We are confident that our experienced and passionate design team will produce the desired results in a timely and organized manner. Founded in 2007, ECD is a rapidly growing Interior Design firm located in the epicenter of Central Texas. Our firm consists solely of Texas State alumni. Several members of our team have lived in Texas State University residence halls and our Design Director once served as a Resident Assistant. Our history with the campus, personal attachment to the University, and firsthand experience in Texas State residence halls will be an asset to this project. This week, we have reached 90% completion on the renovation of a student center at the University of North Texas, allowing us to seemlessly transfer our skills and resources to Texas State University. We understand the importance of designing a residence hall that will serve as a comfortable, collaborative home for students to enjoy for years to come. We are confident in our ability to complete the project by the given deadline of December 8, 2016. We look forward to the opportunity to give back to the Texas State community. Contributing to such a significant aspect of the “freshman experience” through the renovation of a residence hall is exciting for all of us at ECD. Eleventh and Congress (ECD) is an award-winning Interior Design firm located in the heart of Austin, Texas. Mirroring our thriving, urban setting, we seek projects that provide our firm and our clients an opportunity to be innovative, creative, and progressive. Currently an intimate team of five, each member has a unique specialization within our firm. Team Structure Kyle Stanifer - Principal in Charge Stanifer’s past leadership experience has primed him to lead the team at ECD as Principal in Charge. Thriving in an intimate group, he oversees and guides each team member closely, while encouraging individual ideas and strong personal work ethics. Stanifer collaborates with each department to facilitate new ideas and resolve design problems. He ensures clear communication amongst the entire team to create a closeknit family of designers. Molly Buchanan - Project Manager Lauren Wright - Project Controls Manager Buchanan and Wright work closely together to ensure that all projects are completed on time, under budget, and within the desired scope. Buchanan and Wright coordinate between team members, thirdparty vendors, and the client to advance efficient communication and coherence to the specified guidlines and project plan. Buchanan leads logistics, assuring proficiency and accuracy throughout the design process, in addition serving as the day-to-day single point of contact for the client. Wright leads the financial aspects of budgets and fees. Audra Jones - Design Director

Jones’ creative vision and commitment to stunning spaces guides the firm’s direction into the future. As a key developer of the firm’s design philosophy and methodology, she is at the heart of who we are at ECD. Jones works directly with the Graphics and Marketing Director to maintain a striking, cohesive brand profile. Additionally, she fosters the personal and professional development of each team member as she seeks out and maximizes the talents and abilities of the team. Margo Elder - Graphics and Marketing Director Elder’s penchant for detail and technological prowess make her the ideal Graphics and Marketing Director. In addition to guiding the firm’s branding, she ensures unity, clarity, beauty, and professionalism in all deliverables produced by ECD. Her eye for detail and good design guarantees that all documents produced by our team are compliant to prior guidlines and are presentation-ready. Past Experience WTAMU Housing Project

Lead Designer: Audra Jones When: 2014 Budget: $4,000,000 Size: 36,000 square feet

In this design of a resident hall at West Texas A&M University, our goal was to create a post secondary educational experience for students in Texas with disabilities. A challenge that we faced during the design of this residence hall was meeting as many student needs as possible because we understand that every student lives and learns differently. This residence hall included three floors with two RA rooms per floor and four ADA rooms per floor, housing 102 students and six RA’s. To meet the varying needs of the students, we included private study areas within each unit along with public areas such as lounges, media rooms, kitchens, and quiet study rooms.

Past Experience The Marathon

Lead Designer: Kyle Stanifer When: 2012 Budget: $30,000 Size: 1,200 square feet

The Marathon project was a remodel of a Mid-Century home in the charming Rosedale neighborhood. The scope of the job included light interior construction, space planning, and furnishing, color and material selection. The client desired to update the space without losing the distinct Austin feel of the home. When developing the design of the space we used the client’s own original Barcelona chair as inspiration. It’s classic design and timeless appeal echoed the balance of modernization and contextualization required for the project. We incorporated a mix of sleek curved lines and rectilinear industrial forms to create a harmonious balance. A bold color palette combined with wood, metal, leather and gold finishes were used to achieve a stylish yet masculine aesthetic. Giving a new life to this classic Austin home without losing it’s original charm will make it a stand-out in the neighborhood for generations.

Past Experience Ford Residence

Lead Designer: Molly Buchanan When: 2013 Budget: $1,500,000 Size: 3,400 square feet

In the complete remodel of the Ford Residence, we designed a 3,400 square foot, fully accessible home. A challenge that we faced during the redesign of this home was how to make a large space sustainable. Our solution was to utilize reclaimed wood for the walls and flooring and to specify LED lighting fixtures and energy star appliances. Through the specification of sustainable and energy efficient materials and appliances, we were able to decrease the lifecycle costs of the space for the clients and decrease the environmental impact of our design.

Past Experience Harper Residence

Lead Designer: Margo Elder When: 2015 Budget: $70,000 Size: 591 square feet

In the addition of a detached apartment to the Harper residence, we transformed an old schoolhouse into a farmhouse style apartment. A challenge that we faced during this addition was the modernization of a building that was built in the early 1900s. Special attention had to be paid to asbestos testing, universal design principles, and sustainability that were not original concerns during the building’s construction. The entire addition is ADA accessible, making it available for anyone to rent. The addition also features a kitchenette, sitting area, large closet, exterior entrance, and large suite bathroom.

Quality Assurance

Our Quality Assurance System is organized to guarantee that our completed deliverables represent only the highest quality of work possible. We understand that even the most detail oriented professional can make mistakes, and often the same oversight can be made by multiple individuals. However, we are confident that our detailed project management paired with our internal review system ensures that those mistakes never make it past our studio doors. The system begins with the preparation of specific project plans to ensure that the process is designed to deliver a quality product. Our team is broken down into two departments, and the individuals within each department cross-check one another’s work on a weekly basis. In addition, regular reviews are conducted by the Project Manager which are critical for maintaining our commitment to design excellence. Finally, we hold all-firm review meetings prior to each client meeting to collectively examine all work completed by the team. As our firm continues to grow, new staff will be inducted to our Quality Assurance System via an in-house seminar. The Quality Assurance System provides guidance and instruction to all staff regarding the processes and procedures to be adopted while carrying out their work. All employees are able to access the system manual anytime in the office and online.

Critical Issues

As Texas State University continues to evolve into a National Research University, it’s facilities must also grow to meet the institution’s increasing demand for inviting, productive spaces. The outdated design of the residence hall no longer accurately addresses the needs of the modern student. Our team will make Retama relevant again and influence the design of future campus residence facilities for years to come. While our design will move the university forward, our team’s connection with the school creates a deep appreciation for it’s history and the building’s context within the greater design of the campus as a whole. We will make Retama an inviting, collaborative space that feels uniquely “Texas State” and a place that will grow with the university for another 60 years and beyond. Given it’s anticipated completion to take place before the beginning of the upcoming semester, we understand the importance of finishing this job completely within the scheduled time. Our track record for meeting project deadlines is impeccable. Using a two-pronged approach to project management allows us to ensure that all of our projects are finished early and under budget. Our expertise will guarantee that all rooms will be ready to be occupied long before the first day of classes, easing one of the many stressors on new college students.
