A turf cutting ceremony in the South Hams village of Dartington has marked the start of a multimillion pound regeneration scheme to provide new homes, employment space and community amenities on Dartington Hall Trust’s land. In its first phase, Cavanna Homes will build 63 two, three and fourbedroom homes at “Origins”, a sustainable development which has been designed to be as energy efficient as possible. It is anticipated to be ready next summer. The development will also include employment spaces, an upgrade of the Dartington to Totnes cycle link, new play and sports facilities, a toddler playground, traffic calming measures, and green open space.

Potential buyers from upcountry and abroad will be among those taking part in a five-day Westcountry property viewing tour being held by Webbers Fine & Country. The event, which begins on September 13, will take in a selection of properties for sale in and around Exmoor National Park. The tour features homes in a range of sizes and prices. Included is a substantial five-bedroom traditional Exmoor Farmhouse in Wheddon Cross with stables, barn and arena (£900,000) and a six double-bedroom country home, pictured above, close to Dulverton with nine acres of land (£1,600,000). Property auctioneer Auction House has announced record sales for July, which, it says, marks a six-year high for UK auctioneers. The group sold 379 lots during the month, an increase of 8% up on its previous best, and raised £38.5 million in the process. Adam Cook, of Auction House in Devon and Cornwall, said: “These record figures are not only a brilliant result, but also a real sign of buoyancy in our sector.” The group has also announced a collaboration with auctioneers Symonds & Sampson, which will extend its Westcountry coverage. Auction House’s next event is on Thursday, September 18 at 2pm at The Bedford Hotel in Tavistock.

Exe marks spot for new green valley site Tradition meets modernity in a new development of homes set in the beautiful countryside in Devon’s Exe Valley. St Aubyn’s Rise near Tiverton is a new development of two, three, and four-bedroom properties by Heritage Homes. The Westcountry, with its moorland, coast path and beautiful countryside, is popular with people who like to holiday with their dogs. Allowing dogs at your holiday home will increase the number of people who want to book it. There is some risk involved in permitting pets, but it is reasonable to set ground rules, which should be communicated to your guests before they make a confirmed booking. Helpful Holidays clarifies what is expected of dog owners in its brochure and on its website. Initially, we assess the number, age and breed of pets which our customers would like to bring, to ensure they are appropriate for their chosen accommodation, and that the property owners will be happy to accept them. Some home owners, particularly those with small cottages, only accept one dog, or specify small breeds only. If you are concerned about carpets, it is acceptable to stipulate that pets must be kept in areas with practical flooring, such us utility rooms. Pets must be kept under control at all times; if your cottage is rural it is worth mentioning that consequences of chasing livestock can be serious. During the holiday, pets should not be left unattended or allowed on furniture, in bedrooms or in other areas where reasonable standards of hygiene can be compromised, such as children’s play areas or swimming pools. Guests should be asked to remove all trace of the dogs, both inside and in the garden, at the end of their holidays. Most property owners make a small charge for dogs which should cover the cost of any extra maintenance.

However, unless the house is being let at a discount to a small party, it is essential that all beds are made up ready for your guests’ arrival, even when you know the party will be smaller than the property’s maximum capacity. Holidaymakers have paid to use the entire property and can reasonably expect to make their own decisions about where they sleep. Making up all the beds is fundamental to ensuring your guests’ comfort, and their satisfaction with the accommodation you’re providing.

Q. We are organising a birthday party while on holiday. Can we have fireworks and will we need permission? – FJ, Wellington A. Katie Treseder, property manager for Helpful Holidays, says: You should only let fireworks off on private land where you have the landowner’s consent, so you must seek permission from the owners of the holiday cottage. It will also allow them to forewarn neighbours, so they can make arrangements to secure the safety of their livestock or pets. If your holiday cottage has a thatched roof, the owners may refuse due to potential fire risk. The use of fireworks is regulated under certain laws in the UK. You can let fireworks off any time of year and any day of the week, including Sundays, but they must end before 11pm. The exceptions to this rule are November 5 (Bonfire Night), when fireworks can continue until midnight, and New Year’s Eve, Diwali and Chinese New Year when it is permitted to set off fireworks until 1am. If you are holidaying in a coastal location, it’s illegal to let fireworks off on the beach as they can be mistaken for distress flares.
