Farmers’ deadline

Twenty-five local families are now living in new affordable homes in Lanner near Redruth, in the Gyllyvean Gardens development opened by social landlord Coastline Housing. Cornwall Councillor Mark Kaczmarek performed the ribbon cutting. He said: “I would like to thank Coastline Housing for its continued support and investment in providing local needs housing across Cornwall. Social housing is about supporting people and the needs of the community. I am very proud to have been involved in the delivery of these 25 homes in my village of Lanner. These have all been allocated to those with a local connection.”

A slow August market is going to pick up in September, predicts a Westcountry estate agent – despite reports that the property market is moving from a “seller’s market” to a “buyer’s market”. The August Rightmove Index shows that asking prices have been shaved more this summer than any in the last ten years. Roger Wilkinson, of Wilkinson Grant & Co, says the picture is more complex. He says: “Any cooling-off in demand in August was entirely predictable and wholly expected. The underlying trend however suggests a very strong local property market for the foreseeable future with resurging healthy demand after the holiday season.”

Farmers and landowners planning to take advantage of the government’s Entry Level Stewardship Scheme could see their payments reduced if they do not take action before November 15, warns a local agent. The scheme offers support with environmental management, aiming to improve the countryside and recalling traditional values of land husbandry. Many landowners are tapping into the funding with an eye to increasing their property value. Matthew Hague of Strutt & Parker said: “As of January 1, 2015, there will be a requirement to have 5% of the arable area of a farm as an Ecological Focus Area.”

Living and working in an idyllic location There’s little to beat looking out to an azure sea from the comfort of your living room – apart from, says the vendor, watching the rain lash against the windows as it blows in horizontally from across the lawn (as it can only really properly do in Cornwall). while you’re snug indoors. Built on the site of a former piggery on the grounds of a centuries-old farmstead, the home he shares with his wife and baby, L’Ancresse Barn, might look like a sympathetically converted traditional stone barn, but in fact, it’s less than 20 years old. Tucked down the end of a farm track in Tregonce, a hamlet near Padstow, its closest neighbours are the 200-year-old farmhouse and an older barn – now a house that once made up the farmstead. L’Ancresse seamlessly melds with its surroundings. With it, you get the best of both worlds – the timeless appeal, materials and craftsmanship of a period home, along with modern building standards that ensure it’s cosy however dirty that the weather likes to play. Even in the depths of winter, says the vendor, the heat from the multifuel burner in the living room (one of two in the house) is almost enough on its own to keep the whole place warm in this well-insulated house. The central heating only comes into play just before retiring, to top up the temperature in the bedrooms. But the winter seems a long way off, with L’Ancresse Barn built along a north/south line and enjoying uninterrupted sunshine from the moment the sun appears in the eastern windows and sets framed by the western ones.

Catherine Barnes finds a Cornish home with amazing sea or estuary views from every room When he and his wife bought the house from an elderly couple in 1998, it was virtually new, but still had a number of jobs to be done to feel complete. The vendors took the opportunity to add an extension to the property and open up the living space and create a big kitchen/diner. The house is laid out in a way which clearly demarcates the living areas from the bedrooms, with the intersecting hallway maintaining the sense of openness and flow. All the rooms are light and spacious. While the original living/ dining area could only comfortably seat eight, the open-plan configuration means they can easily accommodate a host of family and friends.

About the area Location: Tregonce overlooks the Camel Estuary, a 0.7 mile walk or cycle ride along the Camel Trail to Padstow and six miles by car. Wadebridge is three miles away and Newquay around 16.5 miles Roads: Tregonce is 2.6 miles away from the A39. Trains: The nearest mainline Paddington to Penzance station is Bodmin Parkway, just over 24 miles away. Other transport: Newquay Airport is less than ten miles away. Schools: St Issey and Padstow primary school are rated by Ofsted as good. Wadebridge is the closest

secondary, while Newquay’s Treviglas Community College, less than ten miles way, is rated by Ofsted as outstanding. Three independents (prep, boys and girls) schools in Truro, 25 miles away. Eating out: The vendors eat at Stein’s (Padstow has St Petroc’s Bistro, Seafood Restaurant, Cafe and Fish & Chips) and also enjoy the Italian menu at Rojano’s in the Square. Days out: Pick up the Camel Trail 400 yards from the house and cycle the 18-mile route through Wadebridge and Bodmin to Wenfordbridge.

L’Ancresse Barn has a commanding view of the beautiful Camel estuary – you can enjoy the panorama from a cosy spot next to the wood-burning fire The couple also upgraded all the original fittings, including those in the kitchen, which now has a Travertine limestone floor. Out went melamine and Formica to be replaced with bespoke hand-built units with granite work surfaces forming a large peninsular unit, which is used as a breakfast area. L’Ancresse Barn is almost single storey throughout, although it does have an mezzanine study. But if you’re looking for an idyll to relocate and work from, good luck with maintaining your focus. The Camel estuary and sea views from every part of the house are amazing – you can see as far as Newland Rock. “This morning I got up and was looking at the water, bright blue, the sun shining on it and the little boats and it’s just beautiful,” says the vendor, who works from home. “The big problem is getting down to doing any work – it’s like being on holiday. And it’s so quiet; the only sound you hear is the occasional baa of sheep. There’s no traffic noise, no aircraft flying overhead to wake you up and so you do tend to sleep really well. The world really is a different place, here.” And there’s the wildlife: Some 77 species of bird have been spotted from windows, from snipe and lapwings to

buzzards and black redstarts. If you really must knuckle down and get some work done, then a short bike-ride surely won’t do any harm – and will give your energy levels a lift, besides. A few hundreds years down the other end of the farm track, you can get on to the Camel Trail, the beautiful 18 kilometre cycleway that heads east towards Wenfordbridge via Wadebridge and Bodmin. Or, if you promise yourself you won’t get too

distracted, it only takes 15 minutes or so to walk or pedal to Padstow, a journey of less than a mile long. “The great thing about this location is how close it is to Padstow,” says the vendor, who takes a constitutional along the trail every day. “Unlike other places, it’s busy and full of life ten months a year. So if you’re renting out, your season goes beyond the summer holidays and school breaks.” Indeed, when the couple rented out

the property before relocating to Cornwall and making it their permanent home, it generated a holiday rental income of around £3,000 a week. They have been advised that it could be marketed at around £3,500, to holidaymakers, today. The Camel Trail – exhilarating whatever the weather – and of course Padstow’s four famous Stein eateries, along with chef Paul Ainsworth’s Rojano’s and Number six, are a huge year-round draw. Home for the 22nd century I have been an estate agent for 30 years, and I have seldom seen a property so impressive as rubiX in Newton Ferrers. Both the architecture and the landscaping are truly remarkable. But perhaps it is the gadgetry that impressed me most – from the whizzy central vacuum system to the Sonos sound, and security features controlled by smartphone. This is truly a house for the next century, and it looks it in every detail. I was first invited to view the property by Shaun Mitchell of Mitchell Property Developments. I knew his company had a great reputation – but I was still unprepared for the experience ahead. You approach rubiX through electric gates, a very fitting entrance for this high-tech place. The garden design was the first thing that hits you as you walk in – very Zen, with lots of different shapes that soften the hard edges of the house itself. Architect Stephen Whettem was the man behind the vision – and he was there with Shaun to greet me. He said: “Shaun wanted me to design an ultra-modern contemporary smart home from the outset, so that was my challenge. “I really wanted to push the boundaries of modern engineering structure and design. To me, light is one of the essential elements – I wanted the light to flow from room to room.” rubiX is generously proportioned: it has five double bedrooms and three reception rooms. It faces south, with outstanding views over the River Yealm: east towards Noss Mayo, and west towards Newton Ferrers’ deepwater pool. You enter the house through a front door sliced through with a sidewaysfacing semicircle, reminiscent of a ship’s sail. You are immediately inside a magnificent living room, with triple aluminium sliding doors looking south to the sun terrace.

A set of glass and oak stairs lead up to the dining room, where you can stretch open the bi-fold doors on to the tiled balcony, a lovely indooroutdoor space for eating and entertaining. Porcelain tiles with underfloor heating sweep through the dining room into the kitchen/breakfast room. This has a state-of-the-art fitted kitchen, with Siemens twin conventional, convector microwaves, steam

ovens and every cool appliance you can think of. Patio doors lead you onto the private rear garden where you can enjoy breakfast in the morning sun. I gaze longingly at the study – what a lovely place to work. Upstairs are four double bedrooms. The master and best guest rooms have beautiful Duravit en-suite shower rooms, and the family bathroom suite has a freestanding bath

and double shower. Bedroom five is on the second floor, and this is truly a magnificent spot. Doors lead out to a beautiful tiled roof terrace with a hot tub and panoramic views over the River Yealm. Now I am thoroughly jealous. After my tour, I get the real treat: the demo of gadgets. Shaun, Stephen and I are boys with toys, with big grins on our faces as they run me though the Sonos streaming system

which plays bass-rich and crystalclear music in any room, controlled by a smartphone or iPad. You can listen to music together, or play different things in different rooms – so the teens can be rocking out downstairs while Mum listens to classical music in the bath. The house has been networked in each room, ready for multi room HD video distribution. We experiment with the mood lighting inside and out, Yale security system, and CCTV security cameras which can be seen from the iPad. “What are these flaps in the wall?” I ask – to find they are the vacuum system. No lugging Hoovers up the stairs, you just connect the hose and attachments. “Kick that,” Shaun says to a funny looking panel in the kitchen. When I do, the central vacuum automatically sucks all around the central island. Amazing. I reminisce that my first mobile phone was the size of a brick powered by a car battery – now, Shaun is using his slim smartphone to set the heating, select the sound surround, close the blinds, and dim the lighting before we leave. Outside, I am able again to admire the garden. Shaun engaged expert landscaper James Troup, who opted for a Japanese look to the planting. Using Zen techniques of understatement, he combined trees and shrubs with a subtle palate and a variety of shapes. Larch heartwood timbers together with English box cubes resonate with the clean architectural lines of the house. As the electric gates close behind me, I marvel at the advances in technology we have seen in our lifetime alone. rubiX is surely a home for the next generation. Thatching advice: Many people dream to own a thatched cottage, and be a caretaker of a piece of history. Besides their obvious charm, thatched properties are also practical – they are warm in the winter and cool in the summer. The Westcountry has a wide selection of thatched properties, some dating back to the 1200s, but most between 1500 and 1850. These will probably be built of stone rubble or cob and rendered, and painted white with a black band at ground level. Traditionally, the roof will have been thatched using combed wheat straw, but over the last 50 years water reed (Norfolk reed) has been widely used. The majority of these buildings will be listed by English Heritage, so owners will need to obtain consent before making alterations. If you are considering buying a thatched property but are daunted by the upkeep, or if you are a homeowner new to thatch, here are a few common questions about this wonderful traditional material. 1. How long will my roof last? In the Westcountry most thatched roofs will last between 18 to 25 years between re-thatches. 2. What maintenance must I undertake on my thatched roof ? You will need to replace the ridge every seven to ten years from new. This operation will usually include the removal of moss, algae and filling up any bird holes and patching where needed. As the roof is nearing the end if its life it will require additional repairs. It is wise to have the regular thatcher check on the roof every year – practise “little and often” maintenance. 3. Should I have a survey done – and which one should I do? Regular surveys are essential to understand the state of your roof, but not all are thatch-specific. Here are a few explained:

Use only dry hardwood logs that are two years old or more, with no softwood. For a long time now it has been a building regulation requirement to use armoured cables in thel loft, or to protect all loft cables in steel conduit. There should be no open lights in the loft, and no downlights set into upstairs ceilings. Many properties will already have a local thatcher, but do research the reputation of local thatchers to see who locals recommend. As in all

Members of both the Devon and Cornwall Master Thatchers Association and the National Society of Master Thatchers go through a rigorous vetting process before being accepted. They do undertake to uphold very high standards of craftsmanship and are true master thatchers. Some nonmembers use the title master thatcher for marketing purposes when they are not entitled to use it. There are good thatchers who choose not to be members. It is usual to obtain three quotes for re-ridging and re-thatching. Any work done above 2m will require scaffolding. 8. What about thatch insurance? Most insurance companies offer in-

surance for thatched properties – but at a price. There are several small specialist thatch insurance providers (some may require a membership). Shop around and you should find that it will not be as expensive as you think. 9. What else should I know? Supplying bicycles for guests can be a great way to secure bookings and stand out from the competition. Cycling on local trails or to the village shop is all part of the perfect holiday experience for many. If you offer bicycles they must be well maintained and regularly serviced. Guests using your bikes should wear helmets; requesting they bring their own is a courteous way of communicating this and saves you having to provide a variety of sizes. Before lending bikes to guests, consideration should be given to the consequences of exposing yourself to claims for which your holiday home policy may not provide indemnity. Check with your insurance provider, as some insurance policies may only cover for liability and theft within the grounds of your property. An alternative to risking personal liability for injury to guests using your bikes and having to schedule maintenance could be an arrangement for discounted hire with a local bike

However, if you are satisfied that the room is sufficiently large and there is plenty of alternative comfortable seating, a sofa bed could offer practical alternative (rather than additional) sleeping space for someone who would prefer not to share one of the bedrooms, such as an older child, although it wouldn’t increase sleeping capacity or allow you to charge more for the property. If the sofa bed is situated in a room that wouldn’t need to be used by others, such as a study or snug, and can be styled more as an occasional bedroom with space for clothes hanging, it could be included in the total sleeping capacity and priced accordingly, providing the sleeping arrangements are made clear in the description of your cottage.
