Market takes a breather, but more growth to come DEMAND for new homes in the South West fell in July, to the lowest level since October 2011, while the supply of new properties coming onto the market also decreased, according to the July RICS Residential Market Survey. In the region, seven per cent more chartered surveyors saw a fall rather than rise in new buyer enquiries in July, with 16 per cent more surveyors seeing a fall in new instructions – a decrease from a net balance of 0 per cent last month. As a result of the slackening in demand and supply, sales expectations in the region for the next three months remain at a lower level. With an average of 49 stock per surveyor in the region (down from 61 at the beginning of the year) 59 per cent more respondents in the region have

seen a rise in prices over the last three months, and 34 per cent more respondents expect to see a rise in the next three months. The average number of sales per chartered surveyor, however, increased to 26 (up from 22 at the start of the year). Across the UK as a whole sales expectations remain positive at both the three and twelve month time horizons, albeit a little less so than previously. While there is a little more member caution reflected in some of the comments, prices are projected to rise in the South West over the next year, and are expected to increase by anything up to 2.4 per cent on a 12-month view. Simon Rubinsohn, RICS chief economist, said: “A range of policy initiatives adopted by the

Bank of England in recent months alongside heightened expectations surrounding a turn in the interest rate cycle has clearly had an impact on sentiment in the market. “The shift in the mood music among potential buyers in the London market has been particularly pronounced but that is in a sense consistent with the move to a more sustainable market in the capital. “Elsewhere around the country, the market in general is showing a greater degree of resilience, but that largely reflects the fact that in some areas the recovery has only recently taken hold and affordability is rather less stretched. “Significantly, members now expect price gains over the next year to be faster outside of the capital, than in it.”

House purchase lending flourishes FIGURES suggest that the mortgage market has rebounded after the mortgage market review, demonstrating the new rules may slow mortgage giving but have not stopped it. There were 66,279 house purchase approvals in July, with a 52 per cent increase in high loan-to-value lending to 11,533 approvals. The data, from e.surv, shows last month to be the strongest July for house purchase lending since 2007, when there were 112,291. Monthly mortgage approvals were 6.9 per cent higher, compared to 62,007 in May – the first full month in which lenders had to be fully compliant with the new MMR regulations. The 11,533 high-LTV mortgages for borrowers with a deposit worth 15 per cent or less of the total value of their property, accounted for one in five approvals in July, compared to one in nine a year earlier. The overall average LTV was

Sleek country chic design CHRISTINA Strutt was delighted but surprised when friends not only complimented her on her home, but wanted to copy its country-chic decor. INDEPENDENT builder C G Fry & Son Limited, who previously won a triple-award for Wyvern Park off Barrack Road, has been named as having four winning sites in the ‘Pride in the Job 2014’ awards across the South West. The winning sites are based in Devon, Dorset, Wiltshire and Somerset and each of the site managers have won a National House Building Council, (NHBC) ‘Pride in the Job 2014’ quality award. The latest round of awards includes site manager Aubrey Harris for an affordable housing project constructed on behalf of Sovereign Housing Association built in Whipton, Exeter to PassivHaus standards. The quality awards, organised by the National House Building Council (NHBC) for the South West region, is the highest industry accolade a site manager can receive. Kevin Murch, construction director CG Fry & Son Ltd, said: “To have four individual site managers each win a quality award in as many different counties across the region is fantastic and publicly recognises the high standards we are maintaining at CG Fry. “The NHBC is a wellrespected independent body which looks at the consistency

of good workmanship and to win these prestigious multiawards across a number of developments compounds the ongoing demand for a high standard of build and the overall ethos of the company as a whole.” Aubrey, an air-tightness champion, was the driving force behind the successful completion of the awardwinning affordable housing project of nine new apartments in Exeter.
