An date will be set and offers will be reviewed together. Buyers will be financially qualified while we will negotiate the best price and terms to ensure we accept the best offer.

When your property goes under contract, an escrow timeline and calendar will be created and shared with all parties, and the buyer will submit 3% initial deposit within 48 hours.

Both parties review and sign closing documents 2-5 days before closing. The buyer will do a final walk-through, make the final deposit and their loan funded. Escrow is officially closed!

Print Media & Collateral

Many items done to prepare the property for showing can help increase the property value and market response with for comparitively little cost. Regardless of current market conditions, a well-prepared home will sell for a higher price and in less time than an unprepared property.

Gorgeous photos, video, 3-D tours and virtual reality executed by visual and digital professionals who make all the difference in creating a sense of urgency, while motivating both buyers & agents to see your home. Working closely with these professionals will show off your home in its best light.

Compliance with statutory & contractual obligations is critical, and putting together these documents in a pre-sale disclosure package can alleviate the risk of falling out of contract due to contingencies. This may also include required disclosures, current HOA documents and more.

Paper is still very much en vogue despite today’s ever-changing digital world. From captivating property brochures to alluring direct mail campaigns, print media has the remarkable capability to trigger a number of critical senses helping a buyer fall in love with your property.

Social Media Promotion

Property Tours & Showings

Networking & Follow-ups

According to the National Association of Realtors, 86% of recent buyers found online websites as the most useful source of information. Keller Williams Listing System, or KWLS ensures your property is marketed online 24/7 through more than 350 of the most popular searched websites.

The key to a successful social media campaign is precise target marketing through organizations like Facebook Ads, Google AdWorks and Instagram Ads. This means targeting prospective clients according to demographics, topics of interest, and so much more to ensure exceptional exposure.

Open houses and broker tours give so much more exposure to a seller’s home, whether it’s being promoted by A-frames strategically located around the neighborhood, newspaper or internet ads. Private showings ensure more exposure with pre-qualified buyers that are already serious for a new home.

Any marketing campaign must include an effective campaign to reach the agents who represent the buyers most likely to seriously consider purchasing your home. Our referral network gives us access with specialists internationally, so that we are able to find a buyer who has interest in buying your home.

Buyers are generally responsible for paying title, escrow, and any costs associated with loan fees, while sellers are primarily responsible for paying the sales commission and Transfer Tax. Transfer Tax is a transaction fee imposed on the transfer of land or real property from one person (or entity) to another. This tax rate varies by both the city or county and is variable depending on purchase price.

Top 5 Tips For Selling Your Property 1

Know Why You’re Selling Your Home

2

Give Them What They Want

Recognizing this will help you understand your timeline and what you need or want to do to prep your home to help you achieve your best possible price and terms.

Many buyers will expect to experience a bright and clean home that is not only exquisitely prepared and staged, but will also help them visualize how they could live in the property. Providing this emotional experience is an invaluable tool for selling your home.

3

Trust the Pricing Habits Comps are important, but understanding how the pricing habits that lead to the final sales numbers from these comps is equally important. As a general practice, pricing too high can keep potential buyers from looking at your property as buyers assume your home is out of their range.

4

Be Honest It’s important to be up front and honest about any defects your property may have. Providing pre-sale property and structural inspections can decrease the risk of your property falling out of escrow due to inspection contingencies

5

Know Your Exit Strategy Moving out of your home while it’s prepped and shown on the market will lessen the life-style challenges encountered by numerous showings and open houses, and could be your next move while you look for your next home to purchase. The options are endless for your adventure in real estate.
