A Westcountry estate agent has reported an increase in buyers migrating from London and the Home Counties to Devon, seeking lifestlyle businesses. Webbers Commercial reported that half of its registered buyers at the end of last year are from London, Essex, Buckinghamshire and Oxford. “We welcome the return of the Home County market,” says Tony Foster from Webbers. “A report suggests that London professionals are quitting the capital, unable to afford its high prices.” The Office of National statistics recorded a record number of people aged 30-39 left London in 2013, a net outflow of 22,000 and an increase of 25% from 2010.

Twelve new homes in Landkey, North Devon have been given to a housing association by a developer keen to support affordable housing. Devonshire Homes says it hopes to support the Sanctuary Group’s provision of “much-needed affordable housing in North Devon.” The properties, at the Loring Fields development in Landkey, include seven rented and five shared-ownership homes. Justin Cartwright, from the Sanctuary Group, said his organisation was “delighted”. Jane Pearce from Devonshire Homes said the firm was committed to supplying the area with homes to suit all needs and budgets.

A new cloud-based property management system promises leaseholders a tool kit to manage their property. Resident was created by Kate Boyes, a chartered surveyor and property manager from Tunbridge Wells. “The idea came from recognising a need for a solution that sits between the role of a managing agent and self management. There was also a need for increased transparancy, communication and access to information,” she said. The warning comes after the Government announced new measures aimed at controlling the spread of non-native plants, including the invasive Japanese Knotweed. People who fail to identify, destroy and remove these non-native plants from their property could face a criminal prosecution, also be fined up to £2,500 or even be given an antisocial behaviour order (ASBO).

Alison Wacey, a partner at Lodders Solicitors, explains that both the vendors and purchasers of residential property are now deemed to have a duty of care. “Checking for Japanese Knotweed and other prolific, invasive plants should be regarded with similar importance as checking for signs of damp or a faulty roof,” she says. “When a valuer visits the property before sale, homeowners should ask them to investigate the garden for evidence of these invasive plants. “Once the purchaser’s surveyor is appointed, then it’s the buyer’s opportunity to have the property

checked as well, ”she adds. Japanese Knotweed is very resilient, can grow through Tarmac, and cause structural damage to buildings. Its eradication involves digging up to three metres to ensure that all roots have been removed. As the removed plants and roots are classed as “contaminative waste”, there are particular rules for their disposal. “Take proactive steps to avoid falling foul of the law and deal with Japanese knotweed properly if you identify an invasion on your own or a neighbouring property,” says Alison.

Fabulous views and all done to a tee George and Sandra Anderson weren’t in the market for a new holiday home – they already owned a Westcountry bolthole that they frequented with their two young sons, when they weren’t in their native Oxfordshire. But when an estate agent friend tipped them off about The Golf House, they agreed to visit – and immediately knew they would be selling up in favour of this one. Houses like The Golf House don’t come on the market every day. “It really was love at first sight,” said Sandra. “The views were absolutely breathtaking. “When you’re looking across the river towards Dartmouth, with the boats passing back and forth, it feels like a mini Monte Carlo.” The Golf House is perched on the hill directly across from Dartmouth on the Dart River. It is set down a private gated drive off a country lane. “It’s a really good spot – it feels secluded, but not cut off,” says Sandra. “We have good neighbours.” As the name suggests, The Golf House was originally built as a clubhouse in the 1930s for the newly formed Kingswear and Dartmouth Golf Club, the optimistic venture of local entrepreneur Alfred Roberts. Alas, the venture was not to be a success and later, under the War Act, the course was ploughed and sown with crops. It wasn’t until 2006 that the building was given the TLC it deserved. The previous owners remodelled it with great success – so much that it was the overall winner of the Master Builder of the Year awards.

Gillian Molesworth explores a luxury modern home in Devon’s ‘mini Monte Carlo’ on the Dart Its clever design incorporates two wings angled forward to maximise the unparalleled views, and three floors of accommodation. “It’s been a wonderful holiday home,” says Sandra. “The extended family have come to stay, and it’s great because so many of the rooms are en suite. “It’s very light and attractive. Some of my fondest memories are sitting outside having breakfast or lunch, and listening to the birdsong, or watching the seasons change.” You’d be pushed to pick a favourite room at The Golf House. It could be the big galleried atrium, or the master bedroom with en-suite bath-

About the area Situation: The Golf House is close to the village of Kingswear, which has a post office, village store, and marina, and is across the river from beautiful Dartmouth. The latter is a vibrant community with historical buildings, independent shops, great food, and tourist attractions. Roads: You’re well down the South Coast here, but the roads are decent – it’s about six miles to the nearest A road at Paignton. The A38 is about 20 miles away. Railways: The nearest mainline station is Totnes (11 miles). Air: You’ve got your own heli-pad, or else it’s Exeter Airport (33 miles). Schools: Kingswear Community

Primary School is Ofsted-rated “Good”. There is secondary state education available at Dartmouth, Brixham, Paignton and Totnes. Nearest independent schools are in Totnes and Paignton, with more options in Plymouth and Exeter. Days out: This is a beautiful part of the country, especially for anyone who loves being on the water. Plenty of sailing and coastal walks. Dartmouth has a steam railway, castle, museum, and beaches. Eat out: The Ship Inn in Kingswear is an atmospheric pub with great seafood; in Dartmouth, you can eat at the Floating Bridge and hop right back on the ferry home.

Sandra and George have put their touch on The Golf House in the form of this curving infinity pool and hot tub, where you can relax and gaze at the vista below room, dressing room and commanding balcony. Or, maybe it’s the beautifully-appointed kitchen, with granite and beech, and integral Miele appliances. Technology buffs will enjoy the selfcleaning glass on the top floor, and the state of the art electrical and audiovisual systems, including a Bang & Olufsen sound system. There are four double en-suite bedrooms, a study, a gymnasium – what more could you want? Sandra and George have put their touch on The Golf House, in the form of a curving infinity pool and hot tub. “Floating in the pool is lovely – there’s nothing between you and the view,” says Sandra. “You can also turn on a current for exercise – it’s very convenient.” They’ve also put in (and made use of) a heli pad, which can double as a play area for children. Dartmouth is a sailor’s paradise, a big draw for anyone who loves to be on the water. The Andersons love motorboating, and for a time kept a boat at nearby Noss marina, only a ten-minute walk from the house. The Anderson boys are now 13 and 20, and their schedules are increasingly busy. The four years the family has spent at Kingswear are coming to a close. “It will make a wonderful house for someone, and we are sorry to be leaving,” said Sandra. “We have enjoyed our time in this area.”

Okehampton Castle in Mid Devon, built between 1068 and 1086, is a motte and bailey castle with a stone keep. It was used as a fortification until the late 13th century, and was then remodelled as a hunting lodge with a deer park. It took numerous batterings in the Wars of the Roses, and its owner Henry Courtenay was executed in the 16th century, after which it was left to decay – many locals thought it was haunted. Centuries later, it’s a majestic ruin. Where to stay: 1 Priory Cottages (Helpful Holidays reference J29) is an atmospheric thatched cottage linked to the Cistercian monks of Brightley Priory. Ask the experts Your holiday let questions answered Q. I’m not always able to greet my guests. What’s the best way of making sure they feel welcome on arrival? – MJ, Redruth A. Melanie Cassidy, property manager for Helpful Holidays, says: After a lengthy journey, guests appreciate a cottage ready to walk into and relax. Directions and key location details should be easy to follow and, except in the height of summer, the outside light should be on. Once inside, a ‘welcome’ card is a friendly gesture; you may wish to follow this up with a phone call to ensure they’ve settled in and are happy with everything. If the weather is even a little bit chilly, the heating should be on (long enough to be effective), fires should be laid, there should be hot water in the tank and fridges and freezers on with ice cubes in the tray. Fresh flowers are a welcoming touch. Many owners do much more and welcome guests with homemade cakes, cream teas, starter packs of local goodies, mini-hampers or boxes of chocolates. Even if you rely on a caretaker, providing a card and tea tray or simply a bottle of wine is quick and easy.

Hilltop Restormel Castle is perfectly round outside and in. Many castles host special exhibitions, from falconry to battle reinactments estuary for centuries – its gun tower is the earliest surviving example for use with heavy cannon. John Hawley, who directed the build, was the inspiration for Chaucer’s shipman in his Canterbury Tales; his castle was besieged during the Civil War and attacked and taken by the Parliamentarians in 1646. After shielding to Queen Henrietta Maria and the Prince of Wales (Charles II) in 1644, Pendennis was then attacked from land and sea by Parliamentary forces. This castle was also used in World War II, and is now a colourful visitor attraction run by English Heritage. Where to stay: Boslowen (S211) on the edge of Falmouth is a comfortable, private apartment for four, a short walk from Swanpool and Gyllingvase beaches. Making your holiday cottage one that guests want to return to often should be your aim. People like a place that makes them feel special, so ensure your cottage is spotless for every booking. Simple additional touches such as ensuring lights are on when guests arrive in the dark and leaving a homemade cake or starter pack of goodies shows you’ve considered the comfort of your guests. These small, modest acts of generosity win people over and owners who welcome guests warmly rarely get complaints and enjoy more repeat bookings. After a booking, invite feedback: what could make your customers’ holiday even better next time?

If you can implement their suggestions, do write to let them know – they’ll think you’ve done it specially for them! Visit England reports that 68% of those making a repeat visit did so as they knew what to expect and it was easy to book. Make it easy for guests to book again and perhaps consider offering a repeat booking discount which you can personalise.

Q. How can I avoid a calamity due to burst pipes when my holiday home is unoccupied in winter? – AH, Dulverton A. Gill Nicholls, property manager for Helpful Holidays, says: The simplest and most costeffective solution is to time your heating to come on automatically each day at a low setting to prevent your property becoming bone-chillingly cold. Leaving the loft hatch and kitchen and bathroom cupboards open allows warmth to circulate around the pipes and cold water tank and ensure the pipes and tanks in the loft are insulated and lagged. Additional measures will depend on what type of system you have. A cold water tank in the attic gravity-feeding a boiler, taps etc will benefit from being drained, along with all the piping and any heating boiler and its radiators. A combination boiler fed straight from the mains is simpler and doesn’t involve an attic tank full of water, but for either of these systems we recommend using a reputable plumber. It’s sensible to ask a neighbour or caretaker to make occasional checks on the property and its heating system during very cold weather.
