Are city lettings hitting new heights? WINKWORTH say Exeter’s letting market has hit new heights after their student department announced it has already let most of its allocation at a new student development. The city letting agent has let 90 per cent of the apartments it has been marketing at the Red Cow Village development near St David’s Station. The upturn in the market in Exeter has hit new heights as Winkworth’s student Department announce they have already let 90 per cent of their student apartments at the Red Cow Village development situated near St David’s station. The development is being built in two phases. The first consists of 12 high-spec student apartments, currently in the build phase and being advertised for the 2014/15 academic year. The development is also on the market for sale as a going concern for £1.4m. Will Hellier, head of Winkworth’s student department said: “Since bringing the apartments to the market we have been overwhelmed with interest, almost all of the flats have now been let off plan, largely down to a resurgence in the student market but also due to our focus on local advertising. “The majority of tenants are overseas students seeking highquality apartments. “With lets now secured

investors can look at the scheme with confidence as it will be generating guaranteed income until August 2015, and offering the opportunity for a gross yield of seven or eight per cent. “We urge investors to buy the block as whole and we are also seeking further houses to let from HMO landlords.” Simon Scott-Nelson, Winkworth director, said: “Letting the apartments prior to completion shows the real draw that the university has in Exeter. “The development is lined to return a great yield and will now be in demand as a running investment.”

Exmouth development appoints new designer DESIGNER Maria Smythe has been appointed to deliver the interior design for the showhome in high-quality development Spinnakers on Exmouth Quay. THE big challenge with this property market is that there is less time to make a decision to buy. The fewer properties on the market the more pressure there is for buyers to make a choice quickly. Figures show that in London alone there are 60 buyers for every property for sale. So gone are the days of casually inspecting property after property over a number of months and then taking weeks to make up your mind. In this market blink and you will miss the good ones. The trick in is to know what you want and be in a position to

move rapidly having a mortgage offer in principle and any property you need to sell sold or at least under offer. But how do you know at which point to make a choice? The curse of the home buyer is when the first property seen ticks all the boxes but there is the temptation to pass in the hope that something better turns up. Very often it doesn’t and all that will remain is regret. The thing about choosing a property is that because all our individual needs are unique to us alone, no property will be faultless, a 10 out of 10, and few will be a nine. So seven or eight out of ten is all most can expect at best. That is why so many buyers go on to improve, extend and alter.

If you demand the ten out of ten property from the start you are in for a long wait. So the knack in this market is to recognise what you want in the things you can't change location, garden size, etc - and be flexible with the things you might be able to change such as appearance, kitchens, bathrooms, and even overall size by extension. It is possible to turn a seven out of ten into a nine out of ten to suit your particular needs. As anyone who has missed a great chance through holding out for a perfect ten will tell you, it is better to be pragmatic and flexible. In this market decisive and quick action is required to avoid disappointment after disappointment.

Chandelier could give your room the wow factor

OTHING says grandeur like a chandelier, but these statement fittings don't have to be reserved for palaces and the sets of Downton Abbey. Keeley Bolger puts dazzling displays in the spotlight. They may conjure images of royalty and riches, but there’s no reason why chandeliers can’t illuminate more downto-earth homes too. In fact, forget six-figure price tags and humongous fittings dripping with crystals (though those are fine if that's what you fancy!), the chandeliers of bygone eras have inspired a wide range of chic and contemporary versions. Whether you’re after a design that's replete with ornate gold arms or boasting bold art deco charm, chandeliers can be the leading light of a room.

ACCORDING to a recent survey more than a third of people are unable to recognise their neighbours, and communities are a thing of the past. In days gone by before people had cars children would play in the street, doors would always be open with mothers staying at home rather than going out to work and chatting to each other over fences and on doorsteps. There were more local shops and post offices in each area where people would have the opportunity to see each other daily. Today with global travel people’s lives are more transient. Residents don’t live in one area for such a long time and life is more insular. These days we look to our work, children’s schools and evening classes for a sense of community but how does not knowing who we live next to affect us? A documentary on ITV’s Tonight show claimed just over 40 per cent of us know fewer than four people on our street. When surveyed 57 per cent of people said they would like to get to know their neighbours better and 62 per cent wanted to feel part of their community.

Action for Happiness says research by the Young Foundation and others has found wellbeing is higher among people who have regular contact with their neighbours. Often neighbours want to get to know each other and are waiting for an opportunity or don’t know where to start. It takes one person to make the first move. Be that person!

Robin to tackle brutal challenge ROBIN Burne, manager of Bradleys Estate Agents in Budleigh Salterton and Bradleys very own ‘marathon man’, is raising money on behalf of The Pituitary Foundation, Bradleys official charity for 2014 following a friend and colleague Richard Greetham’s diagnoses at the end of last year. Robin will be accompanying Richard on this arduous journey and will be setting off from Taunton cycling the first leg along with other colleagues, from Taunton to Exmouth via Honiton, Sidmouth and Budleigh Salterton. In addition to this cycling extravaganza, Robin will be running in no fewer than three half marathons starting with the Plymouth Half Marathon taking place on Sunday, April 27, then onto
