A Devon hotel dating back to 1850 has been given a new lease on life. The Lydford Hotel and restaurant, above, near Okehampton was closed in 2013, and was brought to market in July 2014 by Christie & Co and Auctionhouse Devon and Cornwall. Jonathan Gilpin and his partner Jodie Austin from Aylesbury were the winning cash bidders for the property, which has 11 en-suite letting rooms and three selfcontained apartments. Christie & Co agent Sophia Sangchi said: “The quick and successful sale of Lydford House demonstrates improvements in the hospitality market. It is great to see that, priced competitively, we achieved offers above asking price.”

A Westcountry estate agent has raised more than £1,400 for BBC Children in Need. Webbers employees hit the streets in fancy dress – as the well-known Pudsie, as well as the characters Parrot, Coyboy, Bunny and Sleepy. The agent’s Launceston office contributed more than £500 with a cycle-athon fundraiser held in Launceston Town Square. Organiser Vanessa Hemmett said: “Thanks to all who gave so generously, and to Launceston Town Council and the Co-operative. Webbers are proud ambassadors for Agents Giving, which donated 10% on top of the £1,286 raised on the day across the company network, making a total of £1,414.60”.

A Westcountry builder is beating off competition for a coveted award in site management. Trevor Chick from Somerset-based Tottle and Sons won the small builder category of the NHBC’s Pride in the Job awards. The accolade was for his work at Greenways, a development at Sellicks Green, Blagdon Hill, near Taunton. Trevor, who has been in the building trade for 40 years, will go forward as a UK finalist in the new year. He said: “This is the first time I’ve been put forward for an award, so to win for the whole region was a shock. There were a couple of hundred people at the awards ceremony – it was really good.”

A Grade II listed building that was once a Westcountry hospital has been acknowledged at a national awards ceremony for its development into new homes. The Cornwall Royal Infirmary, later called City Hospital and now the Royal Barham House, is a wellknown landmark to the south of Truro. It was built in the 1790s for the mid-Cornwall’s mining community and its poor. Over its 200 years of service, the hospital hosted smallpox vaccinations, the first x-ray machine that many had ever seen, and the rehabilitation of wounded First World War soldiers from the Duke of Cornwall’s Light Infantry (pictured). It closed in 1999, and was

left derelict. In 2007, Linden Homes and Devon & Cornwall Housing (DCH) began transforming the building into 19 apartments. Fifty craftsmen were brought in to restore the Lancashire stone, and the 185 sash windows were painstakingly refurbished or replaced. Specialist tradesmen hoisted stone through the building to recreate the original arches. The building was recognised at the Local Authority Building Control (LABC) Building Excellence Awards this month. “This was an ambitious project,” said LABC chief executive Paul Everall. “The building was left in such a derelict state that restoring it

This week in your garden: ● Continue to scoop leaves and dead plant debris out of ponds ● Firm around newly planted stock, as frosts can lift the soil ● Make sure bird feeders and baths are kept topped up, and put out fresh water each day ● Prune greenhouse vines when all leaves have fallen and the vine is dormant ● If holly branches carrying berries are to be used as festive decorations, make sure that you cover them with nets in order to keep hungry birds away

● Draw soil up round the stems of the Brussels sprouts and also of the other brassicas for support ● Lift and store swede and turnip for winter use ● Watch out for mice in sheds and greenhouses, especially where you are storing fruit and vegetables ● Continue to dig over the vegetable patch while the ground is still workable ● Prepare large deciduous shrubs for moving, if they have outgrown their space or you need to reorganise the garden ● Dig up roots of chive and mint to force on a warm windowsill

Gabrielle Fagan serves up top tips for festive dining decor There aren’t many who’d disagree; the festive feast is the highlight of Christmas Day. But whether you’re going for turkey, goose, nut-roast or something even more exotic as the focus of your meal, it’s the trimmings that really make it – and I’m not just talking roasties and honey-glazed parsnips. The setting is almost as – or just as, some would say – important as the food being served. Festive fun or Yueltide chic; it’s entirely up to you what mood you go for – and it doesn’t have to break the bank, or require a degree in interior design, to pull off. Here’s how: GO FOR GOLD

“After years in the design wilderness, gold is back with a vengeance. If you’re not keen on investing in gold cutlery or glassware, paper tableware is an easy way to dip into the look,” says Clare Harris, managing director at Talking Tables. “Once you’ve decided on your scheme, extend it beyond the table – hang garlands over the fireplace and tie baubles to chair backs for added flair.” Table top tip: Think scale when creating a dramatic table setting, suggests Harris. “You don’t want to block guests’ views with huge candelabra or floral arrangements, but neither do you want the table to look too minimal. Baubles, battery-operated fairy lights and table scatter create an atmospheric glow, while decorative canape picks add interest.”

SEEING RED It’s bold, it’s bright, and it’s ‘the’ colour of Christmas. For fans of a traditional setting, red is the go-to festive shade. “A casual approach to decorating is more than acceptable at Christmas,” says Harris. “Save your china and linen for New Year and take the family-friendly approach with paper tablecloths, napkins and decorations.” Table top tip: You don’t have to buy everything new; chances are there are things in your home you can spruce up and put to use. “If you don’t have a tablecloth that’s big enough, use a single bed sheet to hang or drape over your table. They must be starched and pressed for a professional finish – and your guests will never know,” suggests Stuart McGinley, Villeroy & Boch’s lead stylist. A Pashmina scarf can also double up as a table runner and add texture to the scene. A HINT OF SILVER If there isn’t enough sparkle on that tree, make the dining table dazzle with a silvery theme. “For the ultimate white and silverthemed table, start with classic white stoneware, simple white linen napkins and art-deco mirror chargers and coasters,” suggests Chrissie Rucker, founder of The White Company. “Once you have that base, you can add as much, or as little, sparkle as you like. “Arranging mercury and glass tea

light and candle holders along the length of the table makes an understated yet stylish centrepiece, while white and silver paper decorations hung above the table will add a fabulous seasonal finish.” Table top tip: Non-toxic indoor fireworks and ice fountains create a magical display during a meal, suggests Rucker. RUSTIC CHARM “I like to keep things simple; if you have a lovely wooden table then you’re half way there,” says printmaker and designer Cherith Harrison. “If not, don’t fret! Wrapping a piece of bright red gingham ribbon around a chunky candle is effective and it won’t cost the earth. “For a more formal occasion, small pine cones make for lovely name settings – the guest’s name can be written on a piece of card that is then slotted into the cone.”

Table top tip: “Make a statement with a bold, quirky centre piece,” suggests Harrison. “eBay have a great range of bird cages at affordable prices. “One of these filled with bright red and green apples will certainly get people talking. Mix up the textures by throwing in some twigs and spare pine cones too.”

Family’s dream home has it all Many young families leave London looking for the Westcountry dream home. Nine years ago, Ian and Michele Batchelor absolutely nailed it. Hannabusses in Thorverton near Exeter really does have it all: atmosphere, flexibility, space...it was perfect to bring up their two daughters, then aged three and six, and a straightforward commute to London for Ian. “This has been a perfect family home, and we have loved living here,” says Michele, who grew up in Exeter. “It has fantastic historic features and a big garden. We’ve put our touches on it but always kept the house true to its own identity.” Michele explains that Hannabusses is a Flemish word for “thatchers”, and indeed a Flemish family of thatchers did at one time live in one of the three cottages, later combined into one house. Ask the experts Your holiday let questions answered Q. I understand good images are essential to generate good bookings. How do I take the best possible photos of my holiday home? – JL, Tavistock A. Bev Plunkett, property manager for Helpful Holidays, says: You’re absolutely right, customers are increasingly dependent on photos to select accommodation, so the provision of attractive, high quality images is key to marketing your property successfully. Start by researching other adverts online to see what catches your eye and provides you with inspiration. Photographs should illustrate all parts of your holiday home, including the exterior and garden, main reception rooms, kitchen, bedrooms and bathrooms, and any views from the property. If you have special facilities, such as a swimming pool, hot tub or children’s play area, then these should be included. Take a look at other sites to see the order in which pictures are displayed. If you market your holiday home through an agency, such as Helpful Holidays, it will usually do a photo shoot free of charge. Some home owners pay a professional photographer to take photos since they have the equipment and experience to produce good shots. However, if you do decide to give it a go yourself, then stage your rooms carefully: for example, lay up the dining table with full place settings, wine and flowers. Beds should be neatly made with ironed linen. Remember that lighting plays a big part: turn on lamps and create a blaze in working fireplaces. Try to see your holiday home through fresh eyes to portray it honestly, but to its best advantage.

Q. There isn’t space in all the bedrooms of my cottage for a wardrobe. Will this matter? If so, can you suggest a solution? – FG, Looe A. Melanie Cassidy, property manager for Helpful Holidays, says: Clothes-hanging space is needed in all bedrooms. Obviously a wardrobe is preferable, but for very small bedrooms, wall hooks or back-of-door hooks with coat hangers ( provide at least five per person) will suffice. Coat-hangers should match and be made of

wood or good quality plastic. For folded clothes, a chest of drawers is ideal, but fabric-lined wicker baskets or similar could be an option. Q. We often have people wanting to book our cottage for next year before we’ve revised the details and price. How should we handle these requests? – GH, Chard A. Gill Nicholls, of Helpful Holidays, says: An advance booking is worth its weight in gold. When you confirm such a request make clear it is subject to possible alterations in detail and price. As part of such conditions, you’ll need to specify a reasonably early date by which you will let potential visitors know of any changes, and offer the option of cancelling if the customer is unhappy with a change. It would be unfair to accept a booking ten months in advance, then announce price changes a few months before the holiday, for instance. If letting a holiday property you should have information and prices finalised by the end of the previous year. Many properties represented by Helpful Holidays, particularly large houses, have bookings several years in advance, but all such reservations are subject to detail and price change.
