Robin Burne and Richard Greetham of Bradleys estate agency are raising money for The Pituitary Foundation, Bradleys’ official charity for 2014. Richard, a director of Bradleys, was diagnosed with pituitary problems last year. To raise money and increase awareness of this condition, Robin and Richard are taking on a gruelling “Tour De Bradleys” – a 400-mile cycle ride around all 33 offices of Bradleys, from Taunton to Penzance. Among the many stunning show gardens that are on display at Trago Mills, Newton Abbot is one with a very unusual theme, coming complete with its own old-fashioned railway train. The delightful Railway Children Garden is based on a very famous garden that Falmouth-based landscape designer Paul Stone created for the Anthony Nolan Bone Marrow Trust. It was originally displayed at The Hampton Court Flower Show in 1998, where it won both a gold medal and ‘Best in Show’. Today, the garden is permanently established at Trago Mills, where it enjoys pride of place in its £11 million garden centre. The Railway Children Garden incorporates a combination of plants and shrubs that provide something of interest all year round. It is a very different theme but it includes plants that are all well suited to the South West. Even if you don’t have access to a whole steam engine, you can achieve many of its effects at home. Its designer, Paul Stone, explains how the garden came to be at Trago Mills.“This garden is a story in itself,” he says. “Trago chairman Bruce Robertson wanted gardens of international flower show quality in The Garden Park and I wanted to include something that children could relate to and enjoy. “So I decided to reprise the very special garden I’d created for the Royal Horticultural Society Show at Hampton Court.” The Garden Park’s Railway Children Garden combines fun features with a wonderful mix of planting. The Trago workshop made the train and carriage that sit at the end of a railway line, next to the chocolate and cream signal box, and there is a lovely old red brick hump-backed bridge, with a tumbling stream below. The planting includes soft-focus weeping willows and flowering herbaceous perennials, such as astilbe

and evening primrose, on the banks of a running stream. Around the signal box is a mix of flowering plants, growing annuals and even ornamental vegetables in the area, known as “The Station Master’s prize raised bed”. Although a large-scale model train

When Liz Anscombe first bought Oldsbrim, a beautiful granite longhouse on Dartmoor, she was working in London and commuting up to a busy city job during the week. “I fell in love with the house, and moved here from Surrey 18 years ago,” she remembers. “At the time I was single, and a big draw for me was the chance to bring my horse, Cazadora, here and escape from my busy working lifestyle. “She was a gorgeous Andalusian crossed with Irish draught. Although she’d never seen anything like the fabulous open spaces of Dartmoor, she took to riding here like a duck to water and we had some fabulous rides out across the countryside.” Fastforward to today and Liz, now in her mid-60s, is a newly-wed . She met her husband Paul, a surgeon, when they were both out walking their dogs on the moor. “We were both having a light lunch at the nearby pub, the Rugglestone Inn, and that is how we first met,” she explains. “We got married a year ago and now we are looking for a new home together. We are also, to a certain extent, downsizing, so we have put the house up for sale.” Liz and Paul’s marriage took place at the iconic Dartmoor hotel Bovey Castle and they will be moving to a smaller property in the same area. “I’ve had a fantastic time here and we both love Dartmoor, so we won’t be going far away,” says Liz. Oldsbrim, above, is a beautiful granite longhouse on Dartmoor, with a separate three bedroomed barn conversion, below lovely if you need additional accommodation for family or guests.” The stables at the property were created by Liz with the advice and supervision of the Dartmoor National Park Authority. “I built them on the site of a former farm building,” she explains, “Because of all the planning restrictions, we had to be very careful about the design but the end result has definitely been worth it – they are lovely modern stables but look totally in keeping with the house.” To achieve this, the planners specified that Liz had to build the stables from old granite, to match the original property, as Liz explains: “We managed to track down some off-cuts of granite left over from the building of Castle Drogo more than 100 years ago. The stones had the right look and texture, as newly-cut granite doesn’t look the same. “I joke now that the horses live in a castle, while I just live in the house.” Today, Liz has three Dartmoor ponies living in the two fields with the property. Both of the fields are level and with good grazing, ideal for horses. “My first pony turned up at the gate as an orphan about six summers ago,” she remembers. “He was in a terrible state so I took him in and bottlefed him, and Cazadora looked

after him. Then I got a filly to keep him company and the next year she produced a foal. So now we have mum, dad and a daughter. They are very sweet.” Although the earliest origins of Oldsbrim are unknown, there is no doubt that the property has been here for many hundreds of years. It was first documented in 1317, called “Ollsbrom”, and today both the main house and The Shippon have Grade II listed status. The main house is described as “a striking building in-

corporating fourteenth and fifteenth century work”. “When I first moved here, I would send pictures of the house to friends in London and they would write back in a panic asking if I had running water,” remembers Liz. But despite the ancient appearance of the house from the outside, it has every up-todate comfort inside, with lovely bathrooms, plenty of heating and a new kitchen. There are still wonderful character features everywhere you look, such as the granite walls, ori-

ginal fireplaces and the thatched roof itself. The location is very special too, on open moorland under the shelter of Yar Tor and Corndon Tor, yet with wonderful views over Sharp Tor and into the far distance. The house also direct access on to Sherberton Common, with wonderful walks and rides on offer. Despite its rural location, the thriving market town of Ashburton is only a few minutes’ drive away, with everything from renowned restaurants, bustling independent shops, cottage hospital and much more. “I chose this house so that I could easily reach the A38 main road, because I was working up in London when I first came here,” explains Liz. “It is surprisingly easy to get to Plymouth, Exeter and beyond as it is only four miles to the main road.” All in all, this lovely property has so much to offer. It is for sale either as a whole for £985,000 or in two separate lots. The Shippon and its large garden is for sale for £375,000. We are all the things we have

Home truths by Paula Nicholls Interior design expert There are things that you keep with you all through your life. I have my pink rabbit I have had since a baby. He ...or she (it never had a name or a gender) is a floppy creature denuded of its once-fluffy fur. It resides in a cupboard in the attic now but I cannot throw it away. Maybe one day when I stop working (oh yeah, that day) I’ll patch the broken limbs and re-stuff him. Or maybe it’s just too sad a reminder of lost youth. We might be moving house soon, so I’m clearing up, sifting through things that I thought I might one day need, or want, to display. It’s surprising how much stuff I didn’t need (or want) to show off. I’m feeling relieved to discard these things, lighter, less burdened. I’m going through photographs discarding the blurred, unknown or forgot-

ten faces that populate our past. Among items, I find a scarf of my mother, faint perfume lingering. It will stay and move with me. I also have my grandpa’s dogtooth waistcoat that I wore in my musical youth and my grandma’s skirt that I could never wear as she was tall and slim and I, even at my loveliest, was too oppressed by gravity to fit into it. There are possessions we carry with us all our lives. In a tiny fractured memory I recall picking Weetabix off my Noddy print pinny, looking out into Mounts Bay and St Michael’s Mount beyond. Yes, fabric features large in my history. I vividly remember the curtains in my childhood bedroom, grey background with large blowsy yellow flowers that changed into grimacing faces as night drew in. There was

always a story going on in those curtains. In my youth, when I was trying to be more than I am, I toyed with minimalism. I ached to be like the arty parents of friends with their whitewashed walls and stark mantelpieces, calico-covered sofas, stripped doors and floors. It lasted about ten minutes. I would hide away my colourful clutter but it would be whispering from its hidey-hole: “Show me off. You know you love me,” and the figurine in the blue dress would re-

appear. Overnight, a maximalist poltergeist would readorn my home – I didn’t fight very hard as some of my nick nacks were old friends. In the bleakness of minimalism I felt undernourished. My eyes grew bored, searching out a pocket of colour. Now I compromise and my walls are decorated in lovely Farrow and Ball muted puttylike shades – as are many of my designs – but I put lots of colour against them. Here’s my window display at our house in Newlyn (pictured), what do you think? Try it in

your home – well-chosen shade on your walls will change throughout the day and the colours of your bright objects will become more jewel-like, especially in early evening light. All in all, I would caution against too much decluttering. I think that way lays madness and a little loss of your soul. Visitors warm to Self-catering properties with hot tubs are in demand. Becky Sheaves investigates “After Wifi, the very next thing people ask for these days is a hot tub,” says Adam Ludnow of the Westcountrybased holiday lettings company, Classic Cottages. Adam is not alone in noticing this trend, which sees holiday makers in the South West actively requesting self-catering properties with hot tubs, and favouring those that have them. But with a hot tub costing anything from around £2,500 up to luxury versions for £10,000 or more, is their installation worth the expense? “We did some research into our bookings data recently,” says Adam. “What we found was that having a hot tub usually adds two or three weeks a year to the booking season for holiday lets. “By this calculation, I would expect a hot tub to pay for itself in two years, and after that you are into making an extra profit from its presence.” This “hot tub effect” is most marked, says Adam, for holiday lets which are designed for couples. “They really do set a lot of store by the romance of sitting in a hot tub together in a peaceful rural garden setting.” Hot tubs these days can come in all sorts of shapes and sizes. You can get small ones for just two people, right up to tubs seating eight to ten. As well as the more familiar moulded hot tubs, you can also get more natural-looking tubs made from cedar or other woods using very similar techniques to traditional barrelmaking. Hot tubs can include lighting, massage jets and even a waterproof entertainment system with Wifi, a TV screen and iPod docking station. By the same token, you can even put a hot tub in where there is no electricity, by using one of the woodfired hot tubs available. These are the wooden barrel-style hot tubs, heated using a small log burner, and filled very simply from a hosepipe. Riviera Hot Tubs, based in Torquay, make a model called Cedar Creek, which is heated by log burner. Prices range from £2,995 for a 1.7 metre diameter hot tub up to £7,395 for one that is 2.1 metres in diameter. Popular Westcountry properties that have benefited from the addition

of a hot tub include The Retreat, which sleeps two, on a farm in Chagford, Devon, priced from £465 to £702 per week, with Helpful Holidays. Also with Helpful Holidays, a property called Avocet in Bigbury-on-Sea, sleeps up to 12 people and is priced from £1,670 to £4,473 per week. In Cornwall, Classic Cottages offer a one-bedroomed apartment overlooking Fowey estuary, with a hot tub,

If you are thinking of offering a hot tub at your holiday let property, you need to be aware that, a self-catering home with a hot tub is offering a “commercial spa” service, and the same health and safety rules apply as they would to a public swimming pool or spa. This means that you need to offer a strict level of upkeep, maintenance and safety information with your hot tub. The Government’s Health and Safety Executive states that: “A domestic spa pool installed in a holiday home should be managed as a commercial spa pool”. Their guidance goes on to say, “Where a spa pool is supplied for use at a holiday home, it needs to have a continuous chemical feeder built into the spa to continuously treat it with disinfectant. The whole system will need regular – at least weekly, depending upon bathing load – treatment, drain down and cleaning.” In

The Your Spa advice website (www.yourhottubandspas.co) recommends that holiday home owners offer their guests guidelines to ensure their safety in a hot tub. Suggested rules include: ■ Only enter the spa after showering. ■ No children under 12 years.

■ Bathers under 18 must be accompanied by an adult. ■ No glass or sharp objects in the spa area. ■ Bathing sessions limited to 15 minutes. ■ Do not bathe after consuming a heavy meal. ■ Do not use the spa under the influence of alcohol.

practical terms, this means you need to allow time to completely drain, clean and re-fill the hot tub every week, even if your guests are staying for a fortnight. Classic Cottages also stipulate that, for a weekly booking, there is a mid-week visit to check and treat the water in the tub. “The rules have been tightened up of late and I admit, it is a little offputting to have to visit the property mid-week to check the hot tub,” says Adam. “However, there are several illnesses that can result from poor maintenance of the water’s cleanliness, so this is really important.” You may find, as many owners do, that contracting your local hot tub dealer to visit and maintain your hot tub is an easy way to tackle this issue. In addition, you need to prevent dangers to your visitors from falls and accidents in and around the hot tub. A cover lifter, which uses hydraulics to make it easier to move the potentially cumbersome lid of the hot tub, is recommended. Owners are also advised to check the full Health and Safety Executive’s advice for owners, which is a lengthy document available online and by post (www.hpa.org.uk). We always recommend that an allocated parking space is clearly signposted. Visitors arriving for the first time will be unfamiliar with the location and a struggle to find a parking space after a long journey is frustrating. If possible, consider lighting the sign, too, for those who arrive in the dark. We suggest that you inform your visitors as clearly as possible before they arrive where they can park. We send detailed directions to customers up to six weeks before their holiday, with advice on any specific parking arrangements.We also make holidaymakers aware in advance if there’s anything else we think it helpful to know, for example if the parking space is limited or manoeuvring is required.If the

parking space is difficult to access or only suitable for small vehicles, it’s helpful to provide your guests in advance with directions to alternative parking, with details of any costs, and perhaps consider providing a parking permit for a nearby public car park, if appropriate, which can be a thoughtful touch.

Q. What sort of things do visitors expect to find in their holiday home? Is it enough to leave a pint of milk and some teabags? – TL, Porlock A. Bev Plunkett, property manager for Helpful Holidays, says: By the time your guests arrive they may have been travelling for several hours and the first impression is important. Their basic needs are simple: they expect to find the key exactly where they expect, walk into a warm house with a fresh smell and have a drink.
