IT has been a long time coming, but the first-time buyer sector is finally booming. Following years of stagnant or falling prices and a lack of activity, the first-time buyer market has been revitalised in the last 12 months. Research from LSL found that the average firsttime buyer paid £155,832 for a property last month – a 16% rise on the same point last year – showing how the market has been buoyed by the two phases of the government’s Help to Buy scheme. The first phase of the scheme, the Equity Loan, launched last April, allows would-be homeowners to buy new-build homes with government assistance. The typical Equity Loan buyer contribution has fallen to £12,106, figures from Mortgage Advice Bureau have shown. These buyers are typically six years younger than the average first-time buyer, with the majority of sales made using the scheme so far based outside of London and the South East. The rise in house prices is also paying dividends for existing homeowners. Many were trapped in their first homes after the market dried up but increased confidence means that there are now more buyers in the marketplace than at any time since the financial crisis, allowing existing homeowners to move up the ladder themselves. Prospective house buyers are also encouraged to get on to the ladder sooner rather than later as, after seven months of no growth, the average deposit needed to buy a house has started to rise. In January, this figure crept up to £27,519, though in many areas of the UK the figure is considerably lower. London and the South East continue to pull away from the rest of the country in many senses but the Help to Buy Mortgage Guarantee scheme, launched in October, has helped increase consumer confidence across most other regions of the UK. Lending to borrowers with small deposits has grown considerably in the last year, with the typical new buyer taking out a mortgage at 82.3% loan-to-value. Transaction levels are also on the up, with 20,700 completions in January, typically a quiet month for house purchase, 31% higher than the same period last year.
