East Devon district councillor Jill Elson led a turf-cutting ceremony for a new development in Sidmouth aimed at homebuyers aged over 55. Salcombe Gardens is the first of two new developments in the town, providing seven houses and four bungalows. The houses are designed to be easily adapted for supported living features. The project originator, Blue Cedar Homes, will also build seven affordable homes nearby. Jill was joined on turf-cutting detail by representatives from agents Harrison Lavers and Potbury’s, and construction company R G Spiller. Both developments are expected to be complete in late spring of 2015.

Larger houses are in demand because grown-up children aren’t leaving the nest, according to figures from the Office for National Statistics (ONS). It states the UK now has 3.3 million people between 20 and 34 living with their parents, the highest total since the statistic was first recorded in 1996. And the Royal Mail’s first Home Movers Study found more than a fifth (21%) of the parents who had moved house in the last six months had bought somewhere bigger to accommodate their children until they’re in their late 20s. Stephanie McMahon, a Strutt & Parker researcher, said they expected the trend for “alternative� households to continue growing.

Ocean Crescent, a landmark building in the heart of Plymouth, has appointed a new staff member to ensure smooth running of its 122 apartments. Heather Branson will be a full-time concierge for the Burrington Estates property, which is currently undergoing a ÂŁ1 million refurbishment. Previously known as Zero 4, Ocean Crescent was relaunched last month. Heather said: “It has been great to see the reaction of existing residents to the extensive improvements made by Burrington Estates.â€? Country life on the edge of Plymouth Mike Phelan and his family have enjoyed some of the “happiest times of their lives” in Odoorn Lodge, a handsome house overlooking the woods of the Plym Valley. In an out-ofthe way spot close to Derriford Hospital, Odoorn is the kind of house that stays with its owners for decades. Once they move in, they don’t want to leave. Although it was later extended significantly, Odoorn was originally an 1850s miner’s cottage, on a tramway carrying granite from Dartmoor to Plymouth. Its hamlet is called Riverford, near the River Plym in what is now the nature and recreational area managed by the National Trust and the Woodland Trust. Mike and his wife Sandra have lived there nearly 30 years: it was where they brought up their son Alexander. “We have had a fantastic 27 years living here,” said Mike, 63, who worked in the insurance industry in Plymouth before retiring. “There’s only four properties down our private lane, so there’s no through traffic. “We are the furthest forward, and have beautiful views over the valley. “But it’s also close to the city – the centre is about eight miles away. When I was working it only took me about ten minutes to drive to work, or the bus leaves from the top of the drive.” Before Michael and Sandra moved in, the house was owned by a Dutch man, who named it after place in Holland where he had lived.

Gillian Molesworth finds a house with the perfect blend of city and country It was he who, around 55 years ago, more than doubled the Victorian cottage’s size with a wonderful large kitchen on the ground floor, and more accommodation above. “He was a lovely chap, and he came back to visit over the years,” said Mike. “We kept the house’s name because it was part of its history. He had a significant impact on its design, which works very well.” Mike says he loves the big 24ft kitchen, with its limestone tiled flooring and breakfast bar. “It’s a lovely room, and it’s got a Rayburn so it’s always warm in winter,” he said. Invest in five-star Kathryn Clarke-McLeod finds out the secrets of creating boutique holiday lets In my family, the phrase self-catering apartment is synonymous with mismatched sofas, taking your own bedding and towels, and dealing with a certain amount of beach sand left behind by the last jolly sunburnt lot. Two nights at The Four Seasons selfcatering apartments in Carbis Bay, St Ives, not only redefined these expectations, but made me more than a little curious about investing in a property that blends five-star hotel luxury and exclusivity with the relaxed disposition and convenience of a home away from home. Owners Kelly and Jon Simpson specialise in developing and managing high-end properties in the area, and (unsurprisingly) when I call to enquire about hypothetically getting one of these sumptuous apartments of my own, I find out they have just sold the last one. The prices ranged from £200,000 to £450,000. The good news is that the couple are developing again, this time in Nancledra (just behind St Ives), and given that 13 of their boutique-style apartments have just been awarded five-star gold ratings by Visit England, who better to pass on some advice about aiming your self-catering property at the more discerning end of the market. “Gone are the days of filling your property with all your second hand pieces and hoping that great location and view alone will enchant those that appreciate the finer things in life,” says Kelly Simpson. A wide-eyed tour of number seven Four Seasons reveals three glistening chandeliers in the open plan living area alone, a 55-inch 3D smart TV positioned in view of an expansive and soft handcrafted tetrad L-shaped sofa, and a floor to ceiling glasses cabinet (flutes, snifters, tumblers, the works). The beautiful dinner table could have seated ten comfortably, and the kitchen, complete with Nespresso machine, Delonghi appliances and Japanese knives is such a pleasure to cook in that we don’t eat out once. Greys, fawns and mink tones mingle throughout the property while touches of mirror, crystal and gilded surfaces add to the sense of luxury that permeates every inch of the property. No wonder they are able to command a price of £1,375 for a week’s stay at peak rate. “Unless you are very, very good at it, don’t tackle the interior yourself,”

says Kelly. “So many people buy with a view to entering this market, and then can’t quite get reality to match their vision. Sometimes the things you love, like a red feature wall, simply aren’t going to be to everyone’s tastes. Keep it neutral, and remember that well-selected good quality pieces will have enough presence to elevate a space.” Kelly offers a design service and a furniture pack to make achieving the boutique look effortless to her buyers, and her 20 years of experience mean you are in good hands. “Look for companies that will offer something similar or get your developer to liaise with an interior designer.” These sort of properties are an increasingly-popular way to put your money to work, a trend no doubt sparked by the rising trend of the

I am hoping for more than this from 7 Four Seasons but this is still the first year.” Being competitively priced can actually help you get a return on investment too. “7 Four Seasons would probably rent for about £2,000 a week with a bigger company, but being competitive means more clients.” All of Kelly’s clients that have sold their holiday home after renting for a few years have made money on the property as well as the rental income. Investing in good beds is another essential on Kelly’s list. “I have had wonderful feedback about the Tempur beds. They cost over £3,000 each but I strongly advise new owners to put their money into them as people always remember if they have had a good night’s sleep.” Welcome baskets, complimentary toiletries and a stocked fridge must also be carefully considered when aiming high. The women in my party let out near simultaneous squeals of delight when they found the REN welcome packs in the bathrooms. The hamper on the kitchen island spoilt us with locally made preserves and honey, an elegant bottle of wine and an especially nifty touch was the caramel and seasalt chocolate that carried the Cornish Luxury Holidays branding. “Touches like this are so important,” says Kelly. “Everybody likes to feel spoilt and the flip side is that when they put a snap of their

Since many holiday homes welcome pets, pet owners have plenty of legitimate options when selecting accommodation. However, by law you cannot refuse assistance dogs which are trained to help people with disabilities. Allowing dogs at your property would substantially increase the number of people who want to book it. If you’re concerned about the effect pets may have on your furnishings, it may be worth considering allowing pets but stipulating in your property details that they must be confined to a utility room or kitchen with hard flooring; many people are happy with this arrangement, particularly if the room is cosy.
