People like a pub, a real centre to their village. “Everyone can come in whatever their background, it’s a good leveller. We don’t stand on ceremony. “We have a lovely village hall being used more and more for concerts, wedding receptions and of course the annual summer ball. The rates are very reasonable and we are very lucky to have the Hearn Field equipped with a Pavilion where the November Bonfire and other village gatherings are organised by the Hearn field Committee. They call this area the ‘golden triangle’. “I just think we’re very lucky to live in a truly beautiful part of our world let alone our country. “You should try it!”

Totnes housing scheme wins prestigious building award
A TOTNES affordable housing project has won an award as the best social housing or affordable housing development in the South West. Phase two of Culverdale was announced winner of the award in the South West local authorities annual Building Excellence Awards. Architects, builders and developers undertaking projects in Cornwall, Devon and Dorset and Somerset were all eligible to take part in this highly respected annual Building Control Awards Scheme. The projects were judged on a range of criteria including compliance with the Building Regulations, accessibility and inclusive environment, sustainability and customer satisfaction.
Cllr Hilary Bastone, South Hams Executive board member of Devon Building Control Partnership said: “These awards produce some excellent entries every year. This year is no exception, which is particularly gratifying as it is the tenth anniversary of the founding of Devon Building Control Partnership. What is of great relevance to me as a ward councillor for Dartmouth is the way that the fire ravaged centre of the town has been beautifully restored with great assistance from the Conservation and Planning Officer, Richard Gage, at South Hams. “I was also particularly pleased to see the award for Devon and Cornwall Housing who are providing important social housing for Totnes.”

Site manager earns building excellence award CAVANNA Homes site manager Kevin Moyle is building a reputation for excellence after winning a top regional award. And his victory in the Site Manager of the Year section of the South West Regional Building Excellence awards run by the LABC, (Local Authority Building Control) is all the more satisfying, as Kevin is still technically only an assistant site manager. Now he is looking forward to representing the South West at the Building Excellence awards national Grand Final, which will be held at The Brewery in central London on Tuesday, November 11. When possible, Hastoe supports local businesses, and so appointed Bibio Ltd, a local contractor. There will be an official opening event for the development in October 2014. years, asbestos reports, fire regulation reports and any intended major works that are liable to be carried out in the near future. “Very often the purchaser never reads the lease so they do not fully understand that there is a service charge or a ground rent and other restrictions until they get into the property. “As a member of the Association of Managing Agents it is one of their strong criteria that we have to be open and transparent so a purchaser should be fully in the picture by the time that they take up residency.”

Haarer & Motts service charge advice IT IS perfectly normal to have concerns when you decide the time is right to downsize from your spacious family freehold home to a then more manageable leasehold apartment within a building potentially owned by a third party freeholder. There are two alternatives when choosing an apartment. You could purchase a leasehold maisonette, which is a house converted into say one ground floor apartment and one first floor apartment. Generally a set up like this will not attract a yearly service charge, but there will be an agreement in the lease that buildings maintenance and insurance will be split fifty percent between the two flats. However, these apartments are not as readily available as those in a block, and there are some very well kept blocks in Torquay with splendid apartments. Let’s assume you find an apartment in a block. In addition to the price you pay to purchase the leasehold interest, there will be an amount each year for ground rent, normally £50.00 to £100.00 per annum and then the annual service charge. It goes without saying that the more the block has in way of facilities, the higher the service charge. Passenger lifts, communal gardens and secure car parks to name just a few are costly facilities to maintain, so in this respect the service charge will be high. Before agreeing to purchase an apartment in a block, ask the agent what the annual service charge is and ask to see the current year and previous two years service charge accounts. Any serious seller will be happy to provide this to you. The service charge would in all cases cover buildings insurance and maintenance. If you are content with the figure, as part of your solicitors conveyancing work, they will send Management Inquiries Before Contract to the blocks managing agent. Although there will be a fee to pay, this lengthy document will request all the relevant information required in order for you to be satisfied that the service charge is being spent efficiently and correctly. This document will declare if there have been, or if there are expected to be, any unplanned for expenditure which would affect the annual charge. It will provide you with copies of the Fire Risk Assessment, Asbestos Management Report and Block Insurance Policy. It will also provide you with ample additional information so you can purchase the apartment in confidence. If you are lucky enough to fmd a small block where the management of the building is undertaken by a committee of apartment owners, you can expect the annual service charge to be less, and yes, there are several buildings that still operate in this way. I manage a number of blocks in Torquay and would say that if a service charge is increased annually, it is only in line with inflation or if it has been agreed that works are required to the building over and above what has been planned for.
