IOWA STATE UNIVERSITY FALL 2009 An abandoned brownfield industrial site of eighty-acres was proposed for Mix-Use Redevelopment, composed of residential and commercial properties. The map, serves as preliminary research and analysis, identifying the zoning classifications of surrounding the brownfield site for further analysis and master plan design development.

NORTHWESTERN MEMORIAL HOSPITAL CANCER CENTER PHARMACY // Lake Forest, Illinois EDUCATION // Emiliano Zapata Academy Annex HDR, COMPLETED 2020 MIXED USE // Greenland Chengdu, Two Towers Northwestern Lake Forest HospitalTower needed a sterile place, independent of the Hospital Pharmacy, where they can prepare hazard-

ous and non-hazardous medications for patients within Lake Forest Cancer Center’s Infusion Center. The Pharamcy space was RETAIL // Mariano’s Fresh Market previously shelled out for construction at a later time than the Infusion Center’s construction. The USP Pharmacy Regulations went through a more stringent revision between the two projects, and the original plan of the Pharmacy became non-compliant against the new regulations. A redesign and acquistion an ajdacent office was necessary to house all of the equipment, critcal workflows and RETAIL // Lake Meadows ShoppingofRenovation adjacencies. The unique solutions of the 1,000 SF Cancer Center Pharmacy, nestled within the Infusion Center, enabled Northwestern Memorial Hospital to provide RETAIL // Mrs. Green’s Naturalaudio/visual Market design that allows staff to remotely watch drug compounding and preparation for quality control and safety, and provide pharmacy staff direct distribution of prepared drugs to nursing staff, via a nurse pass-through with audio and visual communication, while limiting access into the ISO-rated Pharmacy.

The design team worked closely with the construction team and their trade partners, to develop pre-fabricated pods of upShopping to two (2) Renovation rooms to be deliverd on both floors. The standardization of room types was key to RETAIL //rooms LakeinMeadows streamlined construction, to fit between the core and shell elements, such as large shafts to deliver utilities to building and vertical circulation. The// design team also partnered with the construction team to model and coordinate interior finish transitions at exterior RETAIL Mrs. Green’s Natural Market wall openings, where structure prevented simple detailing at the curtain walls.

HDR, COMPLETED 2020 MIXED USE // Greenland Tower Chengdu, Twofrom Towers The ACL Lab Headquarters houses multiple laboratories Cytology, Microbiology, to Chemistry and Serology. The Cytology

Laboratory had outgrown their allocated space, and needed to expand for improved equipment and workflow processes. It was RETAIL // Mariano’s Market determined early on that theFresh Cytology Lab would need to maintain their 24/7 operation, and did not have the luxury to relocate to a different space. The equipment and furniture was meticulously planned with the feasibilty to phase construction, within the 2,370 SF laboratory. the entire lab to Renovation a portion of their final expanded space required special considerations for equipment RETAIL //Consolidating Lake Meadows Shopping and furniture placement, that would experience the least amount of enabling moves. New infrastructure, such as emergency showers, sinks,// as wellGreen’s as exhaust hoods to eliminate airborne chemical residue, were added for additional safety measures. RETAIL Mrs. Natural Market The success of the project was found in the strong communication and attention to detail and coordination that the design team facilitated with the User Group and Construction Team.

HDR, ANTICIPATED COMPLETION 2022 MIXED USE // Greenland Tower Chengdu, TwoChicago Towersand adds a new location to the Old Irving Park neighborhood, Advocate Aurora Health builds upon its presence within

providing Family Medicine and Internal Medicine Services. The 21,370 SF Tenant Fit-Out is developed for the Outpatient Clinic. RETAIL // Mariano’s Freshwith Market The design team worked closely the Landlord’s design team to ensure the clinic design would fit and be detailed correctly around the frequent changes of the core and shell design. Pre-fabricated rooms in pods of up to two (2) rooms were coordinated with the Tenant//Fit-Out Construction Team to Renovation be deliverd on both floors. The standardization of room types was key to streamlined RETAIL Lake Meadows Shopping construction, to fit between the core and shell elements, such as large shafts to deliver utilities to building and vertical circulation.

ADVOCATE SHERMAN HOSPITAL WEST COURT RESIDENCY CARE // Chicago, Illinois ARCHITRAVE LTD. 2016 A Feasibilty Study for construction of a new one-story 69,700 SF facility on the hospital’s main campus. The Skilled Nursing Facility is comprised of four (4) nursing units with a total of eighty (80) resident beds, central rehabilitation, social and administration amenities, a full-service kitchen, and service loading dock. Three landscaped courtyards and views to the campus lake provide residents a relaxed healing environment and buffer from hospital traffic.

UNIVERSITY OF CHICAGO DCAM MRI RENOVATION // Chicago, Illinois ARCHITRAVE LTD. 2016 The project includes the installation of a new upgraded 3T magnet, with high frequency ultrasound capability, in a space currently containing active MRI equipment. The upgrade in MRI technologies requires the existing MRI Room to be completely demolished to allow new steel and RF shielding installation. Transporation challenges for the decommisioned and new MRI were resolved by cutting an opening in the the existing exterior wall, and infilling the wall once installation completed.

MINNIE MARS JAMIESON ELEMENTARY SCHOOL ANNEX & RENOVATION // Chicago, Illinois ARCHITRAVE LTD. 2016 The three-story Annex, approximately 38,000 SF, integrates a Chicago Public Schools addition prototype with poor site conditions and unifies multiple existing school additions. The new construction absorbs increased capacity demands while providing building space for missing critical program needs. The Annex organizes academic classrooms on the second and third floor, and general use function such as a hybrid kitchen, dining center and administrate office and mechanical rooms on the first floor. Renovation in the existing buildings converts the undersized operating kitchen to an art classroom, connects uneven floor levels via an accessible ramp, and provides specialized hearing impaired classrooms.

ANTICIPATED 2019 The two-story Annex, approximately 34,000 SF, provides building space for the school’s growing capacity, including an auxillary warming kitchen, student dining room, Pre-K classrooms, and additional elementary classrooms. This project faced site layout challenges, to acoomodate the necessary building and site programming within its limited property boundaries. While the Annex carries similar building proportions and restrained fenestration to its existing counterpart, exterior views within the new courtyard showcase a bold masonry fenestration, nodding to the vernacular and heritage of the Little Village neighborhood. The new interior finishes carry through the school’s bright colors and motifs. Designated space in the corridors are designed for students to continue the rich tradition of handpainted murals.

ARCHITRAVE LTD. ANTICIPATED 2019 The Human Genetics Department is expanding their research capabilities to include a new 1,400 SF Ancient DNA Laboratory. The existing Clean Room at Gordon Center for Integrative Science will undergo extensive renovation to provide the new lab with three (3) Wet Labs for concurrent work, increased Clean Room ISO classification levels, as well as complete lab and plenum separation to eliminate potential cross-contamination. Completion of the lab renovation is expected to place the University of Chicago as an internationally recognized Ancient DNA research facility.

ARCHITRAVE LTD. ANTICIPATED 2019 The 1,400 SF Cell Screening Laboratory will be relocated from Gordon Center for Integrative Science to approximately 940 SF at Knapp Center for Biomedical Discovery. Project challenges include FF&E planning to relocate all of the existing lab’s equipment and supplies, as well as to renovate an existing Wet Lab with exterior glazing, to provide a cleanroom-like enviroment that meet the research lab requirements.

ADRIAN SMITH GORDON GILL ANTICIPATED 2018 Two high-end SOHO apartment towers, 116m and 147m high respectively, will accompany the focal point 468m high mixed use tower. While the main tower’s facade exhibits a complicated symmetrical exterior glazing geometry, the two towers and low-rise podium soften the sharp angles with folds that take inspiration from the ice mountain topography of its city. Challenges in the design process included

coordinating structural design with consultants in New York and Shanghai, and producing a Design Development Drawing Package via Revit and interfacing parametric modeling programs, while the building form and geometry concurrently evolved.

Expanding the Mariano’s Fresh Market brand in Chicago suburbs, this store’s facades responds to the vernacular of surrounding neighborhoods of Bannockburn. It utilizes similar natural stone and contemporary metal applications. The towers frame the main entry while softening the loading zone entrance.

SOLOMON CORDWELL BUENZ 2013 The 62,800 SF Lake Meadows Shopping Renovation is the first of many proposed phases to rejuvenate the commercial area of Bronzeville, the neighborhood where it is located. This renovation restores the exterior facades similar to its original Skidmore Owings Merrill 1955 design, while modernizing the building with new applications of ACM wall panel systems and corrugated-perforated aluminum metal panels. It also accommodates new tenants such as LA Fitness, by creating a prominent entry element and new adjacent pedestrian walkway for customers approaching from both front and rear parking lots.

SOLOMON CORDWELL BUENZ 2013 Debuting it’s first 19,950 SF natural food grocery store in Chicago, Mrs. Green’s will offer the Lincoln Park neighborhood an East Coast approach to healthy shopping. Situated at the corner of the Webster Square Parking Garage, the retail space transforms the unique building geometry. Interior materials and details are kept to a minimum, accented with rustic lighting to allow the food to be the focal point.

The new attraction features 145 keys, a conference center, fitness center, pool and a parking garage accommodating 146 vehicles. Atypical to its prototypical large building footprint, this hotel responds to the urban site constraints and demonstrates a modern style in the façade, reflected ceiling plans and stairs while staying true to Hyatt Place brand standards.
