First-time buyers will save money by buying rather than renting BUY don’t rent your home if you want to save money. That’s the message from the Halifax, whose research suggests that the cost of a first-time buyer owning a home in the UK is now on average £110 per month lower than renting – that’s a whopping £1,316 per year. The average monthly mortgage costs associated with owning a three bedroom house for a typical first-time buyer in the UK stood at £677 in June 2014; £110 lower than the average monthly rent paid on the same property type at £787. Five years ago, the average cost of buying, £734, was £37 a month more than the typical £697 rent paid. The significant fall in the monthly cost associated with buying compared to renting has been driven by the decline in the average mortgage rate since 2009. The lower costs of owning compared with renting, together with lower mortgage rates and an improving economy, may also have contributed to the number of buyers getting on the housing ladder for the first time. In 12 months to June 2014, there were 301,300 house purchases made by first-time buyers, compared to 233,400 a year ago and almost double that of five years earlier. First-time buyers now account for 45 per cent of all house purchases, compared to 38 per cent in 2009. Halifax mortgage director Craig McKinlay said: “Buying costs have been remarkably stable for much of the past five years, making home ownership a more attractive option. “With greater availability of mortgages that require smaller deposits, the property ladder has also become even more accessible for those who can afford the monthly costs of owning but had previously not been able to save the necessary deposit.”

There’s no shortage of buyers wanting a waterside home in the region. Denise O’Leary finds out why... IF there is one feature about a property which is guaranteed to have an estate agent’s phone ringing off the hook or directing traffic to their website it is proximity to water. If there is a view, particularly one over a busy estuary or harbour with lots of maritime activity, so much the better. Riverside and coastal homes usually managed to buck the trend throughout the property slump and continue to command a premium because of the high demand both from buyers within the region and those moving to the area – particularly from London and the South East. Whether it is sailing and water sports enthusiasts keen to be close to good moorings or surfing opportunities, or those who simply love to wake up to a view of the sea, there seems to be no shortage of those wanting a waterside base. Others, realising the investment potential of purchasing by the water are buying to let out either to regular tenants or holidaymakers. The ocean city of Plymouth offers a plethora of waterside opportunities with the Hoe, Barbican and Royal William Yard topping the list of desirable locations and the regernerated Millbay following closely in their wake. There are all sorts of other lesser known waterside pockets such as Hooe, Oreston, Turnchapel, Saltash Passage which offer the chance to be a stone’s throw from the water and for those without a bulging bank balance the chalets of Whitsands and Bovisand present an opportunity for a waterside bolthole that is within their reach. “We don’t have any waterside properties available for sale at the moment and the reason is that as soon as we get something on

our books it is gone in a flash,” confirmed Gemma Riley of the Plymouth office of Haart. “Anything in the Barbican or on the Hoe is in great demand and always will be. “These are properties which not only hold their value they command a premium because they are exactly what so many people want to buy. “People want to live by the sea or the water and we are so lucky to live in a beautiful city like Plymouth which offers so many attractive opportunities to purchase waterside property and I feel lucky as an agent to be able to market it. “Very often holidaymakers come into the region and decide to purchase here because they realise the potential of the city. “We get a lot of investors from London and the South East wanting to get into the buy to let market here or to purchase a holiday let here or they want to buy a second home which they will eventually retire to.” On the outskirts of the city villages such as Wembury, Newton Ferrers, Noss Mayo, Cargreen and St Germans offer the opportunity to live in picture postcard waterside communities which are only a short commute away and the town of Saltash on the Cornish banks of the Tamar continues to grow in popularity. Roger Punch of Stags in Plymouth specialises in marketing waterside homes and said: “Waterside properties are as popular as ever. This is especially the case with buyers from outside the region. “When we do our London and Surrey Shows the majority of prospective Westcountry buyers say that they want to be within striking distance of either estuaries or the coastline.

“It is all about supply and demand and if there is a high demand for something that is in short supply it will, of course, cause prices to be high. “There is no doubt coastal properties command a premium and that is something that has remained consistent throughout the ups and downs that affected the rest of the market. “Properties beside the water seem to be the number one target for those who are moving to the region but are also in demand from people already living here who have always dreamed of having a sea view and want to be close to the water.” While waterside property in Plymouth and the surrounding areas does, indeed, command a higher asking price visitors to the area are often surprised at how much they can get for their money with homes still much cheaper than other coastal hotspots such as Salcombe, St Mawes, Dartmouth or Padstow. Undiscovered gems such as the Rame Peninsula in South East Cornwall or the Bere Peninsula in West Devon offer the opportunity to live in areas of outstanding natural beauty which are close to both water and the centre of Plymouth and good transport links. “This corner of Cornwall is often little known outside of the region and even people who live nearer don’t always know how much there is to discover here but once they have people tend to fall in love with it,” said Claire Farley of the Torpoint office of Stratton Creber. “It’s definitely a really popular choice and being based out here on the coast means we get the opportunity to market some wonderful waterside properties. “We have just sold a really lovely waterside apartment in Torpoint itself and we also market apartments at Fort Picklecombe where people can really get the feel of living beside the sea and can commute into the city on the Cremyll Ferry.

Estate agents never know what they’re going to find when they visit a property for the first time

EEight ight tthings hings w eirder weirder tthan han a ppig ig oonn a ccouch ouch by GRAHAM BROACH THE PHRASE “a bit of a pigsty” took on a new meaning when an estate agent visited a property to find this happy hog asleep on a couch in the lounge. The one-bedroom home for sale in Ipswich is currently on the market for £120,000. The agents did not divulge what the pig was doing inside the property or if it would be present to greet prospective buyers. The online listing also features a photo of a cat sitting on top of the oven. Although the agents, who listed the detached property on Rightmove, later removed the peculiar pig photo, it prompted us at the HomeSeeker to ask our favourite local agents for their unusual discoveries. The more printable ones included a haunted house, a stripped-down motorbike, a room full of cats, a lost prosthetic body part, a shocked vicar, vendors in the shower and a blow-up doll in the kitchen. So here’s our list of seven things weirder than a pig on a couch. 1. GHOST IN A DOORWAY Becky Reid, manager of Fulfords in Plympton, recalls taking on a large but empty and rather dilapidated local house which attracted a lot of viewings due to its low price. She said: “There was a little christening gown hanging up, but

every time I took clients round it was in a different room. “After dozens of viewings I took a couple round, but they kept laughing and whispering together. “When I asked them what the joke was, they told me they were ghost hunters and the house was haunted by an old lady who at that moment was standing right behind me. “They said it explained why that doorway was always cold. “The house was eventually sold, but the new owner had to go through four different lettings agents before finding anyone to rent it....” 2. MOTORBIKE IN THE LOUNGE Nigel Tunnicliff of Ivybridge agents Millington Tunnicliff said: “I visited a terraced house in Plympton to find that the resident was stripping down and rebuilding his motorbike – in the middle of the lounge carpet.”

5. MISSING BODY PARTS Among the bizarre objects turning up in homes for sale was a prosthetic body part lost by a viewer and found later by the surprised vendors; happily, the agents were able to reunite it with its owner. 6. TOYS ON THE BED Then there was the case of the vicar and his wife who visited a property accompanied by the agent. All went well until they reached the master bedroom. There the vendor, an Ann Summers rep, had left an array of colourful adult products scattered across the bed. 7. DOLL IN THE TOWELS

Several agents told us about finding vendors in bed, or in the case of one amorous couple, in the shower. And one female agent discovered a blow-up doll hidden behind towels in a kitchen, though she attributed it to a joke Christmas present from one house-mate to another.

Another agent told us: “I am frightened of cats and allergic to them. “When I went to value one property and found nine cats living in one room, I wanted to scratch my own eyes out.” 4. NAKED WOMAN IN THE SHOWER

SShining ight oonn hining a llight bbathroom athroom eelectrics lectrics The bright light required for shaving or applying make-up is not the soft, relaxing light you need to enjoy a soak in the tub, and as such, the key to good bathroom lighting is flexibility. Recessed spotlights on a dimmer switch are one of the best solutions (as long as they’re bathroom compatible), because you can adjust the brightness to the task in-hand. Walls lights can also be bright, task lighting, especially around the basin, or soft lighting when you don’t want the ceiling light/s on. Bathroom lights must be suitable for the particular ‘zone’ they’re in – zones which are worked out according to their proximity to the taps and shower, with zone 0 being inside the bath and shower. All good manufacturers and retailers should say which zone/s their bathroom lights are suitable for, some even have a diagram of the zones on the box or you can easily find this online too. Lights designed for inner bathroom zones have encased bulbs for safety, but even in outside zones, it’s a good idea to have this type of light fitting

because steam can corrode ‘open’ fittings over time. If you don’t have an extractor fan in your bathroom, get an electrician to fit one. Extractors reduce the damage caused by steam and moisture, and help prevent mould and mildew. In bathrooms without a window, common in flats, an extractor is even more important and should be switched on every time you shower or bath. Extractors are often wired to come on with the ceiling light, although they can be switched off independently. The switch for the extractor is usually outside the bathroom, as is the ceiling light switch, but this isn’t ideal if you want to put the light on when you’re naked and already in the bathroom... For this reason, you may prefer a pull cord for the ceiling light because this can be located in the room. While you sometimes find electric wall heaters in bathrooms, these days most of use a centrally heated towel rail or radiator and/or

underfloor heating to keep the room warm. Underfloor heating makes stepping out of the shower or bath on a cold day a pleasure, but fitting it will involve some disruption – as it isn’t always easy to retrofit, often it’s better to wait until you’re redoing the bathroom. Electrical work in the bathroom should rarely be attempted by DIYers – for one, it goes without saying, water and electricity don’t mix, but you may also be breaking building regulations if you attempt it without a pro. So even though it might cost more, I’d recommend playing safe and employing a qualified and reputable electrician, who’ll be able to make sure the work’s safe and legal. Although you can employ a building control inspector from the council or a private firm, the easiest option is to use an electrician who belongs to a ‘competent person scheme’, such as NICEIC (www.niceic.com). They can self-certify that their work complies with building regs, and provide the completion certificate you need.

Experts call for clampdown on rogue landlords HOUSING experts have called for minimum standards to be better enforced in the private rental market to stop landlords exploiting vulnerable tenants. The Chartered Institute of Housing and the Resolution Foundation said rogue landlords must face stricter sanctions. In a new report, they also called for tax incentives for landlords who perform well. The aim is to encourage them to reinvest their profits from rents to improve their properties. The National Landlords’ Association has backed the recommendations. It agreed that unscrupulous landlords should be driven from the market. The Chartered Institute of Housing, which represents housing professionals, and the Resolution Foundation, which campaigns for better living standards for families with low to modest incomes, said a third of privatelyrented homes failed to meet modern standards. Grainia Long, chief executive of the Chartered Institute of Housing, said landlords needed to meet their obligations. “These are people’s homes we are talking about,” she said. “I want to see a situation where all landlords understand their obligations, meet their obligations, and are committed to professional standards.” In their report, published on Saturday, the institute and the Resolution Foundation called for more effective enforcement of minimum standards. They said the number of privately-rented homes in England had doubled over the past 15 years and that some landlords were exploiting vulnerable tenants’ lack of options. The rapid rise in property prices had left people who could no longer afford to buy a house increasingly reliant on private landlords, they said. Supporting their calls, Richard Blanco from the National Landlords’ Association said the organisation would welcome a tougher action against exploitative landlords. “Landlords run businesses and anything that encourages us to reinvest our profits or improve our properties is to be welcomed,” he said. “Rogue landlords ruin our reputation and we want to drive them out.”
