A Westcountry estate agent is doing its part to promote exercise for young people. Linden Homes is supporting a new mountain biking club at Blackpool School in Liverton, Newton Abbot. The team has won second place in the final of the Devon SSP Inter-schools cycling competition, which took place at Haldon Forest near Exeter. This puts them in contention for the Devon county finals. Biking club founder Andy Southcott said: “The uptake has been fantastic – we have 27 members, enabling us to have three teams for future events. “We’re delighted Linden Homes was able to help us by providing much-needed cycling jackets.”

Landlord and tenant relationships are often rocky, but sometimes they border on the downright bizarre, as highlighted by new research by AA Home Membership. Landlords commonly complain about broken furniture and unkempt gardens, but many have encountered more unusual problems such as: ■ Tenants removing the boiler and taking it with them when they leave. ■ Restoring cars, leaving everything covered in a film of black oil. ■ Leaving underwear in the fridge. The study revealed that a total of 22% of landlords had had a dispute with their tenants, with more than half of these being about property damage.

Richard, as he prefers to be called, is a great admirer of this style of architecture. “The property was designed at the request of the Duchess of Bedford who wanted a really nice vicarage for the first vicar,” he says. “It is very elegant and expertly fitted out with high ceilings. It is a beautiful building constructed from granite. You don’t find houses like this now. In the 1800s they really did build them properly. All these stone blocks were hand hewed.” A further attraction was it being located in the heart of the village, yet having the illusion of being apart. You approach the former vicarage through electronically-operated wrought iron gates. Passing under a canopy of foliage, wheels crunch over a large gravel turning area before halting in front of the Tudor-style property. Bathed in April sunlight the building looks both imposing and inviting. Designed by the architect Edward Blore, it is constructed of stone-
Roger Malone finds a gem of a property tucked away in a lovely West Devon village dressed elevations under a gabled slate roof. Mullioned windows and the tall groups of diagonally-set chimneys add to the architectural effect. The date of the property, 1837, is set in stone above the door of the entrance porch. When first approaching it, Richard recalls that The Old Vicarage appeared less than at its best. “It was in a poor state – but I fell in love with it because the potential was so obvious.” He promptly set about improving it with new central heating, and new plumbing and electrics. Much to Richard’s delight, the elegantly-proportioned property with its high-ceilinged main reception rooms had a number of original period features, including gothic marble fireplaces, decorative cornicing and ceiling moulds. It is easy to understand why General Sir Richard Lawson fell in love with this elegant Tudor-style property at first sight. Below, the six symmetrical triangular rosebeds which he restored there was no interior connection. Access was achieved by popping out of one front door – and into the other. However, at some time a previous owner combined the two properties internally, and Richard has made further beneficial enhancements. Silent Witness star Emilia Fox tells Hannah Stephenson about the inspiration behind her glorious cottage garden At the end of a hard day’s filming, Silent Witness star Emilia Fox likes nothing better than to venture into her oasis of calm, with its walls of lavender, pretty clematis and fragrant roses. The south-facing garden, which complements her elegant Victorian home in west London, was lovingly created with the help of her garden designer pal, Sue Gernaey. Emilia says that if she could change her own career, she would become a gardener. “I’m constantly begging if I can come and work for Sue, so I can give everything up and become a gardener,” says Emilia, the daughter of actors Joanna David and Edward Fox. The garden has been a labour of love for the 39-year-old actress, who is the face of B&Q’s new campaign to replace all polystyrene packaging in its range of bedding plants and use non-peat compost. “When I first moved in, the garden was full of rocks and stones and lots of odd protruding wood, but it had a
lovely, huge bay tree and I’d always dreamed of having my own proper English country cottage garden. I’ve always found cottage gardens very romantic and I’m probably a bit of an old romantic. “So, we took the whole thing out

Emilia says that transforming her garden is the most rewarding thing she has ever done “I also wanted there to be a lot of roses because when I moved in I was having my little girl, who is called Rose. So, where you sit outside to eat, there are a lot of roses. “There’s also a wall of lavender by the table, leading on to a traditional lawn which is curved at the top and then surrounded by beds of roses, clematis and herbs, passion flowers and myrtle, all the things that make it
smell delicious in summer. “My favourite plant is the Natasha Richardson rose, a beautiful light pink rose with an old-fashioned scent. My sister got it for me in memory of Natasha, who died in a skiing accident in 2009, and it’s just outside the back door underneath the lavender wall.” Emilia also wanted to replicate some of the sensory elements of gardens she’d experienced in the US.
“When I lived in Los Angeles, everywhere you went there were delicious smells at night. I knew I couldn’t recreate the same thing but I wanted a similar feeling of every sense being stimulated when you go out into the garden.” This clear passion for gardening comes from her mother, she explains. “My mum has incredibly green fingers. My childhood memories are of hyacinths and paperwhites up the stairs, while the table was always full of wild flowers and sweet peas. Now, I buy a ridiculous amount of flowers and put them outside as well, so what you look out to at the moment is lots of beautiful burgundy ranunculas and tulips and tuberosas in those oldfashioned enamel jugs. “I’ve always felt that wherever you go, if you’ve got flowers it will feel like home.” Despite a busy acting career, Emilia tries to spend as much “therapeutic” time in the garden as she can. “It’s probably one of the most rewarding things, because you get to see the results.” She is supporting the B&Q Teabag Technology(TM), easyGrow(TM), recycled plant trays which contain enough virtually peat-free compost for as many as 20 of its bedding plants. Bedding plants are potted up in a self-contained biodegradable “teabag” made from corn starch, a renewable resource that is fully compostable. “It’s key that we care about the environment as much as how beautiful our gardens are,” she says.

Among the inspirational show gardens on permanent display at The Garden Park, Trago Mills is one that takes its theme from the wonderful and historical gardens along the coastline in Cornwall. the sub-tropical regions of the world. At the end of the 19th century and into the 20th century, Cornish plant hunters travelled all over the world, including the far reaches of China and India. They came home laden with specimen plants that were planted up in the gardens of many of the county’s stately homes. The offspring of these original plant trophies form the basis of the many glorious hybrid varieties developed by horticulturists ever since. Paul Stone, the multi award-winning garden designer who created the show gardens at The Garden Park explains why he felt that showcasing this Cornish Seaside Garden was important. He says: “I love Cornwall and its magical world-famous gardens, and I live in Falmouth. Trago began in Cornwall so there is obviously a strong link there too. I wanted to give everyone a taste of Cornwall’s unique seaside romance, with a Mediterranean feel.” Taking inspiration from Cadgwith Bay and Falmouth Pavilions, Paul created a setting with a boathouse, a fishing boat, a stony shore and even a cave.

Home truths by Paula Nicholls Interior design expert I needed a weekend away as I have been busy to the point of exhaustion recently. I’m currently working on a handful of projects that could each be game changers. I enjoy it and feel a sense of massive achievement as another mighty administrative barrier is conquered, but a holiday was definitely required with the people I love. We opted for a holiday in Devon, staying in a lock-keeper’s cottage (pictured below), which is lovely. We leave the car a mile away and carry our holiday requirements in a rucksack and wheelie suitcase that chinks over the pathway. The place is simple, no TV or Wi-Fi, with tasteful furniture and a woodstove that throws heat out all weekend. Our dog, Maggie, curls up by the fire. She had a cancerous lump removed a few days before and is flitting between feeling sorry for herself and her usual frantic abandon, and we all sit, tell tales and drink and each of us takes time to tell her what a lovely girl she is, and how brave. We adore her and she adores us back, it’s a reciprocal relationship. Although I work in the creative industries, very little time is actually spent creating. Mostly I’m adding figures on an Excel sheet and after about two weeks poring over them, they add up correctly. Designs are imagined in my head for months until the day comes when I can commit them to paper, or rather screen. Colours are inspired for me as much by hedgerows or stormy evenings as seaside detritus glimpsed against pebbles or the shade of someone’s coat in the Co-op next to a cardboard box. The idea that we can only be moved by a scenic view or a renowned composer is not true. I’m inspired by all kinds of things – death, birth, triumph, old ladies chatting to you about a lovely day, cats entwining. Our little holiday cottage, that at one time housed a family in its tiny rooms, is secure on its own grassy

island in the River Exe, although we are connected to Topsham by a tiny ferry, just big enough for Mike the ferryman, a few dogs, whippet-fit walkers and us, plumper and slightly blushed by wine. As we punt across the river, the church on the opposite side peels its bells. From the boat we see a couple descend the steps, a sea breeze and grey sky spinning the bride’s headdress around her head. Best of all, though, is the sound of cheers and laughter from across the water. It brings tears to my eyes, and I have to pretend the wind has made my eyes water. A long stretch of steps link the churchyard to the waterside, along which men in black

My husband pipes up and reminds me of the film Far from the Madding Crowd where Fanny Brice pitches up at the wrong church and her beloved Sergeant Troy is waiting in another, his love turning to fury. We feel relaxed and unburdened, for the time being, by thoughts of Excel sheets, as the bells ring on. How to choose a Miles Kevin of Chartsedge estate agency provides some pointers on selecting the right agent to sell your home There are many factors that can make all the difference to a successful sale of a holiday home. Based on my many years of experience with a company specialising in such sales in the South West, here is what I have learned about this sector of the property market. 1. Local knowledge

Strangely this can be a disadvantage. A local agent can be blinkered in the way they know what local people will pay for a full residential house. A person who is looking to live in the house they purchase will not know to factor in the holiday letting income that such a property could produce. A local agent may not know what a buyer from outside their area would be prepared to pay. This could lead to them undervaluing your property. 2. Understand holiday letting Choose an agent who has had experience of this market and knows about changeovers, letting costs and the regulations. A knowledgeable agent needs to convey to a buyer the benefits and the implications of holiday letting a property. 3. Experience and expertise Ask the agent how many properties they have sold to second-home owners recently. If they only sell to local people they may not be the right agent for you.

The holiday cottage industry is increasingly competitive, but there are ways to ensure your property books well. Fundamentally, you need to own the right type of property in the right location. Scrupulous cleanliness, quality decor, extra services and effective housekeeping will increase its popularity and its income. The most effective way of maximising bookings is to get the pricing right. At the heart of the most profitable self-catering properties is a good partnership between agency and owner. Some agencies

We recommend an A4 ring binder with laminated pages or plastic sleeves, clearly labelled and left in a prominent place, with a welcome note at the front. Basic information should include what to do in an emergency, with the cottage address plus postcode and OS map reference for the emergency services, the phone number if the cottage has one and location of the closest public telephone, as well as phone numbers for you and your caretaker and agency if relevant. Contact details for facilities such as an A&E department, and doctors should also be listed. Appliance manuals can be incorporated, or you may prefer to file them separately. But you should clarify in the folder the location of the stopcock, gas tap, fuse box, heating and hot water controls, first aid box, torch, spare bulbs, and explain the rubbish collection and fuel supply if you have a fire or woodburner.
