Busy months ahead for city agents? by Roger Wilkinson Wilkinson Grant & Co

prices have been shaved much more this summer than any summer for the past 10 years. Well, that’s as maybe. But take out the massively overlooked London market (now adjusting to a “new reality”) and factor-in too many agents falsely raising owners price expectations, and you have national average asking prices just 5.3 per cent above where they were a year ago. This sort of rise is reflected in actual sales prices, here in the Exeter area. At the same time, a study by Price Waterhouse Cooper said UK house prices are likely to appreciate by an average of 35 per cent in the next six years, as demand from buyers continues to outstrip the supply of housing coming onto the market. The point is, that a day, a week or even a few months in property doesn’t really tell you what’s going on – especially at a local level. Any “cooling off ” in demand in August was entirely predictable and wholly expected. The underlying trend, however, suggests a very strong local property market for the foreseeable future with healthy demand after the holiday season, plenty of committed sellers with realistic asking prices setting the tone for good volumes of property sales for the rest of the year. “WHAT’S happening with the market? – is it picking up?” If I had a pound for every time I’ve been asked these same questions over the last 35 years of my estate agency career – I’d have enough for a new family car or a cracking good family holiday (or maybe both). These are perfectly reasonable and not at all surprising questions really but for those of us who live, sleep and breathe property every day of the week – which includes many people with their property currently on the market – it’s a reminder that unless you really are “in the thick of it”, you have little or no reason to study the local property market and really understand what’s happening. Even with the alarmist newspaper headlines heralding possible interest rate rises (I remember paying a mortgage at 17 per cent and I’m still alive and living in a property worth a lot more than I paid for it), a slow down in demand and a fall in asking prices, for most people, unless they are currently buying or selling, it is little more than passing interest, if indeed of interest at all. The August Rightmove Index suggests that we have moved from a strong sellers’ market to Buyers’ market: Roger Wilkinson of Wilkinson Grant says buyers have benefited from some good deals this summer a buyers’ market since asking

Michelle stumbles across her new home FOR police community support officer Michelle Buckley, a visit to a new Dawlish development to introduce herself to the Bovis Homes team there proved to be a life-changing experience. The 24-year-old wanted to find out if the staff at Nickelby Place had any issues or concerns to report – and a few months later she found herself and partner Aaron Paltridge moving into one of the brand new homes there thanks to the Government-backed Help to Buy scheme. “I like to know the patch I cover so I popped in just to see how things were going,” said Michelle. “During the visit I mentioned to the sales team that all the homes at the site looked amazing and that I’d never be able to afford a property there. The team said I’d never know until we spoke to a financial advisor, so that’s what Aaron and I did. Incredibly, it turned out that we could afford this house.” The house the first-time buyers bagged is a three-bedroom Beardsley housetype with large spacious sitting room, modern dining area, fully-fitted kitchen with patio doors leading to the rear garden. Michelle said: “We wanted a three bedroom home because we want to have a family. It also has a really nice garden, two parking spaces, a downstairs toilet, as well as a cut off between the kitchen and the lounge, which is ideal because we didn’t want to have an open plan. “People have said to us that rather than just getting on the property ladder we’ve taken two steps up! First-time buyers normally start with something simple, like a one or two-bedroom property. In terms of location, it’s also perfect as it’s near to where we both work and our families live close by too.” With the Help to Buy scheme the purchaser receives a Government equity

At home: Michelle Buckley and Aaron Paltridge loan of up to 20 per cent of the cost of the property, leaving a five per cent deposit and 75 per cent mortgage required by the buyers. “I would say it was easy to use and we were given lots of information about the scheme before making the commitment,” said Michelle. “We also received further information about the breakdown of the scheme and repayments. “I didn’t have to do anything to set up Help to Buy, so it was a stress-free process. I was simply sent the paper work and then had to sign where

indicated.” Michelle added that it wasn’t just the house or its location that impressed her and Aaron, 22, who works as a residential support worker. Both praised the service and attention they received from the on-site sales team. “The sales team was amazing throughout the entire process,” said Michelle. “As first-time buyers we didn’t know what the process was going to involve. It was almost like going through a dark tunnel, but Bovis Homes just lit up the path and guided us through.”

MORE people would like to live next to their best friend than anyone else, according to a new survey into our ideal neighbours. The research, from housebuilder David Wilson Homes, reveals almost 40 per cent of us would like to have our best friend nearby. Second on the list but polling just 11 per cent was David Beckham, popular with both men and women, followed by Holly Willoughby, Jennifer Aniston and Mary Berry. At the bottom of the list were Graham Norton, Boris Johnson and George Clooney, although the film star

was, not surprisingly, more popular with women than men in the 2014 poll. Women and men alike opted for their best friend as the ideal neighbour, although women were keener on having their friend next door with 42 per cent of women choosing this option compared with 33 per cent of men. David Wilson Homes sales director Lee Monk said the findings clearly revealed the importance housebuyers place on having good neighbours. “It’s great that people want to live close to

their best friends and our homes are designed to foster a community feel so even if people are not living next to existing friends we hope the designs help new friendships to form,”said Lee. “The results also showed some of the characteristics that people look for in a good neighbour with people rating kindness, friendliness and consideration as really important.” David Wilson Homes is creating communities at The Rydon Lawns, Hillside Gardens and Rougemount Park in Exeter.

Bathroom trick of the lights T

HE bright light required for shaving or applying make-up is not the soft, relaxing light you need to enjoy a soak in the tub, and as such, the key to good bathroom lighting is flexibility. Recessed spotlights on a dimmer switch are one of the best solutions (as long as they’re bathroom compatible), because you can adjust the brightness to the task in-hand. Wall lights can also be bright, task lighting, especially around the basin, or soft lighting when you don’t want the ceiling lights on. Bathroom lights must be suitable for the particular ‘zone’ they’re in; zones which are worked out according to their proximity to the taps and shower, with zone 0 being inside the bath and shower. All good manufacturers and retailers should say which zones their bathroom lights are suitable for, some even have a diagram of the zones on the box or you can easily find this online too. Lights designed for inner bathroom zones have encased bulbs for safety, but even in outside zones, it’s a good idea to have this type of light fitting because steam can corrode ‘open’ fittings over time. If you don’t have an extractor fan in your bathroom, get an electrician to fit one. Extractors reduce the

While you sometimes find electric wall heaters in bathrooms, these days most of use a centrally heated towel rail or radiator and/or underfloor heating to keep the room warm. Underfloor heating makes stepping out of the shower or bath on a cold day a pleasure, but fitting it will involve some disruption. Because it isn’t always easy to retrofit, often it’s better to wait until you’re redoing the bathroom. Electrical work in the bathroom should rarely be attempted by DIYers – for one, it goes without saying, water and electricity don’t mix, but you may also be breaking building regulations if you attempt it without a pro. So even though it might cost more, I’d recommend playing safe and employing a qualified and reputable electrician, who will be able to make sure the work’s safe and legal. Although you can employ a building control inspector from the council or a private firm, the easiest option is to use an electrician who belongs to a ‘competent person scheme’, such as NICEIC (www.niceic.com). They can self-certify that their work complies with building regs, and provide the completion certificate you need.

Strong house price rise on the horizon? STATISTICS collated by the government show that independent international economists predict strongerthan-expected UK house price rises over the next five years. Each month the Treasury pulls together what it calls City and non-City forecasts across a range of economic indicators. This month it has looked at forecasts for house price rises between now and the end of 2018. While short-term analysts suggest a recent slowdown in price growth – and in some cases outright price falls – may herald a slump,

economists appear far more optimistic. The City commentators are Barclays Capital, Capital Economics, Citigroup, Commerzbank, Goldman Sachs, ING, Nomura and RBS Global. They forecast rises in 2014 of between 5.8 per cent and 12 per cent. In 2015 the predicted increase will be 6.0 to 16.5 per cent. In 2016 the increase will be 4.6 to 10.1 per cent.
