How spring cleaning can help you reclaim your home It’s spring, traditionally the time of year when we all spontaneously clean and clear our houses. But what if things have gone a bit too far in your house? Weekes Estate Agents in Exeter share their knowledge and help you to reclaim the space in your home.

S well as making you feel your house is too small, clutter can age a house when you can’t move things to clean. It also decreases the value if you want to sell as potential buyers often can’t see past the mess, but we’re not giving sales advice today we’re exploring the psychological reasons people accrue too many possessions and how to decide what stays and what must go. There is no point in having too much stuff. If you can’t see it or get to it you won’t remember it’s there even when you could have used it. Clutter can lead to health hazards but more often it just dominates space in the house. You will enjoy your house more if there is space for people to visit or for you to sit down and relax in. Clutter wastes time when you can’t find things, wastes money if you are stocking up on duplicates you don’t need, collects dust and causes stress. Reasons you hoard � You think it might be wasteful to throw things away; � You think something might
be useful some day; � You’re worried about making a mistake – getting rid of something then needing it; � You don’t want to throw away something that reminds you of someone you loved; � You find it hard to make the decision to keep something or throw it away; � You feel more secure stocking up on things and having items for every eventuality. Why it can be hard to throw things away Emotional attachment: Items are not equivalent to memories of the person who gave them to you. Consider carefully if you need the item to have the memory. If you are not sure, consider storing items on a trial basis, or giving them to another family member for safekeeping. Think about taking photos of the item that will store more readily, but give you tangible proof of the memory. Aspirational attachment: Get rid of old clothing even if it is the size you used to be and hope to return to. It is tempting to keep smaller clothes for when you reach your goal but think about rewarding yourself instead with a new wardrobe when you get to the new you. Keeping things just because you might need them someday may seem like a good reason for clogging your closets. It is not wasteful to give bits to

How to start Once you’ve recognised why you are keeping too many things and how much you need to get rid of so that it will fit into your storage areas you can make a start. Don’t dig into the whole house though as you may get overwhelmed.

Start with a manageable space or collection that can be completed in a day or a weekend. It could be a junk drawer, one cupboard or several boxes on one side of the room. Set a manageable goal that can be achieved. The great feeling you get from finishing this will spur you on to do more. Storage spaces such as attics, basements and utility rooms, garages, under stairs cupboards should be first on your list. Although they are not as visible you cannot store the things you want to keep if they are clogged up with rubbish and items you should have got rid of. Next to sort out are shared spaces – the hallways, kitchen,
dining room, lounge and bathroom. Personal spaces like bedrooms, wardrobes, home offices take the most concentration and should ideally be tackled when you have got the rest of the house sorted and are in the swing of organising and recycling. The 4 boxes method Label 4 boxes or bin bags with the following: � Rubbish – damaged, broken or out of date items; � Give away/sell – things others may benefit from that you no longer want; � Storage – things you need but use occasionally – be strict with yourself. You can only store what will fit into the storage spaces of your home i.e. the loft, garage and a few cupboards. Choose carefully and get rid of the rest. Put away – a small pile of things you need regularly Working on a small manageable area at a time make quick decisions as you pull things out of a drawer, cupboard or box. The bullet point below will help you to decide rationally what you should keep. Mental checklist � Do you need to keep it? (Important documents etc) � Do you use it regularly? (Everyday clothes) If you think you might use something in the future – make sure this is specific: ‘I will need this for Cousin Emily’s wedding’. Don’t keep things for use too far into the future. � Do you love it? Don’t keep sentimental stuff or gifts you don’t really like. It’s normal to give these away. Throw out: � Anything out of date � Duplicate stuff � Unused things including things you bought on sale but never used and free stuff you thought might come in handy one day. � Unwanted gifts � Aspirational clutter – things you thought you would use but never did Finally, make sure you follow through. As you tackle each area take the bin bags of rubbish to the dump, donate the things to give away to the charity shop and if you are passing things on to friends such as baby clothes don’t leave them in the hallway where they will sit for weeks. Contact your friend and arrange to drop them off so the task is completed.

LINDEN Homes scooped the prestigious Housebuilder of the Year title for the second year running at the Ideal Home Show Blue Ribbon Awards, at a glittering awards party held for those that entered and exhibited, hosted by George Clark. Linden Homes retained the prize at a ceremony held at the famous Ideal Home Show at Earls Court in London. The honours are a mark of excellence in the housebuilding industry and celebrate the best examples of design, innovation and development. Linden Homes stood out as the only top 10 housebuilder building more homes now than in the 2007 peak. In 2013, its housebuilding margin increased by nine per cent and operating profit rose 11 per cent. In 2013, sales rose by 16 per cent over the previous year. Through its Linden Way initiative it is nurturing a culture of exceptional customer service, while The Linden Homes Foundation seeks to leave positive legacies among communities, people and the environment wherever it builds. The 12-strong judging panel which singled out Linden Homes was made up of property experts including designer Wayne Hemingway, property presenter George Clarke and Royal Institute of British Architects president Stephen R. Hodder. The post-awards official commentary explained the judges’ decision: “The judges’ comment

Survey shows prices still going up THE latest Hometrack monthly national housing survey shows house prices increased by 0.6 per cent in March, down from 0.7 per cent in February on lower growth in London and the South East. Demand for housing continues to grow faster than supply. Demand grew by 6.6 per cent in March with supply increasing by just 1.9 per cent. The gap between supply and demand remains extended and shows no sign of changing in the short term. While much has been made of the impact of Help to Buy the real driver of higher house prices is record low mortgage rates and strong demand from first time buyers and investors who have no property to sell. Mortgage rates at three per cent, compared to over five per cent before the downturn, create additional buying power and are now being priced into the market on improved buyer confidence. House prices increased across half the country in March for the second month in a row. The impetus for price rises is spreading across the country. All regions registered higher prices in March and the year on year rate of growth is positive across all regions for the first time since September 2007. The time on the market has fallen below eight weeks (7.9) for the first time since October 2007. The proportion of the asking price achieved is at its highest level for 10
