Men grab mobiles while women save the family photos THE family photograph on the mantelpiece has long been a symbol of British home life, but if fire strikes, odds are it is going up in flames... if it is left to a man to save it. A new study by specialist insurer Ecclesiastical reveals that only 11 per cent of men would prioritise saving photographs should the home be threatened. By contrast, almost three times as many women (27 per cent) put photographs top of their list of possessions to save in an emergency. The study asked over 2,300 members of the British public what items they would save from their homes should they be struck by a disaster like a fire or sudden flood. The study assumed that other family members and pets were safe. Women overwhelmingly plumped for photographs (27 per cent) as their first priority while men chose important documents (24 per cent) followed by technology items such as laptops and phones (22 per cent). Only 12 per cent of women said technology items were their top priority. Respondents were also asked how well they and their partners were prepared should a disaster strike their home. Women who currently live with their partner had significantly less faith in their partners’ knowledge of what items from the home should be saved. More than half of women questioned (51 per cent) thought that their partner definitely or probably did not know which of their possessions to save. Men had more confidence in their partners – for them the figure dropped to around a third (32 per cent). Ominously, women surveyed also believed more strongly that their partners would save their own possessions first before saving theirs. Almost one third of women surveyed (31 per cent) felt that their partner would probably or definitely put saving their own possessions first compared with almost a quarter of men surveyed (24 per cent). Clare Pardy, Ecclesiastical’s Fine Art and Heritage Development Director, said: “The notion of having to leave your home suddenly while trying to save what items you can is something everyone dreads. “That’s why it’s sensible to spend a little time thinking about how you’d respond and what you’d try to save.”

What factors can clinch – or deter – a sale when it comes to choosing a home? Denise O’Leary finds out... YOU find your ideal home with all the features you crave in a dream location at a price you can afford to either buy or to rent. What could possibly deter you from putting in an offer? According to one recent survey not being able to get a mobile phone signal is enough to be a deal-breaker. Researchers discovered that for just under half of 18-35 year olds good mobile reception was the most important factor when choosing their home. It was more crucial than the cost of council tax or access to a hospital – factors which figured more highly in the list of priorities of the older generation. David Cox, Managing Director of the Association of Residential Letting Agents (ARLA), said: “With so many people reliant on their smartphone devices for work, social media and keeping in contact with friends and family, it is no surprise it is the top factor in young people’s wish list.” So what other factors can clinch – or deter – a sale when it comes to choosing a home? Local agents agree that new technology does figure highly on the list these days, with good broadband speeds, as well as mobile phone reception, being a crucial factor for many. “These are issues which are becoming increasingly more important to buyers, especially if people work from home,” said Paul Preen of the Plymstock office of Lang and Co. “In the city it tends not to be such a difficult issue but people living in rural areas may find they have more problems. “ Julian Partridge of Julian Marks agreed.

“Broadband is becoming key for a lot of people and they want to be sure that they can get the highest speeds and the latest fibreoptic cabling which is now available,” he said. And it isn’t just work demands which have created the need for top levels of technology – people also need high broadband speeds for their entertainment as well as employment needs. Russell Brighton runs the Connells First Time Buyers Centre in Plymouth and said: “Our properties are in the lower price bracket which means people do tend to have slightly less expectations but things like lack of mobile phone reception could put them off. “Certainly for someone buying a larger, country home it could become an issue.” Bad neighbours can also put off prospective purchasers. “If a neighbour’s property is in a poor state of repair with a poorly kept garden and lots of untidiness it can be a deterrent to purchasers,” said Mr Partridge. “They will steer clear of anything that makes it look as if there are bad neighbours and there isn’t an awful lot a vendor can do about that.” Mr Brighton agreed. “If someone turns up to view a house and the house next door is a mess with rubbish strewn outside and in a poor condition they will be put off,” he said. “But one of the things I have noticed over my years as an estate agent is that if the vendor and the potential purchaser meet and don’t hit it off that can also make a difference. “On the other hand if a buyer takes a shine to the vendor and feels they have clicked and have something in common with them that can seal the deal.

Purchasers will steer clear of anything that makes it look as if there are bad neighbours

“If they feel that they can relate to the person who is selling they can imagine themselves living there. “Buying a house can be a very emotional experience and people do tend to react with their initial feelings. “If it feels right as soon as they walk in they will be prepared to overlook details which might otherwise put them off. “They can picture themselves in the property and that becomes the overriding factor. “Where the relatives live can also be a decider – sometimes they want them to live nearby so they can help out with babysitting and childcare but sometimes it can be the opposite and they don’t want to buy a property because the in-laws are too near! “It happens all the time that people say they want one set of things and then they end up falling for a house which has none of them but has completely different features they didn’t think they were looking for in the first place. “It’s all about compromise. For some people that will be a smaller property in their dream location for others it will mean changing their location to get a larger home.” Mr Partridge says trees can be another major issue, either in the garden of the house a purchaser is looking at or the one next door, because they are worried about roots damaging the foundations or larger trees blocking out light. Again there isn’t an awful lot which can be done to remedy the situation as the larger trees tend to come with protection orders. “A south-facing garden is also important to a lot of people,” he added. “And something else which we have come across more recently is covenants which prevent someone keeping a caravan or a boat on a front driveway. “These are fairly modern covenants often relating to modern housing estates which have open-plan frontages but it can be a deal breaker for some people.” Mr Preen says some people won’t buy a property if it is close to a public house or a restaurant because they are worried about noise levels but added: “Some country buyers won’t buy a property unless there IS a village pub within walking distance because they want to feel a part of a community. “Similarly some people won’t buy a property if there is no shop nearby because they don’t like the idea of running out of milk and not being able to get fresh supplies. “For some people a swimming pool can put them off because they are aware of the maintenance and running costs of a pool and aren’t prepared to pay for something they may only be able to use a few weeks of the year.” Other important features for some people are a lack of steps and good access, or that old favourite, parking. “Insulation, sound proofing and noise levels can also make a difference for a lot of people – especially if it is an apartment. “They want to be reassured there is not going to be excessive noise from the neighbours.”

Aptly called The Smallest House in Great Britain, it is just 10ft tall and has two rooms. It can only fit four people at a time and is around 6ft wide, but every year thousands of tourists still pay the £1 fee to enter the decidedly cosy building. It was occupied for about 200 years until local fisherman Robert Jones, who was 6ft 3ins tall, moved out in 1900. Here at the HomeSeeker, we love to feature grand properties with huge gardens, multiple bedrooms and bathrooms galore. But for most of us, reality is something much more modest. We asked two of our local expert agents, Roger Punch of Stags and Mark Flynn of Julian Marks about smaller homes: why we buy them, why we love them and where to find them. 1. CHARM Roger loves period properties stuffed with original features, but admits: “Interesting and

West Country estate agents Citysales have enjoyed a meteoric rise since opening their doors in Plympton on February 16 this year. Starting from zero, they now have on their website more than 150 properties either for sale or sold subject to contract. They range from Sennen in West Cornwall to Yealmpton, almost 100 miles away in the South Hams. The lowest-priced property is £75,000 and the most expensive £900,000. IF financial jargon feels like a tiresome hurdle you struggle over every time you want to take out a new savings account, insurance product or loan, you’re far from alone. Concerns over the use of complicated financial terms have recently been highlighted by Treasurybacked body NS&I, which warned that banks and building societies risk driving customers away by bombarding them with too many financial terms. It found that nearly one in five (18 per cent) of people strongly agree that they find language used in product brochures confusing. Looking at sources of confusion, 41 per cent of people said this was caused by call centre staff, 49 per cent highlighted terminology in application forms, 50 per cent were baffled by language used on company websites and 51 per cent found phrases used in letters were confusing. Certain terms caused a particular scratching of heads – for example, one term which many people struggled with is AER, which stands for annual equivalent rate and it used to help people compare returns on savings accounts. Meanwhile, almost half (45 per cent) of people didn’t know that gross interest refers to interest that is paid before the deduction of tax. And despite a recent fanfare around Isas, a significant 47 per cent of the 1,200 adults aged 16 and over surveyed did not know that the term stands for individual savings account. As financial education appears on the national curriculum in secondary schools in England from the start of the new term, catching up with the rest of the UK, many financial phrases should become more easily recognised by the next generation. But it’s also vital for financial firms to do their bit by presenting their terms in a user-friendly way – particularly as this is very much in businesses’ own interests. Three-fifths (60 per cent) of consumers said they are likely to stop saving with a particular bank or building society if they cannot understand the way they explain their terms and conditions and more than half (54 per cent) said confusing language would make them consider switching to another firm. One quarter (25 per cent) of people who found company websites confusing said this had stopped ■MORE than 48,000 households have been helped by the Government’s flagship Help to Buy mortgage support schemes. Compared with total mortgage completions in each region, the Help to Buy mortgage guarantee scheme is supporting a higher proportion of purchases in the North West, the East and Scotland, and a lower proportion where the market has been more heated in London and the South East, figures published by the Treasury indicate. Paul Smee, director general of the Council of Mortgage Lenders, says: “The scheme is supporting new housing

Danny Cox, head of financial planning at financial services firm Hargreaves Lansdown, says: “Financial institutions have a history of overcomplicating money matters. “Jargon is an obstacle to making good savings decisions and the easier you make it for people, the more they are likely to do the right things with their money. “There are parts of the financial services industry working hard to help people to understand the importance of financial matters. “Savings and investing rates need to improve, borrowing needs to fall, and this can only be done with the right information, guidance and use of simple language.â€? There are moves towards more financial products which do “what they say on the tinâ€? and make it easier for consumers to shop around for deals without unexpected catches. A Treasury-commissioned review recommended a suite of simple and transparent financial products which have a clear pricing structure and carry clear language. Living together as an extended family is sometimes stressful, but at least you can ease some of the tension by getting your home’s lay-out right, says Julia Gray

FANS of The Archers will know that multi-generational living is working well for David and Ruth Archer and their kids, busy farmers whose lives have much improved since domestic goddess Jill, David’s mum, moved in with them. The arrangement works well for Jill too, as she prefers family life to living alone. What’s more, the move has worked well for the farmhouse, without any changes needing to be made. But ‘normal’ life isn’t like soap opera life – while in some ways, this is a very good thing, in the case of multi-generational housing, it often isn’t. Different generations generally need a bathroom and living area each, even a kitchen. Some homes are divided up horizontally along generational lines, with the parents sleeping in the (converted) loft, the kids on the first floor and the grandparents on the ground floor. If the balance of rooms isn’t right, with enough private and communal space for everyone, you can quickly expect tension and tears. One of my friends is trying to buy a house with her parents that they can divide up horizontally. In the meantime, they’re renting together and she’s resorted to living on snacks that don’t need to be cooked, because she feels uncomfortable using the kitchen when her parents are there. Psychologist Jane McCartney, who was part of a recent Mira Showers discussion on multi-generational living, had similar tales of woe about extended families under one roof – she told of one gran who was given timeslots when she could use the only kitchen, so she didn’t get in the way. In these cases, the accommodation clearly isn’t working for all the family members.

But that doesn’t mean it can’t be adapted in ways that will not only make it pleasant for everyone living there, but also add value and make it more sellable (when the time comes). If your home’s loft is suitable for conversion and you have space on the floor below for a staircase, a loft conversion is a cost-effective way to add another storey. While lofts are typically turned into a master bedroom and en suite, they can work well as children’s rooms too – giving them some privacy, and you some peace! You can also convert cellars, garages and outbuildings (often subject to planning permission), but extensions are probably the most flexible way of adding space, because there are lots of different ways to extend to suit a family’s needs. Rear extensions are perfect for the everpopular kitchen-diner/family room, but just extending into the side-return can transform a narrow kitchen into a kitchen-diner. For many families these days, whether extended or not, open-plan space is a must. If you can’t have a kitchen-diner by extending, you may be able to create one by knocking down the wall between the dining room and kitchen. Another wall that often comes down is the one between a separate loo and bathroom, but remember that while this might be a dated layout, it can work better in a multi-generational home than having the loo in the bathroom, because the loo can still be used when someone’s in the bathroom. And as we all know, nothing can lead to family tensions like queues for preening time!

LETTING agents are being urged to meet the October deadline to register with an approved redress scheme. They have until October 1, 2014 to register with one of three redress schemes, to ensure tenants and leaseholders have a straightforward option to hold their agents to account. Anyone who feels they get a poor deal from their letting agent will then be able to take their complaint to the redress scheme, and could receive compensation. The schemes are run by The Property Ombudsman, Ombudsman Services Property and the Property Redress Scheme. The vast majority of letting agents are already signed up to one of these three redress schemes but Housing Minister Brandon Lewis is reminding those who have not done so to get a move on. “Most tenants and landlords are happy with the service they get from their letting agent, but in the small number of cases where people have complaints these should be addressed quickly and effectively,” he said. “That’s why from October 1 letting agents will need to belong to one of the approved redress schemes. “This will mean that anyone who feels they are not being treated fairly will have somewhere to go with their concerns and could receive compensation,” he explained. “I’m pleased to see that already the vast majority of letting agents have signed up but with less than a month to go before it becomes a legal requirement, I would urge those who haven’t done so yet to follow suit,” he added. Other measures being introduced to protect tenants include a new voluntary code of practice to set standards for the management of property in the private rented sector and a new Help to Rent guide, which helps tenants understand what they should expect from their rental deal and how they can take action if they are the victim of poor standards of accommodation. There will also be a new model tenancy agreement which landlords and tenants can use for longer tenancies if they wish, which will provide extra security and stability for families and extra guidance for local councils on how to tackle the small minority of rogue landlords.
