Becky Sheaves, Property Editor of the Western Morning News, won an award at the national LSL Property Press Awards this week. She won the Bronze Award in the Regional Property Journalist of the Year category. “I’m delighted to have come in the top three nationally, in such a hardfought contest,” says Becky. Becky also made it into the final six shortlist in two other categories at the awards. She was shortlisted for Garden Writer, a category that was won by Bunny Guinness of The Telegraph, and Property Staff Writer, which was won by Deirdre Hipwell of The Times. The awards ceremony in London was hosted by TV newsreader Julia Somerville.

The latest research from Legal & General reveals that almost two thirds of consumers (65%) in the South West are not preparing for a mortgage-rate rise in the next two years. What is more, the study into “mortgage moods” found that only 8% of those polled in the South West are considering re-mortgaging in the next 12 months. By contrast, 39% of homeowners in the North West are preparing for a rate rise. Jeremy Duncombe of Legal & General warns that the base rate of interest may rise in 2015. “The record low interest rates we have seen in recent times are not going to be around for long. By not re-mortgaging, homeowners might miss a record low interest rate.”

When Donald and Linette Wilson decided that they had reached the sort of advanced age at which it would be sensible to buy a house that was all on one level, they started looking around the property market in Cornwall. Donald, a structural engineer, was keen to use his building experience to find a bit of a project and add some value. Little did Linette guess the scope of his ambition, however, even at the age of 74. “Donald found these derelict farm buildings and bought them together with the land. When we came to view the property, there was a great big sow plopped in the barn here,” she said. “It was quite unnerving looking around with this massive animal sitting there on its side – I didn’t know what she would do.” In the rolling hills near St Keyne in South East Cornwall, Donald had discovered a diamond in the rough. He spotted that Olde Pensipple had the bare bones of a lovely farm complex with the ability to sustain itself through holiday lets. It was certainly well situated, with beautiful views and a spring-fed lake, close both to Liskeard and Looe. With a nearly nine-acre package of land, there would also be plenty of space to accommodate the couple’s hobbies: horses for Linette, aeroplanes for Donald. The buildings were the biggest challenge, however. “The main barn had no roof at all,” said Linette, who has been married to Donald for 17 years. “One part was all full of old gas canisters. There was a tree growing up through the middle. I was quite cross with him really – we’re getting older, after all.” But Donald, whose career includes piloting aeroplanes dropping parachutists over the countryside, was undaunted. With decades of experience, he knew exactly what was needed to convert a ramshackle complex of old stone buildings into an efficient and attractive home and five standalone holiday lets. “We had to overhaul everything,” remembers Linette. “You couldn’t even drive a car in, the ground was so lumpy and bumpy. We put in drains, and a water supply. We sandblasted the barns and injected damp proofing. “Donald has a great eye. He can just look at something and see how it should be. He’s always been that way: he built his first house when he was about 20.” Over the course of the next few

The main house is designed to strike the right note between farmhouse tradition and modern lifestyle. Donald used many original and local materials to accent the building. The living room is dominated by a natural stone open fireplace sporting a woodburning stove, with exposed granite lintels and beamed ceiling. The dining room has ceramic tiled floors, with impressive natural stone work on the walls and, again, granite lintels. The morning room, or sun room, has double glazed wooden windows with stunning views across the fields. “The morning room has scope to be converted into a separate annexe,” said Linette. “It is a lovely room, and attached to a garage with its own entrance if need be. “Rather than the far-reaching views you’d find on top of a moor, we have hillside views. In a way it’s more interesting.” Linette says she loves her kitchen, which has a big Heritage range oven and oak kitchen units. Upstairs, the exposed stone theme is continued in the master suite, where a dressing area boasts fitted wardrobes and a decked veranda – “it is so lovely to sit here with a glass of wine and watch the sun set,” said Linette. The master bedroom is en-suite, with a double corner shower cubicle, low level WC and bidet, heated towel rail and solid oak flooring.

Guests and family alike will love the whirlpool-style bathtub. “It’s hard to say what my favourite room in the house is,” said Linette. “It’s also such a tranquil setting here. There is wonderful wildlife – lots of birds and fallow deer in the summer. The lake attracts a variety of creatures, from dragonflies to ducks and Canada geese. It’s magical, really.” The tranquil setting and proximity to Cornwall’s south coast is also a selling point for the tourist visitors here. The five self-contained holiday lets are called The Olde Barn, The

Stable Barn, The Shire Horse Barn, The Hayloft, and Pensipple Barn. Full of character, they are all one bedroomed and can be let individually or together for larger groups. Linette loves her stables, home to her two horses, a Spanish Andalusian and a lightweight Irish cob. She used to compete, riding Westernstyle, but these days is happier simply hacking out and taking part in the odd endurance ride. “There’s very good riding nearby. The nearby lanes are quiet, and right now full of primroses and wild garlic. Duloe Woods and Herodsfoot Woods are both close by. I’ve ridden to the beach at Seaton before – it takes about an hour and a quarter to get

there, and it’s a fun adventure.” The equestrian facilities include a converted stable with two loose boxes and plenty of room for more, with a fodder storage area, tack room and cloakroom. Currant affairs are I find it impossible to resist currants. These shiny little gems are the sparkling precious jewels of the plant world. They remind me of dark-asmidnight rubies and iridescent strings of pearls. Summer’s bounty of black, red and white currants soak up the sun and explode on the tongue. Rich and luxuriant in colour and flavour, intensely aromatic and bursting with Vitamin C, they will reward you year after year with their abundance of glorious fruit. And the good news is, currant bushes are both easy to grow and reasonably well-behaved. If, like me, you grow your fruit and vegetables organically, then currants are a great choice because modern varieties rarely suffer from pests and diseases. They thrive in our climate, in a sunny or partially shaded spot, and you won’t need many bushes to keep you supplied with fresh fruit throughout July and August. I first started growing currants many years ago because I was finding it increasingly difficult to buy them in the shops. Plant a currant bush this spring and you will soon be picking mouth-watering bunches of plump, juicy berries. All currants need moisture but a well-drained soil is essential. You can plant bare-rooted varieties (which are cheaper) between October and March, so there is still time to get some in the ground now. Containergrown currant varieties can be planted all year round, as long as the ground isn’t frozen or water-logged. Both types are widely available in garden centres and nurseries. I find it is best to go for two-year-old plants. Choose a sheltered location and leave a good space around each when planting, to allow the bush to spread about three feet all round. Add a good top-dressing of compost or well-rotted manure. Repeat this every spring and they should keep you well supplied with fruit for at least 20 years. Don’t worry if you are short on

There are two ways to harvest currants. You can snip off each cluster of fruit with secateurs and take them indoors to remove individual fruits or you can do it my way. Unlike strawberries or raspberries, you can leave ripe currants on the bush for a couple of weeks without reducing the quality of the fruit. Blackcurrants are my favourite, if only for their versatility and prolific fruiting. Most people find them too tart to eat raw but if you pick them towards the end of the season, especially after a particularly sunny summer, they are delicious. However, sweetening and lightly cooking them releases an astonishing depth of flavour that, I reckon, would impress even a seasoned wine taster. One of my favourites – and one we grow outside in the fruit garden at the Eden Project – is ‘Ben Connan’. It is a really good cropper with big, juicy fruits. Another of my favourites is ‘Red Start’, a brilliant new redcurrant variety with a great future. Its leaves appear a little later than other varieties, thereby avoiding any frost

The Garden Park at Trago Mills, Newton Abbot has a superb display of show gardens designed by Paul Stone, the Westcountry-based landscape designer who has won many gold medals at the Chelsea Flower Show, writes Becky Sheaves. Over the next few weeks, we will be taking an in-depth look at Paul’s designs, with a view to helping you create some of the looks at home. Our first focus is Paul’s Japanese ‘Strolling Pond’ Garden, pictured below. Japanese gardens are traditionally miniature landscapes, often highly stylised. Originally, these styles were developed for specific purposes. Gardens for emperors and nobles were for recreation and aesthetic pleasure, whereas Buddhist temple gardens were for contemplation and meditation. Capturing the essence of nature was also extremely important and so gardens would usually also include water (running – or in stone basins), rocks, wood, sand and fish (particularly Koi carp). Architectural features, such as tea houses, pagodas and bridges were added to create interest.

What next for farmland market? by James Baker of Strutt & Parker The farmland market in 2013 can be perceived as a game of two halves, both in the demand and quality of farms being offered for sale. During the first half of 2013, commercial farms achieved good levels of interest and sold well, while those launched during the second half of the year have not proved so popular. This trend has been seen a lack of good commercial farms becoming available during the second half of 2013. Coupled with a continued lack of appetite for residential farms, average land prices fell. During the second half of 2013, a number of residential farms remained unsold on the market, with many 100-acre units still for sale. This caused the average arable land price in the South West to fall from over £7,000 in the second and third quarters of 2013 to £6,000 by the fourth quarter, with average pasture levels in the region also falling from £6,000 in the second and third quar-

ters to £5,000 in the fourth quarter of 2013. But this current lack of demand for residential farms won’t last for ever, which is why I believe that we are near the bottom for land values in the South West. With a lack of farms coming to the market, I am expecting considerable interest in a number of holdings we at Strutt & Parker are readying for the market this summer. Land predictions are hard to make but I expect the average value of Westcountry pasture in 2014 to increase again to £6,000 or more per acre. I also expect that the arable price level in the region will increase again this year, provided good commercial farms are offered for sale. If you consider this shortage of farm sales with what looks set to be significant rises within the residential property market, then the value of residential farms in the Westcountry should also improve this year. Indeed, things are already on the up. We have agreed a number of

What makes a perfect smallholding? by Tig Harvey of Stags For the past decade here at Stags we have seen an increasing number of city dwellers looking to part ways with the stresses and strains of urban life, in favour of reconnecting with the land. The dream of producing one’s own food, keeping animals and living in a beautiful house in a beautiful part of the countryside can be an irresistible one, and one which has come true for many. But for others there have been costly pitfalls and mistakes along the way. So, as a general guide, what should a potential smallholder consider when searching for a perfect smallholding? The first and most important

aspect to consider is what type of land you require for your particular enterprise. Alongside this, you need to consider the location, climate and topography (including prevailing winds, aspect and gradient). These factors will all have an impact on the productivity of your holding. If you are considering keeping livestock, think about how wet the land may lie during the winter months. Many people have been caught out this year, thanks to the extremely wet winter weather causing a lack of grazing in their fields. This has numerous knock-on effects, not least the increased costs of supplementary feeding, plus the additional costs of putting the land back into good order with fertilisers. Soils with good drainage properties and nutrient retention are suitable for growing crops. Better soil generally means better crops. So – is the soil heavy clay, quick-draining sand, thin and chalky, acid or peat or a good loam? As well as affecting the productivity of the land, the quality of the soil will also have an impact on its value per acre. Sticking with the theme of land values, the average price per acre has increased consistently over the past eight years. However, land values are very location specific so it is important to have a good understanding of the prices achieved within the area in which you are searching. When weighing up your budget,

you may need to think about whether you compromise on the amount of land or on the size of your house. Location is also very important, as with any potential property purchase. The accessibility to the holding is key. Is it via tight and narrow country lanes or directly from a main road? How far are the nearest town and local shops? If you have a young family, the quality of the local schools must be researched. It is also worth considering where the nearest livestock or farmers market is if you plan to sell your produce. After all, consumers are more aware of food miles and the rising cost of fuel can reduce profitability.

There may be farm or horticultural buildings already on the site and you should assess whether these are suitable for your requirements. If not, planning restrictions will have an impact, especially if the holding lies within an Area of Outstanding Natural Beauty (AONB) or a national park such as Exmoor, Dartmoor or Bodmin Moor. Also, are there buildings which could be converted for holiday use? Many smallholders have found tourism to be a useful source of income, and one which can be highly lucrative if done well. A good example of a smallholding currently on the market right now is Limeslake Farm, pictured top of the

page. Set in the Exmoor foothills and close to the pretty village of North Molton, Limeslake has 27 acres of pasture, as well as some oak woodland and river frontage. Lucy has designs If you think of Ercol sideboards and dressing tables, then add in the iconic mid-century material Formica, there could hardly be a more 1950s interiors combination. But in the inspired hands of Penryn-based artist turned furniture guru Lucy Turner, the end result is altogether 21st century. And very, very covetable. Lucy takes the furniture from the 1950s and 60s, then gives these sturdy, mid-century classics a contemporary makeover, by applying fresh, striking designs laser-cut from that 20th century classic material, Formica. “I just love the old furniture from the Fifties,” enthuses Lucy, who works in a huge former Victorian grain store in the countryside near Falmouth. “Although it was mass-produced on a production line, the people who made it were real craftsmen. There is a lot of skill and quality that goes into these old pieces. I’m so keen to revive them and give them another chance at being the star of someone’s home once more.” Lucy, who grew up in Somerset, came to the Falmouth area ten years ago as an artist-in-residence, after studying 3D design at the University of Plymouth. She stumbled upon her unique way with furniture quite by accident, as she explains: “I bought my first 1950s sideboard for £5, and my friends hated it. But I could see the quality in it. “So I borrowed a laser cutter and added some Formica cut-outs to it, then exhibited it at a local art show. The feedback was fantastic, so I started making more. The business has just grown from there.” Back then, says Lucy, people were “just chopping and burning these old pieces” and she was able to pick them up for a few pounds. Today, they command slightly more respect and it is a case of tracking them down on Ebay. But there are still plenty to be had: “After all, back then practically every household had a sideboard, a set of matching dining chairs and a dressing table with mirrors and drawers,” she says. “There is still no shortage of them.”

Today, she has moved on from delivering each

‘I’m very influenced by seascapes and wild flowers’ piece herself in her own van and concentrates on the creative side of the business, with her designs commanding up to £1,300 or more for a sideboard. “When I first started out, I’d drive up to London every two weeks, dropping off completed orders, then driving all the way home to Cornwall collecting furniture to work with on the way,” she remembers. “Today, the business has grown to the size that it makes more sense for me to use a courier service.” Lucy’s range of designs has grown, too. She has also just designed a special edition of a nest of three tables for John Lewis, priced at £399. “I’ve just completed a very dramatic kitchen design for a house in Falmouth, with seaweed designs all

over the Bermuda-blue cupboard doors. I’m really interested in Formica kitchens. I think there is so much scope for them to have a revival, with a modern twist.” She also creates wall panels with intricate Formica designs on them, which she calls “Modern Marquetry”. The joy of Formica is that it is an eminently practical material, as she explains. “It is so robust, you can stand a hot cup of coffee on it and it won’t create a mark. It stays fresh and never fades, unlike paintwork. It really is a joy to use.” And although her base in Cornwall adds somewhat to Lucy’s courier bills, she finds the landscape and lifestyle here are all part of the inspiration. “I’m very influenced by seascapes and wild flowers,”she says. “Above all, when I’m happy, then I am creative and the ideas just pop up. Just the other day I thought of a water lily design which has worked really well. Another day it will be seagulls, or peacock feathers.” Lucy will be taking her designs to the 100% Design Show at this year’s London Design Festival and hopes to catch the eye of buyers and customers. Growing up in Cornwall, food was always a big part of our lives and still is. My mum’s family were farmers and she and her mother were wonderful cooks. An acutely vivid memory from my childhood is the meat van that used to deliver to my grandma’s cottage in Tregeseal Valley near St Just. A small white van would arrive with a macabre array of meat hanging from hooks in the back. The produce was always local and the fat on this meat was bright yellow as it came from milking stock. The stew and pasties made from this tasted both beefy and creamy and I loved it. Thus began my love affair with fat. As I’ve mentioned before in this column, I’m not much of one for dieting. My long-term mantra has been: eat good food and keep busy. My adherence to this has resulted in a consistent state of slightly overweightness which I am happy with as it leaves my mind free to do the important things in life. The devil in the pantry, though, is now said to be sugar. Apparently, we are fat because we eat too much sugar in its many forms – who’d have thought? Now we are encouraged to eat fats instead, as our ability to metabolise them is much slower and we are less inclined to put on weight. So my childhood tantrums, in which I refused anything but pure God’s own butter, have been excused by science. I was right all the time. The final conclusion on the sugars-versus-fat debate is that you shouldn’t eat processed food. But when cash is short, this can prove difficult. Within the food industry it is the extensive processing that produces the highest profit margins, processed food is cheap and nutrition non-existent. In the week where some poor soul won over £100 million in a lottery, the question came up at our house of what we’d do with the money. I’m not good at this game, I’m not

terribly enamoured with expensive holidays, I don’t like big TVs or flash cars. Obviously, I’d give loads to charities and my family (I’m like that) but after a certain amount of deliberation I concluded that my favourite thing in the world is having friends and family around for food, wine and a good chat, long afternoons going long into the night. I fear a surplus of money would make me rich, fat and drunk. Perhaps I’m better off enjoying my current state of genteel poverty, I’ll live longer this way. Work here has been incredibly busy. This year has started with so many orders that we are planning to move to larger premises. This week

So it is no surprise that, increasingly, owners want to bring their pet with them when they visit the Westcountry. After all, one of the special things about the South West is the spectacular landscape and walks on offer, which are perfect for dogs to enjoy. There is no doubt that a property which allows dogs to visit will see an increase in its annual bookings. Accepting dogs can be an important part of your holiday offer. Not only are you allowing your visitors to save on the expense and worry of arranging care for their pet while they are away, you are also enabling them to really enjoy their pet’s company while they are on their holiday and able to indulge in long walks, games on the beach, and visits to dogfriendly pubs. This sector is, as a consequence, an important income stream for holiday home owners in the South West. My advice is that, if you are keen to increase revenues, it is wise to allow dogs to stay. Research carried out by holiday lettings company Helpful Holidays over the past three years found that a quarter of all their holiday home bookings were made by visitors asking to bring dogs. The figures are amazing: out of 52,000 bookings, 13,500 included a canine visitor. How can I be sure that holidaymakers will look after it? – Mr J, Exeter A. Gaby Wakley, property manager for Helpful Holidays, says: We find that the better the quality of a holiday property and the more thought and attention to detail an owner devotes to it, the more guests will respect it. Inevitably, the nature of holiday letting means there will be some routine wear and tear and minor accidental breakages, for which it is unreasonable to impose a charge. You’ll need to allow for regular redecorating, spring cleaning and replacement of minor items when estimating your running costs. For the rare eventuality that there is more damage than is reasonable, or your property requires significantly more cleaning, we find holding a damages deposit for every booking is reassuring. Helpful Holidays’ standard damages deposit is £100 per booking, but can be more should an owner request it.

This would give you most flexibility and would make your cottage suitable for families or couples as two 3ft twin beds can be zipped together to provide a large double. We ask customers to specify their requirements before their holiday. We recommend buying good quality, new beds of moderate firmness. You should expect to renew beds around every four to

five years in a popular property. Headboards are sensible to protect the wall from marks, but footboards are best avoided since they limit legroom for tall guests. If you decide not to go for the zip-linkable option, we recommend purchasing a bed wider than the standard 4ft 6in double if the dimensions of the bedroom allow. Unusual designs, such as a four-poster, pictured below, can be a novel attraction if appropriate for the style of your holiday home.

Q. There is a small pond in the garden of our holiday home. Should we fill it in to protect young children, or is it adequate to put up a warning sign? – Mr R, Taunton A. Gill Nicholls, property manager for Helpful Holidays, says: Ponds are invariably a magnet for small children and, as the landlord, you owe a duty of care to your tenants. However, we think it’s a shame to get rid of garden ponds which offer a great habitat for wildlife and are a potential source of interest for your guests. Also, while the safety of your guests is clearly paramount, excessive use of warning signs can appear unwelcoming or officious. Happily, there are other options you can consider. Our recommendation would be to fence around the pond with a barrier which is sturdy but in keeping with your garden. Or you could have a grille professionally fixed over it which would make a minimal visual impact and leave wildlife and fish unaffected, but prevent anyone falling into the water. Holiday business sales are up 20% Sales of Westcountry holiday complexes are up 20% in 2013, compared with the previous year, according to Stags estate agency. Interest, demand and sales have also continued apace in the first two months of 2014, says Simon Cooper, a partner in Stags, who is based in the Exeter office.
