An Exeter developer has beaten off more than 2,000 competitors to win a national award. Heritage Homes bagged Development of the Year for its Holland Park site in the city centre (pictured above). The award ceremony, hosted by TV star Hugh Dennis, took place in London. David Lovell from Heritage Homes (inset left, with colleague Andy Martinovic) said: “We pride ourselves on our craftsmanship. A high level of quality and style applies to all our homes and has earned us an enviable reputation.” Judges were impressed by the classy yet practical design as well as the workmanship inside and out. Holland Park is Exeter’s first “zero carbon” homes development.

Seaside towns are among the 20 property “black spots” identified by a new survey. Research by Home.co.uk shows that property prices are falling by more than seven per cent per year in the worst affected areas. Landlords’ return on investment is also on the slide, with 11 locations recording negative real per cent yield, which occurs when the property value depreciates by more than the annual rent. The “black spots” included Poole in Dorset, where prices have fallen by 7.1% over the last year. The North East of England came off worst in the research. However, even prime London boroughs such as Belgravia, Soho, and Westminster were on the list.

McCarthy & Stone, developers of retirement apartments, has submitted a planning application to transform land off Harbour Road in Seaton with a retirement living scheme. In 2013, East Devon District Council had granted permission to another company to redevelop the site with a 100-bedroom hotel scheme. Since then, plans have had to change. Shane Paull, from McCarthy & Stone, said: “Tourism is clearly important for Seaton, and we have received comments from the community who wish to see the hotel scheme brought forward. Since 2012 extensive efforts have been made to uncover interest in the site, but with no viable interest.”

Housing Minister Stephen Williams MP (pictured, above left) was keen to hear how the Government’s Help to Buy initiative is assisting purchasers when he visited Linden Homes’ Home@Heartlands development in Redruth. Mr Williams toured the new development, where almost a third (30%) of sales have been made through the scheme. He met a family who had been able to buy their first home using Help to Buy and discussed on-site training opportunities with an apprentice. The Minister was also keen to learn more about the energyefficient new homes (Level 4 of the Code for Sustainable Homes) which

will reduce energy usage and have a positive impact on utility bills for all residents. He said: “It was great to meet a young family who, thanks to Help to Buy, are now in their new home. They are joining 53,000 fellow new homeowners across the country. “Home@Heartlands shows that the scheme is getting Britain building, with companies like Linden Homes building more sustainable and affordable housing, which is helping get many more people on to the property ladder as a direct result.” Mr Williams was given a guided tour by Linden Homes’ regional managing director for the South

Love at first sight in West Cornwall Many people who move to the Westcountry quote “lifestyle change” as their motivation, but Bob and Kate Amos had a particularly poignant reason to take stock of their lives. Ten years ago Bob had his nose to the grindstone in Bedfordshire, putting long hours into his defence engineering company. The shock came when Kate lost her parents tragically. “I realised that I wasn’t seeing enough of our three children,” said Bob. The couple decided to sell the company, and with the proceeds, find – or create – the ultimate family home in Cornwall. They fell in love with Halankene, near Hayle, the moment they set eyes on it. “We just loved the house and we bought it without knowing much about the area. Well, we really landed on our feet. Hayle is a thriving town with a lot going for it – and so near great beaches. We have had such a lovely life here, and now we wouldn’t dream of leaving Cornwall,” says Bob. Halankene lies on the rural outskirts of Hayle in the hamlet of Joppa. Close by is Hayle’s large open estuary and a wild bird sanctuary. The previous owner of Halankene was an entrepreneur who had made substantial renovations to the historic property, thought to be originally a farmer’s cottage with an attached piggery. The Amoses were told by the estate agent that it was already in the top five per cent of properties in Cornwall. But this was to be not only the ultimate family home, but also the

His ambitions didn’t stop there: in a one-and -a-half-year building project, the Amoses doubled the house’s size, adding a fabulous cinema lavishly decorated in art deco style, top spec new kitchen, and stylish holiday lodges to bring in rental income. The property also has a beautiful indoor pool. The Amoses love Halankene’s period details – when a well was uncovered during building works on the kitchen, they put in a glass top and lighting to incorporate it into the scheme. The oldest part of the house is now the cinema – but the screen will retract into the ceiling to reveal

About the area Hayle: This West Cornwall estuary town (actually, “hayle” means estuary in Corn ish) is a busy place with plenty of commu nity spirit. It has a main street full of locallyowned businesses, and a project under way to develop its South Quay. Hayle sits in the beautiful Bay of St Ives, with great beaches and scenery. St Ives is famous for its art scene and thriving tourism economy. Roads: The house is only minutes from the A30 trunk road. Rail: Small Lelant Saltings station has a service to St Ives. The LondonPenzance line stops at Hayle and St Erth, also nearby. Other travel: Newquay Airport is 30 miles away.

Schools: There are two Ofstedrated “outstanding” primary schools in Hayle: Penpol School and Bodriggy Academy, as well as independent St Piran’s. There are state secondary schools in Hayle, St Ives, and Camborne, with private alternatives in Truro (20 miles). Days out: Hayle has a world-class surfing beach, so bring the board and catch some waves. Go gallery hopping at the Tate of St Ives and the Barbara Hepworth Museum, and grab a bite to eat afterwards in buzzing St Ives. Eating out: Bob and Kate love the cafe at Scarlet Wines in nearby Lelant Saltings, serving fresh seasonal food and of course a great selection of wine.

The music and dining room has an archway to the open-plan sitting room, a lovely place to relax. There is also a large conservatory and an office/study – a place for everything

Saving bees will For some time, environmentalists and horticulturists have been urging gardeners to let their grass grow a bit longer, leave at least one area of their garden ‘wild’ and create nooks and crannies in the form of log piles to allow wildlife to flourish. Now, with the recent launch of the government’s Bee and Pollinator Strategy, a ten-year plan announced by environment secretary Elizabeth Truss, we can do more to encourage a “flower-rich habitat” in order to provide more homes for wild honey bees, bumblebees, butterflies and other pollinators. Scientists warn that British bees are in serious decline, with 71 of our wild bee species under threat and more than 20 already extinct. Loss of habitat and forage are the main problems facing wild bees. The strategy is supported by the government’s Call to Action – Bees’ Needs: Food and a Home, launched earlier this year on www.beesneeds.org.uk, which offers a wealth of tips on how to help these valuable creatures flourish in our gardens. Guidelines include: ■ Grow more flowers, shrubs and trees that provide nectar and pollen as food for bees and other pollinators throughout the year – pussy willow, primroses and crocuses in spring, lavenders, meadow cranesbill and oxeye daisies in summer, ivy and hebes in autumn, and mahonia shrubs and cyclamen in winter. ■ Leave patches of land to grow wild with plants like stinging nettles and dandelions to provide other food sources (such as leaves for caterpillars) and breeding places for butterflies and moths. ■ Cut grass less often and ideally remove the cuttings to allow plants to flower. ■ Avoid disturbing or destroying nesting or hibernating insects in places like grass margins, bare soil, hedgerows, trees, dead wood or walls. ■ Think carefully about whether to use pesticides, especially where pollinators are active or nesting or where plants are in flower. Consider control methods appropriate to your situation and only use pesticides if absolutely necessary.

As the decline in bees continues, the Government's newly-launched Bee and Pollinator Strategy aims to buck the trend. Hannah Stephenson looks at how gardeners can do their bit to encourage bees back into their garden People should understand that the beauty of a flower has nothing to do with its nectar content. Modern plant breeding has tended to value showy flowers more highly than the welfare of the insect world, so the latest double begonia or frilly

British bees are in serious decline, with 71 of our wild bee species under threat carnation probably won’t attract pollinators. Double flower varieties have extra petals but produce less pollen and nectar. For example, a study comparing four varieties of dahlia found that the

double ‘pompom’ and ‘semi-cactus’ varieties were less attractive than open-flowered varieties. Many good nectar plants have inconspicuous flowers and often oldfashioned ones are the best, but that doesn’t mean they have to be boring. Foxgloves, hellebores, wallflowers, red valerian, ice plant and Verbena bonariensis all produce loads of nectar, as do many winter-flowering heathers. It’s also important to provide good nectar sources for as much of the year as you can. Social species like bumble bees need food for the queen bees in spring when they are founding the nest, throughout the summer for the workers to rear the young. At the end of the season for the young queens to build up fat stores before hibernating for the winter. Late-flowering, nectar-rich plants include dahlia, fuchsia (single varieties), Michaelmas daisies, marigolds, lavender and knapweeds. Ivy is a good autumn source of nectar for a range of species including honey bees, ivy bees and hoverflies, and is the larval food plant of the holly blue butterfly. Herbs including chives, borage, hyssop, rosemary, sage, thyme and fennel are also rich in nectar, while less common perennials including Calamintha nepeta, Veronica and Liatris spicata will also attract bees and other pollinators. Don’t forget moths, which tend to be night-feeding – so include fragrant

The best of the bunch – Pyracantha As well as being a great deterrent to burglars, thanks to its spiky, unforgiving thorns, this tough, evergreen shrub produces an array of dazzling berries at this time of year in shades ranging from ruby red to bright orange and yellow. Often grown as a hedge, it should thrive in any fertile, well-drained soil. Good varieties include P. 'Golden Charmer', which bears clusters of small white flowers amid glossy green

leaves in early summer followed by bright orange berries from autumn through winter, and P. 'Soleil d'Or', which bears vivid yellow berries. Pyracantha can also be walltrained, which shows the berries off beautifully. On wall-trained plants, shorten outward and inwardgrowing shoots in midspring, trimming sideshoots to two or three leaves after flowering to reveal the berries.

If you are one of those organised people who like to pre-cook and freeze some of your dishes before Christmas, then sage and onion stuffing may be on your mind. Sage is that versatile aromatic herb which comes into its own during the festive season. It should be planted in late spring or early summer in a sunny, sheltered spot with well-drained soil, ideally in a container with plenty of drainage material in the bottom. Water it in well and then in dry spells

until it is established, when it will become more drought tolerant. Sage leaves can be dried in the summer for winter use. Leaves should be dipped briefly into boiling water then cold and laid out on baking sheets to dry in the airing cupboard before being stored in air-tight jars. You can also freeze sage by placing leaves on a tray in a freezer, then once frozen removing them and putting them back in the freezer in an airtight container.

However, it is better for a property to be heated and ventilated than to be left dormant, possibly resulting in damp and mustiness which will require effort to eradicate in the spring. Consideration needs to be given too to the general running costs for utilities, which will apply even if the cottage is empty, as well as the need to drain water tanks to prevent freezing. Letting a property during these months potentially generates a small profit, whilst leaving it empty could conceivably cost you money. The internet gives such a wide choice to the holidaying public that requests for discounts are now common. We’ve all got used to bargaining a bit – it’s normal practice in many countries. Agreeing to a discount depends largely on how keen you are to gain a booking. Establish the amount of discount your enquirer is seeking. If you consider it unrealistic, then decline, but do suggest the amount of discount you are prepared to offer. If with the discount it is financially viable for you to take the booking, then you have your answer. However it’s counterproductive to accept or offer discounts too far in advance – a month before any given week is probably early enough. Sometimes a potential visitor will ask for a discount, but when refused will still book, based on the principle that if you don’t ask, you don’t get! However, if you find you are

having to discount regularly, then take a good objective look at your pricing structure and your advertising.

Q. I’ve been told I need to fit window restrictors to upstairs windows in my holiday cottage. Can you please explain why this is? – MH, Penzance A. Gaby Wakley, property manager for Helpful Holidays, says: Many older cottages and houses have windows with low sills, and any window with a sill lower than 80cm above floor level (as defined by Fensa, the industry standard scheme for window and door replacers) is considered a falling hazard, particularly when small children are staying. Many low windows are also designed, or have the potential to be used, as a means of escape so ‘permanent restrictors’ (those that cannot be released and would not allow an opening where a 100mm sphere could pass through) are not suitable solutions. The window opening needs to be reduced rather than the window locked tight, and a mechanism is required that means in the event of fire the window can be used for escape. There are several varieties of window restrictor; all provide an easy method of releasing the restraint in an emergency, whilst ensuring small children can’t accidentally fall out.
