A new generation of home owners is deciding now is the time to move up the ladder. Denise O’Leary gets advice about upsizing your property a local estate agent... WHILE the property market has languished in the doldrums in the midst of a recession, many people who would normally have been thinking of moving up the ladder to a larger home have opted to stay put. Some have remortgaged to extend and create extra space for growing families, but a great many have been living with the reality that a home that was ideal for childless couples or those with tiny babies is inadequate to meet the needs of larger offspring and teenagers. But as confidence appears to be returning to the economy and the property market stabilises, a whole new generation of home
owners is deciding that now is the time to move up the ladder and discovering what it is like to be in a property chain for the first time. So what advice do the experts offer for those wanting to upsize their property? Most agree that first priority is to get the finances firmly in place. “The most crucial factor will probably be affordability but there are some very good mortgage deals out there at the moment,” said Paul Preen of Lang and Co’s Plymstock office. “We are enjoying really cheap rates of interest and these are available on some excellent fixed term deals which can give you the peace of mind to budget and plan ahead for the next five years or so and allowing you to pay off a great deal of your mortgage.” Experts also warn that when assessing whether you can afford to move and the kind of house you in your budget, factor in details such as Stamp Duty (which you may not have had to pay first time around) and other costs such as legal and estate agency fees and removal firms. Another important element in assessing the price bracket of the property you can afford to purchase is what you can expect to earn from the sale of your current property. Getting an accurate market appraisal of your current property is essential, as is finding the right agent who will market your house effectively. Once you have decided to make the move the next thing to do is to prepare your house ready for the market, and the main rule of thumb
High demand for property continues IT’S been a strong start to 2014 for the local housing market, according to estate agency Connells in Plymouth. The branch team predicts homebuying activity will continue to remain high in the coming months following a very buoyant 2013 which saw greater numbers of more active and motivated buyers entering the market. As part of its national network of estate agency branches, Connells recorded almost 30 per cent more buyers registering an interest in buying a property. This increase in demand resulted in a 21 per cent increase in viewings of properties for sale and increased competition amongst buyers vying for the homes available to buy. “Although we certainly started to see the green shoots of housing market recovery towards the end of 2012, 2013 saw a significant resurgence of activity, especially from buyers,” says
Connells Branch Partner Russell Brighton. “Access to mortgage finance and the Help to Buy scheme instilled confidence in the market with buyers taking advantage of the increased opportunity to buy a property.” With 2014 well underway, Connells anticipates it will be another very busy year for the branch. The beginning of the year is traditionally a more active time in the property market as sellers wait until the New Year to market their homes. “We are very optimistic about the year ahead,” Russell continues. “The team has already had lots of interest from buyers so we are urging anyone with a property to sell to take advantage of this as soon as possible.” If you have a property to sell and would like to book a free market appraisal with Connells, call 01752 664357.

Mr Preen says that while housing stocks are lower than they have been for some time there is more choice in the lower and upper price brackets than for those between around £250,000 and £350,000. “But I think that will increase and improve this year as people’s job security improves and they start to think again about moving to improve their lifestyle and quality of life,” he said. Most agree that it is better to have a buyer for your house securely in place before looking for your next home although in a rising market it is wise to re-evaluate your finances if it takes too long to find your dream home.

WHEN you’re looking at a property listing, there will be several items that you will focus on first. There’s the decorative order – does the living room suit your taste and standards? – and of course, the price – is the property within your budget? You’ll probably also look at the number of bedrooms, and may even need to consider what the local schools are like. But there’s perhaps one item that you’ll overlook. Or rather, it may not be at the top of your list of priorities. And yet it can be the main reason why you decide not to proceed with a house purchase. It is none other than floor plans – those architect-type drawings that many buyers avoid clicking onto in favour of photos of more colourful cushions and bed spreads.
Floor plans can be helpful in working out how versatile a home is. Buyers may want to extend a property or alter the layout to accommodate their needs and it is in these early stages that a floor plan can determine if the property is suitable. One option is for a buyer to view multiple properties and then to take the floor plans home to examine and compare the layouts. Space in a home is becoming increasingly important, with insurer LV= warning the average British home has shrunk by two square metres in just a decade, down from 98.8 in 2003 to 96.8 today. The report highlights the overcrowding present in family homes today. Since 2008, one in five home owners have been forced to ‘stretch’ the space in their homes by converting lofts and garages into

AS well as print, social media also plays an important role in house hunting. Last year as part of its Get Moving campaign HomeSeeker hosted its first Twitter property event, kicking things off with an introductory tweet which went on to reach over 33,000 followers. Using a specific hashtag, estate agents and HomeSeeker tweeted over 40 properties during the half-hour event. Afterwards agents reported that the tweeted properties had on average six times as many buyers look at the details online than properties that were not tweeted. HomeSeeker editor Gillian Adams said: “Due to the positive response from agents and house hunters we are now going to run these Twitter events on the last Wednesday of every month. “HomeSeeker aims to showcase the best properties in the area, both online and in print, and twitter is one way of creating a platform of communication between buyers and estate and lettings agents.” “During the last event it was fantastic to see such a variety of homes for sale and rent being tweeted and then retweeted by Twitter followers, potentially reaching thousands of people.” The twitter property event, called #homeseekermovers, will take place on the last Wednesday of each month with first event of 2014 on January 29, between 5pm-5.30pm. House hunters can search the hashtag #homeseekermovers during this live event to see the latest properties that local estate agents have for sale and rent.

What’s in store for the housing market in 2014?
■THE Association of British Insurers (ABI) says that you should contact your insurer as soon as possible for advice on the next steps to take if your home or car has been damaged by the bad weather. If you have suffered flood or storm damage to your property or contents you may need to arrange temporary emergency repairs to stop any damage getting worse. Tell your insurer and keep any receipts, as this will form part of your claim. Don’t rush to throw away damaged items, unless they are a danger to health, as these could be repaired or restored. Your insurer will be able to advise you about this. It can take weeks and
sometimes months for a property to fully dry out so it may not be worth rushing to redecorate. And yet, fast-forward 12 months, and a recovery is clearly well under way, with building society Nationwide just reporting that house prices across the UK surged by 8.4 per cent over 2013. While much of the upturn has been put down to London and the South East, other areas are also seeing some big price increases. In Manchester, for example, house prices have surged by 21 per cent over the last year. Meanwhile, the number of mortgage approvals made to home buyers lifted to over 70,000 in November, according to Bank of England figures, marking the highest number of loans given the green light since January 2008. New research out from Halifax also suggests activity will show little sign of slowing down in the coming months. Some 51 per cent surveyed by the lender believe 2014 will be a good time to put a property on the market. This marks the first time, since Halifax’s regular housing market confidence tracker began nearly three years ago, that the proportion of consumers predicting the next 12 months will be a good time to sell a home outweighs those believing it will be a bad time. The housing market’s recovery has been partly put down to Government schemes such as Funding for Lending and more recently, Help to Buy. Funding for Lending has given lenders access to cheap finance on condition they pass the benefits on to borrowers, while Help to Buy gets borrowers with small deposits onto, or up, the property ladder. The Funding for Lending has now been refocused away from households and towards helping businesses instead, which could have a calming effect on the market. Another quietener could be when stricter mortgage rules are set to come in this April, under the Mortgage Market Review (MMR), to make sure there’s no return to irresponsible lending, and that people only take out loans they can pay back. That said, this effect on current predictions should be small, because lenders have been anticipating these rules for a long time, and adjusting their criteria accordingly. So, with all these various factors in mind, economists and housing-market experts have been gazing into their crystal balls to see what’s in store for 2014... The Royal Institution of Chartered Surveyors (RICS) The surveyors’ body expects to see a further house price uplift, fuelled by a continued shortage of homes for buyers to choose from.
The Council of Mortgage Lenders (CML) The body believes the housing and mortgage markets look set to continue to see greater activity in 2014 – but it adds that “an unbridled housing boom is unlikelyâ€?. The CML forecasts a rise in gross mortgage lending from an estimated ÂŁ170 billion in 2013 to ÂŁ195 billion in 2014. Halifax Halifax expects house price rises in 2014 to be a broadly similar pace to those seen last year. Overall, prices nationally are forecast to increase by between 4 and 8 per cent. Halifax housing economist Martin Ellis says: “Mounting signs the recovery is becoming firmly established, together with a predicted decline in unemployment, should further boost consumer confidence. “This will increase the likelihood that more people will consider buying a property in 2014, therefore supporting housing demand. “We also expect the Bank of England bank rate to remain very low, helping to support low mortgage rates and, therefore, housing demand.â€? He says that while London has led the recovery, the pattern of increases is set to become “more broadly basedâ€? in 2014, with all regions seeing price gains. Marsh & Parsons The estate agent forecasts that prime London house prices will rise by between 5 and 7 per cent in 2014. Peter Rollings, CEO of Marsh & Parsons, says: “London’s housing market saw a substantial uplift in 2013, and we expect a similarly strong start to 2014 to drive an annual rise in prices – but these won’t be as spectacular as last year.â€?
It predicts an 8 per cent rise across the year, with all areas of the country seeing increases, ranging from 11 per cent in London to 4 per cent in Northern Ireland. Scotland and Wales are expected to see prices lift by around 7 per cent. Simon Rubinsohn, chief economist at RICS, says: “Transactions will continue to rebound despite the withdrawal of support for household borrowing through the Funding for Lending scheme. “Total sales across the country could reach 1.2 million during the coming year.� But Rubinsohn also believes mortgage costs are likely to edge up towards the end of 2014. This will contribute towards a gradual slowing in the rate of house price inflation and “a more stable trend in transactions in 2015�, he says.
