Mark Prairie Historical Society are ardently working to preserve Canby’s historical significance in Oregon. We encourage visitors to head to the Canby Depot Museum or take part in a walking tour downtown and to visit the recently renovated Mark Prairie School.

Livability

Total Population
41.1 Median Age
Bordered by the Willamette and Molalla Rivers, with incredible views of Mount Hood on clear days, along with rolling hills and beautiful farmscapes, Canby does, at times, feel like an oasis on the outskirts of the Portland Metro Area, a little over 20 miles away.
Canby’s livability is due to many factors, but the combination of the City’s size and location are two important ideals that set Canby apart from the hustle of “big city” life. We are still a small town, and we like it that way! It’s a place where you get to know the local butcher, Fire Chief, farm-to-table grocer, and baker by their first name.
We attribute that close-knit feel to our agricultural heritage, our lush and
beautiful landscapes, and our downto-earth people who choose Canby as their home. For those looking to relocate or start a business here, this is the place to be. We endeavor to embrace diversity, inclusion, and belonging in Canby and hope that you will find a welcoming experience here.
The people of Canby are often seen enjoying our public parks, walking their dogs, chatting with their neighbors, and enjoying this city they call home. It can sometimes feel like that lost part of Americana we remember from days gone by; except it’s still alive and well in our little town.
This family-friendly community has strong support for our schools and the children who attend them.
Cutsforth’s Cruise-In.
It’s also a place for single professionals to decompress and retirees who want to enjoy strolling Downtown to catch dinner and a movie. And be sure to slow down enough to catch the annual Cutsforth’s Cruise-In with over 700 antique and vintage cars to ogle over and perhaps take in our Independence Day fireworks display with Western Fireworks Display
making magical experiences happen just up the road.
Politically, Canby falls under the 5th Congressional District, currently represented by Congresswoman Janelle Bynum (D) of Happy Valley, Oregon with 49.78% of votes from Clackamas County voters, and House District 51, currently represented by Christine Drazen (R) of Klamath Falls, Oregon. Community CITY SERVICES
The City of Canby is a full-service city, providing resources many residents often expect from larger municipalities. Our capacity is growing with a thoughtful urban growth boundary and other expansion projects on the horizon, which includes solicited input from our citizens.
In the 1990s, Canby established an Urban Renewal District to kickstart the expansion of its industrial parks and the revitalization of its downtown business corridor.
Tax Increment Financing (TIF) from the Urban Renewal District funds was initially invested in roads, power, water, and sewer for the industrial parks, which over the last 15 years, has increased the tax value of the land.
venue, and part entertainment venue for people of all ages. All the traditional aspects of the library are available, plus access to cultural passes, special events, with programming and activities for children, teens, and adults with a bevy of special services.
Along with Canby’s many public parks, the city offers several fitness opportunities including the Canby Swim Center which, for over 45 years, has provided recreation and education to its residents. From competitive meets to swim lessons to free swims and senior exercise classes, there is always something fun and exciting for all ages at the Canby Swim Center.
“We’ve strived to maintain our small community feeling as we grow. You can come here to live and run your business, and we have the amenities that people are looking for in livability, walkability, and a great small-town atmosphere.”
– Mayor Brian Hodson
Using funds to borrow against those land values the City received an Oregon Main Street Revitalization grant of $200,000 to assist with redevelopment and urban renewal. This resulted in several new downtown projects, including updated parking and street structures, a community parking lot, a new Police Station, and the construction of a new 35,000 square foot civic building that now houses the public library, City Council Chambers, and their City Administrative Offices, thus freeing up four former civic buildings for redevelopment.
The City prides itself on its service and in supporting and caring for all its residents, guests, and visitors. There is a robust complement of services provided by the City of Canby, or by their community partner organizations to ensure those needs are met and the City upholds that standard across the board.
The Canby Public Library is a hub of information and activities! It is part local library, part information resource, part social networking
The Canby Fire District provides firefighting, rescue, and ambulance services, and the Canby Police Department patrols and responds to incidents in over 54 square miles for more than 30,000 citizens and visitors, focused on prevention. Their tireless work and professional services, along with combined outreach, education, and community participation has fostered trust and a strong support network throughout the Canby community. They are highly involved in civic outreach and have excellent relationships within the community.
Due to their combined efforts, Canby was ranked #1 by the National Council for Home Safety & Security in 2019 (Source: Alarms.org), and Safewise ranked Canby #2 of the 44 cities deemed the “Safest Cities in Oregon” in 2024 (Source: Safewise.com).

Canby’s utility makeup is unique in that we have multiple local providers for services that many other cities farm out to big corporate players.
For water and electricity, Canby Utility has been our local community-owned utility company since 1970. They are an independent subdivision of the City and provide top-quality service for all our water and electricity needs. Canby Utility is looking at forthcoming projects that will allow for more efficiency and expanded capacity in the future.

HOUSING STUDIES
Some key findings from the City of Canby’s September 2019 Housing Needs Analysis are: Canby’s population is forecast to grow by approximately 5,931 new residents by 2043.
The median home sales price in Canby was $560,000 in September 2024, down 2.9% compared to 2023, from a peak of $582,000 in June 2022.
Rental rates in the region have been increasing faster than household income levels over the past five years.
Canby needs to add approximately 2,285 new dwelling units over the next 20 years to accommodate the city’s projected population growth:
• 768 single-family detached homes with a standard lot size
• 582 single-family homes, with a small lot size
• 521 multi-family units
• 23 group quarters units with shared living arrangements
The Canby Urban Growth Boundary (UGB) cannot accommodate future housing needs, with a land deficit of between 60 and 110 acres.
Already considering a UGB expansion, the City is exploring ways to accommodate more housing within the existing UGB using solicited community input as they progress toward thoughtful growth.
Relocation often involves finding housing or RV space rentals. Canby has several resources with a wide variety of affordable options for singles and families. A wonderful addition to that slate resulted from a public/private partnership between the City of Canby and a local developer and woman-owned business, Hanlon Development, with The Dahlia Apartments, a new apartment development in the heart of downtown!
REAL ESTATE
In October 2024, Canby home prices were up 2.2% compared to the previous year, selling for a median price of $598,000. On average, homes in Canby sell after 30 days on the market compared to 53 days last year.
Trail Crossing Apartments offer immediate access to one of Canby’s natural features – the Logging Road Trail. This same trail is close to Willamette Grove Apartments and Canby’s premier private golf course at the Willamette Valley Country Club.
Living in Canby also puts you within driving distance to all the events
and offerings of the Portland Metro Area, while maintaining that sense of respite and retreat upon returning home to Canby. That is due, in part, to a well-enforced “urban growth boundary” prohibiting much of the sprawling development seen in other cities. Oregon’s absence of sales tax is another draw for visitors and those looking to relocate from another state.
House rentals are more limited than apartment rentals. However, with newer apartments and new housing developments working toward completion in Canby, additional rental or ownership options may open up to residents and newcomers which can shift the amount of available housing as people move out of existing rental properties.

As a district, we are constantly thinking about our vision question: “How do we create a vibrant and engaged learning community dedicated to growth for all?” Partnerships with parents and our community help us reach these goals! Currently, we are collaborating with students, staff members, parents, and community partners to develop a strategic plan that will help guide our work over the next five years.
At Canby High School, our nationally recognized Career and Technical Education (CTE) program helps prepare students for life after high school. Students can master skills in accounting, agriculture, construction, early childhood education, graphic design, manufacturing, and marketing.
Plus, with dozens of sports, activities, and enrichment programs, Canby students leave our district with the academic, social, and practical skills to help them succeed. Students choose from a wide selection of opportunities, which allows us to educate the whole child, fostering lifelong skills through movement and team building. We offer high-quality fine and performing arts education for students in grades K-12 and a variety of activities that help kids feel connected to school. In 2024, Canby High’s choir won its second consecutive state championship.
A special aspect of the Canby School District is our K-12 duallanguage immersion program. English- and Spanish-speaking students can begin their bilingual journey at our magnet school, Trost Elementary. The school is open to all students in the district upon entering kindergarten. Students continue their journey through middle and high school, and many go on to earn the Oregon State Seal of Biliteracy with their diploma. This spring, nearly 40 students earned the seal.
If you don’t have students in our district, we hope you can still be a part of our community. We host a variety of community events throughout the school year. Join us for a play, a concert, or a game. Your support makes a difference to each one of our students.
If your child will be joining us, we’d like to welcome your family to our schools! The Canby community has a long and strong history of supporting our facilities, staff, and students. We look forward to welcoming you to the Canby School District.

We still have a local butcher shop, Ebner’s Custom Meats, or you can enjoy ice cream by the scoop at Cones while The Book Nook has shelves of wonderful books to snuggle up with! These are just a few of many family-owned and locally operated small businesses here.
Several of our local small businesses have found ways to support one another with creative collaborations by combining their products and cross marketing, making package deals, or selling goods in each other’s establishments.
Our newest downtown additions are the Neighborhood Health Center and the Canby Beer Library – a creative use of our old library turned taproom with food carts and a dog-friendly indoor/outdoor space. Our local celebrity,
