Rightmove records largest ever drop in Awards asking prices as ‘Summer sales’ kick in made to construction firm staff THE average asking price of newlymarketed property across England and Wales is down by 2.9 per cent (£7,758) this month compared to last.

THE Midas Group has given out awards to staff from across the Devon and Cornwall region in recognition of their long service and to honour them for their work on specific projects. Long-service awards were made to 31 staff during two ceremonies held at St Mellion and in Exeter, with certificates given in recognition of working for the company for periods of between five and 30 years. These included long service awards for 30 years or more made to Mike Dodd and Clive Gluning, and awards for 25 years or more made to Philip Lancaster, Lynda Dymond, Adrian Langabeer and Arthur Milford from Midas Construction’s Devon and Cornwall division, and to Paul Ayres from Midas Retail and Steve Wilkinson, The Midas Group’s commercial manager. Teenager Bryony Nott won a special award for best representing the vision of The Midas Group just a year after joining the company in her first full-time job. Bryony began work as an appreciate receptionist and secretary for Midas Construction’s Devon and Cornwall division last summer. The 19-year-old was presented with the award by Mike O’Neill, divisional director for Midas Construction, at an end of year review, which included celebrating a number of long-service awards. Bryony Nott said: “Winning the award was great and I’m very proud of myself. I started working for Midas straight from college last July and it’s been a great year, Midas has really supported me and I’ve just finished my apprenticeship, having studied for a Level 2 NVQ in business administration at college alongside my job.” Midas directors chose Bryony to receive the cup in recognition of her p e r s o n a l d e ve l o p m e n t a n d h e r contribution to the Midas Vision, which aims to ensure Midas, one of the largest independent construction companies in the UK, is widely acclaimed for industry-leading performance and customer satisfaction. Two other special awards were also presented - the Quality Cup, given to project manager Chris Williams and multi-skilled operator Geoff Ashcroft, and the Health and Safety Cup, awarded to site manager Noel Hellyer and project manager Peter Graham. Mike O’Neill, divisional director for Midas Construction in Devon and Cor nwall, said: “Our staf f are incredibly dedicated and work very hard throughout the year, so we enjoyed the chance to reward them by presenting awards to those employees who have been with Midas for a substantial period of time, and honouring staff who have worked exceptionally hard to deliver a particular project.” Awards given to Devon staff members included: Arthur Milford, Newton Abbot, 25 years; Shane Kelly, Newton Abbot, 20 years; Steve Wilkinson, Exeter, 25 years; Colin Hosken, Newton Abbot, 20 years; Lynda Dymond, Torquay, 25 years; Paul Ayres, Newton Abbot, 25 years; Matthew Guppy, Torquay, 10 years.

and a lead indicator of a slower market in the second half of 2014. The price fall has been exacerbated by London recording a 5.9 per cent drop, which is the largest of three consecutive monthly falls. Miles Shipside, Rightmove director and housing market analyst comments: “New seller asking prices are good lead indicators of the current mood of the market, and those who have put their property up for sale in the last month are obviously aware that potential buyers are thinner on the ground at this time of year and need to be tempted to act by cheaper prices. “A drop in August is typical but it’s steeper than expected this year for two reasons. Firstly, both buyers and sellers are becoming increasingly aware about personal finances, given that the cost of mortgages are going up and regulators are trying to bring availability down. This limits what buyers are willing or able to pay, and helps moderate sellers price expectations. “The second factor is the turnaround in London. Having forced national average prices up for the last two years, it’s now pushing them down with three falls in a row, and a real biggie this month. “Holidays always cause a big price reverse in the capital, but there is also a massive year-on-year jump in the number of newly-marketed properties, up 20 per cent compared to August last year, and double the figure seen in any other region. More sellers and fewer buyers mean price falls.”

So what do this month’s key property market statistics mean for buyers, sellers and the future outlook? This month’s fall has caused a substantial drop in the annual rate of increase, though new seller asking prices are still 5.3 per cent (+£13,202) higher than they were a year ago. This is down from 6.5 per cent last month, and a sharp decline from the highest year-on-year rise of the year, which was 8.9 per cent recorded just three months ago in May. FOR all types of garden, large or small, laid to lawn or the merest patio, there are many ways of making your outdoor space attractive to buyers, and one of the easiest and most economical is to buy outdoor begonias. During July and August, there are so many different outdoor begonias available in the garden centres and nurseries, that it is comparatively easy to find the ones that will suit the style and period of the house you are trying to sell. Begonias originate from the tropics and subtropics, particularly the Americas, and were first documented by the French botanist, Charles Plumier. He named the plants after his influential patron Michel Begon, governor of Santo Domingo, who had organised a detailed study of plant life on the island, and who recommended Plumier to the Sun King, Louis XIV. This was the first instance of a newlydiscovered plant being named after a person, and was to set a fashion for years to come. Plumier was appointed ‘The King’s Botanist’ by Louis in 1693, the same year in which he published his great work ‘Description of the Plants of America’. Outdoor begonias fall into two groups, fibrous begonias and tuberous begonias. The most popular in Britain today are the fibrousrooted ‘Semperflorens’ type, the Latin word meaning ‘always flowering’. These are perennial plants grown as half-hardy annuals, and have clusters of small waxy brightly-coloured flowers, and thus are known as 'wax begonias' or ‘bedding begonias’. These Semperflorens begonias, often found in traditional parks, look good in the beds of any size of garden, from the large garden of a Victorian villa, right down to the smallest cottage garden. Any patio or balcony would benefit from colourful displays of these fibrous begonias in pots, containers, window boxes, or hanging baskets, whilst tuberous begonias with their

News Could leaseholders be granted new rights? AN official inquiry has suggested that leaseholders who are unhappy with their property managers should get new rights. Millions could be affected if the recommendation, by the Competition and Markets Authority (CMA), becomes law. The CMA, in its on-going study – said some leaseholders experience “poor service” and “excessive charges”. However the authority has decided not to refer the issue for a full market investigation. Around five million homeowners in England and Wales would be affected and the report has been welcomed by the property management industry. Most complaints concern areas where leaseholders have little or no control, such as ground rent, service charges or maintenance and repair funds and the CMA said such charges could be a source of “frustration, suspicion and tension”. It also concluded that freeholders might not always be concerned by how well repairs were carried out, or even whether they were necessary in the first place. A further concern was that they might be influenced by the level of commission they received on buildings insurance policies. “Whilst the market works well for some leaseholders, our emerging findings suggest that improvements may be needed in a number of areas,” said Rachel Merelie, the CMA’s senior director of delivery. The CMA is suggesting: ■ Improved transparency, so property managers can be better held to account ■ Making a switching to a different property management company easier ■ Leaseholders should be given new rights to act together, such as through residents’ associations ■ Leaseholders should receive clear information – for example, about repair estimates ■ Property managers should be given incentives to provide value for money. ■ The suggestions were welcomed by the Association of Residential Managing Agents (ARMA), the representative body for property managers. “This is a welcome initiative by the CMA that could improve the situation for leaseholders and managing agents alike,” said Ben Jordan, Arma’s chairman. The CMA will publish its final conclusions before the end of the year. The CMA’s investigation was launched by its predecessor, the Office of Fair Trading, in March 2014.

Report reveals students make the best tenants

AS A landlord or letting agent, there are many factors to consider when renting a property, including finding your ideal tenants. On first glance students may not be your first choice, but new findings by utilities and service provider for students, Glide, and Accommodation for Students, found that students are in fact the most desirable tenants. The annual report reveals that 69 per cent of landlords and letting agents feel it is better to let to students than non-students. This was consistent across all regions in the UK with the exception of London, where just 43 per cent preferred student tenants. Some 84 per cent of all respondents also agreed that students make good tenants. This was put down to their associated benefits – better rental yields (76.5 per cent), annual market for new students (53.7 per cent), rent is guaranteed by a parent/guardian (45.6 per cent) and rent is paid promptly (25 per cent). Only 3.7 per cent of those surveyed reported experiencing no benefit associated with letting to students. Despite these benefits, some challenges were also highlighted when letting to students. These included the cost of maintaining a HMO licence (57.4 per cent); the fact students are more time consuming than letting to nonstudents (50.7 per cent); the turnover of tenancies (46.3 per cent); and damage caused to the property (41.2 per cent). One in ten reported experiencing no issues associated with letting to student tenants. Those with smaller portfolios more commonly reported issues relating to costs, such as the cost of maintaining a HMO. Those who manage larger portfolios were more likely to report issues relating to property damage and students being more time consuming as tenants than non-students. Here’s some guidance for landlords and letting agents who are thinking of letting their property to students for the first time. ■ HMO License: If you are planning to let your property to more than two students, it is best to check with your local authority whether a HMO license is required. If you do require a license, you may find it can feel like a hefty sum up front (£770 per property per year). However,

This gives potential tenants a chance to meet one another. If they get on well, they are more likely to stay together and stay in your property. ■ Social media: If you have a portfolio of properties, developing social media pages are an inexpensive way to showcase images and post availability. Be creative – if you have one or more tenants interested, find out a bit about

them and use their hobbies or personality traits to engage with others like them. ■ Keep things simple: Some 71.9 per cent of students rate inclusive bills as either an essential or important factor when choosing a property. Bills can cause stress and create arguments in a shared house, while landlords and letting agents can sometimes be left with unpaid bills. Inclusive bills are an easy solution to avoid these issues. ■ Insurance: While our research suggests that students make the best tenants, it still pays to be covered in case anything goes wrong. ■ Get the balance right: After your tenants have moved in there are likely to be questions, so it’s good to be available and approachable, but you also need to set boundaries. Rents are on the rise but incomes sustain the increase THE average cost of renting a home in the UK continues to rise, but in most parts of the country, there are sufficient numbers of tenants with higher incomes to sustain the increases. The latest data from the HomeLet Rental Index shows that the average tenant signing a rental agreement in May 2014 had an income 7.2 per cent higher than the average tenant a year previously. The index, the largest survey of private tenants in the UK, shows that the incomes of tenants taking on new properties have risen faster than rents in nine of the 12 UK regions covered, with the average rent in the UK now standing at £846 a month, or £687 a month outside of Greater London. The exceptions were Yorkshire and Humber, Northern Ireland and Greater London, though in the capital the average income increase over the past year of new tenants has lagged the average increase in rental cost by just 0.6 per cent. The effect is that across the UK as a

whole, excluding London, rents rose by 2.5 per cent but even with the highly distorting effect of London reinstated in the data, the average rent increase came in only marginally ahead of the average rise in incomes of tenants signing new rental agreements. East Anglian tenants have faced the largest increase in average rents over the past 12 months. Demand for property in this region, with its proximity and strong transport links to London, may have been increased by a spill over of demand from the capital. In Greater London, rents were on average £116 higher per month in May 2014 at £1,348, when compared to May 2013 when the figure was £1,232. Just as London’s house prices are rising far more quickly than in the rest of the UK, so too is its rental sector. According to the index report the figures will reassure buy-to-let landlords amid some concerns that rent rises would price many would-be tenants out of the market as there ap-

pears to be a steady supply of new tenants with higher incomes. The Office for National Statistics says average incomes are currently rising by 1.7 per cent a year in the UK. However, new tenants coming into the market, possibly in the face of higher house prices and tight mortgage finance, have the incomes required to pay higher rents. “The rental market is in robust shape. While rents are rising, there is not a shortage of tenants who are able to pay, and the return for investors in rental property looks secure,” said Martin Totty, chief executive officer of Barbon Insurance, the group that owns HomeLet. “This is good news for tenants and landlords alike. We expect demand for rented accommodation to continue to rise, while investors will no doubt be attracted to the returns on offer in the sector if they are confident in tenants’ ability to pay,” he added.
